VKN Realty & Remodel shares outdoor living trends to create the ultimate entertainment spaces.
During the past several years, it’s become more common for homeowners to look for ways to elevate their outdoor spaces: front yards, backyards, and any fresh air space. Not surprisingly, outdoor trends for the home now rival indoor design trends. People are looking for ways to host guests in beautifully designed outdoor gathering spaces that showcase style. As a result, having an exceptional outdoor space has shifted from merely desirable to an indispensable element of the home.
Jeremy Hall, Owner of VKN Realty and Remodel, shared insights on what Carmel area buyers, sellers, and homeowners seek when designing outdoor spaces. One of the first places we explored was first impressions. “When looking to remodel or update a home, owners should first start with easy wins. These are things like updating your porch/patio lighting, adding in colorful plants and planters with seasonal foliage, and possibly painting the front door- black continues to be our top request.”
He also emphasized the desire for seamless indoor-outdoor transitions, envisioning cozy outdoor spaces with comfortable seating, cushions, shelter from the elements, and conversational atmospheres. Gone are the days of simple outdoor patio sets. People request gathering spaces where everyone has a seat to relax. “Outdoor places that allow people to dine and relax are increasingly popular.”
Homeowners and hosts should aim to create equal comfort indoors and outdoors.
Bar tops and countertops for guests as well as spaces for entertaining children and playing games are now regularly incorporated into outdoor spaces. “It’s also common for people to include TV hookups so they can catch the game or a movie while they enjoy the outdoors,” Jeremy shares.
While outdoor kitchens are nothing new, the idea is becoming a staple as part of the ensemble of backyard cookers. Providing a space for food preparation AND cooking outdoors allows guests to conveniently converse with the host chef. Edible landscaping and gardening that brings the farm-to-table feel to your backyard is becoming popular as well.
While design trends differ based on where you live in the City, Jeremy always likes to remind homeowners they should consider how long they plan to stay in their home when remodeling/updating any space. If you're planning to sell in the next 5 years, focus on what will get the best resale value. If you're planning to stay 10+ years, focus on personal style and what builds equity. Either way, VKN is happy to guide people through what’s best for their situation. Ultimately, Jeremy likes to say, “Make the home where you want to be. The home you deserve.”

An “All-in-One” real estate solution focused on the client experience. VKN provides REALTORS®, a general contractor-led remodel team, and partners with the leading marketing team of Indianapolis, Maverick Marketing, to showcase your home.
There are several, easy DIY projects that can quickly elevate the first impression of your home. From door color, to planters, seasonal foliage, to hardscapes, your entrance is the quickest way to showcase your style.
Encouraging conversations and fostering a homey atmosphere helps guests feel more comfortable. Mixed textures (rugs, furniture, etc.) and softer seating (i.e. pillows & stools) provide the best outdoor conversation nooks.
When it comes to entertainment, people are now more likely to include features beyond pools. Outdoor living rooms provide the ultimate place to host a party.
Eliminating the seclusion of grabbing supplies from the indoor kitchen allows everyone to enjoy the party together. Plan for space to prep and cook, as well as dine, with your guests.

A quick summer adventure for the family isn’t far from home. Less than 40 minutes from Carmel, you can find a destination shopping experience just outside of Noblesville. A treasure trove of locally made goods and the opportunity to enchant yourself with the bygone era of roadside cafes is closer than you think.
Mercantile 37 is a family-owned business built on the premise of connection. Father and son duo, JR and Nick Roudebush wanted to create a place to showcase their own custom furniture and lighting talents, but quickly expanded their vision to include other local makers. The goal was to bring artisans all into one space and bring visitors back to a time when you could meet the people making the products locally. Currently, the shop has items from
over 100 makers beautifully staged throughout the former 1940’s truck stop. From furniture, to handmade candles, antiques to locally crafted soaps, you can find unique gifts for everyone in the family.
In about 2 hours, you can shop, dine, and purchase products you are sure to feel good about. Most customers like to take 2-3 laps to get acquainted with the showroom, and then, allow time to dine at Wheeler’s Cafe. This charming establishment pays homage to the past when the entire building was known as a roadside diner. Now, Wheeler’s Cafe is a small breakfast and lunch cafe adjacent to the shop, offering the perfect sustenance to begin or complete your destination shopping adventure. Take time this summer to "keep it local." www.mercantile37.com

