Managing Director Message

Broad has a strong and established client and partner base, with the strength of these associations and relationships founded on our consistent high performance. Two recent examples are the successful completions of The Corso in Queensland and Stage 2 of the Metronode Data Centre in Silverwater New South Wales, both delivered effectively, efficiently and to a high standard. They are further evidence of the industry-recognised calibre of our experienced team. I am very pleased to say that we continue to deliver high quality projects across Australia that consistently exceed client expectations. At Broad, we are proud of our achievements, many of which have been recognised through industry awards. My personal congratulations go to our WorkZone team, which was recently awarded Best Building Fit-out at the Master Builders (MBA) Western Australia 2014 Bankwest Excellence in Construction Awards. The team will now progress to the national MBA awards, to be announced at Parliament House in Canberra on 21 November 2014. Broad’s fit-out capability is industry leading, and this award acknowledges our team’s ability to manage these types of complex and challenging projects, with particular focus on working in live environments and in parallel with base builds. More recently, Broad Project Director, Mike Toohey, and Project Manager, Larissa Roth, were both awarded state and national 2014 Australian Institute of Building - Professional Excellence in Building awards, due to their high performance and expertise at the Perth Airport Terminal 2 and Metronode Data Centre projects, respectively, in Western Australia. The awards recognise excellence and the highest levels of expertise, and are further evidence of the leadership behaviours that are driving outstanding results for our clients. Embedded in this strategic management is our reputation. And, looking ahead, I am focused on building on the strength of the Broad brand where we are well known – and raising our profile in the areas where we can add real and lasting value to infrastructure projects that are important to people and communities.

New Projects

The Corso, Queensland

The Regent

In November 2012, Broad was awarded The Corso project by Moreton Bay Regional Council, which included the construction of a new library, community centre, commercial office space and basement car park.

Broad has been awarded The Regent project by new client ISPT. Located in the Brisbane CBD, The Regent is worth approximately $2.2 million.

This development is a significant community landmark in an area of emerging growth in Queensland and was delivered to a high quality standard, resulting in a very satisfied client and an excellent facility for the local community to enjoy. The Corso reached practical completion on 21 July 2014 and is now open to the public.

Metronode Silverwater Stage 2 After completing the existing Metronode Silverwater facility in New South Wales, Broad was awarded Stage 2, comprising a further two plant rooms, including main switch rooms, generators and an additional twostorey data hall. This project was completed ahead of program on 18 July 2014, allowing Metronode to fulfil its contractual obligation with the New South Wales Government. It is an excellent example of Broad’s strong client relationships for repeat work, with Stage 2 being the fourth data centre completed for Metronode.

The works involve the fit-out of a vacant retail unit for Aromas CafĂŠ, internal remodelling for what will be the Brisbane Visitor Information Centre and restoration of the heritage listed internal fabric, including upgrading the marble detailing and staircase, and replacement of the lift servicing the offices above.

Capability Focus – Fit-out

WorkZone Fit-out

Broad’s experience in building award-winning workspaces covers both new building fit-outs and refurbishing existing office spaces.

WorkZone Fit-out

WorkZone, Perth, Western Australia Winner: Master Builders Association WA 2014 Award for Best Building Fit-out

WorkZone buildings received a 5 Star Green Star – Office ‘As Built’ v3 rating, which makes them the only buildings in Perth, and the first in Western Australia, to be awarded 5 Star Green Star – Office ‘As Built’ certification by the Green Building Council of Australia under ‘Version 3’ of the rating, which is the current and rigorous Green Star rating for commercial properties.

A high quality, functional and aesthetic office space is an important part of the identity and image that a business projects to its clients and partners, as well as its people.

The extensive energy saving and office environment aspects achieve a workplace that operates at the highest level of occupant well‑being, including:

Over two decades, Broad has built its reputation based on quality and performance, and through a simple philosophy of “would you accept this in your own home?” as its approach to every aspect of its work.

• optimised lighting levels designed to reduce eye strain

When the Broad team builds a commercial workspace, it co-ordinates all aspects, including safety in construction, environmental management during fit-out work, meeting environmental Green Star ratings, time management, client relationships, co‑ordinating subcontractors, and end-to-end planning of works to deliver above expectation results. Two recent projects showcase Broad’s expertise – WorkZone and Dumas House.

The integrated WorkZone fit-out for national property group Charter Hall, included all six levels within Building A, and levels one and two of Building B, within this A-grade office campus. The fit-out comprised the full implementation of offices, extensive workstation spaces, meeting rooms, staff facilities complete with all equipment, specialist building services, cabinetwork, and loose furniture. The interiors have achieved an Office Interiors v1.1 rating and, more recently, the two seven-level

Water-saving attributes include low water use fixtures throughout the building and an on-site grey water treatment plant that collects water from showers and hand basins and uses it for toilet flushing and irrigation.

Dumas House Fit-out

Dumas House Fit-out

Dumas House Refurbishment Dumas House is a 14-storey, 1960s office building in Western Australia, and a significant Perth landmark. Works were carried out in the lower and upper basements, external lower and ground level car parks, and offices on Levels 1 through to 14 were refurbished. One of the major challenges was completing the works within a tight and strict timeframe. The tenants at the time of the fit-out were being housed in external offices, and the refurbishment completion dates coincided with the termination dates for the external leased space.

