4 Tips To Make Your Strongest Offer on a Home
Are you thinking about buying a home soon? If so, you should know today’s market is competitive in many areas because the number of homes for sale is still low – and that’s leading to multiple-offer scenarios. And moving into the peak homebuying season this spring, this is only expected to ramp up more.
Remember these four tips to make your best offer:
1. Partner with a Real Estate Agent
Rely on a real estate agent who can support your goals. As PODS notes:
“Making an offer on a home without an agent is certainly possible, but having a pro by your side gives you a massive advantage in figuring out what to offer on a house.”
Agents are local market experts. They know what’s worked for other buyers in your area and what sellers may be looking for. That advice can be game changing when you’re deciding what offer to bring to the table.
2. Understand
Your Budget
Knowing your numbers is even more important right now. The best way to understand your budget is to work with a lender so you can get preapproved for a home loan. Doing so helps you be more financially confident and shows sellers you’re serious. That gives you a competitive edge. As Investopedia says:
“. . . sellers have an advantage because of intense buyer demand and a limited number of homes for sale; they may be less likely to consider offers without pre-approval letters.”
3. Make a Strong, but Fair Offer
It’s only natural to want the best deal you can get on a home, especially when affordability is tight. However, submitting an offer that’s too low does have some risks. You don’t want to make an offer that’ll be tossed out as soon as it’s received just to see if it sticks. As Realtor.com explains:
“. . . an offer price that’s significantly lower than the listing price, is often rejected by sellers who feel insulted . . . Most listing agents try to get their sellers to at least enter negotiations with buyers, to counteroffer with a number a little closer to the list price. However, if a seller is offended by a buyer or isn’t taking the buyer seriously, there’s not much you, or the real estate agent, can do.”
The expertise your agent brings to this part of the process will help you stay competitive and find a price that’s fair to you and the seller.
4. Trust Your Agent During Negotiations
After you submit your offer, the seller may decide to counter it. When negotiating, it’s smart to understand what matters to the seller. Once you do, being as flexible as you can on things like moving dates or the condition of the house can make your offer more attractive.
Your real estate agent is your partner in navigating these details. Trust them to lead you through negotiations and help you figure out the best plan. As an article from the National Association of Realtors (NAR) explains:
“There are many factors up for discussion in any real estate transaction—from price to repairs to possession date. A real estate professional who’s representing you will help you negotiate a purchase agreement that meets your needs . . .”

Dedicated to helping expand community access to care through philanthropic healthcare development, Kathryn advises women to embrace their strengths.
“As women, we have special instincts and gifts,” she says, “nurture those and apply them; don’t suppress them in the business world.”

“Do something that you are passionate about,” advises Paula Cornell, who leads the charge to send hundreds of “We Care” packages to America’s deployed service members throughout the world. As founder of the all-volunteer run nonprofit For The Troops, Paula points to the power of teamwork to accomplish big things.
“I am very grateful for all of our supporters, volunteers and Sycamore Village for our donated storefront. Every time I walk into our headquarters, I feel very blessed that so many volunteers are committed to supporting our troops. Our volunteers are amazing! We are so blessed!”
Community support is especially important this year, as the nonprofit reels from the current economy.
“Our donations are down 50% from last year,” the first time in its 19 years in business that For The Troops has faced such drastic funding cuts, notes Paula. Despite these obstacles, Paula is determined to keep the care packages flowing to “America’s Finest, our deployed troops.”
Paula is very happily married to Jim, who was the inspiration for sending care packages after hearing about the hardships Jim endured in Vietnam in 1968-1969. Whenever possible, Paula pursues her other passion—spending time with their family in Florida. “Stand up straight and smile!” says Mara, aka the “real Cat Lady,” a wild animal trainer with 27 years of experience raising and training big cats. “Body language is everything and is the reason I have not been eaten by a tiger; not many women can say that, but I CAN!”
Mara began her career at the zoo at age 20, working full time with the animals before serving in her current role focused on fundraising and raising community awareness about the zoo’s conservation efforts.
While she names her mother, “an educator who was graceful and strong and never judged a single soul,” as her strongest mentor, Mara says a mountain lion named Spirit that she raised for 20 years made the biggest impact on her career.

