JULY 2023
N O W L A U N C H I N G . . . It's the start of a new era for the Lisa Gregory Real Estate Group! We are now an independent brokerage! Contact us for all of your real estate needs! Lisa Gregory | Founder | | | (832) 585-6769 SouthernHeritageTX.com We have a new name but continue to offer the same classic experience, personalized attention, expert guidance, extensive market knowledge, and exceptional service that our clients expect.

How To Soak Up The Sun This Summer

I grew up diving off docks, riding the old stand-up model jet skis, fishing, hiking, and riding horses. There is nothing like a forest and lake in the summertime. Whether it's the inviting stillness and shade found beneath tall pines or the rejuvenation felt when playing in the waves, we are lucky to have these activities and more right here in Conroe.

In this issue, we will show you fun things to do with your family this summer by offering up some of the best adventures around. Did you know we have pirates on Lake Conroe? Well, we do. The motley crew adorning this issue's cover is ready to set sail and entertain young and old alike all summer. In fact, between 1097 Water Sports and the tall palms and vibrant pools at Margaritaville, you'll feel like you're vacationing in the Conroe-bbean!

While you're celebrating with family at home this 4th of July, we've got some great ideas to furnish your backyard pool area with casual luxury that will stand up to the Texas sun, as well as three businesses that can help feed your troops without you slaving over the stove and missing out on the fun.

Then when you're rested and need a little adventure, we've checked out area destinations where getting there is the adventure. But if wandering further afield is more to your liking, you don't have to start from scratch. We asked a family whose passion is traveling Texas to share some of the easy family getaway ideas they've discovered within a short drive with us.

And what says summer fun more than golf, or more precisely, the golf cart? From the fairway to runways, these people movers are everywhere. The three-wheeled carts from days gone by have come a long way in the past 50 years, and John Sebastian and his family have borne witness to it all.

Whatever you are looking for this summer, we hope this issue helps you find it, God bless you, yours, and our country!

Easy Summer Family Getaways

THE TEXAS WANDERERS BRING YOU THE BEST OF TEXAS NATURE, HISTORIC TOWNS, AND UNIQUE LODGING ACCOMMODATIONS.

PHOTOGRAPHY BY TEXAS WANDERERS

When the weather gets warmer, the wanderlust gets stronger. The summer months beg for a road trip. If you balk at the thought of hours in the car, you’re in luck, because there are plenty of incredible weekend getaway destinations just a short drive from Conroe.

WE OFFER A FEW OF OUR FAVORITES AS TEXAS WANDERERS.

Galveston is a beautiful island city located a short drive from Houston. With its sandy beaches, historic buildings, and exciting attractions, Galveston is a great option for a weekend getaway.

Stay at a beachfront Airbnb or one of the many historic hotels like the Grand Galvez or the Tremont House. Visit the historic Strand district for shopping, dining, and the Pleasure Pier, the island’s amusement park. There are several historic homes to tour, including Moody Mansion, The Bishop’s Palace, and the Menard House.

DRIVER’S NOTEBOOK | TRAVEL

14
Moody Mansion in Galveston

Moody Gardens has a water park, rainforest pyramid, aquarium, 3D theater, and zip-line.

Galveston is home to a number of museums as well, including the Galveston Railroad Museum, the Texas Seaport Museum, and the Galveston Naval Museum, where you can climb aboard a real submarine.

Don’t miss the beaches. We love East Beach, Stewart Beach, and the beach at Galveston Island State Park.

Another easy weekend getaway is Splashway Campgrounds & Waterpark in Sheridan. Book a cabin or bring your RV while enjoying fun-filled days splashing in the water park, playing outdoor laser tag or mini golf, fishing in the beautiful lake, and enjoying outdoor movies in the evening.

For an off-the-beaten-path vacation, head over to Gonzales.  Cool off in the San Marcos River at Palmetto State Park. Visit the Gonzales Memorial Museum to see the cannon that sparked the Texas Revolution, or head over to the

Gonzales Jail Museum to see a historic jail, complete with a giant noose.

