Now that you’ve been pre-approved and know what you can afford, it’s time to start home shopping. But the search for your dream home will quickly stall if you don’t know what that “dream” looks like. LOCATION, LOCATION, LOCATION. You can change your paint colors to refresh the feel of your home, or add an extension to increase your square footage, but you can’t alter where your home is located. When finding your dream home, it’s easy to get caught up in its features, but you should also consider your surroundings. It’s easy to talk in generalities about wanting a “big” house or an “older” home. But in order to better target your real estate search, you must think specifically about your dream dwelling. Are you willing to do extra renovations or do you want a turnkey property? Understand that your requirements list will likely change as you learn more about your housing options. Unless you have an unlimited budget, it’s likely you’ll need to make compromises along the way. Make a list of things that you are looking for to help you pinpoint what you like and don’t like about your current home, so you can find more comfort and pleasure in your dream home. Then, make time to rank the specific home features in a list calling the features: “Must Have,” “Like to Have” or “Don’t Care”. Gold Coast Transit District Appoints New General Manager Congratulations to Vanessa Rauschenberger, appointed GM for GCTD, the largest public transit provider in Ventura County. May we raise them.” —Unknown “As CMATO’s Executive Director, I’m especially excited to engage our community with even more extraordinary exhibitions and programs to help people see the world in inspiring ways through the visual arts,” says Roya, pointing to the power of the arts to cultivate connection and community. “As we’ve moved to more virtual interactions than physical ones, I believe human connection is more vital than ever,” she says. “While it seems like we are always connected because of social media and our smartphones, I’m not sure that ‘digital togetherness’ actually brings us closer to one another. “The pandemic reminded me, again, how integral art is to our lives. We need the humanity, expression and community that the arts create. Art may not always be top of mind for everyone, especially during difficult and challenging times, but we should never forget its fundamental importance to our lives. Art is essential!” Roya also finds inspiration in youth activists like Greta Thunberg, Malala Yousafzai and Emma Gonzalez “who stand their ground and do outstanding work to inspire change,” her family—three sons and her husband—and her career. “There are so many upsides to being part of an organization like CMATO, especially introducing children to art and seeing their imaginations take flight. Our team works together proactively to collaborate, share knowledge, communicate and support each other. The staff are not simply pleasant and friendly to one another; they love what they do, and they do their job in the best possible way. Our motto is, ‘We take care of CMATO and each other’.” She advises people beginning their careers to be a team player and “learn from everyone.” “Get to know your colleagues and be generous in helping them when needed. She spends her free time hiking—Mugu Peak is a favorite spot— eating at local restaurants and visiting dog-friendly beaches with her partner and the best dog in the world, Zuri. Debora was born and raised in Luanda, Angola, a port city off the west coast of Southern Africa. After a 12-hour shift in the emergency room of Los Robles Regional Medical Center, nurse Claire Gillette couldn’t decide whether to go home and collapse into bed or take a hot yoga class first. “I work night shift and I never take that class after a shift because I’m tired, and it’s hot yoga with weights,” Gillette said. “But there was a spot open in the class and I thought, ‘I’m feeling into the weights.’” Had Gillette not stepped into that yoga class on October 8, 2021, the husband and two young sons of Thousand Oaks wife and mother Erika Cole would have faced Mother’s Day without her. “Claire is the only reason I’m alive today,” said Cole, who turns 45 on May 8—which this year falls on Mother’s Day. The instructor was leading the class in the last few yoga moves when Gillette, who was in the back, heard a commotion at the front of the class. Class members were gathering around a woman curled up on her mat, her face blue. “Is she okay?” someone asked, followed by a friend’s panicked, “Erika!” Gillette rushed to the front of the room, knelt and searched for the woman’s pulse. There was none. “The music’s going, it’s hot and humid, and I’m screaming, ‘Turn off the music! Cool off the room! Get me an AED! Call 911!” Gillette recalled. Gillette began pumping Cole’s chest, doing cardiopulmonary resuscitation (CPR). Twice, Cole’s heart rhythm flatlined and twice, Gillette had to shock her with the AED (Automatic External Defibrillator). “I was getting tired and somebody said, ‘She’s got two kids!’ and I thought ‘I’m going to save her if it kills me,’” Gillette said. Gillette was exhausted, but she kept going, as the minutes ticked by. Finally, an emergency crew arrived whom Gillette was well acquainted with as an ER nurse.
