Gathering, gratefulness and giving back In this season of giving thanks, we often find ourselves reflecting on the many blessings in our lives. The true spirit of Thanksgiving encourages the conscious expression of gratitude. Its focus is spending time with those that you love and encourages giving back in a meaningful way. While ambition, competition and slaying goals can be very healthy, forgetting to place importance on being present, enjoying the ride and appreciating those around us that have helped us along in our journey, can leave us missing out on what truly matters. We’ll never be content if we look outside ourselves and at our possessions or titles to determine if we are fulfilled. True contentment comes from within and from fulfilling who we were made to be. These last two years have been an absolute pleasure. Colorado went from a winter vacation destination to now my home. I am so thankful for all of my friends and family back home, but I can’t express how lucky I am to have met you all! It has been a pleasure hearing all the stories, working with local businesses and really highlighting the amazing things that make up this place we call home. Thank you, Arvada, for accepting me into this community, I look forward to getting to know you better and better! Our November issue is dedicated to stories of gathering, gratefulness and giving back to our community. Lori Abbey is not only your local real estate expert but also a community builder and philanthropist. Twelve years ago, her desire for financial independence and a flexible schedule led her to seek a career in real estate. During this time the market was facing challenges, but Lori decided to take the plunge and dive headfirst into the industry anyway. She embarked on her real estate journey with determination and today she has built a platform which, she says, enables her to make a significant impact in the community. she says. It’s not just about buying and selling houses; it’s about creating a network of caring people who are committed to giving back. This network allows her to collaborate with clients who are equally passionate about making a difference and genuinely care for the people in their community. It has given her many opportunities to spread the love and more importantly, bring people together. One of Lori’s most remarkable charitable efforts was her response to the Marshall fires in December 2021, a devastating wildfire that affected Boulder County. Lori sprang into action, mobilizing her extensive network to provide relief. In a matter of three weeks, Lori collected an impressive array of donations … enough to fill up an entire thousand-square-foot room that they had to rent from a church. “We had maybe $15,000 in financial donations, it was pretty darn amazing. We received everything from clothes to water to groceries to money to brand-new books and toys. It was really very special to see all of the things my clients and friends had brought in to try to lessen the impact the wildfires had on those people who lost everything,” explains Lori. Another significant effort was Lori’s involvement in the Excel Academy during the first waves of COVID-19. Lori learned from a client/friend of hers that there were a hundred-plus families at the school that were food insecure. While school was closed due to the pandemic there were children that were going to have a hard time being fed since they rely on school for their daily meals. to them for Thanksgiving, for a total of around 250 pies that were given away. “There was not a single person that brought me a bag full of groceries … instead they brought cars and trucks FULL of groceries. There was so much that each family got not only one Thanksgiving meal but boxes and boxes of non-perishable food to bring home. It was so beautiful to see,” Lori says. Her team includes her daughter, Alexandra, who also holds her real estate license, and a dedicated staff, all of whom participate in creating a sense of community beyond the houses that clients call home. An expression Lori lives by is “To those who much has been given, much is expected.” She says this is something she has been telling Alexandra since she was very young and hopes this philosophy becomes ingrained throughout her work, too. “We have food, we have opportunity, we have so many things. It is up to us to share to the furthest extent possible. Whether it’s our gifts, our time, or whatever else we are able to give. I want to make sure that we are sharing that and impacting the world positively in order to make other people’s lives a little bit better too,” Lori explains. Lori’s latest endeavor has been her partnership with Pepper’s Senior Dog Sanctuary in Littleton. Pepper’s is a safe haven for senior dogs who may have been otherwise euthanized or left to die alone in shelters. “It’s a heartbreaking situation,” she says, as many of these dogs were once part of loving families and as their elderly owners passed, they

were left with no one to care for them. Pepper’s offers these dogs a chance at a peaceful and comfortable life. “It’s on 50 beautiful acres,” says Lori. “The rooms are big; they have couches and recliner chairs. They have comfy beds and for blind dogs, there is a sensory garden with different textures.” Lori said she is proud to have contributed to this cause and meeting shelter dogs. A lot of her recent charitable work has been dog-related, she explained. She has flown in dogs from Los Angeles to prevent them from being euthanized, finding homes for them locally, and raised $13,000 for a two-year-old dog in need of expensive surgery, giving a second chance where there was first none. The power to create positive change and display compassion and generosity is part of Lori’s journey; one that can be shared as an example along any inspired path.

