JulyExplore Issue

The cover of this month's Belle Meade Lifestyle immediately transports me to a serene summer evening, with the sun setting over another day in one of Nashville's beloved parks. It's a reminder that adventure begins right here at home.

But if you're like me, your travel dreams are always quietly simmering. I've been lucky to explore places that still linger in my mind: the winding coastal roads of Sicily, the fjords and mid night sun of Norway, the wild beauty of Banff's towering peaks. Each trip leaves me with stories and perspectives that subtly shape how I move through life back home.

That's what this issue is all about—rekindling your sense of curiosity, whether across an ocean or across Middle Tennessee. Inside these pages, you'll meet local nature lovers working to preserve our green spaces, discover new venues, and read stories of those who help shape Nashville’s dynamic landscape.

In many ways, exploring Nashville offers the same rewards as traveling farther afield—unexpected encounters, fresh perspectives, and a deeper connection to the place we call home. The more I seek out what’s new and what’s enduring in Nashville, the more I’m reminded that discovery often begins by simply paying closer attention to what surrounds us.

I hope this issue reminds you that "explore" is a mindset, not a mileage count. May it spark your next outing—whether that's a spontaneous road trip, a quiet walk through Warner Parks, or simply a new perspective on your neighborhood.

Here's to the spirit of discovery, wherever it finds you this summer!

A CONVERSATION WITH TOM REPASS OF REPASS PROPERTIES

Q: GROWING UP AND MOVING OFTEN EXPOSED YOU TO MANY DIFFERENT STYLES OF HOMES. DO YOU HAVE A FAVORITE HOME YOU LIVED IN, AND WHAT MADE IT SPECIAL TO YOU?

Tom Repass: Probably where I live now. I completed a total renovation, so I enjoy all the features.

Q: YOUR FATHER DREW HOUSE PLANS— HOW DID WATCHING HIM INFLUENCE YOUR EYE FOR GOOD DESIGN AND CONSTRUCTION?

Repass: Purpose and aesthetics go hand in hand. The home needs to work with your lifestyle and your family's changing needs over the years.

Q: WHAT'S ONE LESSON YOU'VE LEARNED OR A PIECE OF ADVICE YOU'VE FOLLOWED IN THE LAST FIVE YEARS?

Repass: Quality in all you do, including materials and ethics of life.

Q: HOW DO YOU DEFINE A "DREAM HOME," AND HAS THAT CHANGED FOR YOU OVER TIME? HOW DO YOU MAKE YOUR OWN HOME FEEL PERSONAL?

Repass: Luxury means the home feels good to you, whatever style or amenities it has—whether that's a dream country home or a city high-rise.

CONTINUED >

Q: WHEN YOU THINK BACK TO THE BEGINNING OF REPASS PROPERTIES, WHAT WAS YOUR BIGGEST HOPE FOR THE COMPANY, AND HAS THAT VISION EVOLVED?

Repass: I strived to provide the best service, property, and condition. I continue to strive to be more efficient for owners, tenants, and the team.

Q: WHAT'S ONE MISCONCEPTION PEOPLE OFTEN HAVE ABOUT REAL ESTATE INVESTING THAT YOU WISH YOU COULD CORRECT?

Repass: People choose—now more than ever—to rent instead of buy for practical reasons. They deserve the property to be in the best condition and with the best service.

Q: WHAT ARE SOME OF YOUR PASSIONS OR HOBBIES OUTSIDE OF WORK?

Repass: Traveling to new locations and revisiting favorite places is increasingly important. I enjoy all things Italian, especially my hobby car—an ALFA Romeo.

Q: MIDDLE TENNESSEE IS A SPECIAL PLACE. WHAT DO YOU LOVE MOST ABOUT LIVING AND WORKING IN THIS REGION?

Repass: I enjoy Nashville's size—it's not too big and still has a small-town feel. People are easy to approach, and there are great restaurants!

Q: WHAT ARE YOUR BIGGEST PERSONAL AND PROFESSIONAL GOALS FOR THE NEXT FIVE YEARS?

Repass: Grow the business with the growth of the city and the surrounding area. I want to travel more, experience more, and take advantage of the time we have.

Q: IF YOU WEREN'T IN REAL ESTATE, WHAT OTHER CAREER COULD YOU SEE YOURSELF DOING?

