UNDERSTANDING 5 MORTGAGE TERMS Do you understand mortgage lingo?
Not everyone is as mortgage savvy as a professional seasoned loan officer.
Here are 5 important mortgage terms to help borrowers understand during the process of purchasing a new home. 1. Escrow
After an offer on a home has been made, the home buyer submits earnest money, or deposit, as a form of good faith to purchasing the home. Escrow is simply, monies given to a 3rd party to hold until the funds have been distributed once the mortgage has been finalized at closing. Borrowers will have to pay into escrow if you are doing any government loan. This account is set up to pay a portion of your real estate taxes each month. That money is saved for the borrower to use when the tax bill is due.
2. Closing Cost
At closing, borrowers will be required to pay for various services that have taken place during the mortgage process, such as inspections, credit reports, surveys, and processing. Borrowers should ask questions during the mortgage process to avoid any surprises. Carefully review with the loan officer any, and all fees, associated with the mortgage process. Most borrowers are sent a loan estimate sheet, carefully review this. All fees associated with the mortgage process should be disclosed before borrowers get to the closing table.
3. Private Mortgage Insurance (PMI)
If borrowers are putting down less than 20% of the full cost of the new home, the lender will require private mortgage insurance. PMI will be added to the monthly mortgage payment. The private mortgage insurance can be dropped off when the loan balance reaches 80% of the original loan amount.
4. Fixed-Rate Mortgage
With a fixed-rate mortgage, the interest rate the borrower is quoted stays the same for the entire life of the loan, which means the borrowers monthly mortgage payment will remain the same too. This will assist borrowers with budget planning, but a fixed-rate loan can possibly come with a bit higher interest rate than other loans.
5. Adjustable-Rate Mortgage (ARM)
With an adjustable-rate borrower’s payments stay the same for a certain period of time, but then change annually according to federal interest rates. Going with an ARM can be unpredictable, however the rate is often lower than a fixed-rate loan. Buying a home is the largest and most important investment most people will ever make. Educate yourself on the home buying process and ask our professional loan officers the questions you need answers too. Purchasing a home is more than shopping for your dream home. Let us help you get started.

This one's for the gents! JUNE 2017
I
may start trouble, but I’ll say it, anyway. It’s not easy being a man in the 21st century! Just as women’s roles have changed, so have our ideas about masculinity. Bread-winning, succeeding, giving and leading are difficult roles for anyone to fulfill. Balancing family and a career can be difficult not just for women, but men too. For most of us, it’s not the hard work that’s difficult, but finding inspiration. In this issue we hope to inspire readers by focusing on successful men who impact our community in positive ways.
Amazing things are happening in Cape Coral. Our economy is on the rise, our housing marking is making a comeback and we even landed ourselves in Forbes Magazine as the fastest growing city. Cape Coral is a relatively new city and many of the men in this month’s feature have grown up alongside it. They take pride in Cape Coral’s development and work hard protecting its future. Many are enjoying the freedom of entrepreneurship, accepting great responsibilities and giving back through philanthropy. Some are shaping our young people through education, discipline and athletics. Winston Churchill said, “We make a living by what we get, we make a life by what we give.” The men featured in this issue epitomize this idea. This group of gentlemen is truly inspirational. They share a love for this community and root for its citizens! Speaking of rooting for others… A Swing and a Hit!, an article exploring baseball history in Southwest Florida will leave you yearning for a night at the stadium. Check out the vintage photo of Ty Cobb, Thomas Edison and Connie Mack at Fort Myers’ Historic Terry Park. Many great players crossed home on Southwest Florida’s diamonds. Learn about the Art of cigar making and the state-of-the-art humidor at Cape Coral’s “World Famous” cigar bar. They have also perfected the art of “unwind.” In our Local’s choice article, Ralph’s place is a casual hangout, but the food is topnotch. Owner and head chef, Bob Burns attended culinary school at Johnson and Wales in Rhode Island and creates quality menu items.