The Pioneer Village Living History Center offers a glimpse of life in the 1800s, with historic cabins and stores decorated with period furnishings.

If you’re up for venturing further out, drive out to Wimberley for incredible shopping and dining on the banks of Cypress Creek.

Stay at the Lodge at Cypress Falls, an adorable little hotel dating back to 1949 that boasts a pool, bikes, a tavern, and its very own swimming hole. Spend the day paddle boarding and swimming, or relaxing at the water’s edge with a drink from the creek-side bar.

When you’ve had your fill of swimming in this section of Cypress Creek, check out Blue Hole Regional Park for more swimming in Cypress Creek. Make reservations in advance, as Blue Hole fills up quickly. Here you’ll find some of the clearest and coldest water in Texas. Rope swings line the creek at various heights so that you can partake in the fun, no matter your comfort level.

Go back in time at Pioneer Town at 7A Ranch, where you can explore a replica of an old west town. After grabbing some treats at the ice cream parlor, mosey over to the general store, where you’ll be whisked right back to the present day with a selection of arcade games.

For one last vacation option that you probably wouldn’t have thought of, head north to Palestine. Stay at Dead Cat Ranch, which, despite the name, is a welcoming family-owned ranch with an array of lodging options accommodating everyone with a resort-style pool, beautiful

lake, and a variety of on-site activities, like ax throwing, archery, horseback riding, and a shooting range.

In town, climb aboard a vintage steam engine for a ride through the countryside. Tour the historic Redlands Hotel and the Anderson Courthouse, or take the driving tour to see some incredible landmark homes. Then, catch a play at the historic Texas Theater.

Cool off at Lake Palestine or Lake Tyler for boating or swimming, and then take a short detour to Grapeland Safari for a fun wildlife experience on your way home.

Larry Mason of North Lake Conroe Paddling has been launching kayaks into the lake at least 350 days a year, for 20 years, at the same rates. He offers the adventure of exploring the northern region of Lake Conroe’s habitat while paddling a kayak or paddleboard.

His business is located off of Calvary Road in Willis on a more remote section of the lake where all kinds of wildlife can be seen, and fish found.

“I have some regular customers who come to fish. I arrive at 5 am to get their boats ready,” Mason says. “They are in the water by 6:01 am. Some catch their limit of fish, and some come strictly for sport, catch and release.”

To reserve kayaks or paddle boards in advance, customers should call ahead at 936203-2697, and for more information, go to NothLakeConroePaddingCo.com

AWAIT YOU ON THE

The mermaid at Jolly Pirate Ship with 1097 Watersports

Summer is here. If your kids are already complaining about being bored or can’t get their faces away from the screens, it might be time to shake things up. Conroe City Lifestyle is ready to deliver the adventure! I went out to Lake Conroe in search of some family-friendly adventures your kids will be talking about for the rest of the summer.

ADVENTURE ONE: SAIL THE HIGH SEAS OF LAKE CONROE ON THE JOLLY PIRATE SHIP

A single mast stands out against the sky when you make the turn off Highway 105 and peer down the road toward the water. This is the moment your kids will point and yell that they can see it. A pirate ship awaits, moored in the harbor, its flapping skull and bones flag promising a day of adventure.

Inside the shop where passage may be purchased, pirate goodies hang upon the wall. If you’ve come dressed for your voyage like foolish land lovers, then eye patches, hooks, pointed hats, swords (of the foam variety), coin purses, beards, and even full costumes are available to buy and make your own.

Once you have secured passage, your party of adventures will make their way across the floating dock to board the Jolly Pirate Ship itself. Be sure to point out all the piratical details to the younger sailors: rope ladders, crow’s nest, bright yellow port holes, rifles lining the ship’s upper deck, and, of course, the captain’s wheel.

After your cruise is underway, you’ll be off on a search for the treasure hidden by Isaac Conroe, the town and lake’s namesake. While I don’t want to spoil too much of what awaits you on the seas, you can expect a rambunctious pirate crew, cannon fire, mermaids, a duel, and perhaps even someone walking the plank.

