Welcome to the 2010 summer edition of the Leptos Property Gazette, where we see ourselves celebrating our 50th Anniversary.

This is a very important year for the Leptos Group and a time to reflect on all the changes and progress made over the last 50 years. The company has evolved and has benefited from the personnel skills and its strong foundation structure.

We will continue to build on our experience and in 2010 we will be launching Neapolis. This is a 'New Town' between the town of Paphos and Geriskipou, a 111 hectar mixed use development.

As an award winning developer we are proud to announce we are able to add two more to our trophy cabinet. We have also launched a number of new schemes to help people live their dream and come to the beautiful island of Cyprus.

NEAPOLIS UNIVERSITY OPENS ITS DOORS

Neapolis University will be opening its doors to students this September. It is the latest institution to be registered as a university in Cyprus and offers programmes of study in Bachelor, Master and Doctoral level in economics, finance, management, business administration, psychology, architecture, real estate and construction.

The University has attracted academic staff with long experience in teaching and research from leading Universities. It uses state of the art learning and information technologies to create a challenging and rewarding academic environment.

The Leptos Group was established 50 years ago by Michael Leptos and under his chairmanship it has grown into one of the most respected corporations in the Mediterranean.

SOME FACTS

ABOUT CYPRUS

Cyprus is the third largest island in the Mediterranean with an area of 9.251 sq.km

The population of Cyprus is approximately 885,600, which is broken down into 668,700 belonging to Greek Cypriot Community, 88,700 to the Turkish Cypriot Community and 128,200 are foreign nationals living in Cyprus.

The capital of the Island is Nicosia which is situated roughly in the centre of the island.

Limassol is the islands chief sea port, an industrial centre and tourist resort.

From April to September the daily average sunshine exceeds 11 hours.

The country has two mountain ranges. The Pentadaktylos range which runs along almost the entire northern coast and the Troodos in the central and south-western part of the island.

There are approximately 1908 species, subspecies and varieties of flowering plants.

The largest wild animal on the island is the Cyprus moufflon a rare type of wild goat that can only be found in Cyprus.

The Cyclamen is Cyprus' national plant while the Golden Oak is the islands national tree.

For many people the main reason to visit the Island of Cyprus is to enjoy the warm sunshine, beaches and swimming, however visitors do want to take home a little memento of their holiday.

Cyprus is able to offer modern, traditional and culture crafts plus clothes and a wide variety of gifts to suit all tastes and budgets. Here we will point you in the direction where you can see the people at work and purchase something of Cyprus.

In an area close to Larnaca is a village called Lefkara, this is the area of the traditional 'Lefkaritika' lace which is known round the world over. Here ladies will be sitting outside their shops producing the most beautiful works of art including sheets, pillow cases, bedcovers, napkins and tray cloths. A couple of things to look out for when buying genuine Lefkara lace, is it is made on Irish linen, with French thread and it is reversible allowing it to be viewed from both sides.

When traveling around the Paphos and Limassol region you will come across a vast number of wineries which flourish at higher altitudes. Many wineries now produce award winning wines which are well worth sampling. If you have time take a trip on the wine trail and stop off at a few, buy a bottle to enjoy during your stay or pack one in the suitcase to enjoy when you return. There are two more well known and traditional drinks of Cyprus, the fiery Zivania (best with fish) and the sweet honey tasting Commandaria, both have a distinctive flavour of their own and whilst not to everyone's taste –worth a try.

Jewellery is always a favourite with the ladies and Cyprus has some of the most gifted gold and silversmiths. The variety of styles is immense and the originality of designs makes it difficult to choose. If you prefer coloured beads or faux bijoux then you are visiting the right Island. There is an abundance of talented crafters who make the most unusual and unique jewellery at very affordable prices. These can be found in and around the Paphos district. Look out for the blue eye beads, a traditional bead which is worked into many different styles of jewellery, wear this and you will ward off the 'evil eye'.

Replica icons are also a traditional gift of Cyprus. Visit any monastery and you will see icons which date back hundreds of years. Many shops stock smaller replica icons which you can purchase as gifts or souvenirs. There are still talented icon painters in the region but the technique is complex ad you may have to wait for the work to be completed if you are looking for an original icon of your own.