whom she married when she was in her mid-thirties, retired to Southwest Florida. Albert passed away in 1996. Whitmore used to enjoy dancing, picnics in the park and sewing. "I didn't make ALL my clothes, only something I needed for a special occasion." Friend, Don Reisinger, couldn't attend the party. Using Facetime, he called the cell phone of Whitmore's friend, Flo Laflam. Flo handed the phone to an amazed Whitmore, who giggled at Don's image, "I can see you!" Don laughed, "I see you, too! While digging into a huge piece of birthday cake, Whitmore smiled, "I've had a good life and here I am!"
Pastor Tom Hafer, director of spiritual services for Gulf Coast Village in Cape Coral and ordained minister with Volunteers of America (VOA), will begin a 2,190-mile journey along the Appalachian Trail, beginning April 24 at Springer Mountain in Georgia and concluding October 15 at Mount Katahdin in Maine. Following his motto, “care for yourself to better care for others,” Hafer will take on a sixmonth journey dedicated to mental, physical and spiritual well-being. Pastor Tom Hafer
Taking on the Appalachian Trail is no easy feat for a man in his 50s. To complete the thru-hike
journey within six months, Hafer will hike approximately 15-20 miles each day, and will follow a special diet that will replenish the additional calories he will burn on a daily basis. People can follow along Hafer’s journey via Facebook at Facebook.com/TomHaferSpeaker.

E
arly in his career, it's reported, Thomas Edison lived on apple turnovers, coffee and cigars. Years later, when promoting his inventions, he organized grand events, including lavish dinners, in smoke filled halls. Cape Coral's "World Famous" Cigar Bar represents today's go to place for relaxing, savoring the finest hand rolled cigars, enjoying an extensive collection of rare liquors and having a plated dinner served from the restaurant next door. "Our place is like a social club" said owner, Rich Castiano, "where everybody is invited." No smoke-filled rooms here‌ Equipped with a state-of-the-art ventilation system, the only scent one encounters when entering this immaculate, casual but elegant establishment, is a blend of aromas; leather, cedar, molasses and vanilla, among others. The cigars are stored in a separate room, the humidor, where an ideal temperature is maintained. Humidity is controlled by an antimicrobial humidifier. Wednesday night is Ladies Night at "World Famous" Cigar Bar. Manager and co-owner, Paul Staab said of Ladies Night, "Most of the ladies are smoking cigars." Tomima Edmark, author and avid cigar smoker, wrote of an event she attended where she noticed a man who

kept staring at her. The man eventually approached her and said, "I've waited all my life for a woman who smokes a cigar!" Starting with one tiny cigar store twenty years ago, Castiano, who owns two other "World Famous" Cigar Bars in the area, is passionate about his trade. He staffs his establishments with Certified Tobacconists and arranges trips for them to visit top cigar tobacco producing countries such as Honduras and Nicaragua. "I want them to experience the place and the process," he explained. Other leading producers are The Dominican Republic and Cuba. Hundreds of hands have touched a hand rolled cigar before it's ready for the consumer. Cigars consist of three parts. The filler, a blend of long leaf tobacco, is squeezed into a roll to form the core of the cigar. The core is then secured by a binder, another single broad leaf. The final step is the wrapper, using another leaf variety. The wrapper is the most flavorful and expensive part of a cigar. Finally, the cigar is placed in a wooden mold to insure uniformity. During the 15th century, native inhabitants of the Americas initiated European explorers in the pleasures of smoking tobacco. The first tobacco crop established in the United States was in Jamestown, VA in 1612. Cigar manufacturing began in Florida in 1869 when Vicente Ybor, formerly an owner of a cigar factory in Cuba, moved his operation to Key West. In 1885, he relocated to an area northeast of Tampa which became known as Ybor City. Thomas Edison always had a cigar in his mouth during long hours of experimentation. He'd let it go out and then light it again. This led to his unsuccessful attempt to invent a "perpetual cigar." WorldFamousCigarBar.com

or some, it runs through our blood. The green of the grass, the crack of a bat, the smell of a leather glove, all experiences familiar to the senses of a baseball fan. Despite the changing times, the breakneck speed of life, and awesome technological advances, it’s something that remains largely unchanged. Baseball is part of the fabric of America, still, and whether you are a die-hard fan, or the casual observer who enjoys a beer and brat, it remains. As a child, my father and grandfather took me on my first trip to New York City. The short visit included sightseeing, a stroll through China Town and dinner in Little Italy, but there's one breathtaking moment I can still see in my mind’s eye. The moment I exited the concourse at Yankee Stadium I had my first view of the brilliant green grass against the majestic backdrop of the historic ballpark, a moment I’ll never forget. I was fortunate to play through my college years. And it was college baseball that first brought me to Southwest Florida, when I played in the Gene Cusic Classic at Fort Myers’ historic Terry Park. While there for one week I enjoyed the weather, the competition, and even heard the whispers of the ghosts of baseball’s past.
Terry Park

