As we enter February, our thoughts turn to celebrating all things love. In this month so often associated with expressions of affection, it’s important to remember that love takes many forms and can be shown in countless ways. We can share love with our friends and family through acts of kindness, appreciation and support. And it’s also important to show love to ourselves. Self-love is crucial for our own well-being and can help us better care for those around us. In addition to showing love to those close to us, we can extend love and care to our community, simply through volunteering at a local organization, supporting a local business or just being a good neighbor. This issue is focused on local love, and we’re excited to highlight people and places that make Ahwatukee special. We share a romantic date night destination; meet business owner Eric Kinneman and his fit family; spend a day around town with realtor Amy Richardson, visiting some of her favorite local places; and are introduced to Ahwatukee resident, author, entrepreneur and influencer Ashley LeMieux. We hope you take a moment this month to spread love and appreciation to all those around you, including yourself. Have a fabulous February!

Out and About in Ahwatukee Real estate agent Amy Richardson shares a day in her life around town
ARTICLE BY BETH DEL VILLE PHOTOGRAPHY BY QIANA KELSCH
Long-time resident and real estate agent Amy Richardson knows and loves the people and places of Ahwatukee. Supporting local businesses and creating connections are important to her. She shares a day with us and shows us some of her favorite local spots.
8:00 A.M. – HUB FITNESS
Richardson kicks off her day with a workout. “I love the HUB. Craig, the owner, cares about his clients and treats us like family. He has created an atmosphere that’s inclusive and special.”
AMY RICHARDSON
Richardson has been in real estate for more than five years and has sold numerous homes across Ahwatukee. “It’s a community where anyone can find a place they belong. I feel safe and connected here.”

9:30 A.M. – BRUNCH SNOB
When Richardson sells a home for a client or matches a buyer to their home, she loves to celebrate with them. “I’m always excited about new local places. Brunch Snob has really good food and drinks, and they go out of their way to make the experience a good one.”
12:00 P.M. – PHILANTHROPY MEETING
Richardson is an avid supporter of charitable efforts. She is a member of several local charities and organizations, including 100+ Women Who Care, ICAN and Boys Team Charity, which she participates with her son, Brady. And before her daughter, Kylee, graduated from Desert Vista, they were involved with National Charity League together. Richardson says recognizing how fortunate she is inspires her give back. “Every philanthropic effort we support helps my kids realize that there are people who don’t have the same opportunities that we have. Giving back with my children allows me to teach them to be pillars of the community and to leave the world a better place than they found it.”

2:00 P.M. – IN THE OFFICE
Back in her home office, Richardson is busy with the daily tasks of running her own business, from putting together comparative market analyses and preparing contracts to marketing. But she says the power of connectedness and community values are what fuel her. “Being in connection with people is where I feel the most useful and powerful. I love knowing someone is exactly where they want to be and should be.”

3:15 P.M. – HOME SHOWING WITH THE FORTUN FAMILY
Showing houses to families is a favorite part of Richardson’s job. “Everyone needs to find that place where they feel at home. There’s a satisfaction in helping someone find a home and community they love as much I love my home and community.”
4:00 P.M. – THE CELLAR: WINE AND TAPAS
Richardson likes The Cellar: Wine and Tapas for their wine selection, delicious food and homey ambiance. “They’re a small local restaurant, so I often get the same server. It’s perfect for meeting friends and colleagues – it’s just so warm and inviting.”
6:00 P.M. – AT HOME
At the end of the day, Richardson loves to cozy up at her home. “I like to take time to reflect. It’s really important to take time to be grateful; it’s a practice I live by and one I try to teach my kids.”

Shine On A LOCAL MOM HELPS OTHERS TO HEAL AND “FIND THEIR SHINE”
Ahwatukee resident Ashley LeMieux is all about normalizing the stuff that’s hard to talk about. With a Master of Science in mental health, LeMieux is the founder of The Shine Project, a best-selling author, speaker, entrepreneur, and social media influencer on a mission to help people work through their grief to find healing and community. Her three books (Born to Shine, I Am Here, and Clarity Mapping) are full of practical tools to help readers “find their shine” – a message she also shares with more than 475,000 followers on Instagram. While she fills many roles, her favorite by far, she shares, is her latest—being a new mom. “I'm a mama to our miracle baby girl who we've waited so long to have. She was born in May of 2022, and it [mama] is my most favorite title,” LeMieux says. When she’s not working, the graduate of Desert Vista High School and Arizona State University, along with her husband Mike LeMieux and daughter Annie Rae, enjoy the family-friendly community that Ahwatukee offers.

