Brentwood, it’s time to invest.

Welcome to our investment issue. Investment by definition is the act of devoting time, effort, energy, or finances to a particular undertaking with the expectation of a worthwhile result.  Investment looks like a multitude of different things. Financial investments, investing in our friendships, our community, hobbies, clothes or even just investing in yourself.

When I was younger, I spent most of my time writing. I quickly learned that one of my favorite things to write about was other people’s lives. I fell in love with interviewing people and writing their stories to then share with the world. It wasn’t an overnight thing by any means, but as I grew up I continued investing into this passion. Due to that investment, I find myself so honored to be doing that exact thing for this magazine.

The payoff may not always be immediate, but the rewards you reap are always worth it. While investing in ourselves, relationships, community and finances can look very different from person to person, the effort we put into these areas of our lives are done with the common goal of having a positive impact that yields results. In this issue, we wanted to share about some of the ways that we can invest in our community, our finances and with those that we love.

was still in college. A year later, the pair had already collected enough furniture, art, and home goods to fill an entire pop-up shop - just in time for the 2021 Christmas season. Thus, Belle Maison - translating to “beautiful home” - was born. Located in Cool Springs, they now have a 4,000-square-foot store filled with incredible French-inspired products, furniture, and décor.

Over two decades ago when Katie was born, Carolyn had been a single mother – something that Katie believes helped contribute to their already dynamic relationship. While raising her young daughter, Carolyn would play French cartoons and tapes with the hopes that one day,

she would embrace the same love for the culture that she had. When Katie was two years old, Carolyn decided to take her to France for the first time - a decision that would change both of their lives forever. After spending a full month in Provence, a tradition was born, and they have been back together every year since.

Referring to France as their “home away from home,” the duo expresses their absolute adoration and passion for the art and design they have encountered while abroad. This past year, they had the opportunity to attend one of Europe’s most anticipated home and fashion shows in Paris – which they plan to attend again later this year – and are ecstatic

to bring back containers of antiques, home goods, art, furniture, and more. Carolyn also mentions that when it came time to open their store in Franklin, she and Katie realized French-inspired décor is very similar to the farmhouse style we often see here in Tennessee. When choosing items for their store, the ladies enjoy finding unique antiques that catch their eye, while also keeping their customers in mind and curating items that they know they will love as well.

While speaking on the community Belle Maison has established, Carolyn shares, “We want to do everything we can to make them happy, to give the best service we can, and to offer the very best prices. We like to say they come in to look but leave as friends.” Katie adds that their goal has always been about “creating a space where you feel inspired, welcomed, safe, and accepted, and can get away from the world for a second.”

What truly draws them to French design is the care that is put into the creation of each item as well as the keen attention to detail. Extremely evident in their items, they believe each piece tells a story.

“There’s always new things to discover,” Katie shares. “We want to offer pieces that speak to people,” her mother adds. “Antiques are not just old pieces of furniture, they don’t just have a history, you get to become part of their history.”

SOURDOUGHS OF SOMERSET HAS INVESTED IN ITS COMMUNITY, ONE LOAF OF BREAD AT A TIME

The best way to anyone’s heart is through their stomach, and Sourdoughs of Somerset has officially won all of Brentwood’s heart.

Despite only living in Brentwood for five years, Michaella and Ryder Zetts have invested in the community by baking and breaking bread with their neighbors. Between an industrial kitchen add-on, a Facebook group, and an open-door policy, you feel as though you're a part of their community best known as Breadwood.

However, when they first moved here in 2019 they never could have anticipated where sourdough would bring them to today.

The Zetts originally had moved here when Ryder was an executive chef at the Optimist, located in Germantown, where they had needed 12 loaves a day. After playing around with the idea of Michaella baking the loaves, they ultimately decided on another baker.

“That night when he went with a different baker I typed up Sourdoughs of Somerset as a group on Facebook and sent it to three girls I had just met because I had just moved here and they were in the neighborhood and they then sent it to some people,” Michaella explains. “I woke up to three loaves of bread and then ten, and I remember had 20 breads one time and I was like ‘Oh this is getting busy.’”

