A new year brings a fresh start, and what better way to kick it off than by sitting down with lending extraordinare Jill Sheldon to get her take on some of the questions we get asked the most. I’m thrilled to share my recent chat with Jill, where she delves into everything from 2024 interest rate predictions to strategies for thriving in this current market. This is an insightful conversation you won’t want to miss.
Amy: How about for those that are renting? Should they buy now or wait? Jill: Many buyers have been waiting due to fluctuating rates, but when rates start to fall, as we predict they will, it’s likely that it will create a big surge in demand, more competition and higher prices. So, while waiting does seem logical, there is a risk that any savings you might get from a lower rate could be offset by the rise in home prices. In other words, if you can afford the payment with today’s rate, there is for sure an argument for beginning your search now vs. waiting. And without sounding like a broken record here, we can always refinance when rates begin to fall.
Amy: What do you expect the Fed is going to do with interest rates in 2024? Jill: This is the million dollar question! Barring any unforeseen events, there will likely be at least a few cuts to the Federal Funds rate coming in 2024. Most economists are predicting we’ll begin to see the impact of these cuts to mortgage rates in Q3 | Q4 of this year. Amy: What advice do you have for homeowners with a low mortgage rate who want to sell and buy a new home but are concerned about losing their rate? Jill: Great question! Your home's increased value helps a lot here and is a big plus! This means more equity to put towards your next house, helping soften the effect of a higher rate. And remember, when rates drop, we can refinance. In the meantime, you get to enjoy living in a space that truly fits your needs!

HIT THE TRAILS Expert tips on how to get started mountain biking
When you find a sport you love, you hopefully can find a way to stick with it for a lifetime. That’s what Ahwatukee resident Mike Dale has found with mountain biking – a sport he’s participated in for more than 30 years. As the head coach of the Desert Vista Mountain Bike team, which welcomes local youth to experience the sport, Dale hopes that his enthusiasm for mountain biking helps to inspire kids and their families to gear up and hit the trails. With a New Year upon us, and many of us looking for ways to stay active, he shares that mountain biking can be a great way to get exercise, see nature, and enjoy a one-of-a-kind community.
“Ahwatukee, and Arizona in general, is an amazing place to get started mountain biking,” Dale says. “Even in the summer, when the temperatures get hot, you can go on early morning rides. And of course, January is actually the perfect time of year to ride.”
EXPERT TIPS FOR BEGINNERS
For those just starting out mountain biking, Dale says the first place to start is a quality local bike shop that will help new riders to get fit with the proper equipment and make meaningful connections into the mountain biking community. Some local shops he recommends include Emigos Bike Shop, Bike Masters, and Global Bikes. CONTINUED >

“I ’ve bee n d oi ng thi s s por t for m ore th a n th ree d eca d e s ,” D a l e sh a re s . “It ’s a great way t o e n joy a f it n e s s a ct iv it y, m a k e f r i e n d s , a n d forget th e d ay - t o - d ay st re s se s of l ife .” In addition to connecting with a quality bike shop, he suggests that new cyclists find a local riding group. “You can often connect with neighborhood riding groups at a local bike shop,” he explains. “There are many riding teams and groups in the area that welcome new mountain bikers of all ages and skill levels.” One local team geared toward adult riders is Team Vitesse, which Dale helped lead before his role with the Desert Vista Mountain Bike team. “I loved my team with my peers, but I wanted to give back and encourage more kids on bikes for life,” he says. Once you have the proper gear and community, he recommends learning base control, working on bike handling skills, and starting out on beginner trails. “As you ride more, your confidence builds,” Dale says. “But you have to get out there first.” Like most fitness activities, experts recommend that new bikers start off slow and
check in with your physician or medical professional to make sure you’re able to pursue the sport.
THE BENEFITS OF MOUNTAIN BIKING
The health benefits of mountain biking are many, including being amazing cardiovascular exercise, building stronger muscles, creating quicker reaction times, stress relief, exposure to nature, and being easy on joints – making it a sport that riders of all ages can enjoy. In addition to the fitness benefits, a unique aspect of mountain biking, Dale says, is the community you become a part of when you connect with other mountain bikers locally. “I’ve been doing this sport for more than three decades,” Dale shares. “It’s a great way to enjoy a fitness activity, make friends, and forget the day-to-day stresses of life.”

• Pyramid Trail, located at South Mountain. This trail is considered moderate and is recommended for more experienced riders.

1 pound chicken breast, pounded thin ½ cup Sir Kensington special sauce 4 oz. Colby Jack cheese 4-6 oz. ground beef, cooked ½ small red onion, thinly sliced 1/3 cup dill pickles, drained Salt and pepper, as desired 2 cups broccoli
INSTRUCTIONS 1. Preheat oven to 375 degrees F. Place chicken on a baking sheet and season with salt and pepper. Top with special sauce. 2. Bake for 8-10 minutes. 3. Remove from the oven and top chicken with cheese, ground beef and onions. 4. Bake for an additional 6-10 minutes or until cheese is melted and onions are tender. 5. Turkey Club Pasta Salad Jars INGREDIENTS Creamy Dijon Vinaigrette • 1/3 cup light mayonnaise • 1/3 cup apple cider vinegar • 3 Tbsp. olive oil • 2 Tbsp. Dijon mustard • 2 Tbsp. water • ½ tsp. kosher salt • ¼ tsp. garlic powder • ¼ tsp. onion powder
• 8 oz. Rotini (or Bowtie) pasta cooked al dente • 1 cup sliced red onion • 1 pint cherry tomatoes, halved • 12 oz. thick-cut deli turkey breast, diced • 4 oz. bacon, cooked • 1 cup shredded cheddar cheese • 8 cups chopped romaine lettuce (about 2 heads) Supplies • 4 quart-size glass jars with lids
INSTRUCTIONS 1. Whisk together the vinaigrette, then divide into the 4 jars (a scant ¼ cup each). Divide the remaining ingredients, starting with red onion and ending with the romaine, between the jars. 2. Lid and refrigerate up to 4 days. 3. To serve, empty the contents of a jar into a large bowl and toss to combine.

