Real Estate is always a hot Ahwatukee, like most of the country is experiencing an unprecedented market. Opinions abound. Looking at some data can dispel some of the myths. The table below shows the high, low, and median for price per square foot, sold price and percent of list price of sold properties in the last 30 days. Not all homes sell near list price. In July, of the 77 properties sold, 38 sold for less than list price, 22 exactly at list and 17 sold for over list price. Last month the %-of-list-price ranged from a low of 68% to a high of 106%. This demonstrates that even today, having good condition, marketing, and pricing right matters.

While this month brings the official start of the fall season, we admit that our weather in Ahwatukee does not bring the crisp days that are typically thought of. But we do get some enticing glimpses of cooler weather ahead.
With summer officially over and vacations complete, the kids are settling into school and there's a comfortable rhythm to our days. One of the high lights of the season is a favorite of many - football is back! We are so lucky to have incredible high school football right here in Ahwatukee, and college and pro teams in our backyard.
My parents were avid football fans. They went to all my high school's games (shout out to the Lake Havasu Knights!) and watched every possible pro game. My mom's team was the Pittsburg Steelers. I have no idea why this was, but suspect it was all due to Terry Bradshaw. I am Arizona born and raised and could never understand why any of the fans shown on TV were bundled head to toe in coats, scarfs and hats. It wasn't until I started traveling the country year-round for work that I finally understood that not everyone can spend most of football season wearing shorts. I quickly real ized that I enjoyed new places and the different seasons, but I was always happiest to return home.
In this issue, we are excited to share some ideas to upgrade your style in several parts of your life. Fashion, food, art and fun - enjoy these Arizonaapproved ways to add some pizzazz to your September.

CULINARY CREATIONS | FOOD + BEVERAGE ALL A-BOARD THE CHARCUTERIE CRAZE ARTICLE BY ALISON BAILIN BATZ | PHOTOGRAPHY BY CHRIS FRAILEY CONTINUED > 18

Find Oman on Instagram at @FamilyTableCooks.
Family Table Catering, founded by Jamie Oman, knows the power of a well-styled board all too well.
The ultra-Instagrammable boards may seem like the “it” dish of the moment. Their popularity, however, can be traced back to 15th Century France.
Good taste never goes out of style. When it comes to charcuterie boards; it seems the saying is literal, and always literally delicious.
“That table made a statement, so I started posting eye-popping board creations across social media,” says Oman. “Within days, my DMs blew up with clients seek ing me to style charcuterie for their events.”
In 2021, when the Caffe Boa owner prepared to sell the business, Oman decided to go out on her own with Family Table Catering. While she initially catered private dinners and parties, thanks to her keen eye for design, when she styled a dining room table into a visually appealing grazing table, a light bulb went off as it related to her business.
CULINARY CREATIONS | FOOD + BEVERAGE20
“There is nothing like meeting with someone who has a vision to do something special to mark a major milestone and then pulling out all the stops to exceed even their wildest expectations,” says Oman.
While charcuterie has remained a European sta ple since those early days, its early rise in the United States is often credited with the rise in winemaking nationwide in the 1900s. As wine began trending, so did grazing boards to accompany particular varietals.
Now nicknamed “the charcuterie girl” across the Valley, Oman is building everything from date night boards to grazing tables for bridal showers, weddings, graduation parties and more. “I do anywhere from 15 to 20 actual events each month, dreaming up brunch boards, vegetarian boards, snack boards, dessert boards, movie-themed boards, and everything in between, and I also build one-off boards for smaller groups as well.”
Oman’s small boards start at $75 and large grazing tables at $500. She will deliver her appetizing art and set it for clients up anywhere in the Valley, and she pro vides both set-up and delivery to her neighbors across Ahwatukee at no additional cost. She also continues to cater events of all kinds beyond building boards.
Over the years, while often still called charcuterie boards, they have evolved to include more than cured meats and cheeses. It is common to see nuts, breads, spreads, fruit, and vegetables on most modern-day boards, many with a focus on locally sourced artisan items. Modern-day boards also often deviate from tradition altogether and are piled high with desserts, candy, tapas and even oysters and caviar.
After graduating from Scottsdale Culinary Institute and getting her start at her parents’ Italian restaurant, Oman built custom boards along with epic custom menus as part of her leadership role at Caffe Boa in Ahwatukee for more than a decade.
The ultra-Instagrammable boards may seem like the “it” dish of the moment. Their popularity, how ever, can be traced back to 15th Century France.
The ample spreads were initially introduced to keep from wasting meat; a way to make cured meat more approachable and enjoyable. In fact, the word “char cuterie” derives from French words that together mean cooked meat.
FAMILY TABLE CATERING’S TIPS TO BUILD THE PERFECT BOARD: • Decide on a theme and source ingre dients that can play upon the theme versus what is on easily accessible. • Be sure to make note of any allergies or dietary restrictions. • Never work linear. Take a creative and rustic approach and let the product flow organically. • Use fruit – dried and fresh – to pro vide pops of color. Candy can help as well. • Mix and match different textures –honey, hummus, nuts, preserves – to attract the eye. • Build the board up vertically with creative stacking and layering ver sus just spreading everything to ensure dimension. • Watch tutorials on how to cut ingre dients easily and safely into hearts, flowers, stars and other shapes, and sprinkle into your design. • Use fresh herbs throughout the board to add aroma. • Use seasonal edible flowers as garnish. • Have empty space? Use different breads, crackers, cookies, popcorn and chips to make it look full. 21| CITYLIFESTYLE.COM/AHWATUKEESEPTEMBER 2022