Cape Coral Lifestyle | June 2017
SOUTHWEST FLORIDA AND BASEBALL GO WAY BACK
Pasture land donated to Lee County by the Terry Family in the 1920s would be home to Terry Park. Not long after, professional Major League baseball teams starting with Connie Mack’s Philadelphia Athletics in 1925, used Terry Park as their spring training venue. Following the Athletics’ stay, which lasted until 1936, the Cleveland Indians utilized the facility in 1941-1942. After fire destroyed the park in 1943 it was rebuilt in 1955, and the Pittsburgh Pirates (1955-1968) and Kansas City Royals (1969-1987) called Terry Park their spring training home. Terry Park has also been home to Minor League baseball teams including the original Fort Myers Miracle-franchise, the Fort Myers Palms for one year in 1926, the Fort Myers Royals from 1978 to 1987, and the Fort Myers Sun Sox in 1989-1990. Even the Florida Gulf Coast University baseball team called Terry Park home in 2003 while their new on-campus park was under construction. Some of baseball’s greatest players and Hall of Famers started their careers and honed their skills at Terry Park. A short list of the legends that trained at Terry Park includes Roberto Clemente, Bill Mazeroski, Lefty Grove, Mickey Cochrane, Jimmie Fox, Tris Speaker, Bob Feller, and George Brett. Many other greats played spring training games at Terry Park, including Babe Ruth and Ty Cobb.
Hammond Stadium at the CenturyLink Sports Complex Opening Night of the 2017 Fort Myers Miracle Season
However, perhaps the most famous individual ever to take a few cuts at Terry Park wasn’t a ball player at all, but rather Fort Myers’ adopted son and legendary inventor, Thomas Edison. Edison, known to be an avid baseball fan, built a friendship with A’s manager Connie Mack. Edison would often host Mack and A’s players at his winter estate, while Mack would invite Edison to take some batting practice at Terry Park, which he did, on a more than one occasion in the mid-1920s. Although Terry Park no longer hosts professional baseball, hundreds of college baseball teams come to Terry Park for early season games and tournaments, like the Gene Cusic Classic. Amateur baseball is played at the facility’s various fields on a year-round basis. After its latest renovation in 2010, this historic park continues the tradition of baseball started nearly 100 years ago. Terry Park is on the United States Department of the Interior’s National as Edison, Historic Register of Historic Places.
Ty Cobb, Thom Connie Mack
TWINS AND RED SOX STEP UP TO THE PLATE
Following the 1990 season at Terry Park, Southwest Floridians didn’t wait long for more professional baseball. The Minnesota Twins moved to Hammond Stadium (now known as Hammond Stadium in the CenturyLink Sports Complex) in Lee County 1991. Similarly, in 1992, The Boston Red Sox moved their spring training operations to City of Palms Park in downtown Fort Myers. Just like that, big-time baseball had returned in a big way to Southwest Florida. Today, the Twins continue spring training at Hammond Stadium, recently renovated in 2014 and 2015. While City of Palms Park remains, the Red Sox moved from the park to newly constructed JetBlue Park in Lee County in 2012.
While there are many reasons for visitors to come to Southwest Florida, not the least of which is the agreeable winter-time climate, it’s difficult to argue that Twins and Red Sox fans don’t have a significant impact on the local economy. You simply need to visit the beaches or local restaurants in February or March to see evidence of their fans frequenting the hot spots that we locals know and love. It is estimated that these Spring Training attractions contribute an estimated $50 million annually to Lee County’s economy. ROOT, ROOT, ROOT FOR THE MIRACLE!
When the calendar turns from March to April, Cape Coral and Fort Myers becomes a little roomier. As the Red Sox, Twins, tourists, and snow birds head north, the Fort Myers Miracle, the Class A affiliate of the Minnesota Twins, begin the season at Hammond Stadium. The Miracle franchise, born in 1926 at Terry Park, has been affiliated with several teams and locations over the past 90-plus years, but they returned to Southwest Florida in 1992. For those who love baseball, those with kids, or those who are looking for time to let go of stress while taking in a game, it’s difficult to beat the value of a Minor League Baseball. And, the Miracle have it figured out. Hammond Stadium’s recent renovations, coupled with the value offered by attending the games, make Miracle games the place to be for summer fun. All Miracle home games are coupled with various promotions, including multiple postgame fireworks displays throughout the season. CAPE CORAL ON DECK?
While Cape Coral has dozens of venues for amateur baseball and softball, Southwest Florida’s largest and fasting growing City does not yet host a professional baseball franchise. But, as Cape Coral’s popularity and population continue to rise, peanuts and Cracker Jacks may not be too far off.