An Indiana native, Carmel Fire Chief, Dave Haboush, has always believed in giving back to something larger than himself. With his parents serving as extraordinary role models, he vividly recalls moments of inspiration watching his mother selflessly devote her time to their community while his father provided a guiding example of relentless hard work and exemplary character.
Holding a position of public service for over three decades, pinpointing his desire to be a community leader is easy– his involvement in his high school’s Student Government led him to a life of servant leadership. Growing up the youngest of four children, after high school, he studied Political Science (a degree he feels prepared him for any career in life) and became the first college graduate in his family.
To fund his post-secondary education, Dave worked at a box manufacturing company, and aspired to join the sales team after college. Post graduation, he handed his resume to HR, and landed what he thought was his dream job. But as his career advanced, he soon discovered the job he once longed for was falling short of his expectations. He reflected,
Haboush leads the City of Carmel’s Fire Department with courage and compassion.
“It’s amazing to me when people know right out of high school exactly what they plan to do the rest of their lives. For me, that just wasn’t the case. Fortunately, we end up exactly where we are supposed to be more often than not.”
Reflecting on what next career move would truly matter most, Dave recalled that a large component of his happiness has always been connected to being on a team and giving back to the community.
In 1991, he met a Carmel Fire Department dispatcher who pushed him to apply for an opening at the station because she believed in his ability to serve and lead. Shortly after, Dave embarked on the second half of his career journey and worked his way up the station ranks. In 2006, he was promoted to Deputy Chief, and in 2015, Dave took on the mantle of Fire Chief- the highest level of responsibility.
Today, he admires how the Fire Department supports all members of the community in times of crisis and moments of joy. With a smile you can hear, he recalls, “My family looks different today than when I started, and while my family gives me great joy, everything good in my life that continues, I can point to Carmel Fire as the source.”
The way the department connects people from all ages and stages of life has provided some of the most fulfilling moments in his life. More than anything, Dave is grateful for the impact of the department on his own life. He calls it “the one constant,” and is grateful for the support he has received from the department and Carmel community through every phase of his life. For Dave, he truly believes in service to others and strongly affirms that caring for others provides the greatest gifts life can offer.
Within the Village of West Clay, residents and visitors have come to expect spa services geared toward soothing experiences and beautiful results from The Village Spa. This family-owned business is the realization of owner Cathy Voege’s, 2015 vision for pampering services to be available closer to home. Not long after opening, her daughter, Elizabeth Ambs, was inspired to join the family business. Since then, Elizabeth has been sharing the gift of relaxation with friends and neighbors as an esthetician.
Of her mom’s vision, Elizabeth recalls, “She simply saw the need for a luxury spa. Med spas are pretty prevalent, but true day spas with papering services and packages are harder to find. She always loved receiving those services on vacation, so she wanted to bring that to the Carmel area, and specifically the Village of West Clay.”
As summer continues, we consulted with Elizabeth to obtain guidance on year-round sun protection. Regardless of the weather forecast, applying SPF is crucial - SPF 30 is recommended. Shielding your skin from the sun's harmful rays serves as both the foremost defense against skin cancer and the primary step for anti-aging protection. The key lies in safeguarding against UVA and UVB rays. “UVB are the burning rays and most people tend to fixate on those; they are honed in on not getting a burn; however UVA rays cause silent sun damage. They destroy essential collagen, elastic fibers, and cause hyperpigmentation.”
During the summer months, the increased time outdoors means you don’t want to go more than 2 hours without reapplying a protective layer. Elizabeth shared a pro tip, “Bring a travel sized SPF in your purse [or pocket] for times you need to reapply.”
If you’re planning to spend the day outdoors, you shouldn’t leave home without a wide-brimmed hat for summer festivities like pool time, sporting events
and outdoor concerts. Within the spa, Elizabeth shared, “I mainly see sun damage on clients' foreheads as it's the highest point of the face that gets the most sun.”
She also reminded us it’s important to think of eye protection to reduce squinting. “[Sunglasses] serve as a proactive step at preventing pesky crows feet!” Not only do they add some style to your wardrobe, they are also an excellent defense against harmful UV rays and can prevent cataracts.
Along with protecting your skin during the day, there are steps you can take before and after sun exposure to minimize the risks of skin damage. Her advice is, “Use a Vitamin C Serum in the morning. If your skin is more redness prone, you can even benefit from morning and evening use. I suggest the Pomegranate Acai Antioxidant Serum from Sorella Apothecary to soothe redness and provide antioxidant protection during a busy season of travel.”
When the summer months come to an end, Elizabeth invites you to try skincare treatments that address sun damage in the treatment room. “Collagen inducing services like microchanneling can be performed year-round, but some treatments are not ideal to receive in the summer due to the downtime with sun exposure. As you head indoors for the cooler months, fall and winter are when we can maximize your results with chemical peels."
In addition to offering excellent skincare advice, clients come from all around the city for a boutique spa experience. “It's a place for people to unwind and we pride ourselves on making sure the client's needs are met. It sounds so simple but it's a crucial part of what brings people back,” Elizabeth shared. The team has crafted packages and services that revolve around their clients’ preferences, combining their professional expertise with personalized touches.
“UVB are the burning rays and most people tend to fixate on those; they are honed in on not getting a burn; however UVA rays cause silent sun damage. They destroy essential collagen, elastic fibers, and cause hyperpigmentation.”
Beyond the services of the spa, Elizabeth really enjoys being a trusted source of information within the Carmel community. As more people move to Carmel and visit the spa, she notes, “I really try to curate things they should do in [the City]. It's not only about performing a great service, but being of value to them in that way too.” She
sees herself as a type of ambassador for residents and visitors of The Village of West Clay as she hears thousands of stories about the best of what’s happening in Carmel. For Elizabeth, it’s important for her to share her professional knowledge, but also promote other small businesses to foster a sense of community.
ELIZABETH AMBS: I started my career at my mother’s day spa in The Village of Westclay as a licensed esthetician in 2017. I’m passionate about helping our local business grow to reach more massage and facial clients in the bustling Carmel community. I receive wonderful feedback from our clients that they enjoy our rotation of seasonal facials. Outside of business, I enjoy Orange Theory classes, a glass (or two) of Chardonnay, and traveling to new places.
