Q:

How would you describe your design style, and how does it complement Los Angeles living?

LF:

I have heard my design style described as “Warm Minimalism” which I think sums it up well. It’s simple, and airy and elevated, while still being very casual and livable. All things that I love about Los Angeles too, now that I think about it...

combine the client’s style and the style of the home seamlessly that’s when we have done our job. At the end of the day the client has to LOVE their home. It should not feel like they “hired a designer,” it should feel entirely like them! It should feel like they curated a beautiful home for themselves over the years.

Q: What do you look for in the clients that you work with? LF: Our clientele is across the board in all aspects, but what they all have in common is an appreciation for beauty, art and interesting spaces.

Q:

What has been your favorite project and what were the elements that made it special to you?

Q: When you’re about to undertake a new project, what is your LF: My favorite project is whichever one I am currently working process to ensure the client loves the work you do?

LF:

Every project is a collaboration between the client, the home and the designer. The client’s interests, needs and style is first and foremost what’s most important. We take the client’s aesthetic and blend it with the natural style of the home. Though you don’t have to stick to it exactly, you need to listen to the style of the home to help guide design decisions. When we can

on. Once the wheels start turning within a space it really does consume my mind. Interior design is living and livable art. And each project is a new canvas to create with. he ability to create a special bond with your client is particularly important when you’re designing luxury living space. Ryan White has built an excellent reputation by supporting, communicating, and keeping his clients’ best interest in his heart through every step of the design process.

Q: How would you describe your design style, and how does it complement Los Angeles living?

RW:

At Ryan White Designs our style is all about living in a comfortable way with a classic sophistication. Designing for clients who thrive on the California dream of incorporating natural elements and the indoor/outdoor living capability. No matter if it’s a very modern home or a 1920s Mediterranean masterpiece we make sure every client still feels like their home is warm and inviting.

Q:

Who is your typical client, and how do you continue to serve and fulfill their needs?

RW:

Our typical client is really all over the board. We work with young families who are building their first dream home, couples who thrive on entertaining, Hollywood producers, actors and directors. It really is all about finding that special

connection with your client and designer. We continue to fulfill our clients’ needs by constantly keeping them up-to-date on where we are in the design process as well as educating them and being their number one support system. We find many of our clients to have a feeling of being overwhelmed before they retain our services. Our job is to not only design beautiful spaces but to allow our clients to sleep better at night knowing we are on their side and always have their best interest at heart. We typically take on the role of project management. This allows us to assemble the best possible team from contractors, architects and landscape designers.

Q: Do you have a favorite room or project you have recently completed?

RW:

We are constantly working on new and exciting projects at RWD. Right now, we are in the process of a few ground up builds which is always very exciting. We also have a few projects out of state, one being in Colorado. This is near and dear to my heart as I grew up in Denver. Another exciting venture is discussions with a few different development partners to bring RWD into the hotel space. It’s been a long-time dream of mine to be able to create our signature RWD style for a broader audience. We look forward to seeing this develop over time.

Q:

What design trends are you most excited about in 2018?

RW:

I feel that within the design community we are all moving towards a more eco-friendly and minimalistic approach. That said, I think finding the balance between spaces that are modern yet still have a very friendly, warm and inviting design sense to them is what I would be most excited to see for 2018. T

he world of interior design is always in a state of evolution and transformation. Yet, a few of the same quality styles seem to reappear over and over again throughout the course of history. We sat down with David Phoenix to talk about his new collection and his signature classic design aesthetic.

Q: How would you describe your design style? DP: My design style is casual, yet elegant and inviting. I’m also an advocate for QUALITY! California in general is conducive for indoor and outdoor entertaining and my style complements that effortlessly.

Q: What clientele do you work with, and how do you strive to fulfill their needs?

DP:

We don’t have a “typical client” as every client is unique in their own way. We have worked all over, serving many different wonderful families and clients. A

willing client is always a good winning recipe for a good collaboration. Attempting to get into my client’s minds when discussing their needs and wants lets me in on complete new worlds which keeps me inspired and able to fulfill their needs.