MEN Meet Some of the Men Contributing to Cape Coral With Their Unique Talents and Love for the Community
ARTICLE STACIE B. DELACUESTA AND DANA L. SCIPPO | PHOTOGRAPHY PROVIDED
L
ooking for a Few Good Men? Look no further. Cape Coral is home to many. Although their backgrounds are diverse, the common thread of the men in the following pages is clear. They love our community. We took a cross-section of several area men and featured them here, so our readers have the chance to be inspired and get to know who is helping to lead our community. This is just a brief insight into what they provide, and in a few words, we’ve given them the chance to say what Cape Coral means to them. Their contributions go beyond themselves, and they give Cape Coral not only what it needs for today, but for the future. Whether they are teaching our children to become better citizens, promoting business and growth, providing opportunities for charities, serving in government, or defending our rights these individuals give back to our community in ways that cannot be measured. Just like the old saying, “Someone’s sitting in the shade today because someone planted a tree a long time ago,” (Warren Buffett), these men have planted the trees of growth for future Cape Coral. Their contributions today pave the way toward a better community for us all. We’d like to recognize them and tell them how much they are appreciated. They are husbands, fathers, brothers, sons, uncles, coaches, bosses, businessmen, teachers, and leaders. And the really special part -- they call Cape Coral home.

ith community involvement high on his list of priorities, Gary Aubuchon has experience at various levels, including state and local. A resident of Lee County since 1984, Aubuchon served as State Representative from 2006-2012. Locally, he has been either president/chairman of organizations such as the Cape Coral Chamber of Commerce, Cape Coral Construction Industry Associations, and the Cape Coral Community Redevelopment Agency. He is currently President of the Aubuchon Team of Companies. Aubuchon believes staying connected at the state and local level has helped him better understand the needs of this community.
“Cape Coral has all the amenities of a larger city, yet feels like a small town,” says Aubuchon. “Giving back to this great community is one of the cornerstone values of our organization.” His latest venture? Aubuchon is working with Habitat for Humanity on the City’s first “Blitz Build,” where Aubuchon Homes will work with volunteers and contractors to build a house in one week. Originally from Michigan, Aubuchon and his wife are the parents of three daughters. He continues to support dozens of charities and leads a multi-enterprise organization.
CAPE CORAL SOCCER ASSOCIATION
EDDIE CARMEAN On a typical Saturday, 1,200 kids are off the couch and on his fields. He is never sure what each day will bring, but before long, it’s time for bed and he has completed a million tasks. Eddie Carmean is the multi-tasking, problem-solving director of the Cape Coral Soccer Association (CCSA). In 1976 at six years old, Carmean began with the organization as a player only two years after CCSA’s inception. Carmean graduated from Cape Coral High School, played for the University of South Florida, but after nine professional seasons in Kansas City it was time to come home. Sixteen years ago, he returned to the fields where it all started and has been the association’s director for the past ten years. “Soccer is everything to me. I’m happy to see kids interacting and socializing with each other. They are learning how to lose, how to win, how to work together.” While managing the recreational players, their families and volunteer coaches, Carmean facilitates the Cyclones, a competitive league. “So much happens on these fields. There are so many life lessons that happen. Soccer has turned lives around here. I know that for a fact.” CapeCoralSoccerAssociation.com

