Cindy Peters has been in real estate since 2003 and moved here to Celina 13 years ago. She loves Celina and all that it has to offer. Cindy’s sweet spot is downtown Celina. Not only does she sell a lot downtown, but she also loves the historic square and how the city is making it a priority to keep that historic feel. Being active in the local community allows her the opportunity to meet and network with new people, and that is why she is currently active on the Chamber of Commerce in Celina. Owning a small business is her true American dream, and she considers herself lucky to help and guide those who are working toward making Collin County a great place to live, work, and play. Cindy answers our questions about the future of the real estate market in Celina and how she foresees the market heading in 2023.

WHAT IS THE DEMOGRAPHIC OF YOUR BUYER AND WHERE ARE THEY MOVING TO CELINA FROM? I am seeing more and more families moving to this area from out of state. People like the values and the schools here and love the small-town feel of the downtown area.

OVER THE LAST YEAR, HOW HAS YOUR BUYER CHANGED? My investors have pulled back a little due to the rising prices but families relocating to this area has increased. However, with the continual rise of interest rates throughout the year, many buyers have pulled back from the market. Unfortunately, higher interest rates mean it’s harder for buyers to qualify for the same loan

amount they might have been able to afford a year ago, and that reality is hard to face.

WHAT IS THE AVERAGE TIME FOR A HOME TO SELL? As of right now, homes are averaging anywhere from 30-60 days on the market.

WHAT ARE THE BIGGEST CHALLENGES TODAY IN THE MARKET? Though we had a crazy first half of 2022 housing market, that has shifted although we still have a strong housing market here in our area. Even though interest rates have gone up, the prices are not as high and buyers have more negotiating room. After a peak in May and June, the average home sale price dropped but then jumped back up again in October. Prices are starting to normalize, and we are beginning to see similar trends to the pre-pandemic market.

HOW ARE YOU PREPARING TO HELP YOUR CLIENTS FOR THE NEXT YEAR? Information and data are key. Everyone has different reasons for buying and selling so I help them navigate the current market conditions to evaluate what is best for them. While home prices and interest rates have been climbing, inventory levels have not kept up with demand. In October, the number of homes sold was down 29% from last year, and not because people aren’t buying, but because there just aren’t enough new homes being listed.

HAVE YOU SEEN AN INCREASE IN NEW VS. PREOWNED HOME SALES? I have seen an increase in new home sales due to lower pre-owned home inventory.

CELINA DRUG

In 1917, Bob Jones and Joe Dyer purchased the store and eventually renamed it Jones Pharmacy. Like many pharmacies during this time, it had a “booming soda business” and ice cream shop. It was so popular that “it was nothing to sell fifty gallons of ice cream on a Saturday” (source: Reminiscences of Celina). Jones Pharmacy experienced many owners in the 1900’s until 1970 when Rex and Fran Mask bought the building and business. The Masks decided to return the name to its original form, Celina Drug, and operated the store for the next thirty years. Fran said one of her most significant memories was when the building caught fire in 1980. The fire, caused by criminals trying to hide evidence from a robbery, destroyed the entire second floor and most of the building. Fran recalls while the fire was devastating, the surrounding business owners worked the entire next day to clean and help open the pharmacy quickly. She remembers over eighty volunteers from Celina who made it possible for the store to reopen within a day after the devastating fire.

Over One Hundred Years Of Local Loyalty When you think of Celina, one of the town’s oldest businesses is a fundamental piece of its history. Celina Drug has been a part of the community since the early 1900’s and is still thriving today. The pharmacy started out in downtown Celina, now occupied by a candy store, at the corner of the town square. The original building was two stories with a dentist office located on the second floor.

