LIFESTYLE LETTER
Community Style! Some call it Mayberry, while others call it heaven on Earth. However you describe this beautiful region, one thing is for sure—living in the Conejo Valley comes with a signature style cherished by all who call it home. In this month's style-themed issue of Conejo Valley Lifestyle, we showcase some of the many things we love about living here that make our community so unique and wonderful. Kicking off the editorial lineup is our feature article about home services providers. Every one of the 10 businesses included in the feature represent the best in their field, and we wholeheartedly recommend consulting with any of them when it comes to handling any home-related needs, from remodeling to decorating and everything in between. As feathering our nests reflects the values we hold dear, so does caring for each other, something this community makes a top priority. This month, as we do in every issue, we share about local nonprofits that exist to help in some way. MANDO is a prime example. Created to mentor youth at risk, MANDO’s dedicated staff take pride in guiding young adults to live their best lives. You’ll also read about the American Cancer Society’s Relay for Life, taking place this month and serving as a comfort and support to those affected by cancer; and the Soroptimists’ Margarita Mix Off, a fundraiser to benefit the organization’s many programs to boost opportunities for females in need. We also highlight Housing Trust Fund Ventura County’s recent event, where the community rallied together to break fundraising records and promote affordable housing for all. Embracing the spirit of service as is the style in this community is Smiles 4 Life’s Pantea Choroomi, who shares her story of achieving the American dream and settling in the Conejo Valley to raise her family and run a dental practice to serve others—now that’s something to smile about, we think you’ll agree. Here’s to community style!

WHAT IS YOUR PRIMARY TRADE SPECIALTY? The Akeena Group specializes in custom homes, residential remodels, additions, and ADUs through an integrated design-build approach. By bringing architecture and construction together under one roof, we provide a collaborative process that guides clients from initial concept through completion. We create thoughtful, personalized spaces designed to support the way people live today and into the future, including agingin-place renovations, accessible design solutions, and custom ADUs through Bungalows by The Akeena Group, our specialized division dedicated to creating thoughtfully designed accessory dwelling units. WHAT QUALIFICATIONS, LICENSES OR CERTIFICATIONS DO YOU HOLD? The Akeena Group is uniquely positioned as both a licensed architecture firm and licensed general contractor in California, allowing us to manage both the design and construction of a project under one roof. We are also a certified woman-owned business with EDWOSB and SBA 8(a) certifications. WHAT MAKES THE AKEENA GROUP DIFFERENT FROM A TRADITIONAL ARCHITECTURE FIRM OR GENERAL CONTRACTOR? Unlike the traditional approach of hiring separate designers and contractors, The Akeena Group brings architecture and construction together under one
roof. Our integrated design-build process encourages collaboration from day one, resulting in clearer communication, more informed budgeting and a smoother experience from initial concept through construction. As a woman-owned and women-led firm, we bring a collaborative, thoughtful approach to every project, with a focus on creating spaces that are thoughtfully designed and expertly built. WHAT DOES YOUR COMMUNICATION PROCESS LOOK LIKE ONCE A PROJECT BEGINS ? Clear communication is at the heart of every project. Clients receive regular updates throughout both the design and construction phases, while our team works closely with consultants, subcontractors and local agencies to keep projects moving forward. We believe transparency, responsiveness and collaboration are just as important as exceptional design.
WHAT TRENDS ARE YOU SEEING IN HOMEOWNERS TODAY? Homeowners are looking for spaces that are more intentional, adaptable and built for long-term living. We’re seeing continued interest in ADUs for multigenerational living and rental income, along with renovations that improve functionality, energy efficiency and indoor-outdoor living. Rather than simply adding square footage, many homeowners are investing in spaces that better support the way they live today while adding lasting value for the future. WHAT IS YOUR TYPICAL BOOKING LEAD TIME, AND HOW CAN CLIENTS GET STARTED? Lead times vary depending on project scope, complexity and local permitting timelines throughout Ventura and the surrounding counties. The best way to get started is by scheduling an initial consultation via phone or email, where we can discuss your goals, evaluate your project and outline the next steps. CONTINUED >

In communities across Ventura County, a quiet but powerful movement is reshaping the lives of young people who have been touched by gang culture, incarceration and the heavy weight of trauma. It’s called M.A.N.D.O.—Mentors. Against. Negative. Decisions. Outreach.—a nonprofit founded by Marcos Aviles, a man who knows firsthand what it means to walk through darkness and choose a different path. Born in Torrance and raised in Newbury Park, Aviles grew up following in the footsteps of an older sibling who was deeply entrenched in gang life. By 15, he was incarcerated, spending four years in juvenile detention and the California Youth Authority. Those years, he says, were defining. “I realized I didn’t want to set that kind of example for my children,” Aviles reflects. “I wanted to walk a better path. I wanted to be someone they could look up to.”

