Buyer and Seller Dynamics Have Changed What is going on in our market? In short, here’s the scoop: Inventory is up. Showings are down. Price reductions are up. Contracts are down. As for mortgage rates, they are basically steady and will likely settle in the mid 6’s for the remainder of the year. Knowing what is going on both locally and nationally is something I stay plugged into. In order to best serve my buyers and sellers, I study the market on a regular basis. In addition to doing my research, I have been on multiple trips to our feeder markets over the summer to network with other top leaders in the industry. I have found that most agents in other parts of the country are having a similar experience this summer in real estate. Some of the comments that have been made on these trips were noteworthy. Let me share a few…. “As for showings this season, it is almost as if the water spigot was turned off.” “When there is a showing request, it feels like a celebration.” “Price may not be the problem, but it’s always the solution.” I know this may sound harsh, but it is also eye opening. The first thing I want to say is that it’s all about perspective. The data shows that we currently have 6 month supply of inventory which is considered a balanced market. Since we have not been in a balanced market for several years, it feels as though the sky is falling. It’s not. What is different is that buyers have more choices and are taking their time to purchase. They are doing their homework on pricing and also looking for a home that checks all their boxes. The homes they are choosing are priced to sell and move in ready. When we do a comparative market analysis, it is a four step process so that we have a true bird’s eye view of your neighborhood and similar homes outside of your neighborhood. We also do a deep dive on your current competition and trends. All of this is relevant to set you up for success so that buyers will choose you. If you want to learn about your current home value, we will do this for you with no strings attached. It’s important to stay informed whether you are buying, selling, or just curious about your current equity. "It’s a sophisticated retreat that feels like a home away from home. Jacob Brown | Celina HS It is with great pleasure to announce Lamar National Bank’s Outstanding Student Athlete of the Month as selected by the Celina Independent School District (CISD) Athletic Coaching Team. This month’s selection is Jacob Brown. Jacob is a senior at Celina High School (CHS) and plays defensive back on the varsity football team. He began playing football in kindergarten and hasn’t stopped since. A proud Bobcat, Jacob has loved every minute of his time in orange and white and says he will give it his all until the very end of the season. He has high hopes for another State Championship win. Among his most cherished memories is being part of Celina’s undefeated season and winning the 4A State Championship in 2024. Jacob has been a dedicated member of the football program for four years, starting on the freshman team and earning a spot on varsity as he entered his sophomore year. His effort and leadership have

earned him accolades, including First Team All-District honors. In addition to football, Jacob has competed in wrestling, track, and rugby during his high school career, showing his versatile athleticism and competitive spirit. Off the field, he is involved in Young Life and serves as a WyldLife leader, sharing his faith and mentorship with younger students. He also enjoys working out, participating in mission trips through Prestonwood, and spending time with his Young Life community. Jacob is considering attending the University of Oklahoma after graduation pursuing future opportunities in sports and leadership. He dreams of continuing to grow both spiritually and academically while attending college. For Andy and Debbie Hopkins ("the Hops"), their roots in Celina are deeply rooted in civic leadership, church involvement, and a shared passion for supporting local businesses. “Celina has truly become our home in every sense of the word,” says Andy. Andy currently serves on the Celina City Council and is the Chairman-Elect of the Celina Chamber of Commerce Board. He also helped establish Celina’s American Legion Post 145, a contribution of which he is especially proud. Meanwhile, both Andy and Debbie are active members of First United Methodist Church of Celina, with Debbie serving on the Food For Families committee and Andy previously on the Church Council. Debbie’s community engagement continues through her participation in the Celina Ladies of Influence and volunteering at cherished local events such as the Celina Gift Tour, Golf Tournament, and Christmas on the Square. Traci’s Tips for your porch: • Ask yourself…For your front porch, how do you want people to feel when they walk inside your home? • Treat your porch like another room in your house. Your porch is an extension of your home, so have fun! • “Don’t try to be perfect. Just play, there is no right or wrong. Don’t be afraid, just do it.” says Traci Miller, owner and designer with Terramania. Traci’s steps for that front porch appeal: 1. Flooring. Start from the bottom up. For your floors, add a rug and layer it with other pieces. These rugs can be textured, with warm tones and neutrals.