If you prefer to take back something to wear there are some great shopping opportunities in Paphos, Limassol and Nicosia. The variety and styles of clothing in Cyprus is varied and not limited to beach and casual wear by any stretch of the imagination. Shoe shops are in abundance and offer lots of sparkle and glitz for the girls and stylish looks for the boys.

This is just a snippet of the things you can buy in Cyprus, so the best way forward is to arm yourself with a map and go shopping.

AN ISLAND

Cyprus is a place where there is always plenty to do. Daily and Weekly events are listed in all the local newspapers and magazines and to be honest the choice is endless, you could be attending an opening of an art exhibition, going to the theatre, listing to a band, playing bowls, visiting a craft fair or enjoying a wine tasting all in the space of a few days.

Some events are Annual and during the summer season here are just a few of the more well know events which are worth making a note of.

Jose Carreras ( Limassol ) - June 9th

The Spanish tenor José Carreras returns to Cyprus for one night at the Limassol Municipal Garden Theatre, accompanied by the Cyprus Symphony Orchestra and Maestro Miguel Ortega.

Choir Festival (Paphos) – June

The program of events features performances of the choirs from all over Cyprus and several overseas groups. The festival takes place in the Ancient Odeon in Kato Paphos.

Shakespeare Festival (Limassol ) - 18-20th June

The annual Shakespeare Festival at the Kourion Ancient Theatre in Limassol is a double treat. The Performing Arts for Cyprus Charities organises a classic play from the Bard, which is performed at the top of a hill overlooking the Mediterranean.

Paphos - Festival of Ancient Greek Drama

1st-31st July

The glory of ancient Greek drama is revived at the Ancient Odeon of Paphos (and other venues around Cyprus) with a month-long festival. The programme includes performances of comedies and tragedies by theatre companies from around the world.

Paradise Jazz Festival – Polis Area – September

Paradise Jazz Festival takes place every year in the Paphos district in the location of Pomos close to Polis during September. The aim of the festival is to bring the best of London's young jazz musicians to Cyprus to perform in a relaxed and inspirational location.

Paphos Aphrodite Festival

3rd, 4th and 5th September

The Paphos Aphrodite Festival opens its gate for the twelfth consecutive year aspiring to offer all music aficionados a unique experience leading them through the magic paths of lyric drama.

The Slovak National Opera will present the popular opera of Giacomo Puccini La Boheme at the square in front of the Medieval Castle in Paphos. The castle backdrop is the perfect setting for an opera and this presigious event is supported by people all over Cyprus and visitors from around the world.

Limassol Beer Festival - July

The Limassol Beer Festival is a three day event held in the Molos area of the town centre. As well as the chance of sampling some fine beers from around the world, festival goers can enjoy traditional Cypriot food and listen to a variety of live music.

Rock Pissouri – 17th July

The little village of Pissouri loves to rock every year on one hot summer night. Staged in the village's outdoor amphitheatre, with a spectacular view, this small but extremely dedicated festival is ideal for music lovers.

What is the first thing you think of when a donkey comes to mind?

Big ears, a comical rusty door-hinge bray or maybe a short whiskbroom tail? It appears to most of us that our creator had a sense of humour when the donkey was designed! However, these adaptations allowed the donkey to succeed and survive in a harsh environment. There are over 2000 donkey left in Cyprus but the numbers are declining rapidly because motor vehicles have taken its place.

Many people speculate on how the donkey came to be here as they seem to have always been a part of the island’s history. It's most probable ancestor is the Nubian subspecies of African Wild Ass, however the history of its domestication is not known but here in Cyprus the donkey has been a Cypriot village's best friend for centuries. It was the sole means of transportation, was used for drawing water out of the wells and played an ever important role in a farmer's life. Whole families would ride the donkey, from one village to another, visiting relatives, or carrying produce and the donkey's loyalty never wavered. But in many Cypriot villages the donkey is still being used as it has been for well ….'donkeys' years!'.

DAVID AND CAROL HARVEY

David and Carol Harvey certainly have a story to tell, recent winners of the Cyprus Houseguest in the Sun their battle to get to Cyprus, against all the odds, has certainly paid off.

