Now more than ever, experience and knowledge matters. Get the BEST!

CYNTHIA WORLEY, AHWATUKEE EXPERT CEO and Founder of Stella Realty Group Keller Williams Realty East Valley Ahwatukee continues experiencing an unprecedented market. The monthly sales data can dispel the hype and help both buyers and sellers make better decisions. The table below shows the high, low, and median for price per square foot, sold price and percent of list price of closed sales in the last 30 days. Interest rates are rising, and the market is still strong. The number of listing bidding over list price continues to rise. In April 65% of the listings closed for more than list price. Yet 1 in 5 listings sold for less than list. Today more than ever; working closely with an experienced Realtor can make a difference. Cynthia Worley is recognized as the #1 top producing Realtor. Known locally, nationally, and internationally for her leadership, innovation, and service in the real estate industry; Cynthia is proud to call Ahwatukee home for over 25 years.

LIFESTYLE LETTER

Let's Celebrate the Men Hello friends and welcome to our Gentleman’s Issue where we celebrate some of the terrific men in our community. We are highlighting men who put themselves second, work hard and inspire others to do the same. We’re also sharing some places and experiences that men will especially love but that everyone can enjoy. A great man has the power to shape and inspire the many people around him, especially our youth. Dads, coaches, teachers, leaders, and family friends all have a chance to lead by example and help push someone to be the best version of themselves. They can model compassion, integrity, resilience, drive and the many more important qualities that we want to see in our next generation. I hope that you can personally think of a man who has had a positive impact on your life. One of mine was my own dad. I was incredibly blessed with a loving father who was a terrific role model for me. He had many admirable traits that I still strive to emulate. But I will forever be most grateful for the belief that my dad had in me. There was a time when I was struggling, but my dad knew that I could do better and kept sharing his confidence in me. What a wonderful gift he gave to me, and it’s not lost on me that I now love to find ways to encourage those around me. To all of the men out there who are making a difference in someone’s life—big or small—we applaud you. The lasting impact that you are making and the ripple effect that often ensues are worth it. Cheers to both knowing and being a role model!

LOCAL BUSINESS MAN STRIVES TO MAKE A DIFFERENCE

visit, the friend's mother offered him half of a Ding Dong for a snack. The young Rivas was so amazed that a family with so little was willing to share something with him. It was at that moment that Rivas realized you don't have to be wealthy to give.

FOUNDING ON THE MARC MEDIA In 2009, after years of working in the corporate world of publishing, Rivas formed On The Marc Media. Although success didn't come right away, a strong work ethic and perseverance saw him through sluggish beginnings. “I worked for my brother's businesses to make ends meet. I hustled,” explains Rivas. In 2010, he signed his first big client, and then more clients rolled in. Owning his own successful business allowed him to spend more time with his family and to focus on his philanthropic work.

SERVICE AND GRATITUDE

Winston Churchill once said, “From what we get, we can make a living; what we give, however, makes a life." These wise words seem to define Ahwatukee resident Marc Rivas, the president/founder of On The Marc Media (OnTheMM.com), a boutique marketing agency. “We do it all,” said Rivas. “Social media, websites, media planning, whatever the client needs.”

THE EARLY YEARS A native of Nogales, Rivas was 12 years old when his father was diagnosed with cancer. The family moved from Nogales to Tucson to be closer to his treatment. Unfortunately, his father passed away in 1987 but it was his influence and the experiences Rivas had as a child that helped form the man he is today. “My father was a successful real estate developer in Nogales,” Rivas said. “We were better off than most in our community. There was poverty, but my dad wanted to change that. There are streets named after him in my hometown.” Rivas holds a core memory from childhood as a testament to the power of generosity. A friend from an underprivileged family invited him over. During the

Rivas currently sits on the board of the National Football Foundation and serves as chairman of the local executive committee and gala for the Muscular Dystrophy Association (MDA), a cause very near to his heart. (MDA.org) “My wife's younger sister was diagnosed with Friedreich’s Ataxia, a form of muscular dystrophy, when she was 12,” says Rivas. “We were very close. She lived life to the fullest and I always admired her for that. She passed at age 33.” Rivas and his wife often participated in MDA fundraising walks and it was during one of those walks that someone approached him about possibly joining the board. He jumped at the opportunity. “Right now there is no cure for muscular dystrophy,” explains Rivas. “As long as there is breath in my body I'm going to do whatever it takes to change that.” “I'm rich in so many ways beyond wealth. I have a beautiful wife, two amazing sons and a successful business,” reflects Rivas. “But I am also rich in the knowledge that I can help people, I want to help people in any way I can.”