CITY OF CAPE CORAL CHARTER AUTHORITY
MATHEW LAUBHAN After fifteen years in retail management in Saginaw, Michigan he needed a change. With the economy struggling and his inspiration dwindling he thought about the career he always wanted. Mathew Laubhan is a teacher. After going back to school and moving to Southwest Florida in 2006, Laubhan began his career as an educator at Six Mile Charter where he earned the honor of New Teacher of the Year and Teacher of the Year in 2008. Family and community involvement and challenging academics define the Cape Coral Charter School System, where he is employed, helping Laubhan find his niche. Creativity, innovation and a positive rapport with students and families are his top priorities. He has recently planned trips to Kennedy Space Center and started a garden program.
He shares, “The intrinsic value of this job can’t be challenged with a larger paycheck. Working with the students and encouraging them to seek knowledge and explore topics is so rewarding.” Matt enjoys playing recreational hockey with the Stormcrows and volunteering as a light and special effects technician with his school’s drama club. His future goals include, “ I really want to take the garden project to a new level. I want it to be a botanical science center…an interactive science lab for the students. I hope to connect with the community and find ways to make this happen.” MLaubhan@yahoo.com.
MILOFF AUBUCHON REALTY GROUP
JEFF MILOFF When people truly love a community, it shows in their actions. One Cape Coral resident and businessman who makes his support and love for our City clear is Jeff Miloff. A former member of the US Coast Guard, Miloff moved to the area with his wife, Jacque, 30 years ago. He met business partner Gary Aubuchon in 1999, and they formed Miloff Aubuchon Realty Group, which has evolved to the number one independent real estate firm in Cape Coral. “My philosophy is, ‘Work hard, Play hard, and Give back,’” Miloff says. “There are so many needs here locally, it is important to give back.” As past President of Ronald McDonald House SWFL, he developed a signature fund-raising event, the Offshore Rodeo Fishing Tournament. His company supports Make-A-Wish Foundation, Builders Care, Habitat for Humanity, and others. As past president of the Royal Palm Coast Realtor Association, he led the merge of the Cape Coral and Ft Myers Associations, now with over 6000 members. With 28 years of experience in real estate, Miloff ’s passions are his family, work, and community. JeffMiloffTeam.com

JUNIOR RESERVE OFFICER TRAINING CORPS
GREG SMITH At 211 degrees, water is hot. At 212 degrees, it boils. And with boiling water comes steam. And steam can power a train. (212, The Extra Degree, Parker and Anderson) That powerful message is one that Sergeant First Class (Retired) Greg Smith not only believes for himself, but also teaches to young adults. As the Junior Reserve Officer Training Corps (JROTC) Senior Army Instructor at Oasis High School, Smith leads about 240 high school students to live by these same principals, that one extra degree makes all the difference.
“If you give that one extra degree in everything you do, you’re going to be successful,” Smith says. Smith says when he hears from former students, the 212 attitude is the common thread they all carry with them from JROTC classes. Smith says every year, at least two or three students obtain four-year ROTC college scholarships. A native Chicagoan, Smith and his wife, Valeria, are parents of seven children.. Smith retired after 23 years in the Army where he was an MP. He joined Oasis High School as a JROTC instructor in 2010.

