Home. There is so much contained in that little four letter word. Home is our grounding. Our base. Our launchpad. It’s where we start and end each day. And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable. Mother Teresa said, “Love begins by taking care of the closest ones - the ones at home.” I guess this is one reason we work so hard to make our houses into homes. We have been in our home for over 17 years, and I remember the night we returned from Africa after several months away. My husband was standing in our living room – just staring at the crown molding. I walked over and asked him if everything was ok. He replied, “Why do we have all this? It is just so much.” I replied, “God gave us this for our family, and for all the people we welcome into it. For all the love we give and receive.” Well, that seemed like an adequate answer for him, and he stopped staring up, and began unpacking our family’s stuff. In this Home Issue, we wanted to highlight what makes it special to our readers. That of course includes the food and drinks, the aesthetic and design, but most importantly - the people. As we put the issue together, we were blessed as we learned more about the businesses and individuals that comprise this city. We hope this view into their lives and work brings people in this community together. In a broader sense, we consider Boerne/ Fair Oaks Ranch our home. And so, as you flip through the pages of this issue, we hope you’ll feel encouraged and connected to the people around you - in your city, neighborhood and most all of - your home. One more thing. Every month, we hear from readers who keep this magazine for longer than just the month labeled on the cover. They say they hold onto it for months as coffee table art or an accessory in their home. Cibolo Creek Brewing Company Opens Hamby's Boerne brewery owner revives defunct nostalgic burger joint diner Hamby's. It opens the first part of March. Hamby's was a San Antoniobased burger joint created by owner Jim Hamby, who died in February 2007 and all Hamby's locations closed. An original Hamby's franchise was located in the former Flower Shop across Main Street from Cibolo Creek Brewing. Now we'll have a new diner in that location taking us back to the culture from the 50s, 60s and 70s.

A well-traveled home – that is exactly what we got to experience when we visited a home in Boerne recently. It was similar to walking through a museum, only our hostess explained the many items featured throughout the home instead of us reading wall plaques. Every item in that beautiful home is associated with someone known and has a history or a memory cherished by the caretakers of those treasures! Every surface from floor to ceiling was carefully selected to hold the treasured artwork and sculptures collected over a lifetime. There was a plan, a dream, a vision and it has manifested after a number of years of visualizing placement. The result is imaginative and magical! Twenty-five years ago when the couple moved to Boerne, they bought a ranch house and attempted to turn it into a Mexican-style home. Having traveled

extensively, they dreamed of living in a Mexican house filled with the treasures collected over the years. COSAS Mexican Art was born during those years and the owners traveled frequently collecting items for their storefront as well as for their home. Each Mexican or Latin American handmade item was purchased from the artisans themselves and over the years, wonderful relationships developed and are still flourishing even now. Among the treasures collected from the southern regions of the hemisphere, there are heirlooms and vintage items as well as newer items, entrusted to these caretakers from their ancestors and immediate families. Each can trace their family's heritage as they emigrated to this area. When 3.5 acres was purchased, the couple executed plans to build their dream home. The Mexican-style house was designed

by the owner and her design was implemented by architect Ted Trautner. Most every tile, cantera, fabric, light fixture, and handcarved door was created by Mexican artisans and masons. The home features a huge courtyard with one side opening up to the beautiful hill country landscape. The porch fronting the courtyard is large enough for dining for twelve people with room to spare. Plans are to use a huge wooden door to create the table top. And as in the Mexican style, the rooms in the home are built around the courtyard. The home is 3,600 square feet with a 5,600 square-foot roof. COSAS Mexican Art (COSAS is the Spanish word for things) is passionate about the continued survival of the rich and diverse hand-crafted art and textiles from both Mexico and Guatemala. It supports the artists and their creativity by buying

“In our travels, we’ve met so many artists and their families and have gotten to know s u c h g r e a t h a n d - c r a f t e d w o r k s o f a r t .” directly from them – as often as possible. "In our travels, we’ve met so many artists and their families and have gotten to know such great hand-crafted works of art. We felt that if people had the opportunity to meet the artists and watch the work being done, it would create a greater appreciation for these crafts that have such a fragile future in our high tech world." COSAS offers tours into the interior of Mexico where the group spends days getting to know the artists, enjoying the hands-on demonstrations, immersing in the culture, and celebrating the various holidays of the area.

