Who You Work With Matters Did you know that 78% of licensed agents did not sell a single home in 2025? It’s truly a scary thought that almost three quarters of those in the industry aren’t even selling at all. I’ve always heard that there is an 8 out of 10 failure rate in real estate. That’s an eerily similar stat to those that venture into the restaurant business. One thing is certain, neither career path is for the faint of heart. But how does that relate to you, the consumer? Well… simply put, the difference is in dollars. As a buyer, it is critical that you know the true value of the home you are purchasing. What is the real cost of home ownership? Some things to consider are the property taxes, MUD or PID fees, HOA dues, future assessments, utility costs, homeowners insurance, floor plan faux pas, the age of the home, and more. When you are ready to make an offer on a house, did you know there are other ways to entice a seller to choose you that does not necessarily equate to a higher sales price? This is not something you can learn via google alone. It requires the knowledge and expertise of a well-versed agent that understands all aspects of what matters to a seller and believe it or not, sales price is only part of their decision. If you are selling a home, it is every bit as important to make sure you are working with an agent that has first-hand knowledge of your city and community. Not only does the agent’s experience matter but which brokerage they hang their real estate license with does, as well. Being aligned with a forward-thinking company that invests in making certain my clients have the best real estate experience is paramount to me. On the seller side, a customized marketing strategy that is geared toward finding “the who” and “the where” your buyer is can equate to more dollars at the closing table. Thinking outside the box and effectively deploying a plan that gets the right eyes on your home directly correlates with how much you sell for. Choosing your real estate agent should require having an interview with several, seeing proof of success, and making sure you are working with someone that will net you the most profit. This is the very thing that I am the most passionate about… knowing that my clients win every time and have a seamless real estate experience. The Celina Police Department’s Mental Health Unit is proud to announce the expansion of our Take Me Home Program, thanks to the generosity of two amazing community partners — the Celina Police Foundation and the Celina Ladies of Influence (CLOI). Together, these organizations helped fund our new “Stevie – STIM” Bags — specially designed kits that help officers and first responders comfort children or individuals with intellectual or developmental disabilities during stressful situations. Each bag includes: • A soft “Stevie” Sloth plush for comfort • Noise-canceling earmuffs for sensory relief • A variety of STIM-based fidget toys for calming engagement

The Celina Police Foundation generously funded the first 8 bags to launch the program, and CLOI recently donated $1,920 to fund another 8! These bags will soon be placed throughout our community - in patrol vehicles, fire stations, and Celina ISD elementary schools giving first responders the tools they need to respond with empathy, patience, and care. “Every act of kindness strengthens our connection with the community we serve. Ryder Phillips | Celina HS It is with great pleasure to announce the Outstanding Student Athlete of the Month as selected by the Celina Independent School District (CISD) Athletic Coaching Team. This month’s selection is senior Ryder Phillips. Ryder has built an extraordinary legacy through cross-country, track, and soccer. His journey includes three years in cross country, one year in track, and a lifetime of soccer since age five. This season, Ryder advanced to the UIL State Championships in cross country, finishing 47th in the state with a time of 16:42 and earning a 16:33 personal record. His achievements also include 2024–2025 Cross Country MVP and All-District Goalkeeper of the Year honors. In 2024, Ryder completed the David Goggins 4x4x48 Challenge and immediately ran a Turkey Trot 5K, logging 51 miles in just over 48 hours. He runs marathons around town for personal challenge and once biked 100 miles in a single day to push himself. His endurance extends into competitive soccer, where he plays on both the ECNL RL and UPSL teams for FC Dallas.

Beyond athletics, Ryder is a standout scholar and servantleader. With a 4.12 GPA, he serves as Mu Alpha Theta President, is involved in National Honor Society, and was elected Celina High School Senior Class President. He also hosts a weekly Bible study in his home, a reflection of his deep faith and commitment to guiding others. Those who know him describe him as driven, humble, and passionate about honoring Christ in all he does. Ryder’s interests include mountain biking, photography and enjoying time on his motorcycle or in his Corvette when he’s not training. Looking to the future, Ryder plans to pursue engineering. He has been accepted to Texas A&M and the University of Texas at Dallas and has applied to Baylor, with aspirations to contribute to nuclear propulsion systems that could advance human space exploration. ManeGait, founded in 2007, is a nationally recognized therapeutic riding center in Mckinney who assists children and adults with disabilities to move beyond their boundaries through weekly therapy programs and adaptive horseback riding sessions. Serving 150 people with physical, emotional, cognitive, and behavioral disabilities, ManeGait programs are led by PATH Certified Instructors with the assistance of 30 therapy horses and over 285 volunteers per week. Individuals participate in ManeGait’s riding program through group and private lessons. Riding improves physical and cognitive abilities, promotes emotional well-being, and offers exposure to a sport that offers freedom to those who are unable to move with assistance. Other programs include GaitWay to the Brain – brain-building exercises paired with equine therapy; ManeGait to Freedom – therapeutic riding and support for military veterans and first responders; Carriage Driving; and Stable Stars – an opportunity to care for the needs of the horses. ManeGait programs are supported by over 1,200 volunteers annually. Many volunteers act as horse leaders or sidewalkers. Others care for horses by maintaining clean stalls, filling water buckets, and general barn duties. There are volunteer opportunities for both equestrians and non-equestrians and training is provided so that all interested can safely and effectively work with horses and riders. The success of ManeGait’s programs have led to a waitlist of over 400 individuals. To meet the growing need, The Beacon Project at ManeGait focuses on Plans for Hope and a Future and set-out to raise $13.1M for a full-property reconstruction. The Beacon Project includes adding a second arena to double therapeutic riding capacity, a 32-stall barn to support the horses, a half-acre event space, and a new 16,000 square foot administration building for therapies, new participant intake meetings, private counseling, and group therapy. The administration building also allows for a 75-seat conference center for workshops. Expanding the organization will allow for 400 riders to participate weekly, 50 veteran and first responder participants, an increase to 40 therapy horses, and directly impact 750 family members. As the premier equine therapy and brain-building center in the United States, ManeGait will grow as a knowledge center, educating industry peers and non-profit professionals. The Beacon Project will expand ManeGait’s reach as a community center, becoming a hub for volunteerism, corporate team building, day camps, conferences, and events. ManeGait relies on the financial support and time investment of the community. Choosing chiropractic wasn’t just about choosing a career; it was about choosing to live in alignment with who I am and how I want to serve others. My journey into chiropractic started at home, walking through my mom’s health battles alongside her. She endured misdiagnoses, overprescription of medications, and conflicting advice that left us without clear answers. Watching her go through that planted a seed in me: there had to be a better way to care for the body. That conviction led me straight to chiropractic school, where I found a philosophy that finally made sense: support the body, don’t override it. The more I learned, the more I fell in love with the nervous system approach, the idea that when the nervous system is functioning well, the whole body can adapt and heal. Chiropractic became more than a profession; it became a calling to help people reach their fullest potential. After graduation, life brought me full circle. My mom’s health reached a critical point where she needed a liver transplant, and I was a perfect match. Donating part of my liver to her was the most humbling honor of my life. Even as I walked through