Q:

Do you have a favorite room or project you have recently completed?

DP: I just completed a charming beach house. The entire home is dreamy and rich — I love it.

Q:

You also have your own collection. What was the inspiration behind it?

DP:

My Hickory Chair collection, which includes furniture, lighting and accessories, was inspired by some of my favorite and most staple pieces I have used in jobs over the years. My Kravet fabric collection, slated to launch this summer is called “Well suited”. It’s a wonderful collection of tailored and rich textures which are essential for detailed and personalized touches for my clients.

Q: What design trends are you most excited about in 2018? DP: Trends come and go - classic tradition is what I focus on. I do however, believe that the way people live is constantly evolving. I study the way people sit and interact with one another and will continue exploring furniture layouts that allow people to easily converse and live in. S

itting down with interior designer Scott Thomas, Dreams Magazine Editor-In-Chief Natalie Friberg looks at what makes Los Angeles a trendsetting locale, current design trends shaping 2018 (and which you can kiss goodbye), and how working with a true professional can make all the difference.

Q: Southern California is known as a design hub, especially in regard to the luxury market. How would you describe your design style, and how does it complement Los Angeles living?

ST:

I’d say my general style is contemporary, with an edge. And even when I design and work in traditional spaces, I always include updated finishes and fixtures to bring the look into the present for my clients. I also like to reference elements of timeless mid-century modern as well as some drama here and there to spice things up. But really the most important thing is connecting with my clients, listening to their wants and needs and delivering spaces that bring them happiness. As for complementing LA living/lifestyle – clean lines, lack of clutter, bold shapes and just the right colors and contrast really do accentuate the California lifestyle I think. My clients are busy people and they want easy, casual spaces they can relax and entertain in as well, all with a minimum of fussiness.

Q:

What does your design process look like when you begin a new project?

ST: I start by honing in on the clients’ wants and needs, their

general design style preferences, their budget and how that all can work with the existing architecture. Once I nail those things

Interior Design down, my team and I can start developing the design plans, timelines, etc. Yes, it can take a bunch of meetings to get to that point, but the time and attention on our end is totally worth it.

Q: Let’s talk about the clientele you work with. How would you describe them, and what do they expect from you?

ST:

My clients are typically business owners, entertainment executives/professionals, other professionals and some celebrities sprinkled in here and there. In other words, they’re the people that make LA run every day. My Palm Springs clients are generally the same people who want their vacation homes done. I also work with a lot of developers there too. How we fulfill their needs? We take the stress out of the process, that’s the key. We do all the running around and their role is simply to approve everything throughout the process so the end product works for them.

Q: What new design trends are you most excited about in 2018? Do you see any trends falling out of favor?

ST: So in my opinion, the three design trends that are officially

over now are granite countertops, bamboo flooring and Edisonstyle lighting, track lighting too. And the newer elements/trends I’ve been playing with lately are: Adding bolder colors to kitchens and baths, using patterned (sometimes ethnic) tiles for flooring and other surfaces and adding rougher, more unfinished furniture and decorative elements for a more natural look. oyce Rey has been a major player in Los Angeles real estate for decades. With a renowned name and impeccable reputation for tremendous service and deal making ability, her career has been nothing short of legendary. We sat down with this extraordinary woman to discover the genesis of her career, what qualities have allowed for decades of unrivaled achievement, and what other passions drive her to continually chase the highest levels of success.

Q: In the beginning, what made you interested in the real estate business and how did you get your start?

JR: In my first years of marriage, my husband and I bought and sold several houses. I love the process of house hunting and the search for a beautiful home. At the time of my marriage to the actor and the star of The Flying Nun, Alejandro Rey, I was teaching business law at Dorsey High School in Baldwin Hills. I chose to give up my teaching career in order to travel to Brazil on film location. Since I had a Master’s Degree in Business Education from the University of Southern California, I felt a real estate license would be easy to secure and helpful to us because of our frequent moves. It became a natural step to enter the real estate business. Q:

What trends have you witnessed over the years, and specifically, how has the West side transformed over time into what it is today?