MANDO: MENTORING YOUTH FOR LIFE
“Catching a fade normally means fighting somebody for what you stand for,” Ramirez says. “We wanted to turn that phrase around—from a negative to a positive.” Once a month, Ramirez and fellow barbers offer free haircuts to youth in the program. But the service is far more than a fresh cut. “When you look good, you feel good,” he says. “This program helps build confidence and self‑esteem. It gives these young men a sense of pride, care and empowerment in a safe and welcoming environment.” While the clippers buzz, conversations flow—about life, choices, fears, goals and the future. Ramirez sees these moments as opportunities to connect with young men who often feel unseen or unheard. “I’m a mentor to youth who have been previously incarcerated or are struggling mentally on the streets with substance abuse, violence and gang‑related activities,” he explains. “We train the kids to stand and fight for the positive things in life.” For Ramirez, the work is deeply personal. “The MANDO movement is so important because it provides a bridge and a connection to the up‑and‑coming generation that is seeking help,” he says. “We’re relentless in our fight to lead our youth to be successful in their own unique ways.” He hopes readers understand the heart behind the mission. “We’re extremely passionate and understanding of what we’re doing,” he says. “We will not stop our efforts in leading our youth to be better.” And he offers an invitation: “If you’d like to get involved or donate time or finances, don’t hesitate. The youth will be forever grateful for your help and love toward their success and story.”
That turning point became the foundation of MANDO—a program built not from theory, but from lived experience, hard lessons and a deep understanding of the youth he now serves. “At MANDO, we believe every young person deserves a strong support system,” Aviles says. “Because it can make all the difference.” Today, MANDO supports youth at risk of incarceration, youth currently behind jail walls and youth who have already been released and are trying to rebuild their lives. Over time, the program has expanded to include young people of all ages who simply need guidance, structure and someone in their corner. Through partnerships with schools, law enforcement, juvenile correction and community members, MANDO offers case management, art therapy, boxing, parenting classes and long‑term mentorship. “Our services are intended to be long‑term,” Aviles explains. “We want youth to always feel like they have someone available to support them.”
A Sheriff’s Perspective: Why MANDO Matters Ventura County Sheriff’s Sergeant Dillan Alvarez has watched Aviles’ transformation for years—from an active gang member to a community leader. Their relationship began through Alvarez’s work in law enforcement, where he invited Aviles to speak at community events about the dangers of gang culture. “After those events, Marcos decided to form a nonprofit to further his mission,” Alvarez says. “I connected him with individuals CONTINUED >
Connecting Through Clippers and Conversation One of those mentors is Daniel Ramirez—known in the community as “Danny Boy.” A licensed barber and owner of his own shop, Ramirez brings a unique approach to mentorship through a program he created called Catchin Fadez. familiar with the nonprofit-creation process, and he successfully built MANDO into what it is today.” Alvarez now serves as a MANDO board member, attends teen group meetings and helps connect Aviles with community partners. He believes MANDO fills a critical gap in the system. “MANDO is vital because the generational cycle of gang culture has persisted for too long,” Alvarez explains. “There’s a shortage of positive role models in gang communities capable of effectively reaching active gang members the way MANDO does.” Traditional law enforcement, he notes, often focuses on incarceration without ongoing rehabilitation. “MANDO and Marcos serve as a comprehensive support system,” he says. “They engage in street‑level prevention, work with incarcerated youth behind jail walls and provide mentorship upon release.” This continuity—before, during and after incarceration—is what sets MANDO apart. “MANDO fills the critical gaps in time and resources that face law enforcement,” Alvarez says. “It makes gang prevention a true community effort.” He has seen the program’s impact firsthand. “We’ve partnered with numerous local businesses and organizations throughout Ventura County to make a difference,” he says. “With continued community support, we’re confident MANDO will continue to positively impact Ventura County.” Programs That Change Lives MANDO’s offerings are designed to support the whole person— emotionally, mentally, physically and socially.