“What’s nice about working in Ventura County and Thousand Oaks is the medics and the firefighters who come in, I know them all, and I was so relieved to see them,” Gillette said. Gillette stayed to answer questions for the rest of the shocked yoga class while Cole was wheeled out and rushed to Los Robles. “Everybody else was traumatized and everyone had questions, so I stayed for a long time to debrief the class and the instructor,” Gillette said. “Then I told them ‘I have to work again tonight,’ so I left and napped for about an hour and went into work.” When Gillette arrived, a coworker greeted her with: “Your patient is ROSC (return of spontaneous circulation). Your ROSC is awake and wants to meet you.” Gillette found Cole’s recovery room and was greeted with a groggy, but alert Cole. “When she walked in, she said, ‘I’m pretty sure I broke all your ribs, but I was put in that room to save your life,’” Cole said. “I started crying. My husband and kids will have me around. I’ll get to live to see my grandchildren.” “We were holding hands and she was telling me she loves me,” Gillette said. “We’re best friends now. We talk every day.” Gillette has become a part of Cole’s family, which includes her two sons, Tyler, 15, and Caleb, 11, and her husband of nearly 17 years, Trevor. Gillette is a regular at the Cole dinner table and Gillette and Cole include each other in social gatherings. “We live close to each other. It was like, effortless,” Cole said. “The first time she came over, she was a part of this family. It feels like I have always had Claire in my life.” Gillette grew up in Camarillo, in the middle of five children. She learned about the impact of nursing when she was 17 and her 14-year-old sister was diagnosed with a brain tumor and hydrocephalus. CONTINUED > MAY 2 0 2 2 | C I TYL I FE STYL E . “She had to have emergency surgery and we learned, sure enough, it was cancer,” Gillette said. “She is okay now, and the treatment worked. But through all that you meet all of the nurses and surgeons, and the nurses, to me, made the biggest difference and every single one of them seemed to be the happiest with their job.” After Gillette graduated from Camarillo High School, she enrolled in CSUCI’s Nursing program and knew she was where she belonged. So did her instructors. “I vividly remember Claire during her journey as a student nurse,” said CSUCI faculty member Mila Tabije-Ebuen, DNP, MSN, RN. “She was hardworking, diligent, loves to learn, and tenacious. She knew what she wanted to become, and I still remember that day she asked for my thoughts and assistance to become an ER nurse. I saw myself in her and I made sure the opportunity was given to her.” After Gillette earned her Bachelor of Science in Nursing (BSN) in 2018, she went to work in the emergency room at Los Robles Hospital, where Tabije-Ebuen helped her get a clinical internship. After she was hired, the nursing staff at Los Robles also saw Gillette was in the right place. “We love having Claire on our team and to see her growth as an RN,” said Los Robles Director of Emergency Services Erica Rosa, MSN, RN. “She is so hardworking and a great team player. She loves the Emergency Department and goes out of her way to help her patients.” Gillette says the emergency room is an energizing place to work that requires you to use a broad set of skills.

“You don’t realize how valuable your nursing education is until you’re actually nursing,” Gillette said. “The knowledge base is so broad. You learn it in class, but once you’re actually doing it in a clinical setting, the nursing knowledge you have is just there, and it comes out so naturally.” Even in yoga class on a moment’s notice. “In that yoga room I always think, ‘I’m not a nurse in here. I can turn my brain off,’” Gillette said. “But in that moment, I realized, ‘Nope! I’m always a nurse.’” Cole was diagnosed with Takotsubo cardiomyopathy, a rare but temporary condition in which the heart muscle becomes stunned or weakened, usually because of emotional or physical stress. “I think, in hindsight, I was really exhausted,” Cole said. “I remember being really run down.” Cole and Gillette want to tell their story to encourage everyone to learn CPR, as “anyone can learn to do what I did,” Gillette said. Because Cole’s heart didn’t stop when she was driving, or home alone, and because Gillette decided at the last minute to attend a class she didn’t normally attend, both women believe there was real cosmic grace in that moment. One of their touchstones is the number 8, as the crisis occurred on Oct. 8, Cole’s birthday is May 8, and 8 is the symbol for infinity. So, on 12-11-21, two days before Gillette’s 27th birthday, the two new friends-for-life got matching infinity tattoos on their arms. “I live for and love my boys,” Cole said of her two sons, “Claire is the reason I have air in my lungs and a beat in my heart. I can’t possibly express what she means to me, but the easiest thing to let everyone know is that Claire and I are truly my favorite love story.”