Cooler temperatures are here and with that, a shift towards seasonal scents and tastes. Yes, pumpkin spice has arrived in full force but what else evokes the flavors of fall? Cranberries. Sweet and tart, red and robust, the versatile berry finds its way into sauces, spreads, desserts and breads. A colorful addition to the table, cranberries are also considered to be a “superfood” due to their high nutrient and antioxidant content. Chilled or warm, cranberries also add a boost to any meal or dish. For holiday gatherings, traditional homemade cranberry sauce can be spiced up with orange zest or ginger (or both), creating complementary flavors when paired with soft cheeses such as brie or chevre (goat cheese). for a sweet-meets-savory treat. Here’s a simple and flavorful appetizer that is easily customizable for allergies or dietary preferences with simple substitutions along the way. It’s a fun fall, small bite that can add flair to your table I N G R E DI E N TS Herbed crackers or sliced/toasted rustic bread or baguette, warm brie and fresh cranberry sauce. You can even add roasted turkey. That’s it. And, pro tip, you can experiment with many variations by adding ingredients that you enjoy. FRESH CRANBERRY SAUCE INGREDIENTS & INSTRUCTIONS • 1 cup of water • 1 (12 oz.) bag fresh cranberries • ¾ cup plus two tablespoons of sugar • 1 to 2 tsp. fresh grated orange zest • 1 tsp. or so grated fresh or frozen ginger root (a few dashes so as not to overpower the fruit flavors) In a medium saucepan over high heat, bring the water and sugar to a boil. Add the cranberries. Stir and return to a boil, then reduce heat to medium to a gentle boil for approximately 10 minutes. Add the orange zest and ginger as desired while the berries are starting to pop open and stir. Keep an eye on things. When most of the cranberries burst open, mash a bit with a spoon to the desired consistency. Strain for smooth or leave naturally textured before transferring to a bowl. Cover and chill. APPETIZER INGREDIENTS & INSTRUCTIONS • Craft using herbed crackers or sliced rustic bread, warm brie and cranberry sauce • Spoon ingredients into cracker or bread • Garnish with a touch of fresh rosemary or mint • Consider adding caramelized pecans as an additional flavor option (if there is no nut allergy)

Generosity within the community is often a quiet yet tenacious effort, starting from an inspired idea and growing into a force for good. One such group is Packs of Hope, founded in 2008 by Michelle Smithling, a foster mother who recognized that children transitioning into the foster care system often lacked even the most basic of necessities during an already tumultuous journey. She saw firsthand just how difficult the experience can be for a child arriving at a home with nothing but the clothes on their backs. With the help of caseworkers, Packs of Hope became a reality.

Smithling’s dream was to provide a ready-made backpack filled with a new set of clothes, so children wouldn’t have to show up at the foster home with only what they were wearing, carrying a trash bag of dirty laundry. Also included would be toiletries such as a toothbrush and toothpaste, and items for comfort, also often in too short supply, such as a stuffed animal, toy or a book. What started in Jefferson County and just 18 pre-filled backpacks, now serves 9 counties in 13 locations: Arapahoe, Boulder, Broomfield, Denver, Douglas, El Paso, Gilpin, Jefferson and Weld, delivering more than 400 backpacks each month. And it’s done at no cost to the county or the child, relying on 100% volunteers, donations and the community to fill the monthly orders. “We have been serving foster children along the Front Range for 15 years. Our mission has been to bring hope, joy, and dignity to children who feel unseen and are going through one of the hardest times in their lives. I love that Packs of Hope uses new clothing in the backpacks. We want to give these sweet children and youth our best, not just leftovers, to show them that they’re seen, and cared for, and their lives are important,” said Amanda Beck, Executive, Packs of Hope. “Our hope is to bring comfort and joy to children during a very difficult time in their lives.” The backpacks are prepared for children ages newborn through age 18. “These are meant to help the children but also provide help to the foster family as well,” said Beck. “Each [backpack] is filled with new clothing and toiletries that include a shirt, pants, a sweatshirt or jacket, pajamas, socks, underwear, age-appropriate toiletries, and a comfort item such as a stuffed animal. “We also provide diapers, wipes, and pull-ups. For the older children, we provide a small stress-relieving gift in their backpacks like adult coloring books or fidget spinners. We also

