MOULD SOLUTIONS

T

he NHS, the Department of Health and the World Health Organisation all regard exposure to excessive mould as a threat to health. That’s why the Housing Health and Safety Rating System (HHSRS) has classified mould as a Category 1 health hazard. Living with mould can have a detrimental effect on one’s health which is why mould problems should be dealt with quickly and effectively. Paint isn’t your solution As tempting as it may be, heading for the mouldy wall with a bucket of paint and a brush at hand isn’t going to solve the problem. In actual fact, painting over existing mould won’t kill it. Painting over the mould is simply a waste of time and money, as mould will continue to grow, resulting in the continuous dispersion of mould spores. Even the thickest coats of paint won’t mask your mould trouble. Unless you invest in a proper and professional mould removal procedure, the mould will only just continue to grow! Out with the mould! MOULD SOLUTIONS specialise in mould removal, prevention and ventilation solutions. They can identify the cause, treat the mould and give you advice on how to keep you homes healthy and mould free. > Belle Vue restaurant relaunches menu including “costconscious connoisseur” option

D

id you know that British Airways i360 has a restaurant called the Belle Vue in our beach building, as well as the West Pier Tea Room located in a reconstruction of the original 1866 West Pier tollbooth? They are both in a lovely position with beautiful views of the sea and West Pier.

“ Uses the finest local seasonal ingredients ” The Belle Vue restaurant, which is open all day, specialises in serving food and drink that has been grown, reared, caught or brewed in Sussex. Our Creative director Sussex chef is MasterChef: the Professionals winner, Steven Edwards. This week we have relaunched our menu and we are delighted to launch a new Steven Edwards Set Menu aimed at the “costconscious connoisseur”, featuring elegant dishes inspired by seasonal local produce. This is available all day, priced £23 for two courses or £30 for three courses. The menu will be changing every month to use the finest local seasonal ingredients and to create beautiful oneoff dishes. I’m especially excited about our first Steven Edwards Pod Supper taking place on Friday 18th November. Guests will be treated to a flight on British Airways i360 with a glass of Nyetimber in our Sky Bar followed by a three course banquet in the Belle Vue restaurant, where Steven will cook his winning menu from MasterChef: the Professionals for the guests. Steven will present each course and explain the inspiration behind his awardwinning menu. THE ISSUE

GET A MOVE ON! > Is it time to get on with it?

D

o you want to move? Are you ready to move? Do you need to move? So what's stopping you? Times may be uncertain, although the pundits are out there taking a shot at predicting what will happen in the next few years, months even. Brexit will no doubt have an impact on everything, from the price of food, and wine of course, to the

“ Do you want to move? Are you ready to move? So what’s stopping you ” prices of property. The American election in all its terrifying aspects may well have an impact too as will local elections, national elections, the weather, unexpected storms and… well all manner of unpredictable incidents and catastrophes. The truth is that the property market is vulnerable to many many things, it can go up as easily as it can go down. One thing that we do know is that the property market here in Brighton has historically done well compared to most of the UK with prices reflecting a market that remains buoyant with prices to match. Right now that market is dominated by more

HEATING

COMMON MYTHS > Some more common central heating myths Leaving the heating on low constantly is more efficient than turning it on and off (38 per cent of people think this) According to the Energy Saving Trust, this simply means "these homes are heated when noone is there to benefit and then the home is too cold when people are in the home". Much better to use a thermostat programmer to control the timing of your heating – keeping you warmer when you are at home, and saving you money when you're not. You need to keep your water heater on all day to make sure hot water doesn't run out (31 per cent of people do this) A lot of people seem to think their hot water will run out easily, so leave their water heater on all day. This "could be costing far more on their energy bills than necessary", the Energy Saving Trust says. "You want to make sure your hot water tank is properly insulated. If you’ve heated water in the morning and your tank is well insulated that should remain warm until midday," Mr Shreeve advises. 6 | LATEST HOMES