The home designer provided these tips for incorporating travel treasures into your home: Avoid big box stores and chains – seek out artists, galleries and one-of-a-kind handmade items. Only buy what you love and want to surround yourself with. Study books and magazines to help identify what appeals to you – colors, design, etc. Collect things that mean something to you – whatever your style is.

COFFEE CAKE MUFFIN (18 jumbo or 24 regular) Coffee Cake Powder (mix all ingredients and set aside) Ingredients • Cocoa Powder 1 ¾ cup • Brown Sugar heaping 1/3 cup • Sugar heaping 1/3 cup • Unbleached All Purpose Flour 1/3 cup • Ground Cinnamon ½ T

MUFFIN BATTER Ingredients • Unsalted Butter, room temp 0.5# • Sugar 3 ¼ cups • Eggs 5

Vanilla Extract 2 T Sour Cream 3 cups Unbleached All Purpose Flour 5 cups Baking Powder 1 ½ T Baking Soda scant teaspoon Kosher Salt 1/3 T

Directions Cream butter and sugar in the bowl of a stand mixer with the paddle attachment. Make sure the batter is free of lumps. With the mixer on low speed, add the eggs one at a time. Add vanilla and sour cream and mix well. In a separate bowl, mix the flour, baking powder, baking soda, and salt. Add this mixture to the batter in two to three additions.

CINNAMON STREUSEL Ingredients • Unbleached All Purpose Flour 2 cups • Sugar 1 ½ cup • Cinnamon 2 t • Kosher Salt scant teaspoon • Unsalted butter, melted ¾ cup Directions Melt the butter and let it cool without solidifying. Mix all other ingredients and add the butter in a steady stream. You should end up with a crumbly streusel mixture. In a muffin tray with paper liners, fill each up to about 3/4 with batter. Sprinkle a tablespoon of coffee cake powder and swirl into the batter. Top each muffin with a layer of cinnamon streusel. Bake at 350F for about 30 mins in a convection oven (about 36 mins in non-convection), rotating halfway through. Let cool and unmold and enjoy!

You are the HOA! It’s easy to think that your management company is your HOA, but it is you and your neighbors. The management company and your community manager work at the direction of your Board. Your management company facilitates and manages the operations that are required to keep your neighborhood beautiful and safe. This includes hiring vendors like landscapers and pool management companies, but it also includes utilities, insurance and any other contractors your association might need. Your management company also works to understand and enforce your association's governing documents.

WHAT ARE THE REQUIREMENTS AND RESTRICTIONS OF RENTALS IN AN HOA? Each HOA will have different requirements and restrictions regarding rentals. Texas Property Code limits the requirements to providing the association with contact information, including the name, mailing address, phone number, and e-mail

address of each person who will reside at a property in the subdivision under a lease, and the commencement date and term of the lease. A common restriction for an HOA is to restrict short-term rentals to 30 days or more. This will vary largely depending on your association's governing documents.

WHY DO I HAVE TO SEND REQUESTS TO MAKE CHANGES TO MY HOME? Sending in an architectural request for changes to your home is standard practice for most HOAs. This will be outlined in your association's governing documents and your management company will have more details on what is allowed in your association. Your management company works with your ACC committee to review and approve requests sent in by homeowners. These requests are important because not only is keeping the continuity of your community important, but your home might have set-back lines designated by the city on which you cannot build. Your manager will assist you in making sure your project meets those guidelines as well.

WHY DO I HAVE TO PAY ASSESSMENTS FOR MY HOA? WHERE DOES THE MONEY GO? When you buy a home in an HOA you are provided documents that explain your dues for your association along with your governing documents. These dues are calculated by your Board and community manager when making the community's yearly budget, to make sure your association can fully sustain itself. Your dues cover insurance, vendors, contractors, utilities, repairs, common area maintenance, legal and project improvements.