“I am also just coming off my third book launch and am excited to continue to help women work through their grief and build our online community that's committed to talking about the things that are hard to talk about,” she continues. “We will be doing retreats, in-person events, and other projects this year. I am also co-founding a new start up and doing what I can to help champion women.” LeMieux says that her social media work resonates so well with her followers because people need safe spaces to talk about the hard things so that they don’t feel alone. “Although our experiences are different, the human experience connects us and I try really hard to be vulnerable about my own life and help give words and a sense of being understood to other women,” she says. “We talk about grief, miscarriage, death, burn out, you name it, but I do it in a way where there are actionable tools given that brings hope.” While her work focuses on helping others, LeMieux’s goal is to be present in everything she does. “I've always been an entrepreneur and it can get easy for me to keep building things, because I love it,” she says. “But with my baby girl here, I am saying no to a lot more things, allowing a slow pace of life to be our normal, and not let this time just pass me by. This means that the retreats and projects I take on are very intentional and I'm so excited to help more women have access to the support they need.” From her home in Ahwatukee, LeMieux is grateful to be able to impact thousands of people to heal and lead more intentional lives. “People want to feel seen and not alone, and we've created a really special space to be able to do that,” she says. STRONGER TOGETHER ARTICLE BY MICHELLE TALSMA EVERSON PHOTOGRAPHY PROVIDED
Ahwatukee resident Eric Kinneman grew up with a love for wrestling. “It’s a year-round sport,” he shares. “It’s not a game, but a way of life. Wrestling has a certain mindset and principles—it’s about accountability, working hard when no one is around, and training for what’s next in life.” Because of his positive experience with the sport, it’s a passion he shares with his two children, Ryder, 15, and Regan, 10. Ryder is a sophomore at Desert Vista High School who has been wrestling since the fifth grade in a wrestling club and for his high school, where he made the varsity wrestling team as a freshman. His little sister, Regan, is in her second year of wrestling with local Thorobred Wrestling Club and is already nationally ranked in her weight class. Kinneman is the volunteer wrestling coach for both young athletes. Alongside Amy Kinneman, his wife of more than 20 years, Kinneman balances work as the branch manager for Lend Smart Mortgage, parenthood and dedication to his own fitness journey. While he still loves
wrestling, his latest fitness venture is trail running. He has been running local trails nearly daily for about three years. “It’s important to Amy and me to lead by example when it comes to fitness and hard work,” he says. “As a cancer survivor, it’s just a different mentality. Fitness is number one to me, so I make it a priority. Everything else falls into place after that.” A true family affair, Kinneman can often be found running the trails with his son. “Ahwatukee is the perfect place to live if you run trails as we’re surrounded by mountains and can access so many beautiful trail systems in minutes. Right now is the ideal time of year for getting out there and enjoying our amazing trail system,” Kinneman says. “When my children grow up and look back on their childhoods, I hope that they remember that we prioritized fitness—and they carry that with them into the rest of their lives,” he continues. “Not many things are more important than your health.”

MORTGAGE M AT T E R S A N EX PERT TA K E ON TODAY’S MORTGAGE INDUSTRY
ARTICLE BY MICHELLE TALSMA EVERSON
Eric Kinneman, branch manager for the Ahwatukee office of Lend Smart Mortgage, believes that while the process of obtaining a mortgage loan can sometimes be daunting, it’s an investment that is worth it. In fact, he shares that right now is the perfect time for those considering purchasing a home to get the process rolling as it’s still a buyers’ market. “When it comes to home mortgages and mortgage interest rates, now is not the time to panic,” Kinneman says. “A lot of consumers have been spoiled with super low mortgage rates, and might be nervous seeing them rise slightly, but this is not uncommon historically speaking and it’s not cause for concern.” Known as “the mortgage man,” Kinneman says that many consumers may be concerned seeing higher mortgage rates because rates were artificially low for the past couple of years. But he and other industry professionals predict that 2023 is going to be the best year to buy a home. “If you’re considering purchasing a home, get in there now, because March ushers in buying season,” he says. “Owning a home continues to be a dream for many families and one of the smartest investments a person can make.” For those who are interested in a mortgage for a new home or refinancing their current mortgage, Kinneman says that he and his team’s local Lend Smart Mortgage office is here to help. “We have years of professional experience and are local community members,” he says. “We know and love Ahwatukee, so we know the local mortgage landscape and can help anyone find the ideal mortgage for any financial situation.” For those just starting their journey, Kinneman regularly posts informative videos to social media and includes helpful information on his website. “If you’re considering applying for a home mortgage, don’t sit on the sidelines, now is the ideal time to get in the game,” he says.