The Masks sold Celina Drug in 2006 to new owners who relocated the business to its current location, off Preston Road. Today, Celina Drug is owned by Jai Harris-Ellis who has been a part of the store since 2007 where she started out as a junior partner prior to ownership. The store’s legacy is not lost on Jai Harris-Ellis. She notes “it is a torch to be carried for sure.” She’s frequently asked if she’ll sell the pharmacy as the town continues to grow. But “there is a loyalty here with me too,” she says, noting she is raising her two young daughters in Celina and they are all very active in the community. The town is just as loyal to Celina Drug. Just like the flu epidemic of 1918, Celina Drug also experienced the strain of the recent pandemic. Jai says that the volume of calls, insurance claims, plus prescriptions was tough, but “we got through it” with Celina’s support. “We just take care of our base and our people, and they will take care of us,” she continued. This philosophy was noticed not only by citizens but also by city leaders. The City of Celina recognized her extraordinary service by presenting her with the 2021 Life Connected Award. Jai Harris-Ellis says the best part about her job is the relationships. She explains that Celina Drug literally has taken care of families for generations from “grandma on down”. Jai adores having the time to talk with each of those families. “I like to run my mouth and you can’t do that at a big chain,” she remarks. Regardless of Celina’s pending growth, Jai plans to continue the store’s culture. She maintains the staff will continue to answer phones, not make customers wait days or hours for a prescription and will continue to focus on the personalized touch. “We know the customers and they know us. We will continue to carry on like we have always done,” she promises. Such comforting words of loyalty from a business that has been loyal to Celina for over a hundred years. Jai Harris-Ellis, Owner

About half of all Americans set New Year Resolutions each year. For those that do, 38% of those individuals will cite weight loss as their number one resolution. If you are one of them, you might want to meet Oleta Schranz who has been a fixture in Celina since 2018. She is the owner of Preston Family Healthcare and is committed to the health and well-being of our community. Mrs. Schranz is a Board-Certified Family Nurse Practitioner with special interests in Type 2 diabetes management and family practice. She opened her own office in the spring of 2020 and was instrumental in supporting Celina and surrounding communities through much of the COVID-19 Pandemic. I recently had an opportunity to sit down with Oleta and learn more about how she is changing lives by encouraging better health. Q: WHAT DO YOU LIKE ABOUT FAMILY PRACTICE MEDICINE? A: I like to work with patients to address their whole health, not just chronic diseases such as high blood pressure and diabetes. By looking at genetic factors, lifestyle, and behavioral health, we can prevent illness, remove medications, and find ways to treat the core health issues. It is so much fun to see patients whose lives are changing as their health improves. Q: ARE THERE ANY NEW MEDICAL TRENDS AND INTERVENTIONS FOR WEIGHT LOSS IN 2023? A: Yes, there is a drug that has been newly classified for use in weight loss. While not a new medication, it was approved in 2021 by the FDA and works by mimicking a hormone called glucagon-like peptide-1 (GLP-1) that targets areas of the brain that regulate appetite and

food intake. Being overweight is the leading cause of heart disease, stroke, diabetes, and certain types of cancer. However, by losing as little as 5% to 10% of a person’s body weight through diet and exercise, the associated risk of these diseases can be minimized. Q: WHAT DIET PROGRAMS DO YOU SEE AS MOST EFFECTIVE RIGHT NOW? A: I like diets that take a behavior-modification approach such as Weight Watchers or Noom.com. These and other similar programs help break down dieting myths and help change a person’s relationship with food. In doing that, individuals can be more successful in their weight loss effort. I don’t find food restriction diets particularly successful. Individuals are typically not able to sustain those restrictions long-term, causing them to repeat the cycle of losing and gaining weight. Q: IF I WERE STARTING A NEW YEAR’S DIET, WHAT ARE SOME TIPS YOU CAN OFFER FOR SUCCESS? A: I always start with the idea that eating should be enjoyable. And then offer the following advice to my patients: • Start with setting small goals for diet changes and daily activity. Finding success with these goals helps build momentum. Just 10 minutes a day with an elevated heart rate can make a big difference. • Drink plenty of water. I always think it’s fun to get a new water bottle or tumbler to make the process more enjoyable. It reminds you when to drink more water with a glowing reminder to drink throughout the day to keep you on track.