JR: The largest trend has been the tremendous influx of

international buyers into the Beverly Hills marketplace. As far as the real estate industry itself, the largest trend has been towards mergers and larger companies. I connected with the largest company in West side real estate in 1979 to start the first estates division in the world, exclusively handling million dollar properties. That company was purchased by Merrill Lynch Realty in 1983, and our real estate community began to expand throughout the country and attracted worldwide attention. Technology made its entrance to our industry in the 90s. I was the first realtor to have a website. Technology has enabled us to expedite transactions and communication within minutes anywhere in the world.


Industry Icons I have particularly enjoyed in recent years of the team concept. This enables me to offer my clients a wider support, yet receive very personal attention. I also take great satisfaction in helping new realtors improve their business.

Q:

As you mentioned, international buyers now account for many West LA and San Gabriel Valley real estate transactions. Why is LA a number one choice for so many affluent international residents, and where exactly are these buyers coming from?

JR: Los Angeles has so much to offer. Our cultural attraction,

our world class venues from The Broad Museum, to the Disney Concert Hall, and the magnificent Getty; plus the strength of the entire entertainment industry is an unbeatable combination. Our diverse neighborhoods, fabulous climates, proximity to the beach, mountains, and desert, offer more than any other community. When you analyze prices on a worldwide basis, the price per square foot for Los Angeles real estate is far more reasonable than any other city in the world. That is why you see construction on nearly every block, as developers are seizing the opportunity to speculate. International buyers are attracted to choice neighborhoods and glamorous construction. These buyers principally come from Europe, Asia, and the Middle East. Most of them will have multiple homes around the world, but Los Angeles is a must.

Scout cookies, and USC when I made speeches for the blood mobile; but I recall the first charitable event as a realtor at my home which benefit the St. Joseph’s Center for the homeless. I was astounded to learn the size of the homeless population in the 70s in Los Angeles. My immediate reaction was, if we are selling beautiful homes, we must help those who do not have one. Over the years, I have supported many charities. In the 80s I organized volunteers for the Venice Family Clinic Art Walk and was active on their advisory board. In the 90s, I headed the real estate industry support group for Cedars-Sinai Hospital and joined the Music Center’s Blue Ribbon as well as serving on their board. I remain an active Blue Ribbon member today. I joined the Children Uniting Nations committee and volunteered for the International Day of the Child where I met a 10 year old foster child that I mentored for 8 years. He became the first member of his family to graduate from high school. For the last 10 years, I have dedicated myself to the US Fund for UNICEF and serve on its executive board. I am also a board member of the Coldwell Banker Community Foundation, which contributes to over 250 charities in our region. There is so much to do and so little time. Working toward making this world a better place is the greatest goal of all.

Q: Looking to 2018 and beyond, what does the future hold for Joyce Rey?

Q: Real estate is such a competitive industry. What personal JR: and professional attributes have enabled you to build such a history of impressive clientele and become the legendary figure that you are today?

JR: Part of my success is attributable to some of my personal

characteristics. I have always been very enthusiastic about whatever I set out to do. I was fortunate to fall in love with the real estate business, and I always make certain to put my clients’ best interests first. When you love what you do, it does not seem like work. And I find the real estate business as exciting today as I did the first day I walked into my first real estate sales meeting 43 years ago. Since 1979, the estates division that I founded has been bought and sold 3 times. I am proud to be connected with the Coldwell Banker name with over 84,000 agents worldwide and nearly 4,000 offices. I also have had the wonderful good fortune to be surrounded by wonderful friends, colleagues, and clients who have been extremely loyal to me.

Q: You’re passionate about giving back and are involved in

numerous philanthropic efforts. What projects are you involved in, and talk to us about what it means to you to be in a position where you can help others?

JR:

Philanthropy has been one of my life’s greatest satisfactions. My charitable acts date back to when I sold Girl

I am particularly proud to be of one of the exclusive agents representing the iconic Chartwell Estate priced at $350 million on 10.3 acres in prime Bel Air. Excited at the prospect of a wonderful year ahead, I am planning business trips to both Asia and the Middle East. Currently we have very low inventory of luxury homes, so that will most likely mean a price increase in the year ahead. Q: In the beginning what made you interested in real estate, and how did you get started?