NCL hosted its annual Modelette event on Sunday, March 10 at the Hyatt Regency in Westlake Village. Modelette is a time-honored tradition in the Conejo Valley chapter that began in 1974. This year's theme "Light it Up" involved members of the sophomore and senior classes delivering speeches, articulating what in their life lights them up, including a favorite philanthropic partner, as well as how they seek to help others shine throughout their lives. The girls spoke about their passion for giving back to their community and the joy they felt during their time spent volunteering, prompting many to emphasize a future of service they wish to continue.
With both Sarah and Brigitte having been cherished members of the Conejo Valley Chapter of NCL, the choice to spotlight the SSF was an easy one. Advocating for mental health for student athletes, Sarah's parents, Brigitte and Scott Shulze, were recognized for their advocacy and funds were raised for SSF at the NCL event. Brigitte gave a moving speech, reminding attendees to protect their mental health and that of family and friends. Scott and Brigitte regularly visit college, high school and club teams to share mental health and wellness tips. Or, in the ‘Luxury’ category, they can splurge on a pebble finish pool interior highlighted by color-changing LED lights, which are very luxurious. Either of these three categories give clients a finished pool but at different price points.”
When meeting with customers, Kristina creates a storyboard of their home to help them fully envision all their project’s details and options.
“My expertise is to create the storyboard which helps to make sure that all the materials we will use are harmonious and that the aesthetic desired by the customer is achieved,” she notes.
Many readers may wonder how long it takes from the design of a project to its completion. Kristina outlines a rough timeline, with the proviso that, of course, the plan may change depending on the project.
“After the customer chooses to proceed with us, we must develop a budget, which

Then, we start construction and the time needed for that will vary depending on how complicated a project it is; that generally lasts between 3 weeks for a simple project to 3 or 4 months for a more extensive one.”

Pacific Festival Ballet:
For most Conejo Valley families, while strolling the joint property of the Civic Arts Plaza and The Lakes, their activities consist of fine dining, highend shopping and attending a myriad of live theatre performances. If you were, however, to jump into a time capsule returning to 1964, you would find prize animals, including magnificent lions, tigers and giraffes, roaming the grounds. Children could ride on elephants and tortoises while others float around the lake in ducky boats. Camels, llamas and chimpanzees were also a part of this menagerie.
This was not a Disney movie set but the amazing Jungleland attraction that brought visitors far and wide to the Conejo Valley.
This May over 60 animals will return to the grounds as performers in Pacific Festival Ballet’s original production of “Noah’s Ark.” This production is the retelling of the well-known Biblical story about Noah and his family. Through dance, music and dramatic storytelling, Noah witnesses the mystery of animals gathering two by two, the Great Flood’s destruction of humanity, the shelter of the Ark and the beauty of the first rainbow…promising hope for a new tomorrow!

Supports Military For The Troops Gala
On March 2, 2024, at the Ronald Reagan Presidential Library Air Force One Pavilion, For The Troops paid tribute to our Iraq War Era Veterans. For The Troops supports our troops with care packages “one at a time” while encouraging others to respect, honor and appreciate our military.
For The Troops, led and founded by Paula Cornell (who is featured as one of our Amazing Women this month), is an all-volunteer nonprofit that gathers the essentials of daily life—toothbrushes, Kleenex, nutrition bars and other things that can make their life more livable and pleasant—and ships them to the men and women in the military who are deployed in zones of conflict throughout the world. As a Vietnam era veteran (yes, I am that old!), I continue to appreciate the sacrifice and service of our troops.
For The Troops has evolved into an organization supported by volunteers who pack boxes at their Simi Valley HQ and others who work at fundraising events such as the annual gala and golf tournament, and who write personalized letters that accompany each box.

