Securing Summer Fun

Are you relaxing by the pool or lake and soaking in some much-needed Vitamin D? We sure hope so. There's just something about the summer season that brings about a sense of excitement and adventure.

Sure, fall includes favorite flavors and scents, winter has cozy charms, and we can't deny the beauty of spring's freshness. But when the summer solstice rolls around, we're more than ready for the long, languid days of floating on a boat.

Even if summer doesn't mean three months of summer vacation anymore (because we're, you know, adults) we can still look forward to an adventure by crossing things off our ultimate summer bucket list and curling up with a new favorite beach read.

Just like this warm, sun-filled season has a way of bringing people together, we hope the pages inside this month’s edition will enrich and enliven your experience of the Nashville area this summer.

Hooray for summer,

July 2023

Experiencing the joys of travel by train

ARTICLE BY RUTH SHIVELY

HOT SPOT | TRAVEL
14

“I love my job!” That’s not something you hear every day, but for Kim Huber it’s a certainty. After 20 years in real estate and property management, her two years as a travel agent have been a dream come true.

Driven by her love of travel and extensive experience vacationing in the U.S. and abroad, Kim has taken her passion and transformed it into a successful career with Cruise Planners, a top travel franchiser. As a land and cruise expert, she’s worked with close to 100 clients and guided them through the complex maze of vacation planning.

Train trips are one of the more fascinating ways to see the world, she says, but it takes a savvy planner to help make the experience enjoyable from beginning to end. There’s a lot to consider.

“You can approach it two ways. Some people come to me and say ‘I want to go here, here and here. Piece it together for me. I’m not joining a group tour.’ Then you have people who want to join a tour. They want it all seamlessly taken care of from start to finish.”

Then the planning process moves to the level of experience they want, including seat and food service. “I always recommend people traveling with friends have their own private car. These don’t have to be sleeping cars, just a private car where you can have some privacy.”

According to Kim, a favorite destination is Alaska. “People love seeing the mountains and wildlife from glass-domed train cars. Denali Park is a top attraction.” Taking a train certainly beats being the designated driver and missing the amazing views, she noted. Another favorite excursion is a four-day trip that begins in Arizona with an overnight stay at a historic hotel. “Then you take the train to the Grand Canyon and stay a couple of nights at one of their resorts before returning.”

“I’m so happy with my career. I get to meet so many people and I always want to know the story behind every vacation. Why are they going? Who’s going and what are they celebrating? What’s the purpose behind the trip? What kinds of feelings do you want to have on this vacation?” she explains. “And then I get to help them create that story. Wow! If I can focus in on the story they’re trying to create, they’ll remember it forever. That’s what I enjoy most.”

IT’S BETTER IN THE BAHAMAS

Williamson County residents have an affinity for second homes. The affluent county is home to many individuals who seek to invest in vacation properties and second homes. And the allure of owning a beachfront or beach-access property has proven irresistible to many who value a coastal lifestyle. While some Williamson County residents opt for destinations closer to home, such as the 30A area of Florida, others are venturing farther afield to find their perfect getaway. Specifically, they’re venturing to the Abaco Club on Winding Bay in the Bahamas.

Tucked between gently swaying palms and azure waters on Great Abaco Island, Abaco Club by Southworth Development is an extraordinary private paradise. In this soul-enriching, 500-acre sanctuary of astounding natural beauty, families unwind in organic luxury at island-inspired

homes, golfers swing away on the No. 1 course in The Bahamas, anglers pursue trophy bonefish and deep-sea marlin in world-renowned waters, members gather for sociable fun and imaginative cuisine, and people of all ages relax and play on powder-soft, white sands along one of the most beautiful beaches on Earth.

Sound heavenly? Brentwood residents Stacy and Jeff Rothenberger couldn’t be more thrilled with their decision to purchase at Abaco Club. Jeff says, “For us, it checked all the boxes. I’m a golfer, Stacy’s a tennis player. It’s very social. We feel a part of something special here.”