MK: When I arrived from Lebanon at the age of 18 I was working

at Ralph’s Grocery Store, and I met long time realtor broker Jim Dickson, who told me I should go into real estate, which I did with him. And the rest is history.

Q: What do you feel are the personal and professional qualities that have enabled your success and built your reputation over the years?

MK:

For me, personal involvement with each client means that I give the best. When it comes down to client service it’s meeting and exceeding the client’s expectations in personal service, knowledge, and expertise, and bringing them into the lifestyle that they’re seeking in the community. It’s not about just selling a home. It’s more than just the home and estate you own, it’s a state of mind. Q: What are some of the trends that you’re seeing in the La Cañada Flintridge, La Crescenta/Montrose and Glendale areas?

SK: I think the biggest trend is that the La Crescenta Valley

has become a location for professionals, young professionals and families that work in downtown Los Angeles, the Burbank Media Corridor, Pasadena and Glendale. Many of these beautiful neighborhoods nestled against the Foothills are being enhanced and make for a great place to raise a family.

Q: What personal and professional qualities have created the foundation for your success?

SK: I believe that integrity and meeting clients’ expectations

he’s seen the real estate industry inside-and-out. As an expert and highly-skilled professional, she operates at the highest level of residential luxury with her capable team. Our interview with Sally Forster Jones examines her career in real estate, the international buying trends that Los Angeles experiences, and what the future holds for this industry icon.

Talk to us about the early days in your real estate career. How did you get started, and when did you know that the luxury market was your niche?

SFJ: My foray into real estate started in my 20s. With the little money I could gather, from savings and borrowing from family, I put down as little as possible to buy my first home - a real fixer upper. Two years later, after making improvements to the property, I was able to sell it for nearly a 50% return! You could imagine how absolutely exciting that was for me being so young. I took the modest proceeds from this first sale and used it to purchase 10 little houses applying a similar strategy. That’s when I just knew in my heart that I had found my calling and it wasn’t long after I got my real estate license, formally launching my career. Over the 80’s and 90’s my expertise started to quickly expand from residential to include commercial, development, property management and mortgages. By the late 90s, my business had grown to become a key player in the marketplace whereupon I made the decision to merge my residential company with Fred Sands’ brokerage and center my focus on residential real estate. How did I know that the luxury market was my niche? As my career progressed, I noticed that the standard of service I

provided particularly resonated with buyers and sellers of luxury homes. Having a personal appreciation and intuition for upscale residential aesthetic, it felt like a natural fit and here we are now.

Q: Describe the experience a client can expect when working with you; what sets you and your team apart from others?

SFJ : I am highly selective when it comes to recruiting agents and

support staff. Each member is, of course, an expert at their role but in addition they are genuinely passionate about the business which naturally breeds commitment and enthusiasm towards servicing our clients. Our team culture is tight knit like a family, creating a collaborative environment that enables us to gladly work tirelessly around the clock to provide the distinguished quality that we’re known for.

Q: The ultra-luxury real estate market often contains separate

cycles from the normal market. What has been the trend for the ultra-luxury market in the last few years, and what do you expect from it moving forward?

SFJ: Yes, the ultra-luxury segment doesn’t see the same trends

as the general market. You are dealing with very wealthy people,


local and foreign, who aren’t as affected by market conditions. There is no sign that the upward trend of the luxury real estate boom in the United States will change anytime soon and we are enthusiastic about rising with the tide.

Q: How have international buyers transformed LA real estate? Where do you see most international clients coming from?

SFJ:

A few years ago, we had an influx of Chinese buyers purchasing properties across Los Angeles along with buyers from the Middle East and Europe. However, within the past year, I have noticed a decrease in Chinese buyers and international clients in general.

Q: You’ve brokered record-setting deals and regularly work with

high-profile figures. What personal and professional attributes have enabled you to accumulate and retain such impressive clientele and be involved in 8- and 9-figure deals?