Importantly, Broad’s strong focus on safety meant that there was not one lost time case, or day lost, in more than 249,000 hours worked on site. The building now houses a new, state of the art, high tech training and media centre, in an environment that encourages learning, and has the capacity to train up to 300 people daily. Its offices have been transformed and the finished interior features are stunning. The new design encompasses earthy tones and patterns of nearby Kings Park throughout the levels, while offering tenants magnificent views of Perth.

In addition, works were carried out in a live operating environment, with more than 1,500 of the client’s personnel requiring access to the building on a daily basis.

MBA WA Award The WorkZone team in Perth has been awarded Best Building Fit-out at the Master Builders (MBA) Western Australia 2014 Bankwest Excellence in Construction Awards, outshining some strong industry competitors. Presented at the Perth Convention and Exhibition Centre on 26 July 2014, the awards are the highest accolade for industry professionals in the commercial, industrial and civil engineering sectors.

The Broad project team operated seven days a week, 15 hours a day, from the outset, to meet the tight timeframes and accommodate the substantial variations, all of which were delivered as per the client’s specific targets.

The team will now progress to the national MBA awards, to be presented in the Great Hall at Parliament House in Canberra on 21 November 2014. Broad was also announced as finalists in the categories of Best Industrial Building (Metronode, Shenton Park), and Best Office Building (WorkZone, Perth), within the MBA Western Australia awards.

Industry Insight

spending in health and aged care, accommodation, entertainment, and retail driving much of the growth.

Jarrod Margaria National Business Development Manager

Navigating the landscape of the Australian construction industry and looking into all sectors and geographic locations is a big part of my role at Broad. In the short to medium term, non‑residential expenditure is anticipated across the industry nationally, with

Building construction across the different states is showing a common growth pattern, led by the substantial growth in residential construction. New South Wales remains the most consistently growing market, however, there are real signs of growth across all the states. For Broad, this means excellent opportunities across the country that complement our diverse range of recent project experience and delivery in health, aged care and education facilities.

MARKETS IN FOCUS • WA - Commercial fit-out, retail, education, the cultural precinct and Kings Square are strong. • VIC – Student accommodation, education and aged care appear to be buoyant. • NSW – Health, aviation, data centres, rail and commercial refurbishment are the moving sectors. • QLD – Retail, health, aged care and education are remaining steady.

With a diverse set of capabilities, Broad is well positioned to take advantage of the anticipated growth across the student accommodation, retail, commercial fit-out and health sectors.

Peter Deane

– Business Development At Broad, we believe that one of our greatest strengths is our people. With extensive experience and strong industry relationships, Peter Deane is a well-known and respected leader in the construction industry.

Project Director, Mike Toohey, and Project Manager, Larissa Roth, with their award certificates.

2014 Australian Institute of Building awards presented for outstanding project leadership Broad Project Director, Mike Toohey, and Project Manager, Larissa Roth, have both been awarded state and national 2014 Australian Institute of Building - Professional Excellence in Building awards, due to their high performance and expertise. The awards recognise the professional excellence of individuals who display the highest levels of leadership in the building and construction management process, and are unique as they are the only Australian awards that recognise an individual’s professional excellence in the building and construction process, as opposed to the project or completed structure. At state level in Western Australia, Larissa was announced the winner of the Commercial Construction $1 million to $10 million category for the Metronode Data Centre in Shenton Park, and Mike was awarded the $50 million to $100 million plus category for the Perth Airport Terminal 2 project. The WorkZone team was also presented with an award in the Commercial Construction $100 million plus category. In addition to Mike’s AIB Professional Excellence Award, he was acknowledged as the overall chapter winner, claiming the title of WA Building Professional of the Year. As AIB State Chapter Professional Excellence Award recipients, both Mike and Larissa’s submissions were then forwarded to the AIB national judging panel and assessed for inclusion in the national awards. Both were successful, as announced at a gala dinner held in Canberra on 20 September 2014.

An integral part of the Broad team for over 10 years, Peter has successfully delivered positive results working across a variety of roles within the business. For over five years, Peter was responsible for the management and growth of Broad’s New South Wales operations. In 2011, Peter transferred to Darwin as the Alliance Director for the New Future Alliance – a partnership between Broad, Leighton Contractors, Ngarda Civil & Mining and Opus.

Peter’s role involved the management of works associated with the National Partnership Agreement on Remote Indigenous Housing (NPARIH), the largest remote Indigenous housing program undertaken by the Australian and Northern Territory governments. Under Peter’s leadership, the New Future Alliance successfully delivered over 500 new houses, 2,000 refurbishments and the training of approximately 1,000 Indigenous workers. “Running this program was an extremely rewarding experience, particularly as our team formed such close relationships with members of the communities in which we worked,” Peter said. In 2013, Peter took a short break and returned to his home town in Sydney. He rejoined the Broad team in 2014, and is now involved in business development and bid management for its New South Wales operations – a position that is allowing him to help Broad take advantage of the improving local market. “I am excited about Broad’s future. With increasing opportunities in the New South Wales market, I believe we are well set for a strong and sustained period of growth,” Peter added. Peter has an Engineering degree (Honours), from the University of New South Wales and enjoys walking, golfing, surfing, 4WD, camping, and spending time with his family, including three young grandchildren. Peter said a major recent holiday achievement for himself and wife Ricki, was completing the famous Wainwrights Walk across England, from coast to coast – a distance of some 300km.