Information you need for your adventure: The Jolly Pirate Ship Adventure, created by 1097 Watersports, is located at 14970 Hwy 105 W Montgomery, TX 77356. During the summer months, the ship sails every day except Monday. Tickets are $47 for children, $37 for adults, and children under two years of age are free. For those voyagers over the age of 21, two drinks are included. All other sailors have access to unlimited non-alcoholic beverages. For more information, visit: 1097Watersports.com/JollyPirate

ADVENTURE TWO: A TRIP TO MARGARITAVILLE

Margaritaville might not be the first place you think of when brainstorming locations where the whole family can enjoy themselves, but Lake Conroe’s newest resort has just as much fun to offer kids as it does adults.

When you enter the lobby, don’t forget to look up. A chandelier constructed from Margarita glasses hangs from the ceiling. The bright Key West colors, enormous flip-flop sculpture, and tropical plants immediately spark the anticipation of the fun to come. Word of warning, your kids will see the water slides and giant splash bucket on your way in, so that will probably be your first stop after you check in or purchase your day pass.

With the hotel to your back, head left, and you’ll find three pool areas where the whole family can have a blast together. A splash zone boasts two water slides perfect for smaller kiddos, and a giant bucket that pours heaps of water down on those lucky enough to be standing underneath. The next pool over features two large water slides for those families looking for a thrill. Don’t worry. There are chairs and cabanas available at this pool for parents to watch over their kid’s twentieth time down the slides. Once your family is ready for a break, between these two pools, you’ll find a lazy river perfect for whiling away the day.

Insider tip: If you need a break from the afternoon sun, there is an arcade located inside that has excellent air conditioning.

Margaritaville also offers plenty of opportunities for you to get beyond its shores and out onto the lake. Kayaks, paddle boats shaped like flamingos or pelicans, and boats are available for rental. You can also take a sunset cruise on their party barge.

Information you need for your adventure: Margaritaville Lake Resort is located at 600 Margaritaville Parkway, Montgomery, Texas 77356. Day Passes can be purchased for $59 a person (children under five are complimentary). The day pass includes access to water parks, pools, a private beach, an arcade, mini golf, and sporting courts. A dedicated fitness pool with lap lanes is also available. Near the pool area is a nature-inspired playground complete with a “sprayground”.

One of the park’s most charming elements is the pedestrian bridge set over a beautiful natural stream. The bridge connects residents to the Lucy and Gus Dauzat Dog Park. This special, one-acre gated park offers a designated outdoor space for residents to bring their furry friends to enjoy a doggone good time among towering trees and lush landscapes.

The Woodlands Hills community offers plenty of opportunities to get into a healthy routine of taking daily walks, and families will love the small-town values at the center of education in Willis ISD. Meador Elementary and Brabham Middle School are both

located adjacent to the property, with a connecting pathway from The Woodlands Hills, providing a short walk to and from school for children and families. Willis High School is located just east of I-45 on FM 830, less than 2 miles away!

The residents have shared that they love the feel of the community where everyone is treated “like a neighbor”. Small groups increase relationships to keep the “small town feel” in the community. From Mommy and Me to Empty Nesters, there is something of interest for everyone at The Woodlands Hills!

“We are proud to mark the fifth anniversary of The Woodlands Hills, a true hidden gem surrounded by nature and amenities,” said Steve Sams, Senior Vice President, Master Planned Communities, ResidentialHouston Region for The Howard Hughes Corporation. “Whether you are seeking a new home or simply want to help us celebrate our wonderful community, we invite you to join us and enjoy our anniversary event on Saturday, July 22.”

The free, family-friendly event will include live music, rock climbing walls, inflatables, and other kidfriendly events. During your visit, be sure to tour the brand-new model homes with a chance to win door prizes. The festivities will be at the Activity Center at Founders Park, located at 1460 North Teralyn Hills Drive, just west of I-45 off FM 830.

A Survival Guide for Staying Cool this Summer in Conroe

Last summer was the hottest the Houston area has ever seen, with July 2022 being the steamiest weather on record, according to the National Weather Service’s Houston-Galveston office. So when temperatures hit the triple digits, avoid the heat stroke and try these fun summer activities for your kids and those still kids at heart.