SFJ: Our longstanding reputation of experience, diligence, and integrity. Referrals are a foundational element of the real estate industry. Good service begets more business, whether referred or repeat business, and our team validates that philosophy to clearly be true.

Q: Looking to 2018 and beyond, what’s on the horizon for Sally Forster Jones?

When we started our search for the top properties and icons of real estate, we came upon The Stanley House (see page 54). Digging deeper, we discovered a team that would remain buzzing in our sphere until this interview. Get to know Branden and Rayni Williams, true icons of Los Angeles real estate.

Q: Talk to us about the early days in your real estate career. What made you interested in the real estate business, and how did you get started?

BW: What originally got me interested in real estate was when

my buddy, who is a realtor, sold a home and showed me a check for $70,000. At the time, that was an enormous amount of money

and I had never seen a check for that much money so that’s what piqued my initial interest. When I first got started, I thought I would never sell anything more than a condo or property over $1 million. I soon realized I was actually good at it and, in my first year alone, I sold $25,000,000 worth of real estate, which was a massive number for a realtor just starting out. I had no real connections, didn’t come from family money and did this all on my own. I worked 24/7, looked at every single property and learned everything I could about real estate along the way. Choosing real estate in Los Angeles was pretty easy because I think it’s one of the greatest cities in the world with the best weather. Today, I’m still learning and working 24/7. To me, real estate is more than just being a realtor. I think of myself as a detective or an investigator trying to put the pieces of the puzzle together for my clients. There’s so much more than just finding a home and there are so many intricate details to closing LADREAMS.COM

deals. To be at the top of LA’s real estate market, you have to foresee the future of real estate and always be ten steps ahead of your competitors, buyers and sellers, and most importantly, work from your gut instinct.

RW: I come from a real estate family as my grandfather, who

was an Italian immigrant, came to America with the only trade of being a bricklayer. He parlayed that into becoming a very successful developer, which then became a family business for my uncles. As a child, real estate was second nature to me, but as a young adult, it was the last thing I wanted to do. Straight out of college, I moved to Los Angeles and after freelancing in journalism for a few years, I decided to get into lending. This was the perfect segway to my reluctant career in real estate. Having had the background in lending, it was very helpful in advising my clients with their home purchases. I started in the business in 2006 and had been in the business four months when Branden joined the same firm. Within six months, we started working together as partners and it was the yin and the yang that made us successful. Working together, we were showing properties seven days a week, 24-hours a day and, during our first five years, we didn’t take one vacation! We became experts in our field by learning the inventory, studying the history of the market, streets, architecture, etc. We always stayed ahead of the curve by setting trends and making sure our clients were always protected and buying smart. We were building a powerhouse team and we grew incredibly quickly. By year three, we had sold over $100 million. Fast-forward to today, we’ve built Williams & Williams Estates from the ground up – we are at more than $4 billion in sales and are branching out to different facets within the industry like development and design. For a decade, we’ve been advisors to clients to help them to make millions of dollars and protect their number one asset – their home.

what is going on in the market. We’ve figured out how to position ourselves as the middlemen to broker these deals. However, being a successful agent entails more than just sales. The more high-end deals you are a part of, the more responsibilities you take on. You need to be able to solve issues and problems, and overcome high-pressure situations. You need to have the right contacts – architects, handymen, landscapers, etc. More than just being organized and in-touch, our energy and ambition have not gone unnoticed by our peers and our clients, which has led to referrals of impressive clientele.

RW: We’re competitive strategists who love making our clients

happy, and we’re married so our table talk is usually about clients’ deals and how to best serve their interests; even our 3-year-old is using industry lingo now.

Q: A property that we featured previously and one which has received a lot of attention is 924 Bel Air Road. At $250 million, what is the profile of the client who will buy this home?

BW:

924 Bel Air Road is such a unique and spectacular property. You truly must experience the home to understand it – there is nothing else like it on the market. We foresee the buyer as a well-traveled couple that owns several homes and wants to expand their real estate portfolio with the best modern home in the most exclusive neighborhood in all of Los Angeles.