From then, Breadwood was born and before she knew it, Michaella was baking 400 to 500 loaves of sourdough a week. Between a kitchen remodel and word of mouth, both the business and the group of loyal customers grew.

It’s more than just buying loaves of sourdough from a local business, it’s a full-blown, supportive community.

“I hate social media, “Michaella explains. “It’s fake, it’s taking us all away from our priorities at times, but Ryder made a pretty good point a couple of years back. We have a real community on a social media page.  It’s real people that pick up and know us and know each other. It’s crazy how often people are picking up and realize they all know each other. I’d have clients pick up and just unleash their day, cry, tell me about their husband or struggles and we’d go into the kitchen and drink wine together.  I mean, the give back from this random page I started on social media has morphed into this heart of what is now Breadwood in Brentwood.”

Until they find a permanent storefront, whenever Michaella posts pick-up times and locations on the Facebook group, Breadwood will show up.

Ryder loves the community that Breadwood has become. “It’s not just a transaction with a cashier, it’s a real human-to-human interaction,” Ryder says.

Ryder crafts wonderful catering kitchen table offerings – best known as KTO – as dinner kits that are quite popular within the Breadwood community.

“We know that staying in our lanes at work is successful but coming together to see all the community that pick up, we try to be there together for that!”  Michaella explains.

The Zetts family is one made up of culinary connoisseurs, which started when Michaella and Ryder first met in culinary school in Hyde Park. Not only that but both Michaella and Ryder have worked at several one and three-Michelin-star restaurants throughout their combined 60 years of culinary experience.

By Michaella and Ryder investing so much time and energy into crafting mouth-watering food, they have managed to change so many people from strangers to friends, and bring the community closer.

“This has been our vision since before we moved here,” Michaella says. “This idea of bringing back the family.  We both came from divorced families and we are inspired to help people enjoy their kids, their spouses, and their neighbors with ease!”

The community also runs deep on the business side as well. The Zetts also collaborate with Andrea Hammond of Dawson’s Delights and Amy Jill Young of Jilly’s Ice Cookies and More – whose jam and cookies can be found alongside the sourdough at any pickup location.

“Both these women are very important to me because they show up,” Michaella says. “They work with me and help me look good.”

Both Sourdoughs of Somerset and Dawson’s Delights won blue ribbons at the Williamson County Fair.

Breadwood is getting bigger by the day and to keep up with demand, they intend to move it to a storefront by the end of the year. The Zetts will keep the storefront in Brentwood and the only thing that will change about their current pick-up process is the location.

“You’re not supposed to fix something that isn’t broke,” Michaella jokes.

Michaella also is going to start offering sourdough lessons with a fourcourse tasting session for those interested in learning the process.  These lessons will include Michaella showing people the baking process while Ryder prepares dishes.

While Breadwood eagerly waits for their highly anticipated storefront, orders can be placed through their Facebook group - “Sourdoughs of Somerset” - where customers can not only find lovely loaves, but a community.

A home is not just a place to live in and make memories, although that’s a huge part of it. It’s also probably one of the biggest investments someone will ever make. For this reason, there are many variables to consider when purchasing real estate.

“Sometimes people look at a home with a ‘right now’ perspective,” says Mark Rood, partner and vice president of lending for Modern Lending in Franklin. “Say there’s a home that’s a little cheaper, but it doesn't check as many boxes as you would like. While you may be able to get a great deal on this one today, think about its saleability factor years from now when you put that house on the market.”

What if you already have the perfect home, but want to invest in a vacation home to both live in and rent out? “Being in Nashville, we have a lot of clients who buy homes in Florida and on the Alabama coast. With these homes, practicality is second or third in line. It's a complete want.”

“We want to have clients for a lifetime, so we take a very white-glove approach.”