Repass: I'd create art—make something with my hands that gives the soul some enjoyment.

Q: BEST PIECE OF ADVICE YOU EVER RECEIVED?

Repass: Listen more, talk less, be kind.

THE OF THE PARKS

heart

For the first time in its history, the Swan Ball finds a new home in Warner Parks—and plants seeds of lasting impact.

This summer, one of Nashville's most beloved and iconic events will find itself immersed in the very landscape it seeks to protect. For the first time in its illustrious history, the 2025 Swan Ball, chaired by Melanie Baker and Laura Niewold, will take place in the heart of Edwin Warner Park. Also, for the first time, its proceeds will benefit Friends of Warner Parks, the nonprofit organization dedicated to preserving, protecting, and stewarding the 3,195 acres that comprise Percy and Edwin Warner Parks.

This partnership marks more than a milestone— it signals a profound evolution.

Presented by SB Initiative Inc., the 2025 Swan Ball will directly fund initiatives that ensure Warner Parks remains a sanctuary for all. From safeguarding native habitats and maintaining trail systems to advancing environmental education, the event will support efforts that protect the land and enrich the lives of those who visit it. Chief among these is the Nature Discovery Program , a youth education initiative developed in collaboration with the Warner Park Nature Center and Metro Parks Community Centers.

"Warner Parks is more than just a place—it's an experience, a classroom, a community hub and a refuge," says the Friends of Warner Parks team. "We are honored to be this year's beneficiary and thrilled to welcome the Swan Ball into the landscape it's helping to preserve."

NATURE AS TEACHER

The Nature Discovery Program offers free, hands-on environmental education to Nashville youth—many of whom might not otherwise have access to green space. Through guided exploration of creeks and trails, wildlife observation and conservation-focused activities, children cultivate a lasting appreciation for the natural world. The ripple effect is both immediate and generational—nurturing the next wave of environmental stewards while deepening their sense of connection to the land.

This summer, with the support of Swan Ball attendees and donors, the program will grow— extending its reach to even more children and families throughout the city and beyond.

RESTORING THE LAND, HONORING A LEGACY

Among the organization's most ambitious initiatives is the Clare's Meadow Restoration Project , a transformative effort to restore overgrown fields to native grassland rich with biodiversity and ecological resilience. The project is named in memory of Clare Armistead—beloved philanthropist, longtime Swan Ball patron and co-founder of Friends of Warner Parks—whose reverence for nature and quiet leadership helped shape the Park's enduring legacy.

Clare's vision lives on in every wildflower planted, and every pollinator welcomed home. Thanks to the generosity of Swan Ball supporters, this work is accelerating, breathing new life into one of Nashville's most treasured green spaces.

A COMMUNITY ROOTED IN CELEBRATION

Although the Swan Ball brings elegance to Warner Parks for a single unforgettable evening, the spirit of celebration continues throughout the summer. Friends of Warner Parks invites the community to enjoy Full Moon Pickin' Parties—a series of outdoor bluegrass concerts held monthly from May through October. With live music, local food trucks, craft beer and a relaxed, family-friendly atmosphere beneath the stars, these gatherings are a beloved tradition in their own right.

"It's one of the best ways to experience Warner Parks," the team says. "These events are about community as much as conservation—and every ticket supports the Park you're enjoying."

BE A PART OF THE LEGACY

Whether you're dancing beneath the lights at the Swan Ball, enjoying a summer concert, volunteering on a trail or simply walking among the trees, there's a place for you in the Warner Parks story.

A NEW NASHVILLE LANDMARK

Nashville has no shortage of iconic venues, but The Pinnacle is raising the bar for live entertainment in Music City. Located in the heart of downtown, with its striking architecture, skyline views, and a lineup that spans genres and generations, The Pinnacle isn’t just any old venue. From chart-topping artists to up-and-coming acts, this is another feather in the city's musical cap. Franklin Lifestyle talked with Anne Hack, VP of Operations and Mike Ducharme, Regional VP both for AEG River Cities to get your top questions answered.

WHAT INSPIRED THE CREATION OF THE PINNACLE, AND HOW DOES IT STAND OUT FROM OTHER VENUES IN NASHVILLE?