• I always tell my clients to eat more green foods and when shopping, shop the outside of the grocery store. This encourages you to fill your basket with more whole foods, and less processed foods. • Find an accountability partner, or group of people, who can help you be accountable for your small goals. Tracking apps and smartwatches are also great tools to keep you on track and motivated all day. • Get a regular check-up with your medical provider. As you lose weight your daily medications may need to be adjusted, or in some cases can be eliminated altogether.

Q: WHAT DO YOU LIKE BEST ABOUT PRACTICING IN CELINA? A: It’s the people of Celina that make it special and the great thing about my practice is that I get to know so many of them. My family and I live in Celina and our boys are in school here. It is a unique experience to be involved in the same community as my patients. I can bump into them in the grocery store or a festival in town, which is always fun. Celina also affords me the privilege to give back to the community by participating in community outreach projects such as school physicals with the local school district, mobile women’s health clinics and local blood drives. Ah, the onset of the New Year brings on fresh possibilities, a renewed outlook on life, and for many of us, resolutions. We promise ourselves to save more money or learn a foreign language, or the most popular resolution….GET HEALTHY (substitute “run more”, “lose weight”, “slim down my love handles and pump up the junk in my trunk”). The idea of a fresh start marking the beginning of the year may help us let go of past imperfections and embrace the possibility of what could be. Setting resolutions, or goals, can go one of two ways. We lay out the things we hope to change, jump in, and lose steam 30 days later or, focus in on an area for change and get specific with the expectations. The second option, says Carl Hultgren with Pure Form Training, is the key to lasting changes. Coach Carl believes that setting and working toward the desired result first requires defining what is measurable and what is doable.

DEFINE THE “WHY” Understanding the reasons behind a goal is the first step to moving forward. If your goal is to “get healthy” you need to define “healthy”: is your intention to improve your cholesterol numbers on your blood lab workup? Or, play with your grandkids in the yard rather than watch from the porch? Maybe it’s to recognize and instill appropriate relationship boundaries. Carl focuses on the “why” with his gym members to guide them in establishing what is driving the desire for change. He suggests starting with the question “why do you want to be different?”.

ESTABLISH THE “WHAT” Now that you have identified the driving force of your goal, get busy defining the practicality of the everyday. Coach Carl’s advice is to create the habit of movement. For physical fitness, the first day can be one of the hardest due to the internal mantra many of us have: not feeling worthy of change or deserving of something better for ourselves. The act of getting started can be as basic as striving for 10,000 steps per day broken down into 10 minutes every hour. Add 20 squats or 20 wall push-ups and do that three times a week. That’s a practical, measurable, doable plan. Focusing on your mental health can look similar. At Pure Form Training, Carl encourages people to participate in a mindset coaching program that includes journaling and daily purposeful actions and goals specifically designed to improve one’s self-awareness, self-worth and value. These practices along with physical exercise can alleviate stress and anxiety, boost your emotional mood through the release of “happy hormones,” and improve sleep, to name a few. Certainly not all mental health situations can be resolved with a journal and strength training so Coach Carl is quick to stress the importance of seeking diagnostic assistance from a qualified medical professional, counselor, or therapist.

MOVING ON TO THE “HOW” You won’t find a cookie-cutter formula here. The how of moving forward in your goal process is more about doing your very best every day, states Carl.

"The daily process is the focus not the end of the goal, not the result. Focus on the process every day and you will be a success every day. Your commitment to the process trumps motivation all day long. Motivation flies when the alarm rings at 4AM. Commitment is what makes you roll out of bed and get moving. Be willing to feel uncomfortable and be 'pure form' in everything."