Do they want walkability to the beach or a place with lots of privacy? “Just like your primary residence, it's going to be location, location, location,” he says. If the location is highly desirable, your return on investment is going to be greater and you’ll also be able to ask for a higher rental fee.

“We run an exercise called AirDNA™ that will show what the rentability factor is for that actual home. Also, are you wanting to cover 100% of the costs of owning the home, or are you okay with 75%?” Those are important factors in making a decision.

Another real estate option is a straight investment rental property. “You look at that from a business perspective only,” says Mark. “You want to go with what's trendy and not necessarily what you like. You take all the emotion out of it. Instead, what do the masses want and where are you going to recoup all of your costs and then some?”

Even though interest rates are up, Mark still encourages people to get into real estate as soon as they can. “The sooner you get in, the more money you’re going to be making instead of the person who owns it now.”

Interest rates are starting to trickle down and have been since late summer, and he believes they will continue to decrease. “So, my confidence is coming back because what we do know

is that when interest rates go down, appreciation goes up. The other thing we know is that although you may not get a 10% year-over-year appreciation, it's very, very hard to find a decade where a home did not appreciate.”

Regardless of the type of property being considered, the team at Modern Lending is first and foremost going to do a full analysis of their clients’ needs and goals. “We'll also take a look at their entire financial portfolio and may dive even deeper,” he says. “Then we’ll start looking at properties and mortgage options.”

Mark wants to make sure everyone is comfortable with their decisions before moving forward and making an offer; he doesn’t want them to have any regrets. “We want to have clients for a lifetime, so we take a very whiteglove approach.”

When Janis Lasmanis moved to the United States from England in 2017, he couldn’t legally work while waiting for his green card. But he needed to do something. “I'm one of those people who can't sit still, so I literally cleaned my car, my girlfriend's car, and her parents’ cars.”

One day, his then-girlfriend's mom was driving a friend to the airport and the friend asked if she had bought a new car. It looked that good.

Janis enjoyed detailing so much that he began to do research to find out how he could make cars look even better, inside and out. “People were actually making a living out of in-depth detailing and I wanted to be a part of it,” he says. He used his last $250 and went to AutoZone to invest in some quality products. “I also started a Facebook page, did a little marketing research and the rest is history.”

In 2018, Janis founded Corsair, a car detailing company in Virginia. He then opened a shop in Orlando. In 2020, he moved to Tennessee, where he established his third shop in Franklin. “I knew Tennessee had a big car culture with amazing collectors.”

While many people think of detailing as just deep cleaning, it’s so much more than that at Corsair. “One of the things we offer is vinyl wraps, which is an easy solution to change the color of the vehicle,” he says. “For example, one of our customers bought a black Mini for his daughter as a 16th birthday present and we wrapped it in pink.” These wraps last anywhere from four to six years, and can change any vehicle's appearance without creating permanent damage or changing the original color. “A quality paint job costs around $30,000, but a vinyl wrap costs about $6,000.” These wraps can be professionally removed within three to four hours.

Ceramic coatings, which he calls the next generation of waxing, is another popular offering. With these coatings, instead of waxing your car twice a year, you can go up to seven years. And the ceramic coating makes your car's clear coat three times harder, so it's a lot more durable.

Paint protection films are also a huge request. “These protect the front of the vehicles from rock chips and other debris on the roads. "Let's say you buy a brand-new Cadillac. Within the first 500 miles or so, it’ll probably suffer a small rock chip.” Customers often drive their cars straight from the dealership to one of his shops for this product.

Corsair is also the first company in the Nashville area to offer dry-ice blasting, he says. “Dry-ice blasting is very similar to sandblasting, but we use dry ice pellets which are eco-friendly because there's zero residue. It's frozen CO₂, so it just evaporates after it hits the surface. With this, we can remove dirt and grime from a vehicle’s undercarriage and engine bases. It's completely safe for all electronics.”