major surgery myself, I leaned on the same values I had built my career on: trusting the body’s ability to heal and choosing to focus on thriving, not just surviving. A couple of months post-op, both my mom and I are doing incredibly well. We couldn’t have asked for a more successful surgery or smoother recovery. Watching her regain her strength while I’ve healed alongside her has been one of the greatest gifts of my life. I am deeply grateful for modern medicine. It saved my mom’s life, and I honor that. But this journey also confirmed what I believe with my whole heart: families deserve more than just prescriptions and temporary fixes. They deserve care that honors the body’s design, empowers them with choices, and supports their health for the long run. This experience shaped me into the chiropractor I am today. Every adjustment, every consultation, every moment I spend with a patient is an opportunity to help someone experience the freedom, vitality, and resilience their body was designed to provide. My “why” is simple but powerful: I never want another family to feel the confusion and helplessness that mine once did. Instead, I want to walk alongside

Instructions: 1. Preheat your oven to 350°F and line a cupcake tin with festive liners. 2. Mix the batter: In a large bowl, combine cake mix, champagne, oil, egg whites, and vanilla. Beat until smooth and slightly bubbly. 3. Fill liners about 2/3 full and bake for 18–20 minutes, or until a toothpick comes out clean. Let cool completely. 4. Make frosting: Beat butter until creamy. Add powdered sugar a cup at a time, then pour in the champagne and vanilla. Whip until fluffy. 5. Decorate: Pipe frosting onto cooled cupcakes and finish with edible glitter, gold dust, or metallic sprinkles for that NYE sparkle.

Values Is the most important key to living a full and healthy life hiding from you? There are many factors to consider when thinking about what constitutes health. The food we eat, exercise, environmental influences, our emotions, and our spiritual awareness are all pillars of health. However, there is one factor that tops the list which often goes unspoken; living in alignment with your value system. Defining values helps a person to structure their life based on personal belief systems by determining what is most meaningful and important to them. From there, a sense of purpose is derived and defined values become tenets from which to live. There are plentiful examples of values, and they vary from person to person. Some examples of values include family, humility, benevolence, leadership, kindness, independence, creativity, and adventure. Our emotions serve to guide us to understanding whether our actions are in alignment with our values. When we live incongruently with our value system, we are betraying ourselves and delivering a subconscious message that we do not matter. Emotions that can come from not living in accordance with our values are based in fear and include anxiety, depression, anger, resentment,

and jealousy. Living from a place of fear tends to foster bad habits such as addictive behavior, poor dietary choices, negative sleep habits, and unhealthy relationships. Physiologically, the natural flow of energy in the body becomes stuck, wreaking havoc in the body physically, mentally, emotionally and spiritually. From there, symptoms and illness ensue. However, when we love and respect ourselves enough, we will spend our time and energy according to our values and emotions where love becomes more prevalent. Those emotions include gratitude, joy, peace, comfort, connection, trust, and happiness. Living from love leads to a desire, willingness and commitment to engage in activities that fulfill our sense of purpose. By doing so, our body’s energy moves with ease. When our energy flows freely, we feel vital, healthy, purposeful, and joyful. Identifying our values becomes easier when we create space in our lives to understand what brings us meaning in life. Here are five steps to create space to aid in identifying your values:


5. Speak your values out loud There are many benefits to literally speaking our truths and discussing our values out loud with a trusted confidant. Bouncing ideas and having meaningful discussions can help us determine our framework and organize our thinking.

1. Grounding/Earthing I have experienced it myself and I hear so many others share a similar experience, that being in nature is healing. Getting our hands into the earth with gardening, walking along the beach, taking a hike, or even lying in the grass brings an almost indescribable sense of well-being. Connecting with the earth’s electrical charge is thought to aid in pain reduction, modulate the immune system, and reduce inflammation. It also can lead to feeling more centered, allowing us to focus on what is