OFFSHORE RODEO FISHING TOURNAMENT SUPPORTS RONALD MCDONALD HOUSE CHARITIES OF SWFL

ant to reel in some fish and prizes, but also give back to the community? Join your fellow boaters at the 5th Annual Offshore Rodeo Fishing Tournament! If you’re looking for a way to support a local charity and get your fish on, then The 5th Annual Offshore Rodeo Fishing Tournament might be for you. The tournament will be June 9-10 at Salty Sam’s Marina/Bootlegger’s Waterfront Grill, benefitting Ronald McDonald House Charities of SWFL (RMHC).
The idea for the event started in 2012 when Jeff Miloff, chairman of the event, was president of RMHC. The charity was planning to include a Ronald McDonald Family Room as part of the new ARTICLE STACIE B. DELACUESTA | PHOTOGRAPHY PROVIDED Golisano Children’s Hospital. “As an organization, we were pledging to donate towards this project, so I thought it would make sense to come up with an event where we could raise money,” says Miloff. The event has taken off and almost doubled in participating anglers. Miloff says 15 boats were included in the tournament’s first year, but in recent years that number has been closer to 40 boats. They have raised nearly $300,000 over the course of the tournament, and Miloff expects the fundraising to continue. The event kicks off with a Captain's’ dinner Friday, June 9 at Bootleggers Waterfront Grill, where they will discuss rules and regulations of the tournament. Boats head out at 6 am with breakfast donated by McDonalds in tow. There is also a fishing tournament for the kids. The event kicks off at 10 a.m. with various stations where young anglers will spend time learning, hooking, and catching fish. Lunch and a magic show with Ronald McDonald begins at 11:30 a.m. There will also be educational, interactive displays provided by Lee County Sheriff’s Dept., the Coast Guard, Iona McGregor Fire Dept., and more. It is open to the first 100 kids, 12 and under. Registration is $25 per child and includes tournament entry, t-shirt, a complimentary fishing rod, trophy, lunch with Ronald McDonald and a Stow Away pass on the Pieces of Eight Pirate Cruise. Anglers will return and begin weighing-in their catch from 4-6 pm. The fresh caught fish will be filleted and served for dinner, while enjoying live music and a silent auction. “We love our community, and this is a great event to be a part of,” says Miloff. “People who understand what our area is about will understand why we want to support it. This is a way for us to give back.” For more information or to register, go to rmhcswfl. org. (Offshore Rodeo.) 30

alking into Ralph’s Place is like catching a fly ball. It feels really good and you see your friends in the crowd cheering you on. New York and Boston memorabilia fill the walls like photos of family. Bob and Nicole Burns have been the proud owners of this bar and restaurant for nearly four years. Bob attended culinary school at Johnson and Wales in Rhode Island and hasn’t looked back. “Bob's passion is the food and overseeing the kitchen, while I take care of a lot of things on the business side," says Nicole. Together they make a strong team and have made many positive changes. Ralph’s Place opened twenty-eight years ago.
“We have a very dedicated customer base which continues to expand. Ralph’s Place has become one of the top choices for food in Cape Coral. This season has been a fantastic one,” says Bob.
RALPH’S PLACE
A COMMUNITY HANGOUT THAT FEELS LIKE HOME ARTICLE PATRICIA WESTBOOK PHOTOGRAPHY GREG WAGNER
At bat on the menu is a wide variety of specials. Saturday’s wheelhouse is delicious prime rib, said to be the best in the Cape. Sunday’s offering includes raffles for charity and football. Monday night football is always a big hit. Guests have a choice between sixteen televisions, inside or outside on the patio, to enjoy watching the game with friends. Tuesday’s southern comfort food is welcome while customers play bingo for charity. Wednesday’s double-header consists of wings and Italian fare. Thursday’s ace is steak and Friday’s fish and chips round out the week’s lineup. Live music slides into home on Friday and Saturday nights. It always livens up the evenings’ festivities for their patrons. “We also have a thriving catering business under the same name,” says Nicole, “and we offer a package store where we sell liquor and beer to go, along with lottery tickets.” Bob and Nicole are also passionate about giving back to the community, which lead to starting Ralph’s Place Charities. One of their favorites raises money to give more than 100 children in the community an annual showering of gifts at Christmastime. Each child receives several presents. The gifts are wrapped party-style right at the restaurant by the donors. The following week Bob and Nicole show their gratitude for the donations by throwing an appreciation party for their generous patrons. Ralph’s Place participates in trolley events, golf outings, and local cancer benefits. “Patrons of Ralph’s Place are always willing to help the cause,” says Nicole. Ralph’s Place, so much more than a bar and restaurant, is a great place to make and meet friends, eat delicious food and watch sporting events. Where else can you find such an enjoyable way to do something positive for the community? Ralph’s Place is a grand slam in anyone’s playbook. RalphsPlace.cc