The company often uses this swame process on airplanes. “We use it to clean inside the box where the tires are located,” says Janis. “Number one, with airplanes, you're not allowed to use any kind of water on them, and number two, there's no run-down water. When you wash an airplane on an airfield, all those oils and spillages can absorb into the tarmac, which could be a big safety issue for other planes landing nearby.”

Pre-sale detailing is another service to make your car look its best to procure the highest selling price. “On several occasions, after we had completed the detailing, people didn't want to sell their car anymore,” he says. “They forgot how good it could look and they fell in love with it again.”

A few years ago, Janis began working with luxury dealerships such as Jaguar, Land Rover, Tesla, Rolls-Royce, Aston Martin, Bentley, Maserati, Lamborghini, Ferrari and others to supply high-end detailing. “We have legit products that are backed up by us and by a third-party warranty,” he says.

Today Janis has four shops, including one that recently opened in East Nashville. He’s also very involved in the communities in which he does business. “We make cars pretty, but it's not just about pretty cars. We like to give back to our community, and the car community is like a big happy family. We are glad to host all sorts of events and do a lot of drives for charities such as Toys for Tots. We also support two events every year to raise money for animal shelters.”

Take your car to a touchless car wash that uses jets, not brushes, to protect paint. Get your vehicle professionally detailed at least twice a year once in the spring and once right before the winter.

The Golf Sanctuary in Brentwood is truly a place where you can leave your troubles at the door, meet up with friends, family, and colleagues, play a round of golf, and enjoy delicious foods and the finest cocktails.

“Number one, golf is supposed to be fun, and number two, it's supposed to be social,” says COO and co-founder, Michael Shinn. The social and entertainment club opened its doors two years ago and recently expanded in order to be able to welcome 75 new members.

“We had filled our membership, so we created two more golf suites that are equipped with Trackman iO, the newest technology developed specifically for indoor golf by the best golf technology company in the world,” he says. “We’ve also added a new PuttView system and it’s one of the coolest things in golf.”

The club is very much about community and creating relationships, so members are always welcome to bring guests, without any additional fees. It’s also a great venue in which to network.

It's a lot easier to get somebody to spend two hours out of their day with you having lunch made by an executive chef, playing Pebble Beach, talking a little shop, and then getting back to their office.”

I bring my 4 and 6-year-old daughters in on weekends. I want my kids to want to play golf and what better way to learn and engage than hitting balls over dinosaurs.”

At The Golf Sanctuary, members and guests can choose to play at 330 golf courses located all over the world. “In 2022, for the first time ever, more indoor rounds of golf were played than outdoor rounds in the world,” he says. “It's growing significantly and a lot of that's because the technology has improved so much. Plus, it's always 72 degrees and sunny here.”

And, the food and beverages are top-notch. “All of our cocktails are handcrafted, and our Bloody Mary mix is world-class. When it comes to food, our executive chef focuses on what I call an elevated American-pub style chef-driven menu.”

The Wagyu beef burger, he says, is unbelievable, as is the white cheddar pimento cheese dip, the strawberry fields salad, the chicken tacos, dryrubbed chicken wings, and the old-world hummus.

The club also hosts many events, and its biggest one, Member Guest, happens on Masters Friday, which will be April 12 this year. “We refer to it as a men's spa day,” says Michael. “We'll have tequila,

wine, and cigar tastings, and last year we had axe throwing. We've had massage therapists, physical therapists, and others who do facials. This year we're also doing IV therapy.”

The all-day event starts at 7:00 a.m. “You get to play golf all day, watch the greatest tournament in the world with your buddies, and entertain one of the most important people in the world to you. Our executive chef will provide world-class food throughout the day.”

Norma Jean Upshaw, age 82, served as the inspiration behind the formation of AWAKE Nashville, a non-profit started by her daughter Karen Holder and granddaughter Danielle Cotton, three-generation native Nashvillians. After Norma Jean was given less than 60 days to move out of her senior community in January 2022, the non-profit was created to help mitigate displacement and create affordable housing for seniors on fixed incomes.

