From The General Manager
We begin with our fondest wishes for peace, happiness and prosperity for all our association members throughout the New Year. We will be very busy this first quarter of the year implementing the first phase of Program 2020. The Cove Clubhouse will be demolished by the end of the month and the site should be cleaned up, weather permitting, by the middle of February. We will then begin the installation of the new Pavilion. The Design for the East Lake Pool will be made available to view at lpoa.com in the Program 2020 tab. We will be finalizing the design of the East Lake Marina Electrical System Replacement and going out for bids this month. So, alot of work to get ready for Lakewood to be a better place this summer. We will keep you updated in the Ripples Magazine and on-line at lpoa.com throughout this process. Be safe, stay warm and please remember the Argyle for those times when you want to venture out to a comfortable place with great food. Chef Andy, Greg, James and all the Food and Beverage staff are eager to serve you our winter menu items and specials and assure that your evening is memorable.

From the Boardroom Phil Mall Board President As the New Year of 2016 begins there is a lot of anticipation regarding the start of Program 2020. Our Association is embarking on a journey that will keep Lakewood relevant well into the future. With the start of Program 2020 comes change. Some embrace change as crucial to keeping Lakewood a dynamic homeowners association that provides residents with first class amenities. Others reject or avoid change and seek to maintain the status quo. With these conicting perspectives, it is understandable that emotions can run high. I get it. Change is difficult. I have heard it said that the only change people readily accept comes from a vending machine. However, we need to move forward and start afresh. That involves evaluating where we are and where we see ourselves as an association in the years ahead. The East Lake Pool, the East Lake Marina and the Cove Clubhouse are obsolete and need to be upgraded. At the December LPOA Board of Directors meeting the Board voted to proceed with the demolition of the Cove Clubhouse. In addition, the architect and design team led by Chris Herre of Rose Design Build, Inc. and interior design by Kelly Langford of KHL Interior Design Studio were approved to design new pavilions that will provide restrooms, snack bars and other amenities at the Cove Pool and the East Lake Pool. Further, over the course of this year, Chris and his team will meet with residents, the Board and the Facilities Development Committee to get input for the final design concept for the Activities Center to replace the Cove Clubhouse. Construction of the Activities Center is expected to be completed in 2018. The Board also approved the selection of K.C. Gunite, Inc. as the contractor for the East Lake Pool replacement. This is the same firm that did the work on the renovation of the Cove Pool and the spray park feature. This approval was for design only, at this point. Award of a construction contract will only happen after the Board agrees on a final price. When the final East Lake Pool design is available it will be posted in the LPOA office lobby. Finally, the Board authorized the General Manager to obtain two loans. One for $2 million at 4.375% with a 20 year amortization and a 5 year balloon. The second loan, in the amount of $1 million at 5.5% with a 20 year amortization, to close in the 2nd quarter of 2016 was also approved. As you can see, 2016 will be an exciting year as we embark on the start of Program 2020. As events unfold and milestones are reached we will keep you informed. Yoga Never tried it? Done it for years? No problem...all levels of fitness and experience are welcome at our group yoga sessions. “I’m not flexible” is not an excuse to stay away, it is a reason to go! You will be asked to sign a waiver. The sessions are free, though donations are accepted.We meet : Mondays 5:30 PM to 6:30 PM Thursdays 5:30 PM to 6:30 PM Saturdays 9:00 AM to 10:15 AM Sessions are held in The Oaks Clubhouse downstairs in the Northwest corner of the building. Moms Club Garden Club The Lakewood Moms Club had a fabulous year in 2015! We made lots of new friends, had playdates, enjoyed each others company at family events, mom’s night out and had a great time at our annual Holiday party last month! We are looking forward to all the wonderful families and friendships that we will make in the year 2016! There are so many exciting opportunities to connect Moms with Moms, kids with kids, and families with families, in our neighborhood. Carol will share photos of garden art that she found featured in several of the Gardens on the 2015 Lee’s Summit Garden Walk Tour. Inspiration and ideas for all of us as we shiver with our seed catalogs and dreams of Spring. Marge will take us on a photo tour of the famous Marie Selby Botanical Gardens of Sarasota, Florida. Selby Gardens showcases a living collection of rare and beautiful tropical plants, and is a respected world leader in the study and conservation of plants, particularly epiphytes. Epiphytes live in the tree canopy and include such wonders of the plant world as orchids, bromeliads and ferns. There’s a Tropical Conservatory, Towering Bamboo Garden, Banyan Groves and a Koi Pond, along with many other delights. Winter dreams don’t get much better than sub-tropical Florida! If you are considering membership in Lakewood Garden Club, we invite you to find out more about us in the “Clubs and Activities” section of the LPOA website (lpoa. com). Holiday Night Out & Join a Club!
Thank you to everyone who attended this year’s holiday night out. The Pink Lady Bus made its way around the Kansas City metro and all the great Holiday Lights. The bus was full of holiday cheer, great conversations and of course good wine & song.
Have Fun! Join a Club Did you know that, along with the vast amenities that Lakewood offers, many of our members take advan tage of Lakewood Clubs? Joining a Lakewood Club is a great way to meet socially with your neighbors, while participating in a common interest. Lakewood’s clubs are run exclusively by their members, and are not funded by the association. Each club chooses and maintains its own membership. The Sailing Club recently became the Sailing and Paddleboard Club, adding the popular Paddleboards to its fleet of watercraft. The Tennis Club participates in a local league, as well as hosting “drop in” tennis at the Lake Drive courts for recreational games and instructions. The Lakewood Swim Teams par ticipate in the local league, with more than 300 Lakewood Families involved. The Lakewood Garden Club is responsible for many of the statues and works of art you find around the community, including the Herron statue at the East Marina, the Eagle statue at the West Marina, and the Wind Sculptures on the West Dam, along with many volunteer projects and a scholarship program. The Lakewood Moms Club is popular with our young families and hosts a variety of events for its members throughout the year. Yoga is popular with many of our members. Lakewood’s Fishing Club sponsors a Bass Tournament and Youth Fishing Derby every year. The Book Club is a great place to enjoy a glass of wine, while discussing literature in a peaceful setting among friends and neighbors. Many of our clubs use the Ripples to announce their meetings and events. If you don’t see a club listed, shoot me an email and I’ll help put you in touch with the right person. I urge everyone to consider joining a Lakewood Club. Try something new. Find a fun and creative way to spend time and enjoy your Lakewood amenities. Your Neighbors Pets of Lakewood “Hi, my name is Bella D. and I am a 6-year old female miniature dachshund. If you see me around, I go by Bellies or Bells for short. I’ve lived in Seattle as well as San Diego, but was so happy when my human moved back here to Lakewood so we can enjoy all four seasons! I love going on (short) walks, laying out on the pontoon boat, taking all of the stuffing out of my toys within a 6-hour period, chasing squirrels in the backyard and most of all, cuddling. I do not love when my humans put outfits on me but they continue to do it. My motto is “sleep hard, play hard”, which I am dedicated to every day. I show love to my human friends by licking them. For Information For Your your Information E’Blast Information Many families in Lakewood are missing out on a great deal of timely information from Lakewood Communications regarding events, reminders, etc. Tim is in charge of Communications and sends out the “eblasts” to those on the email list. So many in our neighborhood believe they are signed up for it and are not, therefore they are missing out on important informaton.
It is simple to register your email, just send an email to Tim (Tim@ lpoa.com) and let him know you would like to be added. You will be added to the email list and get great information, through the “eblasts”. The information we send is very helpful, professional and timely. We don’t fill your inbox, we just send enough emails to keep you informed.