The Pinnacle was conceived as a state-of-the-art music venue to complement Nashville's rich musical heritage. Situated within the $1 billion Nashville Yards development, it aims to offer a versatile space for various events, from concerts to corporate gatherings. Operated by AEG Presents, the venue is designed to provide an intimate yet grand experience, featuring a 4,500-seat capacity and advanced production capabilities.

CAN YOU TELL US ABOUT THE VISION BEHIND THE DESIGN AND ARCHITECTURE OF THE VENUE?

We see The Pinnacle being a complementary piece of the music landscape. A venue to showcase programming that resonates within the city's rich musical history and is simultaneously a home for all genres of music. Our aim is to become an artist and fan favorite and part of the fabric of the Music City scene.

The architectural design of The Pinnacle blends modern aesthetics with Nashville's cultural essence. The venue's exterior features a grand staircase leading to a mirrored "The Pinnacle" sign, which changes colors depending on the performer. Inside, the space is adorned with murals and installations from over 30 local artists, curated by Emily Cox and Jenn Ward, ensuring the venue resonates with the community's artistic spirit.

WHAT KIND OF ARTISTS OR GENRES CAN WE EXPECT TO SEE REGULARLY AT THE PINNACLE?

The Pinnacle is designed to attract touring acts across a broad spectrum of genres. The venue's versatile design allows for various event formats, including general admission, seated shows, and comedy performances.

HOW WILL THE PINNACLE CONTRIBUTE TO NASHVILLE’S ALREADY RICH LIVE MUSIC SCENE?

By offering a venue with arena-scale production capabilities and a focus on artist, industry, and fan experience, The Pinnacle aims to enhance Nashville's live music offerings. Its central location within Nashville Yards, surrounded by hotels, restaurants, and green spaces, positions it as a hub for both locals and visitors seeking diverse entertainment options. We want to be a

complementary piece of the music and special events landscape in Nashville.

WHAT WAS THE BIGGEST CHALLENGE IN BRINGING THE PINNACLE TO LIFE, AND HOW DID THE TEAM OVERCOME IT?

One of the significant challenges was integrating the venue into the existing Nashville Yards development while maintaining its unique identity. The design team focused on incorporating local art and materials to

"ITS CENTRAL LOCATION WITHIN NASHVILLE YARDS, SURROUNDED BY HOTELS, RESTAURANTS, AND GREEN SPACES, POSITIONS IT AS A HUB FOR BOTH LOCALS AND VISITORS SEEKING DIVERSE ENTERTAINMENT OPTIONS."

ensure the venue felt connected to the community. Additionally, the team worked on creating a flexible space that could accommodate various event types, from concerts to corporate functions.

HOW IS AEG WORKING WITH THE LOCAL COMMUNITY AND BUSINESSES AROUND THE VENUE?

AEG has partnered with local artists to curate the venue's interior art installations, curated by Emily Cox and Jenn Ward, ensuring that the community's creative talents are showcased. The venue also highlights local breweries and distilleries to offer authentic Nashville experiences to attendees. By integrating local elements into the venue's operations, AEG aims to foster a strong connection with the surrounding community.

CAN YOU SHARE ANY EXCLUSIVE DETAILS ABOUT UPCOMING OPENING ACTS OR EVENTS?

We will continue to have all genres represented to touch all music fans.

WHERE DO YOU SEE THE PINNACLE’S ROLE IN THE FUTURE OF LIVE ENTERTAINMENT IN NASHVILLE AND BEYOND?

The Pinnacle is poised to become a central figure in Nashville's live entertainment landscape. With its state-of-the-art facilities and diverse programming, it aims to attract a wide array of artists and audiences. AEG's track record with venues like L.A. LIVE and The O2 in London suggests that The Pinnacle could serve as a model for future entertainment districts, blending live music with community engagement and urban development. I believe concert

tourism to be an exciting part of the music hub that is Nashville, and that feels like it's only going to grow. And of course, our audiences will also be patrons of surrounding downtown businesses. First off, there are so many great venues in Nashville, and we hope to be thought of in the same breath as them. We want this to feel like home to everyone in Nashville and beyond, a home that comes with the appeal that a bespoke, purpose-built music venue can offer. That's going to lead to people traveling here to see their favorite act, in a great venue, in a wonderful city where they want to spend the weekend. ThePinnacleNashville.com