potential buyers than vendors which if you want to sell puts you in a strong position. We move for a great many reasons, sometimes because we want to downsize, sometimes even to release equity and enjoy the money that has been tied up in a property that you no longer need. Some of us need to move because our personal circumstances change, getting married, getting divorced, starting a family… and some of us move because we have a new job and need to move closer to work. So you need to move, yes. So get moving! The property market is most influenced by the need of people to move. Sitting on your hands and waiting is not going to be the solution, far from it. Take a good hard look at your situation, property prices may not be rising as fast as a few years ago, but we all know what happened then and that bubble burst leaving a lot of people in difficulty. In the same breath they are not dropping but holding pretty stable. So when is the right time to move? The right time is when you need to move, no sooner and certainly no later. If for you that time is right now then call one of the excellent agents in Latest Homes, get that property on the market and get a move on!

Keep electric storage heaters on all the time (only 38 per cent people with storage heaters fully understand how they work) "Households with electric heating could be paying through the nose by not taking advantage of cheaper night rate electricity," the Energy Saving Trust says. Electric storage heaters are designed to work by using cheaper, offpeak electricity to "charge up" overnight and then releasing the heat during the day. But many people don't really understand how they work. Mr Shreeve says many storage heaters also have inbuilt electric panel heaters. Leaving the heaters on all the time with incorrect settings could result in them using the panel heaters not the storage ones – costing you far more. Latest Homes have teamed up with N Price Ltd – Brighton and Hove’s leading central heating specialists – to offer our readers a 15 per cent discount on boiler services in October 2016. Call 01273 840997 and quote reference LH15BS at time of booking. Ts&Cs apply* Offer valid for Latest Homes readers who are new to N Price Ltd and only for boiler services booked and undertaken before 31st October 2016.

RENT BOOK TALES NOW & THEN THE LANDLADY

ANDY GARTH

> A Cuban in Istanbul

I

am currently sitting in the world's most expensive airport awaiting the arrival of The Cuban Boyfriend who is flying in from Europe. Believe it or not, the world's most expensive airport is Dalaman in Southern Turkey. If you don't agree, then I'd be interested to hear about an airport where one beer costs more than £8, like it does here. Worse still, the Cuban Boyfriend missed his connection in Istanbul, meaning that I have to enjoy the dubious pleasures of The World's Most Expensive Airport for the next seven hours.

“ Furthermore, I dropped my

computer in the sea yesterday and it no longer works

Furthermore, I dropped my computer in the sea yesterday and it no longer works. So, no email, no Skype, no music, no beer and no Boyfriend thus far. I think I'm starting with lady flu and slept very badly last night because the singer in the local mosque in my village has changed and is rather more vocal and less tuneful than his predecessor, going on for hours at 5am. Even I, who usually enjoy it, am relieved to hear the off switch of the microphone click over the PA system. My only entertainment at the moment is people watching. There's a man sitting on the next table to me who was already here when I arrived and appears to be here for the long haul. He is in possession of a guitar case covered in stickers and is wearing jeans (allowing me sporadic glimpses of a very hairy builder's bum) and a fringed leather jacket. He is also wearing cowboy boots which he just removed – cue more builder's bum – in order to cut his toenails... classy. As long as he doesn't start playing the guitar, I should be able to survive the next six hours. I might even splash out £8 for a beer. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

> Rottingdean traffic

T

opical time this week... Rottingdean and its traffic! I have lived in the Village and now drive through it (Coast Road only) every day to and from work, and see the chaos that sometimes ensues when lorries and vans and buses and cars are all vying to get themselves to and from everywhere via the High Street. The first picture should be partially recognisable as the little single storey shops survive, but the bank building was demolished in the 1930s to start what was going to be a widening of the Coast Road through Rottingdean – as the new suburb of Saltdean needed better road access. Seemed a good idea at the time, but after knocking down this building and the houses opposite the White Horse Hotel, all we got was a car park and no real progress to ease the bottle neck! The photo of the map is the proposed 1932 Brighton, Hove & District Plan, which shows a proposed access road to the west of the village running off the seafront on the edge of the now unused Windmill pitch and putt golf course, and reconnecting with Falmer Road at what looks like close to the Village Cricket ground. As usual, it’s a vision that never transpired therefore leaving the council with very few options, most of which will upset many. Rant over, as next week I will be presenting a selection of lots from our last auction sale of the year. PROJECT BRIGHTON