Time to Spare Entertainment, located at 10357 TX-Highway 105 East, has most anything one would want under one roof. They have a state-of-the-art bowling alley with 36 lanes, automatic scoring systems, bumpers for children, an arcade, darts, pool tables, axe throwing, and a virtual reality escape room.

The axe-throwing is a unique activity one doesn’t just find anywhere. Nothing beats the adrenaline rush you feel when joining your friends with some competitive axe throwing.

Their kitchen offers a variety of dishes like pizza, burgers, fries, popcorn, and for adult beverages, they have bartenders ready to serve. TimeToSpareBowling.com

Conroe Incredible Pizza allows for cool, fun, and good food in Conroe for over 18 years. With its 1950’s themed atmosphere, it is one of the best places to beat the summer heat and to ride go-karts and bumper cars, play laser tag, mini golf, mini bowling, and its Hologate Virtual Reality experiences are one of the best in our area.

Incredible Pizza boasts a loaded buffet of various pizzas, pasta, salads, and desserts that your family will enjoy, said Kim Valadez, Director of Sales and Marketing since 2006.

“Summer fun includes special events like a visit from Orbit with the Houston Astros, a day visit with Ghostbusters, Mondays are Kids Day featuring a special offer for kids, buffet, drinks, one-hour of unlimited video game play, and a special craft, for just $15, Valadez said.

“I love seeing our guests having fun,” Valadez said. “And to see the surprise on their faces when

Bill and Bethany Lainhart are owners of Shankz Mini Golf and VR at 3091 College Park Drive, Suite 270, in Conroe, which is known for its black light mini golf and light-up golf balls, virtual reality games, and arcade.

“People come here to play because it’s too hot, too cold, or it’s raining outside,” Bill Lainhart said of the family-owned/operated venue. “Anyone can do puttputt while spending time with their family.”

What is interesting about his black light mini golf is he is pretty certain that his place is one of the only in the country which uses light-up golf balls.

It’s usually very low-key, but Lainhart recommends you pre-book tee times online before arriving to shorten your wait time, or “it could be two hours or more wait time,” he said. Follow their Facebook page, Shankz Mini Golf and VR, or go to ShankzGolf.com

Zero Latency Houston/The Woodlands,  located in Oak Ridge North, is a free-roam Virtual Reality Arena where players can traverse freely in other worlds without any inhibiting wires.

“Players encounter impossible worlds, hostile robots, zombies, pirates, and more in a venue that is unique in our area,” said Milam Walters, co-owner. Their venue opened in February 2023.

“We opened our location in The Woodlands because it’s such a vibrant and upcoming community. Everyone here has been very welcoming, including the Conroe Chamber of Commerce and the City of Oak Ridge North,” said owner Chalayne Walters.

Walters said their facility is great for team-building events, parties, date nights, or just those seeking a unique experience this hot summer. ZLHouston.com

ONE FAMILY’S VIEW OF THE EVOLUTION OF THE GOLF CART

If you’ve spent any time heading North on I-45, you’ve probably seen the sign for Conroe Golf Cars. Founded in 1974 by Jim and Carolyn Sebastian, Conroe Golf Cars does a lot more than just sell carts.

According to President and Owner John Sebastian, (son of Jim and Carolyn), Conroe Golf Cars started out mostly selling “to golfers using golf carts on the golf course.” Currently, it is  less than five percent of what they do. Back when John began at the business in 1991, the only choice you got was between three wheels and four wheels. A quick tour through their nine-acre property makes it obvious there is a lot more happening now.

Conroe Golf Cars have everything from simple carts for a cruise around the neighborhood to street-legal vehicles you can take to the store. They also have a large selection of carts targeted toward commercial operations. John’s favorite part of the job is the creativity required, and Conroe Golf Cars will work to build you a cart that aligns with your exact needs and budget.

You can pick from a wide selection of body styles, tires, colors, and seats or a custom paint job. John says if you want polka dots on your cart, you can have them. With the supply chain issues of 2020 past, impressively, the turnaround time on a custom cart is two to three days.