“There is nothing more transformative and life-altering than the opportunity to make a meaningful difference in the lives of others, especially for our seniors,” commented Holder.

AWAKE Nashville stands for Advocating for Wellness, Accessibility, and Knowledge of injustice facing the Elderly. It has been one of the fastest-growing non-profits since its inception in 2022. This impressive duo took the difficulties faced within the senior community surrounding affordable housing and turned them into action. They approached former House of Representative member Bill Beck and Senator Charlane Oliver with proposed legislation to change eviction regulations for involuntarily displaced seniors. The bill was initiated to help displaced seniors have more time to relocate. Thanks to their efforts, the bill was passed and signed into law by Governor Bill Lee in 2023 and now provides seniors with a 60-day eviction notice instead of a 30-day notice. The law is called the Norma Jean Upshaw Act.

“We see this [law] as a legacy for generations to come,” says Cotton.

The founder and CEO, Holder, and her daughter and co-founder Cotton, are hosting a gala on April 19 to help raise awareness about the issue of senior displacement and the need for more affordable independent senior housing. The fundraising event will be held at the Turner Theater located in the Factory at Franklin and begin at 6:30 p.m. This event will raise additional funding for senior housing and state of the art community center that will be built in north Nashville.

There will be approximately 47 newly built villas for rent to those 62 and older. The villas are one-story, open-concept homes, with ADA accessibility required by the Americans with Disabilities Act (ADA). The nonprofit was awarded a grant from the Barnes Housing Trust Fund to build these homes with anticipation of breaking ground later this year, but there is still a great need for additional support and funding.

This gala will be an event to remember, so mark your calendars. There will be a plated dinner and live auction, as well as live music featuring the Nashville All Stars Band. AWAKE Nashville is also excited to celebrate the unveiling of its new affordable senior community. Senator Charlane Oliver among others will be speaking and Norma Jean Upshaw will be presented as an honoree. There is also a grand prize raffle, which you will not want to miss.

Spring is here and so is the annual chore of yard work.

Of the many tasks on your outdoor to-do list, getting your lawn in top condition is probably near the top. When it comes roaring back to life, will it make your neighbors green with envy? Or will it be in “full bloom,” and the talk of the neighborhood for an entirely different reason?

Franklin residents Dave Kmita and Todd Baker can answer those questions. Four years ago, they founded a new business together called LawnValue and they’ve been servicing homeowners’ lawns across Williamson County ever since. “Early February is the time for pre-emergent applications to prevent germination of those pesky spring and summer weeds,” says Kmita. “It’s also the time to get beds cleaned up with mulching. Then as soon as March comes, everyone wants landscaping. So if that’s something you want to do, this is also the time to start thinking and planning so you can get on the list early.”

Even if you’ve neglected your lawn for a year or more, this is the best time to start treatment as lawns, and unfortunately, weeds, are just about to emerge from dormancy. “By starting now, and by keeping up with routine maintenance like treatments and mowing, your lawn will become noticeably healthier and able to withstand the summertime heat,” says Baker. “It will take a year of treatments to make a full recovery, but this is the best time to start attacking weeds at the source.”

Still, some homeowners are reluctant to retain the services of a lawn treatment company due to the chemical applications. Baker acknowledges those concerns but says there is no reason to worry. “It’s natural to have a lot of weeds in Tennessee, especially crabgrass and clover,” he says. “But chemical weed treatments have been thoroughly tested and approved for residential lawns. They’re safe to the touch and completely harmless when dry, which is mere minutes after application.”

Kmita, 39, and Baker, 36, go back a long way. They both attended Tennessee Tech University where they

earned degrees in mechanical engineering. Both are former athletes as well, with Baker playing baseball at Tech and Kmita playing basketball at

Page High School. Later they crossed paths professionally when they worked together for several years as engineering managers at Nissan.

“We left the corporate world to do this,” says Kmita. “We chose to open LawnValue because we found an industry that needed help on the management side. That means running the business efficiently and with an emphasis on customer service.”