Q: How have international buyers transformed LA real estate? Where do you see most international clients coming from?

listing, The Stanley House; a home with extraordinary creative design and a prestigious location. How do both elements impact the way you will market and sell the home?

BW: Not only are we the listing agents for The Stanley House,

but we’re also the developers. We spent many months searching for the perfect location and became the visionaries behind the overall style and vibe. We helped create what we think is the dream team for The Stanley House with our two partners Jason Somers of Crest Real Estate and Matt Lyons of Lyons Development, along with XTEN Architecture and Lenny Kravitz of Kravitz Design. With The Stanley House, we wanted to create something vastly different then all the other modern LA spec homes. First, we had to find a piece of land that was not too far up in the hills, right off the Sunset Strip, with an unobstructed 270° promontory view from downtown to the ocean. This alone was almost next to impossible, but once we discovered the lot, we knew we could create something unique. We wanted to create our own island on this promontory and have a destination feel with Brazilian and Hawaiian mid-century modern influences. The home had to have the latest and greatest amenities, such as the $1.5 million A/V & CAT audio systems, 12,000 lb. granite rock fire features, radiant heated floors throughout the entire property and the best automated door system by VITROCSA that no developer would dare to use because of the cost. Not to mention your very own nightclub that overlooks the legendary Sunset Strip. The most important aspect was to create a property with soul and vibe. We wanted to create history and that’s why we worked with none other than Lenny Kravitz and his firm, Kravitz Design, to achieve all of this.

ark your calendars - it’s Showcase season! The much anticipated Pasadena Showcase House of Design is around the corner. The 54th annual Showcase House will be open to the public from April 22 to May 20, 2018. With 20+ interior and exterior designers participating, touring this house and garden is not to be missed! This year, it will be held at a majestic 1915 Mediterraneanstyled masterpiece designed by Reginald Johnson. The esteemed architect is responsible for such landmarks as All Saints Episcopal Church, Pasadena; Santa Barbara Biltmore Hotel; Santa Barbara Post Office; and La Valencia Hotel, La Jolla. Many of his large houses still stand in Altadena and Pasadena. ABOUT THE ESTATE Perched atop a hill in Altadena, this year’s Showcase House is known as “Overlook ”, doubtlessly inspired by the view that originally extended over mostly open land with a view of Catalina Island. A welcoming Portico leads to a front entry where carved double doors reveal a breathtaking double-height grand foyer. Elegant details abound with marble floors, soaring ceilings, spiraling pillars, glass balustrades, and oversized windows and French doors which drench the rooms in light. Established in 1971, Music Mobile™ is a hands-on, awardwinning program that is presented to third grade students. It provides an introduction to classical music and the opportunity to play a selection of instruments and be part of a simulated orchestra.

Over 100,000 students have participated since its inception. Pasadena Showcase House Youth Concert began in 1953. To date, over 250,000 fourth grade students have attended this annual free concert designed to weave musical concepts into an appealing program that is presented at the Walt Disney Concert Hall by the Los Angeles Philharmonic Orchestra. Since 1984, promising young musicians between the ages of 16-24 have been competing annually for monetary awards in the Pasadena Showcase House Instrumental Competition, in the categories of woodwinds, brass and strings. Over $500,000 in prize money has been awarded to assist them in furthering their musical education. In addition to these programs, PSHA has nurtured the study and appreciation of the arts, making it available to a broad range of audiences through its Gifts & Grants program. Cumulative donations of over $23 million have been awarded, including for the underwriting of concerts, choral productions, musical theater, opera, jazz quartets, marching bands, music education, music therapy, as well as continuance of their longstanding support of the Los Angeles Philharmonic Association. The Pasadena Showcase House of Design is one of the oldest, largest and most successful house and garden tours in the country. Each year, about 25,000 guests attend. lunch date, arranged by a mutual friend – who thought it would be interesting to bring two dynamic professional women together – was destined to spark an immediate friendship and, in turn, launch a powerful partnership that would soon impact the legacy of a leading university and its relationship to the number one real estate market in the United States.