> Martin Harris, Managing Director of Brighton and Hove Buses, discusses a bus service for the 21st Century

W

e’ve just published our 60th edition of Bus Times. That’s nearly 30 years’ worth of publications. The first ever edition was printed in autumn 1987. I know because I was there! So it got me thinking, that while we have the Brighton Digital Festival going on in the city, does Bus Times still have a place in this hugely technologically advanced world? And what should other technical advances mean for bus travellers? I estimate, we’ve printed around four million copies of this 100plus page publication over the years – and the environmental considerations are reason enough to take stock. Is this how people want to access their travel information these days? Where does it fit in with our website and apps? Don’t get me wrong – like many other people enthused about buses, I feel nostalgic about But Times – I was involved in its conception, when it was heralded as the only operator led publication to pull together bus information from various local bus operators. It was even controversial for daring to use the 12hour clock, to mirror the way people talk, rather than the more transport typical 24hour clock. But more and more, we see how printed publications are battling against the growing demands of the digital age. So I ask: Is Bus Times yesterday’s solution? I was also thinking that it is nearly 30 years since the 1 Stop Travel shop opened. The 8 | LATEST HOMES

only place in town to go for information both on buses to Brighton and jets to Japan, as we claimed at the time – albeit a coach or rail ticket to London was more likely to meet our customers’ needs than an airline ticket to the Far East! We prided ourselves on our onetoone customer service, and still do, but did you know that 62 per cent of customers prefer to use a selfservice ticket machine these days, according to the Institute of Customer Service?

“ The concept of ‘ticket’ itself is changing, as the lines around ticket and payment get increasingly blurred ” Advances in technology are often developed to remove everyday annoyances – those ‘pain points’ created by the friction of a nonseamless transition. The taxi market has seen rapid growth with systems to eliminate the pain points involved in traditional methods of booking a cab. Selfservice ticket machines reduce the pain of queuing, or having to interact with another human being (if you would prefer not to). Contactless payment removes the inconvenience of carrying around and transacting with cash. However, is all this being achieved at the cost of simply introducing new pains? You will have your own opinions on that. LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

Bus services are a social experience, a human experience. And we recognise that there is still a huge need for human interaction – for taking onbus cash payments for instance. So, we do still cater for cash, even though it creates a lot of extra work back at the depot, and doesn’t provide a seamless transaction for our drivers. Cash transactions on our buses have reduced to 18 per cent and there will be further reductions over the coming 12 months. But many people still need the cash option.

CITY PLANNER

> Brighton 2050 Samer Bagaeen MRTPI FRICS

“ Bus services are a social experience, D a human experience, we still recognise the need for human interaction ”

The very concept of “ticket” itself is changing, as the lines around ticket and payment get increasingly blurred and we will – as on the airlines – ask what we need a ticket for. Bus Times may see its print run significantly reduced with the introduction of a digital version, but we know some customers still value the feel of paper and smell of ink – it feels real, and they relate to it and value it. Many are simply not able to, or have no desire to, live the digital life. And that’s not an unreasonable choice that should be available to anyone to make. I’d be interested to hear your views, or any stories you wish to share, about the world of bus travel today @citybusnews. ebates about the future of cities are knocking on the doors of cities up and down the country. Looking forward well into the future and specifically looking into the opportunities and challenges that UK cities will be facing over the next 50 years, is a very important part of planning ahead. You would not know it, but England's future is in the hands of its cities. The future is not rural and it is not in the areas of outstanding natural beauty. As beautiful as they are, the future of the South East of England and its landscape is in the hands of cities like Brighton and Hove.