Christmas Tree Pickup Christmas tree pickup will be available starting December 26th, 2015. The cost is $5 per tree. Please call (816)373-4326 for pickup. Trees should be placed at the curb for pickup the following morning.
New Member Info, House watch, Tree Pickup & Snow Removal Snow Removal Policy Snow removal starts as soon as snow accumulation reaches two inches. The goal of the maintenance crew is to have all streets plowed and treated by 6:00am for the residents’ morning commute to work. Storms are unpredictable and come with many variables. Therefore, please keep in mind that each storm and its circumstances dictate the policy of snow removal. LPOA is responsible for snow removal on all streets within Lakewood with the exception of: Lakewood Boulevard, Lake Drive, Gregory Drive, Channel Drive, Dick Howser Drive, Fairway Homes Drive (by the Shores), Northgate Crossing, and Beechwood. Those streets are the responsibility of Lee’s Summit. Below are a few things we can all do to ensure that each street gets treated properly: 1. If there’s any way that vehicles can be parked in the driveway, please do so. If a street is crowded with vehicles, it cannot be plowed or sanded properly. Piles of snow are left up and down the street when maintenance vehicles have to dodge parked cars, making it impossible to clean the road all the way to the curb. 2. When using snow blowers, please try to direct output to the yard and not the street. Nothing is more frustrating for your neighbors to have a freshly cleaned street filled with snow from several driveways. 3. Please be patient. If you feel the job was not done properly, please feel free to contact the administrative office. We will happily assist you, but please keep in mind that staff’s first priority after a snow storm is to “open up” the roadways. We then return to each area for a more detailed clean up. Lakewood is comprised of more than 2,000 acres, and our crew works as quickly and safely as possible to ensure that everyone makes it in and out.

2016 Maximum Annual Assessment In accordance with the stipulations and formula contained in LPOA Covenants and LPOA By-laws, the Board of Directors each year must approve a “Maximum Annual Assessment”, prior to approving the “Actual Annual Assessment”. Following those guidelines, at their November 12th meeting, the Board voted to set the Maximum Annual Assessment for 2016 at $1,622.65 annually ($135.22 per month), for a basic single family home and 80% of that amount or $1,298.04 ($108.17 per month) for multi-family units.
2016 Actual Annual Assessment In accordance with the stipulations set out in documents governing the LPOA, the Board must set the “Actual Annual Assessment” after they have set the “maximum annual assessment”. At their regular meeting on November 12th, 2015 the LPOA Board of Directors voted to increase LPOA dues by $7.00 per month ($84.00 annually), setting the “Actual Annual Assessment” for 2016 at $1,320.00 annually ($110.00 per month) for single family homes and 80% of that amount or $1,056.36 annually ($88.03 per month) for multi-family units. This dues increase will become effective January 1, 2016.

In accordance with LPOA By-laws, notice is hereby given to LPOA membership of amendment to LPOA ARB/ ARC Guidelines. The following language was accepted at the 12/10/15 Board of Directors meeting.
