The table below shows the high, low, and median for price per square foot, sold price, and percent of the list price of sold properties in the last 30 days. Not all homes sell over list price. In February, of the 112 properties sold, 39 sold for less than list price, 18 exactly at list, and 55 sold for over list price. Last month the %-of-list-price ranged from a low of 70% to a high of 117%. This demonstrates that even today, condition, marketing, and pricing matter. And there are so many different things to do outside, both in our community and in many incredible places nearby. We live in the most unique place—there aren't many cities where you can have terrific ski resorts within a three-hour drive and also stick your feet in the ocean after driving just half a day. Our state has so many incredible places to explore, and the potential day trips are numerous. Heading north brings many distinctive towns and cities that most are familiar with, but if you head northwest, the forests look different and the vistas change completely. If you head southeast of Phoenix, the terrain is amazingly varied, while being just as breathtaking. All around us are mountains, lakes, rivers, caves, mines, ghost towns and more. We invite you to explore. We share some local places that you might not be familiar with and then we venture out a little further to find even more to do. LACE UP FOR THE BEST LOCAL RUNS 3 RECOMMENDED TRAILS IN SOUTH MOUNTAIN

Eric Kinneman, owner of LendSmart Mortgage (EricKinnemanLoans.com), is an avid runner who loves Ahwatukee for its quick and easy access to South Mountain. These are his top three trails for getting his heart rate up. Check out more of his favorite runs on Instagram @erickinnemanmortgageman.

1. The Elevator Ride Advanced: 5 miles; 1,200-feet elevation gain. Follow Pyramid Trail to Lost Ranch Mine Trail to Lost Ranch Ruins Trail to National Trail. There, turn right and run to the Eliminator Trail. Take that back to Lost Ranch Mine Trail and Pyramid Trail. This run offers thrills and an adrenaline rush.

2. Pyramid Peak Moderate: 4.1 miles; 1,030-feet elevation gain. It starts out at Pyramid Trailhead and goes up Pyramid Trail to the top and back.

3. Telegraph Pass to Rockhouse Moderate: 3 miles (roundtrip); 800-feet elevation gain. Start at Telegraph Pass Trailhead, go to the road, continue up National Trail to the Rockhouse (aka the Lookout), and return.

There is a certain allure to fast cars. There is the power of the motor revving beneath you. The thrill as the tires squeal around a corner. The smell of rubber on pavement. If you head out to Radford Racing School (RadfordRacingSchool.com) south of Chandler, you have a chance to climb behind the wheel of a high-performance vehicle and learn from the pros. Radford Racing School, founded in 1968, is the largest purpose-built driving training facility in the country. It is the Official High Performance Driving School of Dodge// SRT and you get a chance to command one of these machines. Choose from a variety of experiences, and test your skills around the 1.6-mile, 15-turn track.

PERFORMANCE DRIVING COURSE One of the best introductions to Radford is the 1-, 2- or 3-day Performance Driving course. This combines street-driving skills with car-control techniques as you experience that heart-thumping excitement inside a Dodge Challenger SRT® Hellcat Widebody. Slalom and Autocross have you steering and accelerating, working hard at every turn to beat your own best time. Your pulse quickens as you make it closer and closer to the cones and work to make those tires squeal. While the Accident Avoidance Drill is pure fun on the track, the skills you master can help you avoid an accident in your own vehicle. When you sit with the instructor in a car designed not to turn over for Skid Control training, the gentle coaxing helps you realize you must always trust your own instincts behind the wheel. Your training culminates as you race around the big track. SCENIC C A N YO N S DISCOVER EXTENSIVE SPECIES IN CANYONS OF SOUTHEASTERN ARIZONA Southeastern Arizona is home to several birding hotspots, attracting people from around the world wielding binoculars and telephoto lenses. One is Ramsey Canyon, south of Sierra Vista and uniquely situated at the ecological nexus of the Sierra Madre of Mexico, the Rocky Mountains, and the Sonoran and Chihuahuan deserts. It’s famous for its biological diversity and known as the “hummingbird capital of the country.” Madera Canyon, 25 miles southeast of Tucson in the Santa Rita Mountains, is also a migratory bird haven. It’s home to 250 species, including 15 hummingbird species. Birders prize both areas for spotting exotic and/ or elusive avians such as the Elegant Trogon, Elf Owl and more. S O N O I TA / E LG I N TOAST TO THE ORIGIN OF ARIZONA WINE Soil expert Gordon Dutt (who passed away at age 91 in 2021) planted the state’s first modern-day vines in Sonoita in 1978. The state’s wine industry has matured dramatically since then. Grenache, Syrah and Mourvèdre gained popularity in the 2000s. Winemakers have recently experimented with Spanish and Italian grapes, such as Graciano and Sangiovese. So, where to go? Sonoita Vineyards, Arizona’s oldest commercial vineyard and winery, dates from 1983, and its winemaker, Lori Reynolds, is Dutt’s granddaughter. Callaghan Vineyards’ founder Kent Callaghan turns out award-winning vintages that range from crisp whites to bold red blends and a crowd-pleasing dessert wine. Dos Cabezas WineWorks is also highly regarded, and winemakers Todd Bostock and Callaghan host a series of online education courses. The Phoenix Southeast Valley has a rich history of family farms. Many of these farms now offer agritourism attractions and culinary bounty for locals and visitors alike. It’s definitely worth the drive east to check out the Fresh Foodie Trail and experience the rich bounty in your own backyard. Running through Mesa, Gilbert and Queen Creek, the Fresh Foodie Trail features more than a dozen stops. You can find peach orchards, dairy farms, citrus groves, fresh bread, an olive mill and more.