• Case Management: Personalized guidance to help youth and families navigate challenges, connect with resources and build stability. • Art Therapy: A creative space to process trauma and build self‑awareness. • Boxing: A structured outlet that promotes discipline, confidence and emotional regulation. • Parenting Classes: Led by a Triple P certified instructor, these classes help caregivers strengthen family relationships and create supportive home environments. Each program is built on consistency, compassion and connection. A Movement Rooted in Love and Relentless Support For Aviles, Ramirez, Alvarez and the many partners who support MANDO, the mission is clear: to guide youth toward better choices, better futures and better lives. “Our efforts are extremely personal to us,” Ramirez says. “We want our youth to become better brothers, sisters, cousins, friends—and one day, mentors.” Aviles echoes that sentiment. “I channel the experiences of those I knew in the system— friends who can no longer be saved—to mentor youth,” he says. “My mission is to help them rebuild their lives, believe in themselves and unlock their potential for good.” MANDO is more than a program. It’s a movement—one built on redemption, resilience and the belief that every young person deserves a chance to rewrite their story. For more information, visit mandoydg.org.

LIFE:
Rooted in Gratitude Some people build businesses. Others build communities. For nearly two decades, Pantea Choroomi has quietly done both. Today, as co-founder of Smiles 4 Life – All Ages Dental & Braces and Agoura Dental Group, Pantea is known as a business leader, entrepreneur and healthcare advocate. But behind the success of her practices is a deeply personal story shaped by resilience, faith and an enduring sense of gratitude. Her journey began far from Conejo Valley. Born into a family whose life was upended by the Iranian Revolution, Pantea’s early years were defined by displacement and rebuilding. When her father refused to compromise his principles under the new regime, the family was forced to leave everything behind and start over in Germany. “It was not an easy journey,” she recalls. “My parents lost everything materially, but they never lost their values, their work ethic or their determination.” Germany became a formative chapter in her life. As immigrants, her family was met with kindness and opportunity—an experience that left a lasting impression. “I remember how hardworking, disciplined, detailed and skilled the German people were,” she says. “Germany gave my family stability, education and an opportunity to rebuild.” Pantea thrived academically, pursuing architectural design, German literature and eventually law school. But during her second year, a family illness prompted a life-changing move to the United States. Leaving behind a clear path, she followed her parents across the Atlantic into the unknown. What she found was possibility. “I learned very quickly that the American Dream is real,” she says. “It took hard work, but America rewarded that hard work.”