You might be surprised to learn that one of Conroe Golf Cars’ biggest customers is United Airlines. The company provides the airlines with the carts you see on the tarmacs, terminals, and runways. When the airline first came to them to purchase carts, John said he was aware they would only get one shot. Conroe Golf Cars “blew their sock off” by more than exceeding expectations, and now they are the airline’s single source for carts.

Golf Carts keep evolving in design and use from vintage 3-wheel to traditional 4-wheel.

Conroe Golf Cars serve other industries as well. Many companies and organizations that operate within large complexes often use golf carts as convenient means of moving employees and visitors around. Chemical plants, universities, and mini-storages are common customers. Special event rentals constitute about twenty-five percent of sales. The biggest event Conroe Golf Cars does every year is the Houston Livestock Show and Rodeo, where they provide about 850 carts for the occasion. They also rent for festivals and, of course, golf tournaments.

What’s the real juice behind Conroe Golf Cars’ success? A passion for golf and fun. John’s middle name is Palmer, named after the famous American golfer Arnold Palmer, his fate from the beginning. Most of his 50 employees have been with the business for over 20 years, and many of the key players are John’s friends, with whom he used to play golf in high school. The fun atmosphere is emphasized by their “day at the golf course” uniform of shorts and a polo, and the teams strive to translate that fun into the experience of their customers.

Conroe Golf Cars stay in a continuous state of evolution as they adapt to meet changing customer needs and various industry demands. John says he sees many families giving up their second car in favor of street-legal golf carts, equipped with seatbelts, raised tires, radios, and a space in the back to haul items.

Some of these super golf carts can run as high as $40,000 in price and start to blur the lines between carts and cars. Why opt for such a pricey cart instead of just using a normal car? It’s the fun factor! The carts make trips to the grocery store, driving around the neighborhood, and picnics more enjoyable. The carts are also convenient. Most run on the power of lithium batteries that typically last for 12 years and require no maintenance.

Overall, John said, “Conroe Golf Cars operates like an overgrown momand-pop shop”. Even though he has secured giant companies as customers, his enthusiasm is the same when he speaks of customizing a single cart to the perfect fit for a buyer with a budget.

It seems John’s real passion is making those his business serves happy- whether they are the smallest customer or the largest.

John Sebastian, owner, said, “I see many families giving up their second car in favor of street-legal golf carts”.

TASTES OF THE 4TH OF JULY!

Local favorites consumed on the 4th!

Nothing screams the 4th of July more than gathering in your neighborhood with classic food, beating the heat around a pool, and ending the day with fireworks watched by family and friends.

Jersey Dogs

Every 4th of July, 150 million hot dogs are consumed. Now, you can experience 90 years of street food tradition by having  Jersey Dogs deliver its famous Sabrett recipe dogs to your backyard event. Owner Rick Faison says he loves passing on this American classic. Grilled to perfection and served on a steamed bun, add your favorite topping and enjoy these Jersey-style hot dogs!

Burger Fresh and More Pie in the Sky

Hamburgers are another classic Independence Day staple, but if it’s too hot to grill, let  Conroe’s Burger Fresh and More do the cooking. They’ve doubled their interior space, relocated with a 50’s theme, and been voted the 13th Best Burger in Texas! James Canada, the owner, boasts that his business has more flavors of Blue Bell ice cream than anyone with 24 flavors. Pick up a classic burger featuring mayo, mustard, a sourdough jalapeno bun, bacon, avocado, pepper jack, grilled onion and pepper, lettuce, tomato, and pickle for your party.

July is National Hot Dog and Ice Cream Month, but don’t forget the pie while you indulge! Classic Apple Pie is the unofficial symbol of the United States. One of the first desserts made in America, World War II soldiers often said they enlisted for “mom and apple pie.”  Pie in the Sky, located at 3600 N. Loop 336, is a great place to order your apple pie, cherry pie, banana creme pie, blueberry pie, or any flavor- but call and order it in advance!
