garage is one of the most popular items on a typical homebuyer’s list of desirables. Yet, in our experience the majority of buyers requesting a house with a garage eventually purchase a property without one! A garage seems to be one of those things that fall into the “want” rather than “need” category. This observation provides buyers and sellers alike with an opportunity to take advantage of this apparently avoidable preference. If you are thinking of selling, a garage is a highly desirable feature that can add thousands to the resale value of a property. Increased congestion, fear of vandalism, and reduced insurance premiums all contribute to the attraction of somewhere safe and convenient to park. Ironically, most of the garages we see tend to be used for anything but parking, including the storage of superfluous possessions and out of season furniture. Sun-loungers, broken bicycles, excess carpeting, dried up paint pots, pieces of wood, Christmas decorations, deflated paddling pools, a spare tyre, etc. are the sort of things that tend to appear. But no car! It seems that the temptation to use a garage as an easy dumping ground outstrips the effort it takes to manoeuvre the car into it each evening. The more space you have, the more junk you tend to accumulate, so if you are selling, you would be well advised to consider enhancing your sale prospects by clearing out your garage whilst supporting your local charity-shop. If you are buying, and one of your requirements is a garage, it might be worth taking a hard look at your motives. As only a small percentage of properties currently for sale in Brighton & Hove have a garage, a compromise in this element of your search criteria will open up a far wider range of better value properties available to you.

Local property professionals create a strategy for Sussex


he new Sussex Property Alliance held its second meeting in December at the Sussex County Cricket Club in Hove. Over 40 people attended and the main focus was a forum where the group discussed a strategy for the Alliance in 2014 which would help its members to grow and prosper. The outcome of the forum was that the group will now have a panel of experts at each event who will be able to answer questions on a wide range of topics. There was also a request for speakers on subjects such as, raising finance, reducing bureaucracy, affordable housing schemes, ‘help to buy’, IHT planning and a request for the local councils to provide an insight into future development plans for the area. Its members also enjoyed a presentation from Andy Parsons, Managing Director of Brighton based architectural firm Yelo Architects, who spoke about working with the planning system in order to gain consents and still maintain profitability. “2013 has been our most successful year in Michael Jones Commercial since 2007. Investors and developers are once again looking for new opportunities, it’s an

exciting time. rand Vaughan have won a second gold award for the Best Small Agency in the South East Region for 2013 in the fiercely competitive National Competition run by The Sunday Times, having only moved up into the bigger category this year! In 2012, when a single estate agency in Kemp Town, Jason Brand and David Vaughan stood up to well established and respected estate agencies in the South East and with hard work and imaginative marketing stepped up from shortlisted in 2011, to take the Gold Medal in the Prestigious Sunday Times Estate Single Agency Award. In 2013, not content with resting on their laurels, and having opened a second office in Preston Park, Brand Vaughan went head to head in this demanding competition with a huge number of bigger, multiple office agencies serving the South East region, and after rigorous testing, including secret shoppers, so impressed the panel of 20 judges, all of whom have extensive knowledge of the profession, that the Gold in this larger category was awarded to them in their first year of growth. This is a remarkable achievement for a developing business which is also the only independent Brighton estate agent to have won the award, and the only agency to have achieved gold medals, back to back, ever, in different but equally challenging categories!

Director Jason Brand, who is also the 2014 president of the Brighton and Hove Estate Agents Association, is greatly enthused, rather than complacent, seeing this as what he calls a ‘golden opportunity’: “We have done well to be awarded a second gold in what is regarded as the most respected awards, especially in a harder category in our first year! Who do you trust? Susan Peck of Healys LLP on making a Lasting Power of Attorney


opefully you read my article recently in this magazine regarding Lasting Powers of Attorney. For those of you who may have found it of interest I take this opportunity to explain further as to the type of Lasting Power of Attorney that can be provided. There are two types – Property and Finance, and Health and Welfare. A Property and Financial affairs power enables your chosen Attorney to make financial decisions; it could be used if you’re physically or mentally unable to make decisions. Your Attorney could deal with your savings and investments, pensions and liabilities, they may even sell your home which of course might be necessary so you could buy a suitable property.

A Health and Welfare Power enables your chosen Attorney to make decisions about your welfare such as where you live and healthcare such as treatment and medical procedures – it could extend to refusing life-sustaining treatment on your behalf. This power, unlike the financial power, can only be used when you are mentally unable to make decisions.

“Choose an attorney who will look out for you” Lasting Powers have some special safe guards; you choose someone independent to provide a certificate confirming you understand the power and aren’t being pressured into making it. It could be someone who knows you well or a specialist professional such as solicitor or doctor who will be familiar with the role; it can’t be a

member of your family or your Attorneys’ family. The power must be registered with the Office of the Public Guardian before it can be used. That office can investigate concerns about how the Attorney makes decisions and so provide some insurance to protect you from abuse. You choose people to be told about the power when it is being registered so they can raise any concerns which they might have; you can choose absolutely anyone providing it’s not your original or replacement attorneys, perhaps a friend, your doctor or a work colleague but make sure it is someone you know will look out for you, as your Attorney must make decisions in accordance with the Mental Capacity Act and follow its code of practice, in particular when making decisions which must be in your best interest and not theirs. t’s February, it’s cold and the wind is unforgiving, so every minute we spend outside is a great challenge to our strength and will. Of course if you're not sure how to build your private-outside-garden-paradise there are a lot of professional gardeners and builders who will help you create practical and beautiful space that will make your neighbours green with envy. The one thing we really need right now, when everything is so grey and cold, is to bring a bright rainbow of flowers we can see when we look out the window, when we go to work in the morning or even better –when we arrive back home after a long, hard day.