Watching her father rebuild once again—this time in the U.S.— deepened her appreciation for the freedoms and opportunities many take for granted. “There is not a single day that passes that I don’t feel grateful to live in this country,” she says. “My family was given freedom, safety, opportunity and a future here.” That journey would also lead her to Conejo Valley—and to her future husband, Dr. Aaron Choroomi. On an early visit to Thousand Oaks, she felt an immediate connection. “The mountains reminded me of the beautiful town where I grew up in Germany,” she says. “I told him, ‘If we get married, I want to live here for the rest of my life.’” Twenty years later, that vision has come full circle. The Choroomi family built both a life and a legacy rooted in service, raising their two children while growing a thriving dental practice. As her husband was starting Agoura Dental Group, the realities of running a healthcare practice quickly became apparent. While Dr. Choroomi excelled clinically, the growing demands of administration, operations, staffing and business management threatened to pull him away from what he loved most— caring for patients. Pantea stepped in to help. What began as support for her husband soon evolved into a calling of her own. “I realized that every system, every process, every employee, every improvement ultimately affected a patient,” she says. “That made the work meaningful.” Under her leadership, the practice flourished, building long-standing relationships with local families—many of whom have returned for generations. “It’s about creating the right place,” she says. “A A new chapter began during the pandemic, when the family enrolled their children at Hillcrest Christian School. What started as helping with homework evolved into a deeper spiritual journey. Eventually, Pantea and her husband began attending church and made the decision to embrace Christianity. “Our children helped lead us there,” she says. Around the same time, a long-held vision began to take shape. For years, Pantea had driven past an abandoned building in Thousand Oaks, imagining what it could become. “Most people saw an empty building. I saw possibility,” she says. That vision became Smiles 4 Life—a modern, all-ages dental and orthodontic center designed with intention and compassion. Every detail, from the layout to the technology to the team, reflects a commitment to making high-quality care accessible and welcoming. For Pantea, success has never been about scale—it has been about purpose. “It’s about creating the right place,” she says. “A place where patients feel seen, where doctors can focus on care and where families feel welcomed.” With the new concept of Smiles 4 Life, Pantea set out to solve a challenge she had seen too often in dentistry: the lack of communication between doctors across separate practices, which can delay treatment, create confusion and ultimately affect the patient’s overall care. By bringing trusted specialists together under one roof, Smiles 4 Life offers patients a smoother, more connected experience. This model provides a double benefit: It helps advance treatment more efficiently while saving patients from the stress of traveling back and forth, scheduling multiple appointments at different offices and trying to coordinate care between separate doctors on their own. At the heart of it all is a single guiding principle: gratitude. “Gratitude for my parents’ sacrifices, for Germany, for America, for my family and for this community,” she says. That gratitude is woven into every corner of Smiles 4 Life. It is the reason the practice exists. And it is the legacy Pantea Choroomi hopes to leave behind for her two children—one smile for life at a time. Smiles 4 Life is located at 1140 E Thousand Oaks Boulevard, Suite A, in Thousand Oaks. HOUSING TRUST FUND VC Community Fundraiser Breaks Records

Hundreds of community members, business leaders and elected officials gathered at Housing Trust Fund Ventura County’s 7th Annual Compassion Campaign, raising more than $200,000 for affordable housing and breaking the organization’s fundraising records. Held May 7 at Tierra Rejada’s Walnut Grove, “The Sweetest Investment”-themed event reflected on the lasting returns that local commitment to affordable housing generates for the entire region. During the evening's most powerful moment, Ventura Springs residents Rosay and Jimmy Mooney shared about their housing journey. The couple formerly owned a home in Maryland before moving to California and facing housing insecurities, which led to them living in their car with a newborn. Thanks to Project HOPE, a collaborative outreach initiative pairing law enforcement and social services to assist individuals and families experiencing homelessness, the Mooneys were able to secure housing at Ventura Springs, an affordable housing development funded in part by Housing Trust Fund VC. "Since moving in, I feel safe," Rosay Mooney told the audience. "Sustainability has been my word this year, because being sustainable was lost for a period of time. My child now has his own bed and room, a consistent schedule and a consistent routine." Senior Deputy Jason Havelka of the Ventura County Sheriff's Office who assisted the Mooneys through Project HOPE weighed in on the area’s housing issues. "One of the biggest challenges our clients face is locating and securing available, affordable housing," Havelka said. "Developments like the one this organization helped fund are key in
creating real options for families like the Mooney family." Their story grounded a broader conversation about the widening gap between wages and housing costs in Ventura County. Housing Trust Fund VC CEO Linda Braunschweiger led guests through an interactive Price Is Right-style segment comparing the cost of common goods and services in 2016 versus today. According to HUD Fair Market Rent data, the average rent for a two-bedroom home in California has climbed more than 40%-50% over the past decade, surpassing $3,000 per month in many markets. Annual childcare costs have nearly doubled, rising from $10,000 to $15,000 in 2016 to $20,000 to $29,000 today, according to the California Child Care Resource and Referral Network. And according to the UC Berkeley Terner Center, the cost to build a single affordable housing unit in California, which stood at roughly $265,000 to $425,000 in 2016, has since climbed to $450,000 to $700,000 or more. "Ventura County's future depends on whether working families can afford to live where they work," said Braunschweiger. "When teachers, nurses, first responders, agricultural workers and service employees cannot find housing they can afford, the consequences ripple across our entire economy." In keeping with the evening’s theme, the event featured a dessert auction in which each item was tied to the story of a current resident living in a community funded in part by Housing Trust Fund VC. Pecan pie, chosen in honor of Rosay’s late grandmother Rosa who made it for family and community gatherings, opened the bidding. Proceeds contributed to the evening’s record-breaking total.