ERIC KINNEMAN LEND SMART MORTGAGE In the mortgage industry in the Phoenix metro area since 1999, Eric Kinneman is the branch manager of the Ahwatukee office of Lend Smart Mortgage. He has been an Ahwatukee resident since 2003. “I am a man of commitment and I truly enjoy helping people navigate through the sometimes-tumultuous task of obtaining a mortgage loan,” Kinneman says. “I believe that a mortgage professional should be a true craftsman of their trade and not just a salesman.” In addition to his business, Kinneman also gives back to the local community through an annual blood drive, volunteering, and more.

Looking for a romantic getaway just in time for Valentine’s Day? Paradise awaits in Flagstaff, one of Arizona’s most enchanting escapes for couples. Though often best-known as home to Northern Arizona University and for having the world’s largest contiguous Ponderosa pine forest, Flagstaff is overflowing with accommodations, attractions and aphrodisiacs with amor in mind.
ACCOMMODATIONS Two of the best places for lovers to lay their heads: High Country Motor Lodge and Newman Park. Part bespoke boutique hotel, part mixology bar and part curated artisan market, High Country Motor Lodge opened in 2022 and features 123 stunning rooms – including a handful of stand-alone cottages. Adding to the ambiance is the massive hot tub at the center of the hotel as well as the outdoor firepits that lead to both an espresso bar with artisanal local products as well as a dimly lit, outrageously outfitted mixology bar complete with craft cocktails and seductive small bites. The property is also home to Arizona’s first-ever Nordic spa. The experience, which alternates hot and cold therapies, can boost the immune system, improve circulation, and alleviate stress so that one might be completely present in the moment. If seeking more seclusion, Newman Park just opened with upwardly mobile adventurers in mind. Think ultra-high-end renovated vintage Airstream trailers and A-frame cabins surrounded by native landscaping. All guests who stay at Newman have access to the property’s winter wonderland communal areas, a library, curated culinary offerings and several specialty outdoor activities, even in the winter.
And while it has no snow, there is something special about taking someone special to Lowell Observatory to gaze at the stars together.
APHRODISIACS Then finally, there is the food. In recent years, Flagstaff has become a mecca of culinary creativity thanks to an influx of forward-thinking chefs and wine experts who have moved into the area. Atria, for example, opened in the heart of Downtown Flagstaff in 2021 and has already earned a James Beard nomination as being among the top eateries in the Southwest. To ramp up the romance, splurge on executive chef Rochelle Daniel’s impressive tasting menu with wine and cocktail pairings. Expect the unexpected with every course from flavor profiles to plating to garnishment. Similarly, a spot for those looking to impress and also in the heart of Downtown is the newly opened Teatro Italian Food & Wine. Overdelivering on their lofty promises of bringing authentic northern Italian recipes, handmade pastas, caviar service and a steak menu that would make even a New York restaurant jealous, Teatro is taking the entire state by storm. A host of fellow fine dining options joins Atria and Teatro as well, notably Tinderbox Kitchen, Brix Restaurant, Shift Kitchen and Josephine’s.
ATTRACTIONS Speaking of the winter, February marks the best time to visit the area to indulge in all things snow play. Arizona Snowbowl is just 15 miles north of Downtown Flagstaff and features 55 trails, 2,300 lift-served vertical feet and over 3,000 hike-to vertical feet on 777 acres with eight lifts, four terrain parks and three mountain lodges from which to choose. While Snowbowl is for downhill skiing and snowboarding couples, just north of it is Arizona Nordic Village, which features epic snowshoeing and cross-country ski options. And then there is Flagstaff Snow Park at the southern tip of Flagstaff, offering ample space to build a snowman or get into a playful snowball fight. Snow Park is also home to Flagstaff’s largest family of tubing runs, which will bring out the kid in anyone.

