IS THIS THE MARKET PEAK? Several factors impact our market:
- Inventory shortages have caused buyer frustration - Escalating prices have priced buyers out of the market - Bidding on price & terms have caused buyers to pull back Buyers are exhausted by the 2021 frenzy. We are seeing multiple price reductions, higher days on market, and more transaction fall out. Serious buyers are again considering condition, location, and price before making an offer. Buyers expect appraisal, inspection, and disclosure contingencies.
THREE REASONS TO SELL A market correction means selling for less down the road.
Today many families can sell to realize equity windfalls and right size to the home that best fits their needs.
A market peak is the best time to get the highest price for your home.

A quick internet search about Ahwatukee yields 'Its layout and limited freeways have earned it the unofficial title of “The World's Largest Cul-deSac." But it isn't actually a cul-de-sac: It's an urban village with a dash of suburbia and spectacular mountain views.' What a terrific description. It catches what makes this area so great; the blend of 'just enough' city with the gorgeous outdoor surroundings that are literally just steps from some residents' doorways. We have so much we can celebrate about this incredible community and we want to continue to introduce you to all the people, places, and things that make Ahwatukee so special. This issue shines a light on a neighbor who gives so much and another neighbor who landed here with much intention. Let's all keep working to strengthen our community. EXPLORING THE WESTIN RESORT & SPA, PUERTO VALLARTA
ARTICLE BY MICHELLE GLICKSMAN
I’m not sure which elicited a squeal from my daughter first—the whirlpool on the balcony of our 10th-floor room, which overlooked the resort’s pools and endless-seeming ocean just past it, or the stunning blue of the pool, interrupted only by individual palm trees growing throughout, and the ocean beyond. It was stunning. The Westin Resort & Spa, Puerto Vallarta in Puerto Vallarta, Mexico is just a short 2.5-hour flight from Phoenix. It’s situated on a former palm tree plantation (hence the palm trees left to grow in mini palm tree islands throughout the pools) over 14 acres, and my family and I were ready to explore it all. First up though—sipping the beverages that were presented to us upon arrival. The above-and-beyond service at the resort began the moment we arrived, and continued until we headed back to the airport. Staff greeted us as we walked around, some by our names, and everyone was friendly and going out of their way to make sure our stay was as perfect as possible. We toured the property, exploring the lush grounds; spa; gym; tennis courts; kayak rental area; beach club with pergolas, chaise lounges, and privacy curtains; meeting spaces; pools with a swim-up bar; and of course, the restaurants. As Arizonans, the first thing on our agenda was to curl our toes into the sand of the beach and dip our feet into the water. The beach was devoid of rocks, the sand was soft, and the waves lapped gently on the shore. Perfection. After that start, we spent our days lounging by the pool, where both my son and daughter spent time lying on the built-in lounges in the pool. My husband and I grabbed lunch and a drink at the swim-up bar. CONTINUED >

In addition to the food and drink available by the pool, there were three on-site restaurants to dine at—La Cascada Restaurant & Bar, Arrecifes Seafood & Steakhouse, and El Palmar Restaurant. All offered a variety of options, including seafood that was freshly caught, and a selection of healthy options. In fact, The Westin Resort & Spa, Puerto Vallarta has a holistic commitment to well-being: Sleep Well, Eat Well, Play Well, Feel Well, and Meet Well. The management and staff go out of their way to ensure that the destination is a place to relax, recharge, and have the type of vacation you’ve dreamed of, whether that’s relaxing by the pool, spending time at the spa (I had a massage that was amazing!), enjoying water sports, biking around the area, or heading out to explore Puerto Vallarta itself. One of the days we took a cab into town and walked and shopped near the Malecón Boardwalk area. It runs alongside the ocean and features a variety of shops, dining, and vendors. We spent a few hours exploring the area before heading back in time for our evening reservation for a picnic dinner on the beach. The sunset picnic was set up on a pergola, with cozy cushions to sit on and expertly prepared food served to us as we watched the sun dip below the horizon while the stunning colors of the sunset were streaked across the sky and reflected on the water. Both my son and daughter declared it was one of the most memorable family meals we’d ever had. Whether for a family trip, romantic escape, girlfriend getaway, or destination wedding, it’s just a short flight to paradise at this stunning oceanfront destination.