place a feminine pack in our teen girl backpacks,” she explained. Here's how it works: Each county keeps a storage room filled with the prepared backpacks at its Human Services Building, with at least two for each size and gender on hand at all times. Caseworkers retrieve a child’s size when the need arises. Each month, the group replenishes the stock. Since its founding, approximately 28,000 backpacks have been handed out, made by more than 1,500 volunteers who have worked more than 100,000 hours combined. Beck began as a volunteer in 2017. “I immediately fell in love with the mission and the people at Packs of Hope.” When Smithling approached her about taking over as Executive Director, Beck said, “I was excited to take on this new adventure. This volunteer position was not just mine, but my entire family: my husband, three kids, even my parents.” Packs of Hope has grown its engagement to keep up with demand. “We partnered with the City of Arvada in June of 2022 to offer court-ordered community service to youth an opportunity … and provide mentors who work alongside each youth. Our goal is to not only have them complete their hours but to also be a listening ear and offer any helpful advice on the struggles that they're facing … sometimes all they need is someone to hear them and offer them kindness.” The program has worked with 122 youth so far, she said. They’ve also partnered with Arvada High School’s Jeffco Transitional Services students who receive on-the-job training. Volunteers of all ages and donations are the fuel that keeps Pack of Hope delivering on its promise. “We’re so grateful to partner with many companies, groups, churches, schools and organizations around our community,” said Beck. “Donation drives from businesses and organizations along with donations from individuals are how we survive,” Beck said. Many cherish Arvada's small-town charm within a bustling urban landscape. Community feedback is prominent throughout the City of Arvada’s 2020 2025 City Council Strategic Plan. Survey responses revealed Arvadans embrace, “... small-town traditions to achieve an inclusive, prosperous, and resilient community of neighborhoods where quality housing is attainable to all.” This aspiration aligns with Arvada Urban Renewal Authority (AURA)’s purpose to partner with the City and private sector to remediate blight. “We try to bring new life to urban renewal areas that need a little love and care while maintaining Arvada’s history,” said Maureen Phair, executive director of AURA. AURA helped bring 3,000 new housing units to Arvada. Arvadans can increasingly choose from a diverse range of housing options, including townhomes, apartments, and affordable housing.

These developments represent more than just brick and mortar. Each one adds to Arvada’s tapestry, creating an inviting destination to live, work, and thrive.

THE RUSSELL: One notable example is The Russell, a development of 252 new market-rate apartments a short walk from Olde Town and the G-Line commuter rail station. “This project began nearly 15 years ago when the G-Line was still a dream,” Phair said. The Russell is located on land that was once an RTD Park-N-Ride. The City, RTD and AURA formed a committee in 2010 to plan the best use of the land. The collaborative effort resulted in the exploration of Transit-Oriented Development, an innovative concept in the Denver Metro Area at the time. However, the RTD old parking lot hid some obstructions to development. “The land was difficult to develop because of the unforgiving landscape,”