PILLARS OF STRENGTH & FOCUS AHWATUKEE BECOMES HOME TO NEW CLUB PILATES STUDIO ARTICLE BY GRETCHEN PAHIA | PHOTOGRAPHY BY SHANNON LIEBROCK—LIEBROCK PHOTOGRAPHY

There are many fitness and workout center options for residents across the Valley, but some focus on specific styles to help you get fit, including Club Pilates Ahwatukee. Club Pilates Ahwatukee (ClubPilates.com/location/ahwatukee) is a boutique Pilates studio specializing in reformer fusion classes for anyone, at any age or fitness level. Club Pilates, originally created by Joseph Pilates, is a modernized take on the practice and training, with expanded state-of-the-art equipment. According to owner Stephanie Schissler, they are aiming to reinvent and reform how people approach exercise. “Club Pilates offers high-quality, life-changing training options aiming to give our community a chance to experience all we have to offer.”

Schissler’s Pilates journey is more than a decade old, after figuring out she needed to find an enduring fitness routine to help her relieve the stress associated with being an overworked businesswoman. She not only joined Pilates, but she become a certified instructor and is now the owner of this and future Club Pilates Studios. “Pilates changed my life in the most positive ways, not only physically but mentally,” adds Schissler. “It is incredibly rewarding to be able to bring Pilates to the Ahwatukee community.” Here are a few things Schissler suggests you should know about Pilates, that can help you make the best decisions to meet your fitness goals.

PIL ATES IS NOT JUST FOR WOMEN. Pilates is a full-body workout that increases core strength, decreases lower back pain, eliminates stress on joints, boosts heart health and more. It is fantastic for both men and women and was developed by a man to help rehabilitate injured soldiers during World War I.

PIL ATES IS NOT JUST FOR FITNESS. Pilates works toward functional fitness including the ability to have strength, balance and flexibility to help you move through daily life free of injury and pain. Pilates exercises increase flexibility and improve range of motion for day-to-day activities as well as those more stressful activities.

Good Professional athletes can benefit from Pilates as a way to get that performance edge and as a healthy preventative measure.

Better Pilates is not the best for those trying to bulk up, but it is a great way to strengthen your core while lengthening and toning muscles.

PILATES IS A GREAT INTRODUCTION TO FITNESS. If you’ve never committed to a dedicated fitness program, Pilates is a good place to start. The key is to be consistent and commit to two to three sessions per week to help achieve your goals and realize the full benefits. Pilates is about concentration, control and precision because you will only achieve results by doing movements in proper form.

Best Pilates is a great way to help control or lose weight without the

O UR TOWN | LOCAL SERVI CE S

For long-time Ahwatukee resident Steve Glover, mortgage lending is about more than selling loans. “It’s helping people achieve homeownership goals,” explains Glover. “I focus on assisting consumers in obtaining a residential loan that meets their needs while ensuring they’re receiving exemplary service throughout the process.” He has been providing that expertise to the Ahwatukee community for more than 20 years.

A PASSION FOR REAL ESTATE Glover, born and raised in the Los Angeles suburb of San Pedro, comes by his passion for real estate naturally. His mother was a real estate agent in Los Angeles. Glover headed to Arizona for college and, after two years at Northern Arizona University (NAU), he graduated with a degree in finance from Arizona State University (ASU). “After I received my degree, I was unsure which direction I wanted to go,” he explains. “It was my mom who suggested I look into the financial side of real estate.”

MAKING ARIZONA HOME While at ASU, Glover met his wife, Ann. Although she was originally from New Jersey, the couple decided to stay in the Valley, making Arizona home. They bought their first home in Ahwatukee in 1994. “We chose the area because we wanted to purchase a new home,” Glover said. “At the time Ahwatukee was an up-and-coming area, very affordable with new houses and great schools.” They chose right because the Glovers would go on to have three daughters, Alexandra, Kendall and Peyton, all of whom grew up and went to school in Ahwatukee. All three girls were avid volleyball players so Glover and his wife traveled for the girls’ games and tournaments. They also enjoy traveling to the beach, boating and hiking local trails.