The couple previously owned a second home in San Destin since 1998. They sold that home in October of 2020 and haven’t looked back. Stacy says, “We like the fact it’s not crowded like San Destin. It’s the culture here more than

anything else. The Club treats us so special. And the people here are just so nice.”

One can get to Abaco Club in under 3 hours. It’s an easy 2-hour flight from Nashville to Marsh Harbour, and a 25-minute car ride from the airport once landed.

Members, such as the Rothenbergers, not only enjoy the perennially ranked golf course, but an array of water sports, from kayaking, sailing, paddleboarding and snorkeling to spear-fishing, deep sea fishing and marine conservation. With a spa, tennis courts, pickleball courts, a fitness center, and a yoga “dock” that overlooks the Atlantic Ocean, Abaco Club has everything. Restaurants on-site (including a taco food truck), a marina with a boat that takes guests to other islands, and an extremely helpful and accommodating staff round out the list of spectacular amenities.

There are a wide variety of private residential options—each one a comfortable, luxurious haven that’s a true reflection of its Caribbean surroundings.

CABANA SUITES

Situated adjacent to the beach and in the heart of everything, these delightful, affordable one-bedroom residences are a low-maintenance alternative to an expansive Bahamas beach house. The freestanding, fully-furnished Cabanas are ideal for a weeklong stay, or as a guest house for Cottage or Estate owners who’d like to host visiting family or friends in a convenient luxury home. Prices start at $1.5 million.

THE RIDGE COTTAGES

Inspired by traditional Bahamian architecture, these turnkey Caribbean residences offer the privacy and flexibility of a single-family island home. The spacious three- to five-bedroom homes are perfect for entertaining family and friends—with panoramic views on both sides. To the east are dramatic vistas of the 18th hole and the deep-blue Atlantic Ocean just beyond. To the west, soak up unobstructed views of stunning sunsets and the sparkling, turquoise waters of Winding Bay. Given the collection’s prime location, club amenities are a short walk away, including the Fitness Center & Spa, The Cliff House restaurant, and Tip-Top sunset deck, pool and bar. Prices start at $2.75 million.

THE CAYS

A true expression of thoughtfully designed beachfront living, The Cays is an exceptional limited collection of 36 private beachfront villa residences inspired by the wonder of Abaco and authentic Bahamian architecture. Combining early 20th-century Caribbean glamour with native island textures in sand, stone, and wood, each of the homes is carefully crafted to create an intimate connection to the beach through open spaces, floor-to-ceiling glass, wraparound terraces, and an artful merging of indoors and out. From inviting studios to grand 5,400-squarefoot, seven-bedroom homes, the residences offer uninterrupted views of Winding Bay and Sugar Cay. Prices for Villas start at $3.35 million; Beach Flats at $5.175 million and Sky Flats at $5.31 million. TheAbacoClub.com

Nashville’s Wine Country

ARRINGTON VINEYARDS YIELDS CHARMING AMBIANCE, EXCEPTIONAL WINES, TIGHT-KNIT FAN COMMUNITY

JOURNAL | FOOD + BEVERAGE

TRAVEL
24

Nestled on 90 acres amidst the picturesque rolling hills of Williamson County lies Arrington Vineyards, a haven for guests seeking an exquisite blend of fine wine craftsmanship, natural beauty and live music.

Arrington Vineyards winemaker Kip Summers says he and two co-partners--country music artist Kix Brooks and entrepreneur John Russell--meticulously transformed a rural farm into Williamson County’s first winery. "Through our combined dedication, business experience and passion, we cultivated an award-winning winery that quickly grew and has evolved into one of Tennessee’s most visited and widely known destinations, for tourists and locals alike," he adds.

Kip, who recalls that they originally were inspired by the allure of creating the ideal wine experience, says the primary characteristic that sets Arrington Vineyards apart from other wineries is their unique “wine country atmosphere" that’s infused with the sensational spirit of the Music City.

Arrington Vineyards is located at 6211 Patton Road in Arrington, a handy 35 minutes from downtown Nashville at GPS Coordinates 35.84181, -86.69564.