WeC: Caring for Animals Big & Small Eagles, camels, zebras, tigers, leopards, bobcats and mountain lions—these animals and many more have found a friend in Patty Perry, founder of Wildlife and Environmental Conservation Inc., a 501(c)(3) nonprofit dedicated to conservation efforts throughout the globe. A California native, born and raised in Brentwood, Patty’s love of animals began with horses, which she raised and rode professionally for years, and naturally extended to other species. “Being on a horse ranch, other animals showed up—an injured bird, an orphaned bobcat, a sick raccoon, things like that,” says Patty, who earned a reputation as an animal caretaker due to her selfless care of countless critters who found their way to her home. “I was born to do it; I know I was,” Patty says, recalling that when a local veterinarian clinic asked her to volunteer at a wildlife rehabilitation facility, she jumped at the opportunity. “I was so excited! It was a natural thing for me to do,” says Patty, who started out working with eagles, raptors and other birds of prey. “It was hands-on, in the trenches—that’s how I learned,” she says. “I developed a passion for eagles—big, strong birds—as well as all species.” Working as a volunteer for seven years and logging in thousands of hours of training with animals of all types, including birds, big cats, mammals and horses, Patty founded WeC in 2007 after a good friend encouraged her to follow her heart and donated the seed money for the organization. Patty’s love for animals and knowledge gained through volunteering coupled with her multifaceted business background serve as a strong foundation for Wildlife and Environmental Conservation Inc. The private, low-key facility located on 12 acres in Moorpark focuses on rehab and rescue of animals in need, as well as conservation and education. “It’s a labor of love and a lot of hard work; my days of freedom kind of ended, but it’s the most wholesome and

rewarding feeling to care for these animals and share them for conservation education,” notes Patty. Pre-pandemic, the facility featured an open house fundraiser and educational events, which are currently paused to ensure the safety of the animals. “We’re strictly here for the love of the animals and the service,” says Patty, who cares for the animals at the center together with the help of a “wonderful core of volunteers and keepers, office helpers and interns”—and her Rhodesian Ridgeback, Milo, who has been her "right-hand man" for the past 11 years. "He has worked with all the animals, big and small, side by side with me. There is no possible way I could have gained the success I have had with training and enrichment without Milo,” says Patty. Animals arrive at WeC for a variety of reasons, and “most have special needs in one way or another,” including big cats that have been orphaned, animals with autoimmune deficiency and other health issues, as well as ambassadors from captive breeding programs. Seeing the animals regain their health during their rehabilitation at WeC makes all the hard work worth it, says Patty. “The incredible relationships you develop with these types of animals, many who require 24/7 care when they arrive,
is indescribable! When the neonates come in, you don’t go to bed; it’s incredibly labor-intensive and time-consuming and there’s sometimes no rest. It is hugely rewarding when they gain some trust and confidence—it’s amazing! This is why I do it,” says Patty, who works with organizations like the Moorpark College Teaching Zoo to find homes for many of the animals once they are healthy. “Sending them off is so rewarding,” she says. Wildlife and Environmental Conservation Inc. is mostly privately funded and fully permitted. The organization is a long-standing member of The Feline Conservation Foundation and The Zoological Association of America. Despite the fundraising challenges shared by many nonprofits, Patty always feels grateful for the support of generous donors. “Constantly having to work very hard at raising money to keep the place up” is the most challenging aspect of running her nonprofit. Natalia Staneva Leads the New West Symphony to New Heights