2. Furniture. This is where you will find your wooden tables, chairs, and swings. Add life to your furniture by incorporating table trays paired with a throw, green plants, food, and drink, as well as earthy tones. Make it homey, your own, and authentic. 3. Build. In building, you can play around with heights, levels, and grouping. Try placing your planters on a platform instead of on the floor. Enhance the atmosphere of your front porch by incorporating a mix of large and small pots. Try mixing the old with the new - that vintage vase…don’t throw it out, use it! For the first time, decorator: Find your inspiration. Scroll through Pinterest, hone in on your style, and discover what you like and what is calling your name. For the seasoned decorator: Try something new! Go big, buy the vintage, timeless, and old. Find something that has a story.

In “The Blind Side”, Sandra Bullock’s character tells her son she will not wear certain school colors because “it’s gaudy and not in my color wheel!” Did you wonder what she meant? What’s a color wheel, and how does it relate to clothes? Raigan Smith, owner of Rai of Color, is a color analyst and stylist who can answer. While working as a Senior Stylist at Stitch Fix, Raigan began to hear about color analysis and color theory. She “pulled the trigger,” taking months of training to earn a certification in color analysis. Raigan says, “I was hooked! I started draping all the colors in my closet and labeled myself as a Winter.” She noticed, “I wore the same colors on date night, but only certain colors always made me feel good. I realized those were in the Winter palette.”

She wanted to help others learn what colors look best on them. In 2024, she opened a home studio named Rai of Color in part because her mom always said Raigan was a ray of sunshine. Since then, Raigan Smith has advised women, as well as TV personalities, pageant contestants, and professional cheerleaders. With a background in marketing, her experience at Stitch Fix, and a degree in business, it’s no wonder her studio grew quickly. What is color analysis? What did Raigan mean when she said she’s a Winter? Color Analysis first became popular in the 1980s. Essentially, Color Analysis is the process of determining which colors complement your skin tone. Those colors are divided into seasons (like Raigan’s "Winter") and organized via a color wheel. Raigan states a person’s season could contain roughly 250,000 colors! “We obviously can’t get all of those during a session, but we can see the harmony of about 40-60.” For example, consider the color of a red Solo cup. If you add yellow to that red, you bring that red now onto the warm side of a color wheel, where you get Spring and Autumn. However, if you add blue to that red, it will take you to Winters and Summers. Color Analysis has evolved over the last few decades to include even subseasons now.

Does it sound complicated? It’s a simple process. When you meet with Raigan, she immediately conceals your hair, removes any makeup and jewelry, and removes all distractions. She looks for skin undertone, the layer between the muscle and the top layer of skin. Skin color can vary (due to sun), but your undertone won’t change. Raigan uses natural light to determine any shadows or sallowness in your color. When draping with color, she examines whether that color diminishes fine lines or wrinkles, or if it makes them worse. Raigan hypes, “The right color will be a natural facelift for you! It truly works wonders!” After deciding on the warm or cool category, Raigan drapes with more fabric, taking into account your season and sub-season (soft and muted colors or clear and bright colors). Local Compass Real Estate Agent, Lynette Sandidge ( Lynette.Sandidge@ Compass.com), recently participated in a color analysis session. Raigan saw that warm colors worked better on Lynette “right off the bat,” as did warm metals like gold. Raigan draped Lynette in Autumn and Spring colors, recognizing that spring’s bright and clear colors were best, and continued to find Lynette’s sub-season. Finally, Raigan added lipstick, blush and mascara, producing the “wow” colors. Raigan reiterates, “There is so much that goes into the analysis. The drapes that I put on my clients do not lie.” Afterwards, Raigan gives you a brochure explaining your seasonal details, such as makeup, hair color, metals, and color combinations. It includes a swatch

First, the obvious: it makes you look better and feel better. How many times has someone remarked on how good a color looks on you? Second, your season never changes, even with age, as your skin’s undertone color endures. People spend money investing in their appearance, including Botox, eyelash enhancements, teeth whitening, and manicured nails. Treat yourself to something that will last a lifetime, making you look and feel younger. Lastly, everything in the closet now goes together. This saves money by eliminating impulse buys and purchasing clothes that don’t suit you well. “Color Analysis is an investment that will stick with you. A majority of a wardrobe isn’t worn likely due to the wrong color. When you find the right color, you are more likely to wear those clothes. Everything in your closet will now go together,” she informs. Plus, you never grow tired of your specific color group, as the choices are abundant. The number one question people ask Raigan is about the color, black. Her response, “I’ll never tell a person not to wear a color.” Instead, she says, “It’s my job to give you the tools and point them to a better option. I give them tools, not rules.” Often, people will find navy, charcoal, or dark browns look better on them than black. Black might age you and be too harsh. Raigan Smith’s passion is helping others look their very best. She and her husband, along with their three children (a sophomore and twins in eighth grade), have lived in Celina since 2012. Like many people, the Smiths believe that Celina still retains its small-town feel, and it remains a family-oriented community. If you’ve admired gallery wall displays in magazines, catalogs, or on social media and would like to create one in your home, it’s much easier than you might think.