Not long after opening, the team made their mark on producing award-winning wines when their 2004 Syrah won “Best of Show” at the 2007 Wines of the South Wine Competition. Since that first year, they've amassed 300-plus medals at various international commercial wine competitions.

"From our winery's rustic yet elegant Tasting Lodge, to our refurbished 80-year-old barn, guests can savor our wines in several different and unique settings. Our expansive outdoor seating areas and stunning vineyard views allow visitors to immerse themselves in a tranquil wine country setting," Kip explains.

Additionally, every weekend through October, the winery staff offers live jazz quartets playing on the eastern hillside above the grapevines while live bluegrass bands perform at their Grand Barn on the west side of the winery grounds.

CONTINUED > 25 | CITYLIFESTYLE.COM/BELLEMEADE JULY 2023

Live music scheduled for July is The Lilliston Effect & Bluegrass; Grasstime Band; Reed Pittman Band; Craig Duncan Band; 9 Volt Romeo; Andrew Carney and the Essentials; Reed Pittman Band; Down River Collective; Craig Morris & King Cotton Band; Josh Karas Trio; Art Four Sale Band.

Each Friday, the winery staff hosts "Food Truck Fridays." Plus, for picnics, guests can order meals through Simply Living Life, a Brentwood-based gourmet food provider. Those ordered picnic baskets will be waiting at the winery upon arrival, complete with wine glasses, cloth napkins, dinnerware and a tablecloth. To keep the wine flowing after one has left the vineyards, Arrington offers Kix's Wine Club through which members receive bottles of the winery's award-winning wines four times a year in March, May, September and November. Club members also receive other benefits, such as discounts on wines and merchandise, access to exclusive, member-only wines, preferred pricing on wine tasting experiences and complimentary shipping on 12 bottles or more. There's no fee to join the club and their wines can be shipped to 38 states.

AV merchandise includes branded apparel, home goods, hats, unique wine glasses and corkscrews.

The winery presently has eight distinct wine collections, covering a wide range of styles from dry to sweet, including reds, whites and rosés. Overall, they sell 23 different types of wine, including four different types of sparkling wine. On-site they also sell wine flights and two flavors of “Frosés” (frozen rosé wine slushies).

"Arrington is a destination that encapsulates the spirit of Music City with the elegant ambiance of wine country. Our commitment to excellence, and dedication to providing an extraordinary experience, make us a standout in the wine world," says John. "Whether you're exploring the vineyards, indulging in a tasting flight, or simply relishing the breathtaking views, Arrington Vineyards promises to leave a delightful lasting impression on your heart and palate."

Since taking root in 2003 and opening for business on July 1, 2007, the Arrington Vineyards’ team focused on quality while continuing to develop and grow. Owned by country music artist Kix Brooks, winemaker Kip Summers and entrepreneur John Russell, Arrington Vineyards is known as “Nashville’s Wine Country.”

Known as "the smile of 30A," Realtor Linda Miller's happy demeanor and iconic red smile logo differentiate her real estate brand and services in The Sunshine State. Part of what prompts these joyous smiles is that her company's listings reflect one of the best-kept secrets in the US--a collection of small, unique, beautiful Florida beach towns nestled quietly between Panama City and Destin. The beach communities of Rosemary Beach, Seaside, Alys and Santa Rosa Beach are located there.

The 30A name comes from an actual road in South Walton County that spans roughly 20 miles along the Florida Panhandle coastline.

"People are so happy to make family memories in this community, and one of our current listings is projected to produce $300,000 to $350,000 in rental income this year alone," Linda shares.

While Linda says 30A started at Seaside 40 years ago with a traditional neighborhood development, it evolved into a national phenomenon now referred to as new urbanism. "Everything anyone needs is within 5 minutes of the community's center, including restaurants, stores and an 18-mile bike path," she adds.

Linda Miller Real Estate professionals represent listings in this laid-back, mostly golf cart-friendly, architecturally diverse setting, such as 63 Elysee Court, Inlet Beach, listed for $6,995,000. The fourstory beach house boasts five bedrooms, five full baths and one half bath.

