here's no place like home. I would agree. It's where we spend time with family, entertain friends and truly feel relaxed. There is nothing better than walking through the door, throwing down your keys and kicking off your shoes. In this issue we’re delving into all things home! Maybe I missed my calling as a realtor or an interior designer, because I love looking at houses. I could spend every day, all day, viewing homes. Especially the waterfront homes in Southwest Florida! The lush landscaping, bright stucco and beautiful tile roofs are just gorgeous. I don't know about you, but I feel a little warm and fuzzy when I see a great kitchen full of shiny granite and custom cabinets. Is it weird that I like to walk around Home Depot and Lowes just for fun? Is it wrong that when I imagine what Heaven may be like, I think of HomeGoods? Outdoor living is as important as the house itself. Crystal blue pools, outdoor kitchens and a spacious lanai are crucial to fully enjoying the Florida lifestyle. Sliding pocketdoors allow the indoors and outdoors to seamlessly flow together. If you enjoy house hunting as much as I do, you'll want to read our feature on the CCCIA Showcase of Homes. This is an event open to the public that showcases some of the Cape's most stunning designs. We'll also explore decor with some fun window treatment options from our friends at Metro Blinds. How long the Mortgage process takes depends on the responsiveness of the borrowers. The better organized they are the quicker they will close.

Get the requested information over to the lender fast. If updated documents arrive during the process, provide them to the lender quickly. Plan to explain all large non payroll deposits.

Once an offer is accepted, buyer should order a property inspection (if desired). Choose a homeowners insurance policy for the new home.

An Appraiser will inspect the home and establish the value. A copy of the borrowerâ€™s taxes will be ordered from the IRS. We will verify employment and a Title company will verify clear property ownership.

We prepare the loan file then send it through underwriting, if there are any conditions to the approval, we will reach out for additional information. Please respond quickly, this is a critical time during the mortgage process.

After we receive a clear to close, the closing documents will be sent the title company and the borrower at least 3 days before closing. It is imperative to acknowledge the receipt of the closing documents promptly. Closings normally take less than an hour. Bring picture ID to verify you are the borrower.

CCCIA Builders’ Showcase of ARTICLE DIANA KAY SMITH PHOTOGRAPHY PROVIDED

n 1996, Executive Director, Bill Johnson, Jr’s predecessors in the Cape Coral Construction Industry Association sponsored the first Showcase of Homes event. Having realized that Cape Coral was uniquely qualified in residential construction, the CCCIA decided that local builders needed a way to showcase their products. They established the event so that the public could tour the homes and appreciate each individual builder's craftsmanship and design. 2017's Showcase of Homes was held over three weekends: January 20-22, January 27-29 and February 3-5. The Showcase included 31 builders and 35 models. The tour was open to the public at no charge. Said Johnson, "In 2016 the number of applications for single-family home building permits grew to over 1000. The last time we reached that total was in 2007, before the downturn in the market! The total for 2016 rose to 1,280…a testament to our industry bouncing back!" Over 200 members and prospective members of the CCCIA attended the 2017 Showcase of Homes Awards Banquet held on January 12th at Cabaret Café in Cape 20

Coral. "It was a great night honoring our builders for their hard work," said Johnson. "The judges' decision was really tough. Our builders had pulled out all the stops. Over the years they have been consistently putting forth a better and better product," Johnson added. Three judges considered the level and quality of materials, craftsmanship, detail, landscaping and design. "The most important consideration is value…the best bang for the money," stressed Johnson. Top Honors went to Koogler Homes' Bluefin Bay, (Category 13 - $1,500,000 and up). Koogler also won a Specialty Award with R&R Sprinkler and Design for Best Landscaping. Johnson enthusiastically described how easy it was for residents and visitors interested in touring the homes to locate the properties. Understanding the importance of mobile access and social media, the CCCIA's website has been updated so that, with a "push of a button," visitors could see a map containing the locations of all the models, or go to the list of builders and be directed to an individual home from wherever the visitor happened to be a the time. Another push of a button provided a list of award winners. At each showcased property a realtor or staff member representing the builder greeted visitors, gave them a tour of the home and answered questions. Said Johnson, "Some of the homes on the tour are 'model centers' where a potential buyer may consider having a house built like the model and at the same time request some customization. Other homes are 'spec' homes which can be purchased on the spot. One of these homes may be exactly what a family has been looking for." Whether it's a $240,000 home or a $3,000,000 home," said Johnson, "the purpose of the Showcase of Homes is to show what our builders have to offer." CCCIA.org

When David Schwein moved to Cape Coral in August, his grandchildren didn’t visit as much as they do now. What changed? Schwein put in a pool. The five-month resident jokes about the frequency of these visits, but is clearly pleased. He is also beyond pleased with his beautiful private oasis, complete with a tanning ledge, bubblers, and a waterfall. “I really shopped around, but in the end decided on San Juan Pools,” said Schwein. “They did an absolutely excellent job and took care of everything.” What impressed Schwein the most was the commitment and knowledge of the staff and quality of the pool equipment. He pointed out how well the team worked together in helping him achieve his backyard dream.

From spas, waterfalls, tanning ledges, bubble features, salt chlorination, auto-fill, and many other features, San Juan has something for everyone. “We don’t take shortcuts. When you design a pool with us, I call it, ‘You’ve been San Juaned,’” said Kris. “Once you have our pool, it’s always going to be our pool. We just let you use it. Stout Chocola te Brownies

INGREDIENTS

• ½ cup stout beer • 1/4 cup espesso or strong cold brew • 10 ounces 60% bittersweet chocolate chips • 1 cup butter • 1 cup sugar • 1 teaspoon vanilla • ½ teaspoon kosher salt • 3 eggs • 1 cup flour INSTRUCTIONS

• Preheat oven at 250 degrees F. Prepare a 9" X 9" baking pan with parchment paper allowing the paper to hang over the edges and spray with cooking spray. • Bring stout to a boil and reduce to simmer and cook for about 10 minutes or until reduced to ¼ cup. Set aside to cool. • In a double boiler or a small bowl atop a small saucepan filled with 1 inch of water, melt chocolate chips and butter over high heat, stirring occasionally, until melted. • Pour melted chocolate into a medium bowl and cool slightly. Add sugar, vanilla, salt and stout and mix well with a whisk or wooden spoon. Add eggs one at a time, mixing just until combined before adding the next egg. • Fold flour into mixture and pour into baking pan. Bake for one hour or until a toothpick comes out clean. Allow to cool in pan for 2 hours or overnight to firm up for best cutting. Dust with powdered sugar if desired. PHOTOGRAPHY COLLEEN KELLY 38