Maybe that’s drinking a half gallon of water by noon and working up towards a full gallon by 3:00 PM. Or, learning to say “no” where appropriate and not succumbing to pressure to say “yes”. He reminds us that physical, emotional, mental health and fitness are interwoven and the main idea of establishing and working towards personal goals is not perfection but is intentionality. Carl stresses we should intentionally focus on the future you, and not the temporary you. Focus on making “today your very last first day” and commit to moving forward. An important part of “how” for Carl and his crew, is accountability. At Pure Form Training that is accomplished through an app that includes a daily task list and one-on-one messages

with Carl on progress. The intentionality to connect encourages gym members to stay engaged. The accountability relationship for any goal helps clarify the desired result, consists of open communication, and involves mutual commitment. An accountability partner can be anyone in your circle of influence. The relationship must have the common tenets of integrity, healthy honesty, and respect. Carl Hultgren would love for each of us to start our New Year’s goals right inside his Pure Form Training gym. But even if we don’t, his encouragement is to remember the best movement you can do is the one you will actually do. What’s important is laying out a goal that is doable, measurable, and achievable.

January, February and March just happen to fall during the very heart of grapefruit season. Grapefruit are notoriously good for you. Full of Vitamins C and A, there is also a phytochemical called lycopene which has been shown to reduce the risk of certain cancers. Grapefruit is also an excellent source of dietary fiber and contain no fat, sodium or cholesterol. Texas red grapefruit, which is tree-ripened, are naturally sweet and a perfect addition to a winter recipe.

Fresh Grapefruit Moscow Mule I N G R E D IE N T S • • • • • •

Vodka Freshly squeezed grapefruit juice Fresh lime juice Ginger beer Fresh rosemary Grapefruit to garnish

DIRECTIONS 1. Using a cocktail shaker, combine vodka, grapefruit juice, and lime juice and shake until well mixed. Then you’ll fill a copper mug with ice and add the cocktail mixture to the mug. 2. ¼ cup mayonnaise ¼ cup ketchup ¼ cup raw honey 3 tablespoons apple cider vinegar 2 tablespoons diced red onion (Optional) ¼ teaspoon salt freshly ground black pepper to taste ½ cup olive oil 1 (8 ounce) package mixed salad greens 1 avocado - peeled, pitted, and sliced 1 grapefruit, peeled and sectioned 10 cooked and peeled shrimp, or more to taste • ¼ red onion, thinly sliced, or to taste (Optional)

DIRECTIONS 1. Whisk mayonnaise, ketchup, honey, and vinegar together in a bowl. Add diced red onion, salt, and pepper. Place a damp cloth under the bowl to keep from moving; add olive oil very slowly in a stream while whisking. Adjust seasoning if needed. 2. Prepare plates with a bed of mixed greens. Center avocado slices on plates, surround with grapefruit segments, and top with shrimp. Drizzle generously with honey cider salad dressing and garnish with red onion slices.