Guests also participated in the second annual “Paint It Forward” lending library competition. Five lending libraries were built by students in the Architecture and Product Innovation and Design Pathways program at Adolfo Camarillo High School, under the guidance of teacher and former Teacher of the Year Peter Wachtel, with support from the Rotary Clubs of Moorpark and Santa Paula. McCarthy Companies, the inaugural Paint It Forward winner in 2025, took home the award for the second consecutive year. Each library will be placed at a development supported by Housing Trust Fund VC. The 2026 Compassion Campaign was chaired by Ken Trigueiro, Board Chair of Housing Trust Fund VC. Keystone Title Sponsors included Housing Opportunities for People Everywhere (USA HOPE), Banc of California and Larrabure Framing. Pillar Sponsors included the City of Ventura Housing Services, City National Bank, U.S. Bank, PennyMac and Montecito Bank and Trust. Housing Trust Fund Ventura County Launched as a 501c3 nonprofit corporation in 2011, Housing Trust Fund VC is the local trusted leader in helping to increase affordable housing options throughout Ventura County by leveraging public-private partnerships to provide low-cost, flexible loans early in the housing development cycle. As of January 2026, Housing Trust Fund VC has committed to investing $52 million through its Revolving Loan Fund, creating 2,193 affordable apartments and homes for very-low, low- and middle-income employees, transitional age foster youth, veterans, farm workers and the homeless. A Toast to Community: The Story Behind Margarita MixOff & More
There's a moment every September when the Conejo Valley seems to pause—not for a holiday or a parade, but for something uniquely its own. The sound of laughter drifts across the courtyard. Fresh appetizers disappear almost as quickly as they're served. Guests debate which restaurant crafted the evening's best margarita while local wineries and breweries pour another sample. Friends reconnect, new friendships begin and for a few hours, the community gathers around one simple idea: celebrating local businesses while making a difference.
That tradition returns on Thursday, Sept. 24, as Soroptimist International of Conejo Valley hosts the 24th Annual Margarita MixOff & More. What began as a creative fundraising event has grown into one of the Conejo Valley's signature community gatherings. Local restaurants compete for the coveted People's Choice Best in the West Margarita title, but the evening has always been about more than friendly competition. It's about showcasing the incredible generosity and talent that make this community so special.

Guests spend the evening sampling handcrafted margaritas, delicious appetizers, fine wines and craft beers while enjoying lively music, browsing an impressive silent auction and catching up with neighbors. The atmosphere is festive, relaxed and unmistakably local—a celebration of the businesses, volunteers and supporters who continue to invest in the place they call home. Behind every toast is a larger purpose. Proceeds from Margarita MixOff & More help Soroptimist International of Conejo Valley provide educational opportunities for women working to build better futures for themselves and their families. The event also helps fund grants to local nonprofit organizations whose work strengthens lives throughout the Conejo Valley—from providing shelter and healthcare to expanding educational opportunities and supporting families in need. For nearly a quarter century, this annual tradition has demonstrated what happens when a community comes together. Restaurants donate their talents. Businesses sponsor the evening. Volunteers contribute countless hours. Guests arrive expecting a memorable night and leave knowing they have helped create meaningful change. The real recipe for success has never been the margaritas. It's the people who gather each year to prove that a great community can accomplish extraordinary things—one toast, one conversation and one act of generosity at a time. It isn't simply the signature cocktails, the exceptional food, or the friendly competition that keeps people coming back year after year. It's the opportunity to raise a glass with friends while raising hope for others. The 24th Annual Margarita MixOff & More will be held Thursday, September 24, 2026, from 5:30 to 8:30 p.m. at The Gardens at Los Robles Greens in Thousand Oaks. Sometimes the best nights out are the ones that leave a lasting impact long after the final toast. Tickets are $55 in advance and $65 at the event. I know I have a brand for my business, but I never really thought about having a personal style. The more I heard it, the more I realized that style isn’t about following trends, rather, it’s about expressing who you are.