Love For AhwatukeeBy The Numbers NICK LAWSON USED DATA AND DETAILS IN HIS DECISION TO MAKE AHWATUKEE HOME
ARTICLE BY ROBIN BELLEY PHOTOGRAPHY BY CHRIS FRAILEY
Were you born and raised in Arizona or were you, as were many of our fellow Arizonans, born in a different state? For a lot of us, Arizona is a destination. While most would think, with reasons, that California is a major source of immigrants to the 48th state, a lot of the newcomers are actually from states like Illinois, New York, or Texas. Our state population has grown to more than 7 million since the last census — an increase of 11.9% over the last 10 years according to US Census data. While this growth may have slowed during the past two years due to the pandemic, it has remained steady and is poised to come roaring back. One of the significant effects of the pandemic was to redefine the relationship between employer and employee. High demand, remote work, and the lack of human contacts during quarantine have contributed to another type of migration — away from the office. While a lot of people in California are now looking east for new opportunities, for a tech-savvy man from Malvern, Pennsylvania, this meant looking west. “Nick realized that a pattern was emerging: communities located in the foothills of mountain ranges appear to be associated with higher incomes, better schools, lower crime rates, and a steady real estate market”
As a computer security specialist, Nicolas Lawson decided to rely on his skills and expertise to figure out where his family’s new adventures would take them. After his time in the Air Force, Nick worked as a military contractor in and around the Middle East. Gathering publicly available data from all locations in the United States, he conducted a deep dive into real estate, school rankings, student test scores, crime data, weather patterns, and other factors. Organizing the data by zip code, he ranked and filtered his list to come up with his own “Best Places” to live in the USA. First on the list, Colorado Springs looked promising. Located in the foothills of the Southern Rocky Mountains, Colorado Springs offers views of Pikes Peak, the highest summit in the range. It is home to the US Air Force Academy, serves as the headquarter for 24 national sports governing bodies, a United States Olympic Training Center, and a thriving high-tech and defense-based economy. The second entry, Salt Lake City, is very similar. Located on the eastern edge of the Great Basin, it also offers views of the mountains but is mostly known for being the capital of the state of Utah and the seat of the Church of Jesus Christ of the LatterDay Saints. With a history of mining,

railroad transportation, and trade, the city’s economy is now a diversified service-oriented economy based on banking, retail, telecom, and high-tech industries. Reviewing his findings, Nick realized that a pattern was emerging: communities located in the foothills of mountain ranges appear to be associated with higher incomes, better schools, lower crime rates, and a steady real estate market; all factors that would provide fertile soil for a young family to plant some roots. After flying to Colorado Springs to explore, Nick realized, however, that he had missed one critical element in his selection: Colorado can be cold in December. The same can be said of the Great Basin in winter. Luckily, this is not a problem for the next candidate on his list — Ahwatukee, another foothills community. Designed to be an urban village, Ahwatukee was perfect for the Lawson family. Schools are good and within walking distance, crime is low. With prime real estate within walking distance of parks, hiking trails, shopping, and entertainment, it checked all the boxes on their wish list. While summers can be hot in Arizona, this family is well suited for the climate having lived and worked in Qatar. And, as we all know, winter is not a problem in Arizona!

Bespoke Living LOCALS ELEVATE THEIR LUXURY HOME BY PERSONALIZING IT TO MAKE IT THEIR OWN
ARTICLE BY GRETCHEN PAHIA | PHOTOGRAPHY BY TARYN STARK AND DAMARIS DUNA (ZEN MEDIA AGENCY)
Hundreds of homes are nestled in the Ahwatukee Foothills, an amazing and quite serene part of the valley. Sometimes, in fact, those in the area feel secluded enough to not even realize they are living in such a thriving metropolis every day. Hidden amongst the quiet neighborhoods, this multi-million-dollar home is one of the most luxurious, private, hillside custom homes in the Southeast valley right now. Boasting just under 6,000 square feet of living space, the home offers exhilarating panoramic mountain views as well as picturesque views of the Phoenix valley. This home sits atop the mountain with more than 73,000 square feet of property in the highly sought-after gated community of Eagle Ridge.

After searching for an amazing property with stellar views, the homeowner applauds the dedicated and hard work of area Realtor Cynthia Worley, Ahwatukee Expert and CEO/Founder of Stella Realty Group, Keller Williams Realty East Valley, who helped to bring the whole thing together nearly five years ago. While there were certain elements of the interior of the home that the homeowners wanted to keep, as well as the Mediterranean style on the exterior, there were some additional changes they wanted to make that brought the entire property together. For the homeowner, it was important to bring in a transitional style to the home, meaning they
wanted it to have both contemporary and traditional elements, indoors and outside of the home. There are five individual bedroom suites located in this home, all with custom walk-in closets as well as plenty of space. For the homeowners, that was vital. While style and design were very important to them, the functionality of the home space was also key. They wanted to design and implement great gathering spaces for family and friends to feel comfortable. That is what they were going for in the living room; the inviting chairs and table with generous views provide a space to gather and socialize. CONTINUED >

The elegant kitchen and dining space is a custom design that brought the cabinets to the ceiling creating visual interest all the way up. The homeowners took an existing island and made it a larger space for eating and entertaining and updated the appliances so they could create a fully integrated and usable kitchen space. There is an oversized pantry, butler’s pantry with a built-in wine fridge, and the room is completed by the panoramic views from the breakfast room. Once outdoors, the property is surrounded by breathtaking views of the Estrella Mountains. The outdoor living space and patio are one of a kind for sure. The backyard opens with a huge, covered patio with delicate and beautiful flooring throughout the entire space. The outdoor space includes a striking fireplace for relaxing and entertaining as well as a negative edge pool. The design outside was done with the intent and purpose of creating a significant gathering space for friends, family, and additional guests. There is also a huge grass area on the other side of the pool that leads out to the end of the enormous property all surrounded by the awe-inspiring views of the mountain range as well as the city lights that sparkle at night.