"Santimo is an intimate, gated street on the south side of 30A that's very private. It's walking distance within minutes to Alys and Rosemary beaches. Most of the 19 houses on the street are brand-new construction within the last four years," Linda says.

She says the 6,105-square-foot legacy house on 0.14 acres that she's currently listing was custom-built in 2022 by Benecki Fine Homes headquartered in Atlanta, with its inside design completed by Melanie Turner Interiors.

The happiest of happy hours can be served from the home's rooftop deck with Gulf views or from its elevated pool deck with an attached bar off the kitchen/dining area. The kitchen has a marble waterfall island, scullery, pantry and separate dining room next to a den.

A master suite wing is located on the third floor, which Linda says has a glamorous bedroom, study, bathroom and huge walk-in closet.

The property's four-car attached garage includes a Tesla charging station and an elevator to easily reach other parts of the house.

Linda has a second beach house with the gated community at 74 Elysee Court, listed at $5,795,000. Its three stories harness 5,500 square feet, five bedrooms, five bathrooms and one half bathroom. It also was built in 2022, and includes a private, in-ground pool. It has an attached two-vehicle garage.

The layout of this house is basically the kitchen and great room space on the first level, bedrooms on the second level and bunk room on the third.

Linda Miller Real Estate is a boutique real estate company that Linda personally launched in 2019 after becoming licensed in 1998 and working the area. She became widely recognized after she started taking to open houses a red sofa that resembled two, smiling red lips. She's a member of Who's Who in Luxury Real Estate, which anchors a global network of agents who handle high-end, upscale properties. Her brokerage now includes nine other Realtors and associate brokers.

SUMMER IN NASHVILLE BUCKET LIST

Tom Adkinson's Book '100 Things To Do in Nashville Before You Die'

With hundreds of people moving to Middle Tennessee and flocks of people flying to Music City each weekend to get their fill of live music, whiskey and hot chicken, a common question asked of locals is 'Where do we go and what do we do while in Nashville?'.

Nashville native Tom Adkinson answers those questions (and more) in his book  100 Things To Do in Nashville Before You Die. Tom witnessed Nashville as it's grown and flourished, having moved here with his family at a very young age. While many longtime Nashville residents resist the shiny and new, Tom says he has an appreciation for both.

"I enjoyed the Nashville of my youth, and I enjoy it now. It’s certainly different. Size, of course, is the most obvious change. When I was a child, the only—really, really the only—tall building downtown was the L&C Tower. Schools took field trips to its observation deck. Also when I was growing up, the

only conspicuous ethnicities were Black and White. Nashville is much more diverse today, and that makes being here more enjoyable and entertaining. I’ve seen treasures saved (Radnor Lake and the Ryman Auditorium), attractions evolve (the Grand Ole Opry) and institutions engage in self-examination (Andrew Jackson’s Hermitage)," says Tom.

In the new edition of Tom's curated Nashville-centric bucket list, readers learn about the world's longest-running radio show, the Grand Ole Opry, and why Nashville showcases a fullscale replica of the Athenian Parthenon. Tom also dives into details of the historic Hermitage Hotel (and its world-famous men's bathrooms).

It's more than just a typical guidebook, also sharing Tom's personal preferences for dining in Music City. "My own favorite food choices include a meringue-topped pie from Miss Linda at the Elliston Place Soda Shop, a burger with grilled onions at Brown’s Diner, squash casserole at Swett’s and whatever I see first at Five Points Pizza," Tom shares excitedly.

"Nowhere else can you see the Opry, the Parthenon, the Hermitage, Fisk’s Van Vechten Gallery or a store celebrating Goo Goo Clusters (the world’s first combination candy bar)."

"My book’s suggestions steer you to memorable experiences such as family dining with strangers at Monell’s in Germantown, trying 'chili three ways' at Varallo’s (Nashville’s oldest restaurant), stepping back to the 1950s at Bobbie’s Dairy Dip, supporting a worthy nonprofit at the Cafe at Thistle Farms or easing out Highway 100 for fried chicken and fluffy biscuits at the Loveless Motel. These Nashville meals are ones you’ll talk about more than the pricey meals at the latest chef-driven restaurant."