Phair said. “If left to the market, the bestcase scenario was that Olde Town would get another big box store. Worse, who knows what we’d get there? We had to step in and find a solution to meet the needs and goals of the City and RTD.” The geography posed many challenges including an underground stream, railroad right of way and a steep hill descending from Grandview Ave. An easement prevented building a structure above a 6-foot wide storm line running diagonally through part of the property. The limitations cut the usable land from 9 to about 6 acres, making the land much less valuable than some claimed it was worth at the time. “The site is an amazing location, but the complicating factors made it so that the numbers didn’t work. It is completely possible the private sector would have ignored this special spot or built something out of place with our history and goals,” Phair said. “AURA had to provide

some incentives to get an exceptional development that enhanced and contributed to the community goals of Arvada including much needed housing.” AURA partnered with Trammell Crow Company and High Street Residential bringing nearly $150 million in private investment to the mixed-use project. With some engineering ingenuity and creativity The Russell, the Shops at Olde Town Station, and a new Marriott hotel are now expected to open by 2024. “It has been exhilarating to watch the Russell go up. This monumental project will bring so much long-term value to Arvadans,” Phair said.

RALSTON GARDENS: Another important addition to Arvada is Ralston Gardens, a 102-unit affordable housing development near Ralston Rd. and Garrison St. The project brings new housing options to Arvada for individuals and families making between 30 and 70 percent of the Area Median Income. “I’m thrilled with this project,” Arvada Mayor Marc Williams said. “We are helping to create new affordable housing opportunities in a crucial economic corridor for Arvada. The residents will be able to access public transportation, trails, parks, and shopping. This project is in an amazing location.” Ralston Gardens fits perfectly within Ralston Creek, an area brimming with promise. AURA attracted approximately $400 million in private investment, ushering in mixed-use developments that blend housing, shopping, restaurants, entertainment and public transportation.

RALSTON CREEK TOWNHOMES: Further enhancing the Ralston Creek district are 44 new townhomes. The Ralston Creek Townhomes are planned to sell starting in the low $500,000 range and can be customized based on 12 different interior options.

“We are trying to keep them entry-level pricing as much as we can,” said Alexa Nickless, marketing manager and closing coordinator with Berkeley Homes. “There is so little on the market in this price range and the need is high. This style of townhome is perfect for first-time homebuyers looking to enter the market.” Nickless cited labor shortages as well as higher costs for materials and land as some of the reasons new home prices are rising in Colorado. Berkeley strived to make the Ralston Creek Townhomes as affordable as possible. Each unit features three bedrooms, two bathrooms, a front porch and a small, fenced-in front yard. “This project brings an urban feel to Arvada while maintaining the characteristics that make Arvada special,” Nickless said. “This development is walkable to parks, restaurants and commercial services, giving it that urban feel in the suburbs. The site is also right next to the Ralston Creek Trail ensuring the suburban lifestyle for these families. The townhomes fit in with the neighborhood and will be a perfect addition to the community.” Nickless expects sales to begin in early 2024 and encourages anyone interested in purchasing one of these beautiful homes to sign up for the General Interest List at liveberkeley.com. Using more than two million pounds of ice, the Warner Bros. holiday classic, A Christmas Story™ is created by a team of 40 world-class ice artisans from Harbin, China. Known as “Ice City,” Harbin is home to the world’s largest annual ice and snow sculpting festival. The ice artisans, who travel more than 5,700 miles from their homes in Harbin to Aurora, Colorado, start with more than 6,000 massive ice blocks. The carvers work approximately six weeks for more than 12,000 man-hours on the nearly 17,000-square-foot frozen attraction. The larger-than-life whimsical scenes are carved using chisels, chippers, tongs, handsaws, grinders and chainsaws. What can you expect? Visitors will experience more than 10 scenes from the now-classic holiday film, walking among hand-carved sculptures made of colored ice, clear ice and LED lights. The artisans, using skills passed down through generations, follow a 300-page design book to create the ice spectacle, with carvings ranging in size from details as tiny as a coin to soaring scenes more than 30 feet tall. The environment is kept frozen by a state-of-the-art chilling system that maintains the attraction’s temperature at nine degrees Fahrenheit.