As for the front area of the property, the entry to the home is as inviting outside as it is inside. With a 4.5 car garage, workshop, and RV gate all on one level, this home offers spacious parking and a gracious amount of area for coming into the home. The master bedroom suite is in its own wing of the house and includes a fireplace with stone mantle and hearth, and arched French doors that lead to the private master patio where one could escape for quiet moments of reflection and peace. The master bathroom includes glistening his and hers sinks on custom vanities, specially made cabinetry, and a custom spa-like tub with jets, perfect for a
few moments of serene relaxation. The bathroom also includes an oversized walk-in shower, television, and rear patio access. The homeowners of this luxury property say so far, all the design visions they had in mind have far exceeded any expectations they had of how the home would look. The eye-pleasing décor throughout runs from floor to ceiling. Overall, the property has everything the homeowners imagined and more. With excellent shopping and dining nearby, this home brings about a way of living that will serve their family for many years to come.

Local Love
Multiplied 30
G IV IN G BAC K | AU TO + MARI NE
Many of Ahwatukee’s most loved family owned businesses have literally been lifted up through the pandemic simply by our residents choosing to shop local. This shopping trend has become known as “local love”. We make choices to eat at local restaurants instead of chains and shop the farmer’s and maker’s markets. During the holidays, many of us used our holiday shopping budgets for SHOP SMALL SATURDAY instead of joining the CRAZY BLACK FRIDAY madness. When you choose to shop local, it is much more than just supporting the salaries of the employees’ families. Many local business owners are also working behind the scenes at our local non-profits, food pantries, medical clinics, schools, universities and sports teams. These humble servant leaders in our community make the most of the dollars you have chosen to invest with their small businesses by reinvesting in local kindness. San Tan Ford is one of these beloved local companies, which is owned by Tim Hovik, who lives right here in Ahwatukee. In 2019, the Ahwatukee chamber celebrated its 25-year anniversary. Tim Hovik was named ‘Man of the Quarter Century’ based solely on his service and commitment to the community. “Tim Hovik is the quintessential community member that puts the community before his own business, “ says Andy Hayes, the Executive Director of the Ahwatukee Chamber. The truth is—if you buy a vehicle at San Tan Ford or even choose them for routine oil changes, you have directly helped dozens of local charities and causes. Although Hovik is not likely to tell you about his philanthropic choices—because it is not who he is or what he does—we thought that as local consumers you might want to know more about how your hard-spent dollars helped others in the community. So, we did some digging ourselves. Here are a few partners that you directly helped this year by shopping local. We hope you’re as proud as we are of the mission of kindness that shopping local helps make possible. Read on to see how you personally impacted families in the East Valley by shopping with San Tan Ford. Thanks for your continued Local Love! CONTINUED >

“Tim Hovik is the quintessential community member that puts the community before his own business,” says Andy Hayes, the Executive Director of the Ahwatukee Chamber.
BARROW NEUROLOGICAL FOUNDATION Barrow Neurological Foundation’s mission is simple: “to be the catalyst of our donors’ passions for the transformation by providing the resources for Barrow Neurological Institute to achieve its mission of saving human lives through innovative treatment, groundbreaking, curative research and educating the next generation of the world’s leading neuro clinicians.” Through the support of San Tan Ford, Barrow Neurological Foundation is changing the course of medicine for people battling the most challenging brain and spine disorders. For more information about supporting Barrow Neurological Foundation, contact Jana Earnest at jana.earnest@commonspirit.org.
HOUSE OF REFUGE In 2016, House of Refuge lost all federal funding when transitional housing was discontinued. In turn, the executive team and Board designed a program called Adopt a Home.

This program provides the necessary funding to support a family in crisis in their homes for one year. Several sports players, foundations, corporations and families adopted homes in our community or helped raise the funds necessary for continuing operations at House of Refuge. “Our partnership with San Tan Ford has been ongoing for many years. Tim really blessed House of Refuge in 2020 when our Gala was canceled due to Covid 19.” Hovik gifted House of Refuge a brand new Ford Bronco to raffle off at $100 per ticket to raise funds to supplement some of the loss. Although they were not able to fully recover from the Gala loss, the ticket sales had a significant impact on House of Refuge.
100 CLUB OF ARIZONA The mission of the 100 Club is to provide support to families of first responders who have been seriously injured or killed in the line of duty. They have proudly served the public safety community since 1968. The volunteers
of the 100 Club mean the world to their mission as they truly are the ones who keep the mission moving forward. One of the easiest ways as a community you can help support the 100 club is to select the supporting public safety license plate that is an option at service Arizona. “We want to send a HUGE thank you to San Tan Ford and for their commitment to honoring not only those that have fallen but also those who are left behind. www.100club.org