with hometown spirit “What is it about Celina that makes your city so different than all the other fast-growing suburbs?” I get asked this question no less than a few times per week in dealing with economic development folks from around Texas and the United States. Instantaneously, conversations around guarding our heritage even as we grow, building wisely instead of wildly, and working hard to maintain a small-town charm while welcoming new local businesses inevitably emerge. I highlight with people from every piece of the development puzzle the one key to Celina’s deliberate strategy as we experience the unprecedented growth in which we find ourselves: we buck conventional economic development strategy and have determined that Celina will prioritize community development as the most important component of economic development. Simply put, we will define and determine how and with whom we will grow rather than letting our growth redefine and drive who we become. Colleagues argue that this is impossible. We simply share our model and why, for Celina, it makes the most sense. First, when someone expresses interest in coming to Celina, we let them know that their first stop should be the Chamber of Commerce to fill out a membership packet. We then make sure they know that our EDC views the economic development and incentivizing process more like a courtship than a shotgun wedding—we are never willing to rush into a partnership with any business that refuses to embrace the values of our hometown. Secondly, we meet and dive deep into the vision and culture of their organization, no matter how small or large it may be. Our team evaluates the entire business, not just the bottom line. We want to know what they have added to the communities where they currently operate, and we want to hear how they plan to strengthen and deepen the community bond already shared here. Of course, we also want to know what they project to add to our sales tax base and how many locals they plan to employ. Most important, we resoundingly talk about all the people that have moved here because of the heart of Celina, and how no business, no matter its economic impact, will ever be allowed to change that. We are a place that has always esteemed faith, family, and community, and we plan to forever build upon those values. Finally, we inform those wishing to build here that Celina is a place where businesses help businesses and where people help people. From our first introduction, to discussions with commercial brokers, to dreaming with developers, to sitting down with architects, engineers, designers, and builders, this EDC curates the process. We work throughout that process to determine if a partnership should be incentivized. Again, it is not traditional economic development, but it is essential economic development if we are to guard what we have even as we grow. Our past, present, and future depend on it. Some may be surprised by the way we economically develop and incentivize in Celina, but most have grown to appreciate it. Celina has tripled in population growth over the past decade, and there is no sign of an end to that multiplying effect. Knowing that, our response and our responsibility are crystal clear: we are going to work hard to guard and maintain the DNA of our community—one that prioritizes people—and from that, we know that the economics of the growth will follow. Most people think a plant-based diet is strictly for those vegan and vegetarian types, but there is no debating the overwhelming evidence showing the benefits of improved health for those who make that diet choice. Plant-based eating is more of a lifestyle than a diet. You are simply eating more foods that are closer to their harvested state with minimal processing. Meatless diets have been shown to improve health outcomes by lowering the risk of developing heart disease, diabetes, high blood pressure, inflammation, and some cancers. It also improves gut health because of added fiber to your diet. A plant-based diet still allows you to consume the carbohydrates, protein, fats, minerals and vitamins that are necessary for good health, with the added benefits of being higher in fiber and phytonutrients.

You do not have to give up meat entirely, and there are labels to identify where you fall in your plant-eating journey. Do what is comfortable for you so you will stick with it. You can choose to be a flexitarian which means you occasionally eat meat but you choose plants as the primary foods you eat. You have some flexibility with your diet. If you choose to be a vegetarian, then you do not eat meat but you still eat eggs and dairy products as opposed to being a vegan who eats no animal products. There is also another reason to add more fruits and vegetables to your daily food intake; It is better for the environment. The industries that produce our dairy and meats are said to account for a third of the world’s water usage in addition to producing greenhouse gas emissions. Eat your greens and save the planet!

Make small changes to test your comfort level when reducing meat intake. There is a risk of being overwhelmed if you suddenly stop eating meat altogether, and it will be harder to stick to your choice long term. Increase consumption of plant foods you already like. Plant-based diet does not mean boring. You can create a variety of dishes including ethnic meals that are meat free and delicious. This is a great time to try new spices to add a punch to your vegetables and add green leafy vegetables to your smoothies. Use the whole plant because there are nutrients in every part of the plant including the stems, and leaves. Use the leaves from celery, radishes, beets and carrots, and use the stems from spinach. Don’t throw away vital nutrients like potassium, vitamin C and fiber. You are also reducing waste. Eat the rainbow! Choose different colored fruits and vegetables to get a variety of nutrients. The color of plant-based foods is often an indicator of the vitamins and minerals they contain. So, more colors mean more nutrients. Example: Orange foods contain beta carotene, the precursor for vitamin A. If you do not eat any animal products, you will need to take a B12 and possibly an iron supplement. Vitamin B12 is an essential vitamin available only in animal products. Low b12 can cause anemia and damage to the nervous system. Some vegan foods are fortified with vitamin b12. A meat free diet does not automatically mean healthy if you replace the meat with highly processed junk food and meat substitutes. You need to eat good, fresh quality fruits, vegetables and grains to get the health benefits that can add years to your life.