Orthodontics may be considered a rite of passage for many teenagers, but it can also be beneficial to adults. In fact, Dr. Aubrey Young, founder and owner of Young Orthodontics, says her adult patients currently outnumber kids, about 55 to 45 percent. “My oldest patient started her treatment when she was 84,” Dr. Young says. Whether adults want to straighten crooked teeth, fix teeth that have shifted since they had orthodontics as teens or a number of other reasons, Dr. Young said she and her team at her East Valley practice are ready and able to help. Dr. Young also answered some common questions about orthodontics in adults:
Q: HOW CAN ORTHODONTICS HELP ADULTS WITH THEIR JAW HEALTH?
A: As we age, we lose volume in our jaw bones. As that happens, our back teeth tip toward the tongue and our front teeth
become more crowded. When our back teeth tip toward our tongue, it changes the direction that our chewing force is distributed to the roots of the teeth. This can cause premature wear of the chewing surfaces of the teeth, gum recession, and even notching of the teeth at the gumline. When our teeth do not fit together properly it can also cause TMJ discomfort. Orthodontics can help treat these issues.
Q: CAN ORTHODONTICS HELP ADULTS WITH THEIR SLEEP?
A: During orthodontic treatment we increase the width of the dental arch and upright the back teeth. When we do this we create more real estate for the tongue to move forward in the mouth and this increases the airway size in the back of the throat. Think of the teeth as a gate that is holding your tongue back. The smaller the gate the less room there is for the tongue and the farther back in the airway it goes. When we make the gate bigger the tongue immediately uses the new space and is able to move forward in the mouth. Sleep apnea is caused by a restriction in the airway spaces behind the nose or behind the throat or both. Orthodontics in adults primarily focuses on increasing the size of the airway in the back of the throat.
Q: WHAT ARE SOME OF THE AESTHETIC BENEFITS OF ORTHODONTICS?
A: When we upright and widen the dental arch a beautiful smile is created where you can see teeth from the corner of the lip to the corner of the lip with no black airspaces on the sides. Beautifully aligned teeth create not only an aesthetic smile, but a healthy bite. The other beautiful result of increasing the width of the dental arch is that we restore the underlying bony structure that is the framework for our soft tissue. This gives more support to our soft tissues specifically in the mid-face. We have had many patients say that they felt like they had a mini-facelift during their orthodontic treatment because of this support to the soft tissue of the face.
Q: WHAT ARE SOME OF THE ORTHODONTIC OPTIONS THAT ADULTS CAN CHOOSE FROM?
A: The majority of my patients choose our Spark aligners. These aligners are very similar to Invisalign, but have a newer technology in the plastic which allows for the really broad smiles and healthy airways to be created. In our office we use Damon braces. Damon braces can be metal or porcelain if a tooth color bracket is preferred.
Q: CAN ADULTS WHO HAD ORTHODONTICS AS TEENAGERS SOMETIMES NEED IT AGAIN?
A: Adults can absolutely be treated for a second time, and this is very common. In the past it was a common practice to tell your orthodontic patient to wear their retainers for a couple of years after treatment. Many patients who were treated as a child followed this recommendation and have had relapse in tooth position. Without retainer wear, teeth will and do shift over time. Our retainer protocol after treatment in our office is nighttime for life to protect your investment in your smile, healthy bite and healthy airway for your lifetime.
Q: FOR ADULTS WHO ARE FEELING NERVOUS, OR UNSURE, OR MAYBE THAT THEY ARE “TOO OLD” TO HAVE ORTHODONTICS, WHAT WOULD YOU SAY TO THEM TO REASSURE THEM?
A: I would encourage them to visit our office for a complimentary consultation so we can explain the condition of their teeth, bite, and airway health, and explain options for making a positive change for both their dental and systemic health. With the new technology in orthodontics the process has become much more comfortable than ever before.
Q: HOW LONG DO ADULTS USUALLY END UP HAVING ORTHODONTIC TREATMENT?

ROSEMARY SIMPLE SYRUP • 1 cup cane sugar • 1 cup water • 3 sprigs of fresh rosemary ROSEMARY PEAR MOCKTAIL • 5 tablespoon pear juice • 1 tablespoon rosemary simple syrup • 1 teaspoon lemon or lime juice • sparkling water to taste
HOW TO MAKE ROSEMARY SIMPLE SYRUP Combine sugar and water in a pot and cook over medium heat. Cook until sugar is completely dissolved. Turn off heat and toss in rosemary sprigs. Cool Completely.