Her work varies in size from company logos to large murals and everything in between. “I’ve been doing art for seven years and full-time for five. I’m all self-taught; I started drawing as therapy, but I never thought I’d create art and get paid for it,” Stapp shares. “I noticed that at work I’d start doodling or drawing when I was bored or restless and I really enjoyed it. I took that as a sign to pursue my art. Doodles and drawings turned into illus trating and lettering.”
As time went on and she developed her craft, Stapp honed her skills in graphic design, illustrating, typography, hand lettering, branding, murals, and more. She describes her work as detailed, often using heavy strokes and bright colors. Her art most often starts out digitally, especially the murals, and she then goes from there to perfect the design and move the con cept from idea to final product. Creating a name for herself and client base, her work can be seen at businesses across the Valley, including Fox Restaurant Concepts, Harkins Theaters, The Ostrich Bar, Highball Cocktails, and many more. Oftentimes, private residents will hire her for murals for their homes and she’s even worked with local municipalities to turn utility boxes into works of art. She shares that she’s currently working on a mural project for U-Haul’s downtown campus.
“It’s scary and exciting how it [her busi ness] has grown a lot—and it’s all organic, natural growth,” Stapp says. “It all stems from my passion though; I absolutely love what I Lookingdo.” toward the future, Stapp plans to continue to grow and expand her client base and continue to teach herself and perfect her craft. She hopes that by shar ing her story of success that she inspires others to follow their passions and cre ative pursuits.
For those interested in following her artistic journey, find her on Instagram @meghowart .
“It takes courage and guts to take a leap of faith and bet on yourself,” Stapp says. “This is a role that I literally designed for myself, and I wouldn’t be here without a leap of faith. I wouldn’t be here had I not stepped out of my comfort zone and bet on myself.”

The Arizona Biltmore is a historic, glamorous gem of a hotel. You may have heard that Irvin Berlin penned “White Christmas” here, and that Marilyn Monroe declared one of the hotel’s seven pools - the Catalina, built in 1931 by chewing gum magnates the Wrigley fam ily - her favorite. So if you’re looking for a luxurious place to enjoy a dip in the water or the sun’s warm rays, the Arizona Biltmore pools have something for everyone. The Saguaro Pool is a chic, adults-only oasis you can enjoy 24 hours a day, seven days a week. Surrounded by Frank Lloyd Wright’s inspired architecture and love of stained glass, and dotted by bold Bisazza “pebble” coffee tables created by Amsterdam designer Marcel Wanders, the pool exudes cool sophistication.