maple harvest salad I N G R E D I E N T S Serves 1 • • • • •

1 portion Honey Roasted Cauliflower (3 oz.) 2 oz. Pomegranate seeds 3 oz. chopped Kale 2 oz. thinly sliced Brussel Sprouts 5 oz. Maple Molasses Dressing

DIRECTIONS Toss all the ingredients, aside from the pomegranate seeds, into a large mixing bowl. Pour in the maple molasses dressing and lightly toss everything together, until everything has been coated in the dressing. Place on the middle of a plate, in a mound, sprinkle the pomegranate seeds over the salad.

INGREDIENTS Honey Roasted Cauliflower (Yields 5 - 6 portions) • 1 lb. of Cauliflower Florets • 2 oz. Salt • .5 oz. Black Pepper • 8 oz. Honey • 8 oz. Oil

DIRECTIONS Chop cauliflower into small floret pieces. Combine everything together and toss until the cauliflower is evenly coated, roast in the oven at 350 degrees Fahrenheit for 15 mins.

INGREDIENTS Maple Molasses Dressing (Yields 1 quart, 8 servings) • 4.5 oz. Apple Cider Vinegar • 3 oz. Maple Syrup • 3 oz. Molasses • 0.5 oz. Mustard • 11.5 oz. Soy Milk • 10.5 oz. Olive Oil

DIRECTIONS Bread the chicken breast in the panko breading, then fry at 350 degrees F, until the internal temperature reaches about 170 Degrees F. In the meantime, slowly reheat the cooked spaghetti in the marinara sauce, once hot, set aside. After the chicken breast reaches the 170 degrees internal temp, spread the mozzarella onto the chicken breast and melt in the oven for about 3-5 mins. Twist the spaghetti into a nest, and place onto the plate. and place the chicken breast over the top of the pasta.

INGREDIENTS Marinara Sauce (yields 8 - 10 servings) • 1 #10 Can Crushed Tomatoes • 1 lb. Onions, Diced • 1/2 lb. Carrots, Diced • 1/2 lb. Celery, Diced • 1 oz. Garlic Cloves • 1/2 oz. Dried Basil • 2 Bay Leafs • 500 ml Red Wine • 4 oz. Water • 2 oz. Sugar • 4 oz. Oil • 1/2 oz. Dried Oregano • 2 grams Crushed Red Pepper • 1/2 lb. Parm Cheese • 1/2 oz. Black Pepper • 8 oz. Tomato Paste

DIRECTIONS In a large stock pot, preheat the oil until it reaches the smoking point. Add the diced vegetables and begin to sweat on high heat, once translucent, add the sugar and allow vegetables to brown and caramelize. Once Caramelized, add tomato paste and allow to brown. Deglaze with the red wine and reduce by half. Add canned tomatoes, spices and herbs, and the water. Allow to simmer over medium heat for about 1-2 hours. Transfer to a blender and blend on high speed until fully mixed, manually whisk in the parm cheese.

Bring the butter and water to a boil, incorporate the flour, salt, and sugar and fold over until the batter forms into a cohesive ball, with no patches of dry flour. Allow to cool for about 10 mins before throwing the batter into a stand mixer. With the paddle attachment slowly incorporate the eggs, one at a time, until the batter has absorbed all the eggs. Scoop into one ounce balls and fry in preheated oil at 325 degrees F, rotating the beignets for about 15 mins. Allow to cool and let the steam hollow out the inside of the beignets. Stuff with your choice of filling and sprinkle with powdered sugar and place on to a plate.

Chocolate Mousse Yields 5 - 6 servings • 1-8 oz. Vanilla Pudding Mix • 8 oz. Heavy Cream • 32 oz. Milk • 12 oz. Dark Chocolate • 1/2 oz. Vanilla Extract • 8 oz. Cool Whip • 16 oz. Dark Cocoa Powder

1. Melt the dark chocolate into the heavy cream over a double boiler on the stovetop over medium high heat. Once mixed, allow 10 minutes to cool.

2. Meanwhile, mix all other ingredients together using a stand mixer until well combined. Slowly incorporate the melted dark chocolate/heavy cream mixture until well combined. Using a spatula, place chocolate mousse into a piping bag.