For glitzier celebrations, Tom points to The Standard for dinner and ever-popular rooftop bars for worthy cocktails and city views alike. "Having a sunset rooftop drink is a newer Nashville experience that’s notable. Suggestions include the Westin, the W, the Bobby and the Grand Hyatt."

A Marco Polo member of the Society of American Travel Writers, and creator of CornersOfTheCountry. com, plus a travel writer for the Knoxville Daily Sun , Tom also spent time at Southern Living Magazine as the assistant travel editor, so the author is wellversed in telling engaging stories that encourage readers to go explore.

For summer in particular, Tom says, "Although many entries on my list are year-round, some shine in the summer. Outdoor music experiences such as a Full Moon Pickin’ Party, Musicians Corner in Centennial Park and Live on the Green are fine examples. So is a production of the Nashville Shakespeare Festival. A totally fun time on a hot summer day awaits you at the Rivers of Tennessee Fountains at Bicentennial Mall State Park. Let the kids splash all they want and learn some Tennessee geography at the same time. Shoot, wear some clothes you’re willing to get wet and splash with the kids. Taking in a Nashville Sounds game is another solid Nashville tradition."

IF SOMEONE HAS 24 HOURS TO SPEND IN NASHVILLE, TOM RECOMMENDS:

1. Dive into musical history at one of these four places–the Country Music Hallof Fame and Museum, the National Museum of African American Music, the Musicians Hall of Fame and the Jefferson Street Sound Museum.

2. See how Tennessee shaped American history at the Votes for Women Room at the mainlibrary.

3. Pick a meat-and-three for lunch. One nominee is the Elliston Place Soda Shop, where a milkshake is as good as dessert.

4. Get a cold beer and some free live music at a Lower Broad honky-tonk.

5. Find a songwriter showcase–and really listen–or see the Opry at the Ryman.6. Chill out with a latenight rooftop drink and rest your feet.

Fulfilling Nashville's Need For Speed
Will Power

The sounds of live country cover songs and bachelorette shrieks are common for Nashville, but K1 brings a whole new element of sound to music city—the screeching tires of all-electric go karts, imported from Italy. K1 Speed is the world’s largest indoor go kart racing operator, and they opened a location in Nashville earlier this year. The facility is the first of its kind in the state of Tennessee, situated along the East Bank waterfront less than a mile from Nissan Stadium.

Founded in 2003, K1 Speed promises the fastest all-electric go karts imported from Italy, safe track barriers, plus a professionally designed indoor circuit. Visitors can also enjoy arcade games or food and drinks in the Paddock Lounge.

Will Power, partner of K1 Speed Nashville, is one of the greatest IndyCar drivers of all time. He’s collected two world championships and 68 pole positions,

surpassing Mario Andretti for the most of all time. He’s also racked up 41 wins, including the 2018 Indy 500 and 94 podiums. Several items from Power’s personal collection are showcased at K1 Speed Nashville in celebration of their partnership, including the 2006 Champ Car from Power’s "Rookie of the Year" season.

"Karting is one of the best forms of motorsports I have competed in," says Will. "It's where every IndyCar and F1 driver started their careers. I still race karts to this day, so I'm extremely excited to bring K1 Speed to Nashville."

Forget about the lawn mower-powered go-karts of your youth! K1's Europeanstyle 100% electric karts set the brand apart from competitors. These high-performance machines produce tremendous torque and horsepower from advanced electric motors. These zero-emission karts

outperform their gas-powered counterparts while being better for the environment, quieter, and arguably, easier to drive. Racers need not worry about stalling the engine or dropping out of the power band in a tight corner—the electric motors produce maximum torque at all speeds.

The world-class entertainment venue is designed to keep visitors engaged, both on and off the track. It's available for corporate functions and other groups, plus catering options, private room rentals, and custom race packages.

"I am incredibly excited to open this amazing center," says Founder/CEO David Danglard. "Not only am I proud to join the great Music City with its amazing culture and heritage, but to have a legendary driver like Will Power as a partner, it's simply a dream come true." K1Speed.com