“Follow the trend” is what the world tells us about everything, and home design is no different. Just like clothing, home decor styles can change overnight. For example, the trends have recently gone full circle back to traditional “Grandmachic” or “Grandmillenial”. Like blending old with new such as mixing Grandma’s dining table with some new textured chairs and vintage decor for the table top. We have a store inside Mainly Vintage on Main Street where we blend the old with the new just like this. It would be exhausting to totally keep up with changing trends, so as a designer I try to help my clients select at least some larger classic pieces that will take them further down the road. I always ask my

clients what they want their home to feel like and reflect about them. We start with the sofa in the main living area … typically it’s the foundation of that room. I make sure the style, color, fabric and of course, comfort is the perfect fit for my clients and we work from there. At the same time we discuss wall color and treatments. Paint color is the easiest and cheapest way to create a vibe or a desired mood. Curating the perfect blend of their old items with new is what my role is all about. Most of my clients have some idea of what they like and want but just don’t know how to “put it all together and make it flow”. I have coined this expression as the 'funnel'. We dump ideas into the funnel and I help funnel out the look they are trying to achieve.

'Beauti-functional' is another term I have coined to represent my approach to home design. As I began designing for clients, I realized that I could not get them to commit fully to every piece I suggested … so we compromised … and beauti-functional was born. Keeping it as beautiful as possible while compromising on some more functional pieces like a washable rug or a durable sofa for people that have pets or small children. I love a challenge and blending styles can definitely be challenging. In the Adult Room pictured, I was tasked to design around a Persian rug that the client already possessed and cherished. I had been wanting to do a 'dark academia aesthetic' and use the paint color Dark Room by Sherwin Williams so when the clients agreed, I was thrilled! I built that room design on the rug and the wall color as the foundation. I was pleasantly surprised how much I enjoyed designing around the rug and how inspiring it was. People often ask me what MY style is. Although I love so many styles … what lives inside my soul is what I call 'modern French country'. That’s what my dining room is (pictured). I love all the organic textures like the rough-stained pine shiplap on the walls, hyacinth place mats, goat hide on the table, glass cloche, layered place settings, and of course greenery. For the P. Marino home I was not only asked to help with the design but also sell the home. So I knew it would need to be designed for a larger demographic to make sure we could find a buyer sooner than later. We started the home in 2020 at the height of the accent walls and shiplap/modern farmhouse craze. We made selections that were not too trendy and again would take that homeowner a little further down the road with the designs. We chose classic blonde large-plank wood floors, light wall colors, marble tops and tile, classic shaker-style cabinets, simple light fixtures and black windows and doors. It all worked out and we sold the home very quickly.

Creating custom, made-to-order pieces ranging from tables all the way to liquor cabinets, McCollister’s one-of-akind designs have made their way into the homes of many in the community.

Q: HOW DID BOERNE CUSTOM WOODWORKS BEGIN, AND WHAT IS ITS SPECIALTY? A: McCollister started his furniture endeavors after working over 15 years in the home improvement industry. After his experiences with long work commutes, his wife suggested the idea of beginning something new. The rest is history, beginning a new career of craftsmanship and design in the Boerne community. Through some extensive trial and error, he has gained signature craftsmanship when it comes to furniture. McCollister makes all-custom cabinetry, tables, desks, and a variety of other furniture pieces.

Q: WHAT IS BOERNE CUSTOM WOODWORK’S PROCESS FOR CREATING A PIECE? A: McCollister begins his process by meeting with a customer in their home for a consultation where they discuss their furniture wants, needs, and any other details for their design. Then, he creates a design which he brings back to the customer to make any adjustments. Finally, after finishing details are decided, like stain color and finish, McCollister begins production of the pieces. He noted that meeting with a customer in their home is helpful for not only grasping the space where the furniture will be, but also getting to know the customer.

Q: WHAT IS MCCOLLISTER’S FAVORITE PIECE HE HAS MADE? A: The furniture craftsman explained that while he enjoys making tables in all sizes, he was particularly fond of a liquor cabinet he made. in Kitchen Design A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone.

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TA K I N G T H E C O U N T E R M AT E R I A L U P THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

H OW TO | HOM E + D ESIGN

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen. CONTINUED >

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen.

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.

From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.