The couple, who first met on holiday, really have some stories to tell. It was a holiday romance, or so Carol thought, until two weeks later David popped the question. Carol, not wanting to rush into things, decided to give it some time, but 5 months later they were married and have been for the past 37 years.

David and Carol lived happily in their family home just outside Hull for 27 years and in 2001 came to Paphos for the first time and decided to buy a holiday home on the island of love.

Initially they did not warm to Paphos town so they decided to take a trip out in the country with a visit to Adonis Baths. On the way they had to enter Leptos Kamares Village and David seeing the sign for Sales Office decided to drop in. Being a Sunday they were not sure the office would be open so they were really shocked when they walked into Kamares Club which was a hive of activity with people enjoying drinks on the terrace prior to lunch.

'We were really embarrassed' Carol told me 'we were tourists and we were dressed in our shorts and t-shirts, we did not want to go into the club as everyone was very smartly dressed. But we were welcomed by a very nice couple who took us under their wing and even invited us to join them for lunch, we declined but we did agree to meet them the next day'.

The next day they returned to Kamares Village to take a look around and meet with their new found friends. 'We loved the place, everything about Kamares Village ticked all our boxes, the club house facility, the people, the atmosphere, the scenery, the individual properties and the price of the property was in our budget – so on impulse we decided to make our purchase'.

The couple already had a holiday home in Florida which they put up for sale and were really pleased with the decision of buying their new holiday home from Leptos Estates, in Cyprus. In July 2002 David came home from work and decided he just wanted to sell up and move.

After some discussion they decided to do just that, the house was sold, the couple were packed, had moved to their sons house for the last two weeks of their stay in the UK and ready to go, but David had just one last thing to do before he left. He had been suffering with a soar throat for a while and swallowing food had irritated him. He wanted to get it checked out before the move and planned a visit to the doctor.

What the doctor revealed was a massive shock to both of them, David was diagnosed with a large tumour on the base of his tongue and voice box and after further examination he was told he had tongue and throat cancer.

The doctor told David he only had weeks to live but they could prolong his life if they removed his tongue and voice box. Unable to accept this as the truth Carol spent the weekend researching treatments on the internet and read about a New York hospital where they dealt with such tumours with chemotherapy. They cancelled their flights to Cyprus and booked to go to New York.

The move finally came in March 2003 'I am so lucky to be here and very pleased to have made the decision to move to Kamares Village, our villa is home to us and despite missing our two boys enormously we could not ask for anything more'.

'We are living out our retirement dream' Carol commented ' since we have been here I have been able to become more involved with the amateur dramatics groups and have been responsible for choreographing, directing and acting in a number of shows, which is something I was involved in for years in the UK. We have enjoyed jetting off on our little speed boat, we cruise around on our Harley Davidson and since we have moved here, David has taken his PPL and learnt to fly. '

And Finally

This is just a snippet of a couples life which has a large variety of events and incidents which have brought them to where they are today - winners of Houseguest in the Sun. 'We were approached in September and asked if we would be interested to take part and after an initial interview we were chosen as one of the 5 couples. It was quite daunting when it came to making the show as although the show is only televised for 1 hour the filming was from early morning until the very early hours of the morning.'

Fortunately a well known Professor, who headed the team at the Hull Royal Infirmary for head and neck surgery and also worked at Hull University came into the hospital the day Carol and David were booking the flights. Professor Stafford asked to see David immediately as he had worked at the Sloane Kettering Clinic in New York where they intended to go. He confirmed if he was to work on David he would remove the lymph gland and treat the case with aggressive chemotherapy and radiotherapy. The treatment worked and 7 months after they originally planned they jetted to Cyprus to begin their new life.

The couple were the first of the contestants to take part in the show and scored highly on all aspects but particularly on the hospitality, perhaps it was Carol's rendition of the Zorba dance which gave them the extra points.

At the end of a very tiring but enjoyable week they were announced THE WINNERS.

'We can only say thank you to the other houseguests for a great week, thank you to Leptos Estates for giving us a wonderful home in an ideal location and thanks to many people along the way for giving us the opportunity to be here'

IT'S THAT TIME OF YEAR

Here are a couple of recipes to get you started.