The Legacy of Nancy Reagan and Breast Health
Thirty years ago, First Lady Nancy Reagan generously gave her name to a new breast center in Simi Valley owned and operated by Adventist Health Simi Valley. The Nancy Reagan Breast Center opened with the most modern equipment on July 7, 1994. Today, the center has even more advanced technology in breast imaging and care but the center itself is ready for a makeover!
Caring for over 10,200 women in 2022, the center needs expansion and redesign. By adding more space, improving the environment and use of space, we can increase our capacity to help more women while providing an environment worthy of the name Nancy Reagan.
Nancy Reagan was diagnosed with breast cancer in 1987 during a routine annual mammogram. She chose a radical mastectomy and was cancer free for the rest of her life. Although a private person, she chose to go public with her cancer to help women know the importance
of regular mammography and to help empower women. She was a pioneer in sharing her story and using her own experience to help others.
Unfortunately, in Ventura County, breast cancer is the most diagnosed cancer and women of younger ages are getting diagnosed with cancer. Thankfully, 3-D mammography is a proven screening that helps medical professionals identify cancer earlier and provide timely interventions. While breast cancer awareness is now more common than it was 30 years ago, breast health care is still under-resourced.

A er former First Lady Nancy Reagan won her battle against breast cancer, she gave her name to Adventist Health Simi Valley's breast center. That was nearly 30 years ago.
Since then, thousands of women have sought treatment at the center, and the need for mammograms continues to rise.
In 2021, the center performed nearly 9,500 mammograms. The following year, more than 10,200 women had mammograms at the center, an increase of 700!
To continue Nancy Reagan's mission to ensure women across Ventura County receive expert breast care, the Adventist Health Simi Valley Foundation is raising $2 million for a beautiful renovation and expansion of the Nancy Reagan Breast Center.
The expansion will allow us to:
• Create a welcoming space designed with comfort and elegance in mind
• Accomodate advanced technology, including an additional 3D mammography unit and ultrasound machine
• Increase the number of treatment rooms
• Expand our clinical team
• Double the number of patients treated

Making homemade bread is coming back, and while the convenience of buying a pre-made loaf is readily available, there is nothing like the taste of a warm, homemade loaf right out of the oven. This easy-to-follow recipe is exploding with flavor and is simple to make.
FOCACCIA
This recipe is quick and easy to make with just a few simple steps. It tastes great on its own, but dipping it in olive oil infused with fresh herbs adds an extra level of flavor.
INGREDIENTS:
• 1 ¾ cups warm water
• 2 ½ teaspoons sugar
• 1 package active dry yeast
• 4 cups flour
• 2 teaspoons salt
• 4 tablespoons olive oil
• Optional:
• Fresh rosemary
• Coarse sea salt
• Fresh pressed garlic
INSTRUCTIONS:
Use a stand mixer with a fitted dough hook, and stir together the water and sugar. Sprinkle the yeast on top and stir again. Set mixture aside for 5 minutes. Mixture should be foamy. Next, add the flour and salt and mix on low until a shaggy dough forms. Increase speed and mix for an additional 4-5 minutes. Brush a large bowl with olive oil. Transfer the dough to the bowl and cover the bowl with plastic wrap or a damp towel. Set aside for about 1 to 1 ½ hours until the dough has doubled in size.
Brush a 9x13-inch baking dish with 2 tablespoons of oil. Uncover the dough and rub hands with olive oil. Slide your hands under the dough and fold it onto itself. Continue to work your way around the edge of the bowl, folding the dough onto itself until there is a ball that you can lift from the bowl. Place the dough in the prepared pan and press the dough to the edges. Cover the pan with plastic wrap or a damp towel and set aside to rise for about 45 minutes until the dough has doubled in size.
Preheat the oven to 425°F. Drizzle the remaining 2 tablespoons of olive oil over the dough. Rub your hands with olive oil and use your fingers to make indentions on the surface of the dough. Sprinkle it with salt and rosemary and any desired toppings. Bake for 20-30 minutes or until golden brown.