“ As beautiful as they are, the future of the South East of England and its landscape is in the hands of cities like Brighton and Hove ”

Our city needs to grasp this and grab it with both hands. Part of this is a debate about the future shape and form of our city and wider region – the policy folk and the politicians are taking care of this! There is also another important debate that needs to take place and it is vital that there is more of an intellectual imperative at the front of this policy and political debate. A lot of people in the region and in the city have made a huge intellectual investment in this and the time feels right for the shape and colour of this investment to come forward. At the forefront of this are questions like whether we want Brighton and Hove to become an ecological city, a sustainable city, a food secure city, etc.. There is more to this than what I’ve covered, so more about this in future columns. Sometimes you have to expand the pitch before you distil it! www.samerbagaeen.com, @samerbagaeen LATEST HOMES | 9

atest TV’s weekly property programme was invited to view and film a lovely apartment situated on Buckingham Road in Brighton, which has just come on to the market with HW Estate Agents. Charles Watts, the Managing Director, takes Nelda Pereira, our host on a viewing of the the lower ground floor of a charming Victorian house, which is located within easy strolling distance of Brighton Station and the fashionable North Laine on a leafy street.

“ Internally the apartment has

Internally the apartment has undergone substantial refurbishment works, bringing it back to life. On entering, via a private entrance, you are met with a spacious entrance hall giving access to all the rooms. The whole apartment has a modern feel from the decor to the fittings. The living room has a large bay sash window allowing light to flood in. The kitchen, with timber flooring, has been fitted with the latest modern appliances, an induction hob inset into the work surface, a fan oven, and built in fridge/freezer, together with a contemporary sink. Between the living room and the master bedroom is found a luxurious fully tiled bathroom with white suite and heated towel rail. The bath has chrome shower overhead and glass screen. At the rear of the property are the two bedrooms, the master being a good sized double which retains the sash window in the bay. The second single bedroom would make a great home office or guest bedroom and has a large built in wardrobe.

“ The whole apartment has a modern feel from the decor ” An extra store located from the entrance hall and large enough to use as a walkin wardrobe is the real bonus to the property. Outside, the private south east facing rear garden (something of a rarity in such a central location) is a sun trap. The property is priced at £315,000 leasehold so contact Charles Watts at HW Estate Agents and he will be delighted to take you round on a viewing of this fabulous apartment. info@hwestateagents.co.uk, 01273 359000 LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

MARKET RISE > No Brexit effect as house prices surge and buyer demand rises

T

he UK’s property market continues to be unaffected by Brexit, with the latest figures showing house prices are still rising and buyer demand is up for the first time in seven months. Statistics from the Royal Institution of Chartered Surveyors show eight per cent more estate agents reported an increase in buyer enquiries in September, while the Office for National Statistics says the annual rise in property prices accelerated to 8.4 per cent in August. Kevin Shaw, national sales director at property specialist Leaders, says: “Industry figures, as well as our own results, suggest Brexit has failed to have a significant impact on the property market. “The market still looks incredibly strong, with prices rising and more buyers coming forward to search for a new home. All of this combines to put sellers in a strong position and to make it the ideal time to sell a home. “Following some postreferendum jitters in June and July, confidence is returning and this is filtering through to both sellers and buyers. What’s more, the outlook remains positive and I expect more sales and stable prices to be a feature of the market going forwards.”

eaders is hoping to find the next generation of successful property industry professionals when it hosts a special recruitment evening later this month. The lettings and estate agents is inviting people of all ages and at all stages in their career to attend the event on Thursday 27 October at its branch in Western Road, Brighton. With a wide selection of roles currently available across Brighton and the rest of Sussex, Leaders is the perfect starting point for anybody aiming to carve out a career in the sector and a supportive employer for more experienced property experts seeking a new and exciting challenge. From sales and lettings negotiators to property managers, branch administrators, home guides and property inspectors, a tremendous variety of positions are on offer at the company. David Thorne, area manager for Sussex at Leaders, says: “The property industry is a fastpaced, demanding and rewarding area to work in, so we are looking for talented and committed individuals who have the ability to be among the best property experts the county has to offer. “This is an exciting time for Leaders, with the business expanding across the country and many of our branches in Sussex increasing the size of their teams to cope with rising LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

The east of England and the southeast have been highlighted as two areas in which the market is exceptionally strong, with these regions reporting a rise in house prices of 13.3 and 12.2 per cent respectively over the last year. Kevin adds: “It is a particularly good sign that the latest figures are not purely a result of substantial growth in London, with a number of different regions reporting strong market activity.