STARTING A CARDINAL FINANCIAL BRANCH Glover worked at Red Stone Mortgage for seven years before it was acquired by Cardinal Financial. He had long been a partner with the branch before opening his own branch in Ahwatukee. “I wanted to have more control of my own destiny,” Glover said, "So, I opened my own branch with Cardinal Financial.” Glover officially opened the Ahwatukee branch two years ago and enjoys working with the people in the community and his two-mile commute to work. He has 10 employees, one of whom is his middle daughter, Kendall. “Kendall is one of my loan officers, among other titles; however, it wasn’t planned that she would work for me,” explains Glover. “She played volleyball for the University of Georgia and graduated with a degree in sports marketing during the pandemic. COVID-19 changed her plans, so she moved back to Arizona. I asked her if she’d be interested in working with me, so she went to work on the credentials and got licensed in multiple states. She has learned so much and has been a huge asset helping me with my business.” Glover says that he and his staff are dedicated to streamlining the loan process to shorten the time from application to closing, all without sacrificing service, quality, or compliance. “Our company operates on a platform of high standards, while always putting honesty, integrity and ethics at the highest level of importance.” These days, Glover is happy living and working in Ahwatukee. He believes family is everything and is proud of his daughters. “I love working with Kendall and my other girls are also doing great things,” Glover said. “My oldest, Alexandra, is in management with Enterprise Rent-A-Car. My youngest, Peyton, is wrapping up her freshman year at ASU. I'm a lucky dad.” For more information about Glover's mortgage and financial services email: steve.glover@cardinalfinancial.com.

Outdoor Adventures Get Off Road to Enjoy Arizona’s Rugged Beauty

Arizona is an off-roader’s paradise. People come from all over to take advantage of the plentiful public lands and remote historic sites. Some of the best off-roading options are just a short drive from Ahwatukee, ideal for a day trip. Before you head out, even if it is only for a quick outing on a moderate trail, remember to always go with someone else, take plenty of water and a first aid kit, ensure your vehicle is in excellent working condition and have a paper backup for online GPS. These are four of our favorite off-road adventures close to Ahwatukee. You can find more off-road trails, along with details on each one online at AZOffroad.net.

1.

South Mountain Summit Road The South Mountain Summit Road is an easy drive on a well-maintained paved road to Dobbins Lookout. To access the road, enter South Mountain Preserve from South Central Avenue in Phoenix. Dobbins Lookout has a stone ramada built in the 1930s by the Civilian Conservation Corp and you get spectacular views over the Valley. Note that the summit road is closed to vehicles on the fourth Sunday each month to honor Silent Sunday.

Margie’s Cove Drive

Box Canyon OHV Route

Belmont Mountain Trail

Margie’s Cove Drive begins off of Highway 85, about halfway between Buckeye and Gila Bend. This is a nice offroad drive with Margie’s Cove West Trailhead & Campground at the end of an 8-mile drive. Once you arrive at the campground, there is parking if you plan to do some hiking, along with three campsites, a vault toilet and picnic tables. This is a well-maintained road accessible in almost any SUV.

The Box Canyon OHV Route starts just north of Florence off Arizona 79 and crosses over the mountains, ending at US 60 near Superior. This one is well worth the attempt, even if you must turn around at one of the more difficult climbs. This is a challenging off-road trek that is open all year but note that the area occasionally closes for military exercises. Do not proceed if you see red flags flying.

Belmont Mountain Trail is west of the Valley on I-10 about 40 miles. It crosses farmland before heading up and around Belmont Mountain, past old mines and ending at Vulture Mine Road. There are signs for Belmont Mine about 5 miles up the trail and can be a good place to stop, explore and head home. If you continue on, the 4WD trail becomes increasingly difficult over rocky washes. It eventually reaches Vulture Mine Road, and you can head back into Phoenix.

ARTICLE BY ALISON BAILIN BATZ

You have likely noticed more cocktails and tasting flights spotlighting locally distilled spirits when visiting Valley bars and restaurants. If you enjoy libations created close to home, it is worth looking into a visit to a few distilleries in person, either for a tour, a taste or a combination of both. There are about 50 registered distilleries or micro-distilleries in Arizona, so you have some fun options. Here are some of our favorites.

driver’s notebook Ford is Harnessing Electrification to Deliver More of What Customers Love

Updating America’s best-selling truck is not without its challenges. After all, why mess with tradition? Until recently, only two electric vehicles in the light-duty truck were available to consumers – the Rivian R1T and the Hummer EV. While supply chain issues impacted production for both models, it did not deter other major automakers from planning and designing electric versions of their most popular models. Toyota, Chevrolet, and Dodge all have plans to release the Tacoma EV, Silverado EV, and the RMA 1500 EV, respectively, over the next two years. Ford is the first to announce the production of the next generation of trucks with the F-150 Lightning.