Nightcap? Flagstaff has couples covered there as well. Consider Oeno Wine Lounge, also Downtown, which allows guests to explore local, regional, and exotic beers and wines in an intimate environment. There is also FLG Terroir. This wine bar and bistro, which is hidden by design on the second floor of a historic building, excels at indulgent desserts and old-world wines. Grand Canyon Brewing Company is another must as it offers a slate of local craft beers as well as a full line-up of distilled Arizona spirits. And any trip should include at least one visit to Flagstaff Chocolate Company or Sweet Shoppe Candy Store to sample sweets with the sweeties.

ELEVATE YOUR CLOSET
Every woman dreams of an organized and beautiful closet space, but it often comes last on the list of places that get their time and attention. Follow our nine tips for transforming and elevating your closet as you Spring clean and declutter for a more peaceful, inspired space you absolutely love.

A sneak peek inside the closet of active mom and entrepreneur Keri Tarantino of Leawood, KS reveals a dressing room that rivals celebrity homes in Beverly Hills. But it didn’t come easily. Keri painstakingly planned, designed and curated the space with care. When we first stepped inside, we gasped as our eyes beheld the glory. No detail went unnoticed in this dreamy dressing room. Here are some guiding principles that can be drawn from her exquisite taste and vision. How you organize your closet will of course differ based on the size of your space, the size of your wardrobe, and the kind of life you lead. But applying the guidelines Keri used in her space will result in a much more organized and aesthetically pleasing space.
01
Reserve the front and middle of the closet for clothes worn most often. For someone who gets dressed for work each morning at 6 a.m., work clothes should be at the front of the closet. Store lesser-worn items like formal wear and out-of-season clothes toward the back and on the upper shelves. The large mirror and counter with chair provides the perfect spot to select jewelry and finalize finishing outfit touches. While every closet is different, the key here is everything has a home.
USE R EAL ESTATE WISELY
ORGA NIZE BY KIND A ND COLOR
02
Group clothes by kind first and color second. This ensures quick location of that favorite shirt when it’s needed. Bonus - it’s easy on the eye. Group like with like: Gather belts, sweaters, longsleeve shirts, work pants, dresses, button-down shirts, jeans, shorts, etc., and decide the best place to store each item as a group (e.g., hang pants in the closet, fold and stack sweaters in a bureau). Working with groupings will help you figure out how much space you need and the best way to store each type of item.

NEGATIVE SPACE
03
Using space efficiently is important, but keep in mind every good design includes some negative space. For instance, consider adding built-ins on the long wall of your closet but keep the short wall open with a mirror.
FACE CLOTHES THE SA ME DIR ECTION
04
It may seem silly, but when dealing with a small space, little things count. Hanging all clothes the same direction is a no-brainer for continuity in your closet.
05
The simplest and fastest way to make a BIG difference in your closet organization is to get matching hangers that go beyond the traditional plastic or wire hangers. And for sure ditch any with paper from the dry cleaner! Here’s a few of our favorite elevated hangers:

BAG & SHOE STOR AGE
Alternate the way shoes are facing. This ultimately helps fit more on each row and provide a visually appealing way to display those prized possessions. Everyone understands the frustration of searching for that one clutch when rushing out for the evening. Bags benefit from a space all their own. Get clear container storage for small bags and purses so you can locate and access them easily.
HIDDEN STOR AGE Hidden storage is a game changer in keeping a closet visually clean. Tuck folded clothes behind closed cabinet doors if the space is multipurpose. The floor-to-ceiling built-ins in Keri’s closet contain folded clothes, athleisure and other items she needs as she gets ready each day. Tuck away the least-used items: Use hidden storage and the very top of the closet for outof-season items and stuff only worn a few times a year.

LIGHTING Lighting is everything in a closet. Gone are the days of dim recessed lighting being sufficient. Consider adding a statement lighting fixture like a chandelier or pendant that provides ample bright lighting to your space, no matter how big or small.
08 M AKE A STATEMENT Why use an armchair when you have room for a sofa? Slide up a stool and colorful area rug to complete the look. If you have excessive wall space, consider a mini gallery wall or a statement wall with wallpaper to polish things off.