Recently, I cleaned out my closet. I donated pieces I’d been holding onto for years because they no longer made me feel good. It wasn’t easy. Like many of us, I had clothes I kept “just in case” or because they held memories. But I decided that if I didn’t feel confident wearing them today, they didn’t belong in my future. Now, when I open my closet, everything I see makes me feel good. Every piece fits, reflects who I am and gives me confidence. I’ve also lost a little weight, which has reminded me how much our clothing can influence how we feel about ourselves. Having spent many years as a hairstylist, salon owner and master trainer, I’ve always believed that when you look good, you feel good and when you feel good, you do good. That philosophy has stayed with me throughout my life and career. Style isn’t about wearing designer labels or keeping up with every fashion trend. It’s about finding what makes you feel comfortable, confident and authentically you. So, what’s your style? Are you casual and relaxed? Classic and timeless? Bold and colorful? Elegant and polished? Sporty? Bohemian? Minimalist? There isn’t a right or wrong answer. Your style should tell your story before you ever say a word. The best accessory you’ll ever wear is confidence. When you discover your own style, you’re not dressing to impress others, you’re dressing to honor yourself. And that’s always in style. With gratitude to my community and all the amazing people that have been their own special style—remember you are younique and special. LIVING BOHO-CHIC WITH WOVEN TEXTURES AND MACRAMÉ
Decorate your space with handmade textures such as the modern, maker revival of 1970s macramé and year-round tropical feel of wicker. MACRAMÉ Made through knotting instead of weaving, macramé can add a unique touch in many various ways. Houzz contributor Laura Gaskill suggests incorporating it as nursery decor, plant hangers, wall hangings and modern fiber arts. WICKER According to Houzz contributor Yanic Simard, “the best way to really embrace the luxury-cottage appeal of wicker and rattan is to combine different forms of the two in one space... Look for other unexpected places to add a natural twist to your home with a new material woven into your palette.” CONTINUED > S EP TEMB ER 2 0 2 6 | C I TYL I FE STYL E . C OM/C ON E J OVA L L E Y

AGAINST THE GRAIN
TIPS FOR DECORATING WITH NATURAL MATERIALS
Houzz contributor Katie Treggiden offers many ways to incorporate natural materials and natural-state timber into your home, including using wood to cover one wall in a home for a pleasing accent wall; featuring your firewood as a striking, stacked display; and mixing different types of wood and different finishes in the same space. “A simple way to incorporate the wood trend is to expose structural wooden beams already present in your home,” Katie says. “Instead of painting them or boxing them in, leave them raw or give them a coat of wax to enrich the tones.”

ADDING TASTEFUL POPS OF COLOR TO YOUR WHITE ROOM
Do you feel like your all-white room is missing something? Houzz contributor Kelly Porter bets what’s missing is energy. “The best way to add a spark to any space,” she says, “is with bright color.” Kelly says green is one of the easiest colors to live with, looking organic even in its more vivid tones. “When searching for the perfect bright green, think springtime—fresh green grass and newly sprouted leaves,” she says. “These greens have lively undertones that will look comfortable and warm in your white space. Other colors Kelly recommends adding as accents are yellow, royal blue, orange, bluepurple, red-purple and sky blue.

DIRECTIONS:
• • • • • •
Combine all ingredients together and stir. Refrigerate for an hour or so (or longer) before serving. The drink can be enjoyed immediately, if desired, but the longer you let the ingredients sit and mix, the deeper the flavors will be. Giving it time to develop will make the drink more captivating and interesting.
1 bottle, standard size, of pinot grigio 2 1/2 cups fresh apple cider 1 cup club soda 1/2 cup ginger brandy 3 honey crisp apples, chopped 3 pears, chopped
NOTE: Regular brandy can be used, but ginger brandy gives it an extra kick of flavor.