Chicken Souvlaki with Tzatziki (serves 4)

Ingredients

2 cups plain yogurt

3 cucumbers, halved lengthwise, peeled, seeded and grated

1 teaspoon salt

1 garlic clove, minced

Ground Black Pepper

¼ teaspoon dill

2 tablespoons olive oil

2 teaspoons lemon juice

1 tablespoon oregano

1kg of boneless skinless chicken breasts cut into 1 inch cubes

4 pittas

Butter

Tomatoes, cut into thin wedges

Black Olives, halved and pitted

Directions

1. Combine the prepared cucumber with 1 teaspoon of salt and let sit for about 15 minutes. Squeeze the cucumber to remove the liquid. Put the cucumber in a bowl with the yogurt, garlic, ground pepper and dill.

2 Light the grill. Combine the oil, lemon juice, oregano, ¼ teaspoon of salt and pepper. Toss the chicken cubes in the oil mixure and thread them onto skewers. Grill the chicken over high heat, turning, until done. Transfer the chicken to a plate.

3 Spread both sides of the pittas with the butter and grill until golden, about 4 mintues. Cut into quarters.

4 To serve, put the pittas on plates and top with the onion, tomatoes and chicken skewers with any accumulated juices. Serve with the tzatziki and olives.

Traditionally in the UK, bbq season starts at any point when you can get out in the garden without it raining which by definition could be one weekend in March or one in August.

In Cyprus the BBQ season starts around Easter time (for those who prefer to eat in the day) and continues right through until Mid October.

So now the season is here and the guys come into their element. Not wishing to take charge of making a cup of tea in the winter they become culinary chefs when it comes to the bbq and the female takes the role of commi chef, preparing and clearing up all around to allow bbq chef to claim the full glory.

In Cyprus having a bbq is not just about throwing a few sausages and a piece of chicken on the coals, it is a much more auspicious occasion, with meat marinated in a variety of herbs and spices, fish grilled or stuffed with fresh ingredients, “souvla” spinning for hours before it is to be served and local fruits skewered, charred and served with lashings of cream.

There is now a plethora of cookery books especially designed for the bbq for you to choose, however this is the relatively simple part of the process. Knowing how to use your bbq and cook your ingredients is very important and this is, of course, dependant on the type of bbq you have.

TIPS

To assist you in making the perfect bbq, here are a few tips to help you along the way.

When grilling make sure whatever you are cooking is not too thick or it will burn on the exterior by the time the inside is done.

It's critical you start with a clean grill. After use, while the grate is still hot remove the entire residue with a wire brush. Before you begin heating the grill, brush it or spray it with a little vegetable oil to prevent food from sticking. This is especially important if you are using a sugary basting sauce.

It's also vital that your grill is hot well before you start. Many, especially with gas grills, wait until right before cooking commences before putting on the heat, this is a mistake. Preheat the grill 15 to 30 minutes before you intend to start cooking. Have all your cooking tools ready and standing by.

Every grill is different and will have different hot and cool spots. It's important you learn where they are and use them to your advantage.

Marinades are great for adding flavour to what you are grilling. The longer you marinate the better. It's best to marinate overnight in the refrigerator. Barbecue sauce is used to baste what you are grilling and although commercial barbecue sauces are big business, the essential ingredients are: tomatoes, vinegar, onion, mustard, and brown sugar. So experiment and create your own special sauce.

Barbecued Banana

Ingredients (per portion – Serves

1 large banana

1 flake bar

4 mini-marshmallows

Directions

1 Hold the banana with both ends bacing up and cut through the skin down the centre lengthwise, not piercing the banana.

2 Pull the skin apart and make 8 horizontal slices into the banana, about ½ inch apart

3 Place a piece of the flake bar into a slice and a Marshmallow into the next one and continue until all slices are filled.

4 Pull the skin of the banana closed again and wrap the banana in foil.

5 Place banana on its side on the BBQ grill with medium heat.

6 Cook the banana for 10 minutes or until soft to touch.

7 Unwrap banana (the skin will look dark in colour or seem burned) let stand for 5 minutes.