As the Chief Executive Officer of the New West Symphony, Natalia Staneva is proud to be part of a professional orchestra that’s led by the GRAMMY®winning music and artistic director, Michael Christie. “Our tenured orchestra members have appeared as soloists with the finest orchestras, and some are GRAMMY®-nominated artists themselves, and can be heard on almost any film soundtrack you can imagine,” explains Staneva, who lives in Moorpark. Founded in 1995, New West Symphony also performs with award-winning, world-class international guest artists who record with the most prestigious labels in classical music. Additionally, “we invite community arts organizations to perform with the orchestra to offer our support to their causes and audiences,” Staneva says. Last season alone, for instance, “we engaged over 20 local community partners and 27 guest artists. As we embraced our community neighbors from generally underrepresented sectors in the classical music arena, we learned so much about their life experiences and family traditions. One of our online concerts presented during the pandemic was viewed in 55 countries.” Flashback to Staneva’s childhood, when her passion for music and the arts ignited. “When I was 6 years old, I had an audition and got into a special academic program offering music lessons after school, similar to New West Symphony’s Laby Harmony Project,” remembers Staneva. “I was lucky to study music history, solfeggio, choral music and piano for the following 10 years.” As a result of her early experiences, she believes that every student has the right to music education. “That’s why I was passionate to bring Harmony Project to Ventura County 10 years ago,” says Staneva, whose first job in the industry was Associate Managing Director of the American Youth Symphony in West Los Angeles. “I’m grateful to many local community members who embraced me as a leader here in Ventura County.” As New West Symphony’s CEO, Staneva is accountable for all aspects of the organization and for implementing policies set by the board of directors. She also sees herself as a link between the inside of the organization and the outside world. “While the public sees the professional orchestra performing on the stages of two beautiful venues,
I spearhead the policies and programs related to administrative, budgetary, staffing, fundraising and advocacy activities,” Staneva explains. “My position is multifaceted, and I get to enjoy collaborating with my team, union musicians, board, community members and, most importantly, our Music Director Michael Christie to ensure the integrity and growth of orchestra programming.” Above all, the New West Symphony “is all about people” as a group of volunteers who raise funds to support operations and education programs, including the Laby Harmony Project, a flagship youth development program which serves a diverse group of underserved students. “We create pathways to success for students by engaging them in a multiyear continuum of rigorous afterschool music training,” Staneva says. “Through offering a tuition-free, long-term and high-quality musical opportunity, the Harmony Project builds social equity. The best way I’ve found to tolerate the loneliness is to cultivate supportive colleagues with whom I can be vulnerable and whose opinion I trust. You are not alone. 2. Sometimes you just gotta leap. When you are the boss, analysis paralysis is REAL. You won’t always have all the answers. Trust your gut—she’s gotten you this far. Running a business (and life) is not a straight line of decisions and outcomes, but rather a continuing journey of decisions, consequences and course corrections. I tell my team all the time: I’m good at my job because I’ve made so many profound mistakes and I’m a quick learner. Lean into NOT getting it right. Welcome to the club. Make informed decisions, track your results and adjust. 3. Flowers grow where you water. Understand what generates profit and INVEST generously. Reread the statement above about people—are you nurturing them? Give your people the fertilizer they need to grow. Remove the weeds that steal their sunshine. Water as needed. Respect that all flowers are different and treat them accordingly. Sometimes flowers need to be re-potted or get different soil. As a business owner, you are in a unique position to create ideal conditions for your flowers to prosper. 4. It doesn’t get easier. 10 years … by now I should have it all figured out, right? What’s wild is how every year brings a new set of challenges. Growing companies continues to be hard, scary and a lot of work. The feeling doesn’t change, but the cause of those feelings has gotten bigger with time! What is a no-brainer, easy decision for me today felt like life-or-death a handful of years ago. Respect this ongoing growth mindset. We get to make the life better for our clients and employees. It’s the hardest, best place to be. 5. Claim your seat at the table. Nobody is going to make this easy for you. Claim your literal and symbolic seat at the table. If there isn’t room, ask someone to scooch over because you belong here. Act like a CEO everywhere you go— sit at the front of the room, speak up and remember that your perspective is valuable. 6. Cheap, fast or good—choose two. If something is cheap and fast, it likely won’t be good. If it’s good and fast, it certainly won’t be cheap. If it’s good and cheap, it won’t go fast.