“ The market still looks incredibly

strong, with prices rising and more buyers coming forward ”

“Our own statistics show there has been a rise in the number of viewings requested by buyers, the amount of offers we have received and the quantity of agreed sales through August, September and early October.” For more information and advice on selling or buying a property, contact your local Leaders branch or visit leaders.co.uk

Did you know that so far during 2016, Parsons Son & Basley Auction auctions have enabled us to: • Sell in excess of £12 million worth of properties to date • Enjoy a success rate of 91 per cent • Completely sell out June’s auction without lifting a gavel • Exchange contracts on one particular property within 90 minutes of the viewing having taken place (that’s right, one and a half hours from conducing the viewing to exchanging contracts!) LATEST TV | VIRGIN MEDIA 159 | FREEVIEW CHANNEL 7

• Exceed anticipated reserve prices by extraordinarily high amounts • Not have to suffer a single abortive sale meaning every single property they agreed to sell, went through to completion! • Only sell to chain free cash buyers • Raise thousands of pounds during their charity auctions • Have been instrumental in raising standards and bringing awareness to the many benefits of buying and selling by auction • Facilitate the return of our client’s legal expenses on the properties they sold (in addition to the sale price) • Reduce their auction entry fee to only £99 plus VAT and offer a very competitive commission structure • Help many very happy and satisfied clients Parsons Son & Basley look forward to seeing you all at their next auction on 17 November. They are also collecting lots for their next auction which will be in early 2017, please contact them for a free market appraisal. JUST HOW GUARANTEED IS YOUR RENT? > Ahmed Khalil explains how Khalil Properties can offer rent all year round Guaranteed rent: it sounds too good to be true, doesn’t it? Especially if it is guaranteed with no void periods, no prospect of rent arrears, no commission to pay, no agency setup or renewal fees and no need to deal with tenants or ongoing maintenance. Yet, this is exactly what my Rent Guarantee Scheme offers you. It takes all the insecurity and hassle out of renting your property. Let me explain how it works. • I lease your property for a flexible period of between three and five years. • During this time I guarantee your rent will be paid on time every single month – regardless of whether your property is occupied or not. • I’ll deal with the day to day maintenance of your property and every aspect of tenant relationships. • At the end of the lease you’ll get your property back in the same condition as it was at the start.

It’s that simple. But when I explain the concept to landlords I am often asked just how guaranteed the rent will be. The answer is 100% guaranteed. There really are no fees or hidden costs. The problem is, you see, that there are other schemes with similar names that sound the same but offer something completely different. One such example is the widespread ‘offer’ of guaranteed rent insurance. This is an insurance product that promises to pay out if your tenant does not. Its cover and benefits, though, fall far short of my guarantee. Let’s put them head to head so you can see what I mean. Guaranteed Rent Insurance versus Khalil’s Rent Guarantee Scheme Rent Guarantee Insurance Monthly premiums Covers individual tenancies but not void periods An excess is usually applied Can take up to three months for pay out The landlord retains responsibility for property maintenance Legal compliance and disputes are the responsibility of the landlord Khalil’s Rent Guarantee Scheme No fees Guarantees no void periods Every month’s rent is paid regardless Rent is paid on time every month – and starts as soon as the contract is signed (rather than when the first tenant moves in) Property maintenance, such as electrics, plumbing and handyman work, is covered and carried out at no extra cost Ongoing gas safety checks are covered, as are legal fees and court attendance should eviction be required As you can see not all rent guarantees are the same. If you are looking for a way to rent without risk, and let without loss, then give me a call today and guarantee yourself an income without encumbrances. For more information call Ahmed Khalil on 01273 573960, visit Khalil Properties at 124 Lewes Road, Brighton, BN2 3LG or find us online at www.khalilproperties.co.uk.