This is true both for your vendors and your own work. Know which two to apply to the situation in front of you, and don’t ALWAYS use the same two. 7. Don’t be afraid to charge what you’re worth. If you’re getting an immediate YES for every pitch, raise your prices. I’ll say it again for those in the back: RAISE YOUR PRICES! Immediate acceptance feels great, but it means you’re likely not charging enough. I started this company because we want to SPECIALIZE in an area of the nonprofit market that is NOT getting served, and we have the experience and expertise to prove we’re good at it. You’re doing what you were built to do—change things and build the world back better than you found it. 8. It’s okay that you are human. Every day won’t be your best. Be kind with yourself. Build and then respect your own boundaries. Treat yourself the way you would your most loyal customer or most profitable employee. You are a critical component to the success of your business—act like you are and empower your employees to do the same. 9. DATA is your friend. Trust your gut and then verify with data. Track everything. Have Key Performance Indicators (KPIs) that you monitor weekly (I’m serious! WEEKLY). Update your books weekly (I’m still serious!). Track your Cost of Goods Sold (COGS) over time. Running a business and making it profitable is an ongoing exercise in “pulling levers” to optimize things. If you don’t have data, you don’t have any insight on which levers you should be pulling. 10. Risk is subjective and your job is to mitigate it. SO many people view entrepreneurship as deeply risky. I believe the opposite—I’m in full control of the decisions and have a deep understanding of the data (do you need to re-read above?) that enables me to make informed decisions. Invest heavily in other tools and professionals that mitigate your risk. Attorneys are “expensive” … however paying an attorney to create your standard contract is MANY times over cheaper than a lawsuit. Carrying comprehensive insurance is “expensive” … and it’s my safety net. Paying a bookkeeper to keep clean, up to date books and a CPA to file accurate taxes and offer financial advice is “expensive” … and without this data and advice … you know what I’m going to say: you don’t know what levers to pull, or possibly even what levers are available to you. Moms are busy. When they do have some downtime, many just want a nice place to relax. So, why not give them that perfect spot right in their own backyards? Justin Kopicki, owner of Cal CustomScapes, which serves the greater Ventura and Los Angeles counties, can do just that, and he loves nothing better than creating one-of-a-kind designs for clients. Here, he has a few tips on incorporating specific features for a lovely and calm oasis. The sound of water can be very relaxing, and for this, Justin likes to install trickling urns. “They come in a whole bunch of really cool colors, like cobalt blue, brick reds, oranges, and greens,” he says. “And, they can be done in a ton of different styles, from ultra-modern to rustic.” They are also quite easy to install. Since many moms can’t take a break until the kids are in bed, sufficient lighting is important. “Lighting is one of my favorite things to do,” says Justin. “I love soft, unobtrusive lighting, which makes such a big difference in a yard, especially when it’s done right. Whether it's uplighting on a trellis that has roses or vines growing over it or downlighting, there are many different styles you can do.” He really likes using LED lights, which don’t create glare and can be easily hidden. “You want to see the effects of the light, not necessarily the light itself. That's an important part in the design and with the fixtures you choose. LED has really come a long way. A lot of people think of LEDs as that blue light, which can look great on modern hardscapes or landscapes, but I mostly like to use warm amber light since it's less harsh, a lot more pleasing to the eye and relaxing. Of course, I do mix them up
at times,” Justin says. He designed a yard where the homeowners wanted warm lights, but they also wanted to light up their flagpole with a brighter light. It’s a great way to highlight accents, he says, and lights can also be added to a water feature, for a real “wow” effect. Of course, a backyard for mom has to include flowers, but since they already have enough to take care of, low maintenance plants are key. “Especially in California, you can install more of a desertscape, but you can blend it too,” says Justin. “One way I do that is by surrounding plantings with stone and installing an irrigation system that is customized to water different plants as needed. It's fun to mix roses with cacti for a really unique look, and it's also nice because you can plan for as little or as much maintenance as you want to do.” For more ideas, Justin is happy to help formulate a plan. “Some people know exactly what they want, and others need more help,” he says. “I'll tell people to just rattle off their ideas as a stream of consciousness, and then I design around that. I'm pretty open about this part of the process and it's fun to bounce ideas back and forth until the clients get what they want. That's the fun part about custom work.” He typically hand draws his designs, adding measures and scales. “As far as materials, if it's something like a water feature, I can present ideas and certain styles they can pick from, and then I just go from there. Oaks Christian Expands Educational Reach The Oaks Christian School Board of Trustees has approved the expansion of the current 5-12 college-preparatory day and boarding school to become a full-fledged PreK-12 school. OCS Head of School Rob Black made the announcement March 26 at the school’s annual gala at the Ronald Reagan Presidential Library. “Our school has a rich history of educational innovation and leadership,” said Black. “From our founding days to the expansion of the middle school campus, the recently opened residential dorms, the IDEA Lab for STEM studies and the launch of our institutes of performing arts, engineering and global leadership, we are providing distinctive and unparalleled opportunities for students. This expansion of the school’s academic reach to include children of all ages will provide these opportunities for the future of all of our students.” The school has begun the process of identifying a suitable location and funding for the new elementary school. The gala is the first public fundraising

announcement, and to date a significant investment has already been committed by donor families and the OCS community at large. At the event itself, over $1 million was raised by guests in attendance. “In just a short time, our community has stepped up in a big way to help ensure the success of this expansion. The OCS Admissions Department is developing a waitlist for families interested in exploring future enrollment in Grades PreK-4.
