GM Update
from Adam Zubek, GM/COO Dear Members, The Holiday season brings an air of excitement and increased activity at the club, and we are eagerly anticipating the joy of hosting and celebrating with you and your families. We encourage you to secure your bookings early to ensure you don't miss out on the festivities! Alan Harden recently unveiled our Q3 Financial Results, a worthwhile read for all members. Within his update, you'll find significant details regarding a proposed Bridge Bond aimed at expediting our coursework timeline. It's important to note that the Bridge Bond won't necessitate any additional member assessments or a reallocation of dues; it will simply serve as a loan to fund coursework in 2025 instead of waiting for the original plan's capital revenue earmarked for 2026-2029. In addition to this update, we will continue to provide the members with Board Briefs as appropriate. In the upcoming days, you'll receive a notice regarding the Club's Employee Holiday Fund. Your participation in this fund is entirely voluntary, yet it plays a crucial role in fairly compensating our dedicated team members. We encourage you to contribute as generously as you can, as every dollar makes a significant difference in how we support our team. Lastly, please mark your calendars for December 11, 2023, when we will host our Annual Meeting at 4:00 pm in the Clubhouse. While this meeting is open to Equity Members only, we extend a welcome to all members to view the meeting online by registering through the soon-to-be-provided link. With warm regards,

Executive Summary

Operations Our membership count continues to be somewhat higher than anticipated, with steady demand across all membership classes. At the end of this quarter, dues income are in line with our budget but slightly better than last year. The variable capital income earned from transfer fees and initiation fees are also higher than anticipated by 17% at $1.76mm for the first three quarters. Operating revenues are recovering from the ‘wet winter months’ and ended the third quarter essentially flat to last year at $4.05mm, but slightly lower than budget, which was $4.2mm. Operating expenses continue to be pressured by cost inflation in every aspect of our operations. We also absorbed several one-time unexpected or unusual expenses. We closed out the third quarter with expenses to date at $7mm compared to a budget of $6.9mm. We currently forecast that over the balance of this year and next, inflation will continue to increase for us at a potentially higher rate than the country average. Whether it is the consequences of higher oil prices, food costs, California wage regulations, and California gas, which is considerably above the national average, the impact is that inflation will likely be higher than normal for longer. Golf course maintenance and facility maintenance expenses have both been efficiently managed. Both are below budget and better than last year. Many thanks to Wayne and his team for doing so on the golf course. As we are approximately 12 months from the commencement of the Clubhouse renovation, maintenance will continue to be critically analyzed by Adam before the expenditure is approved.

Operations (continued) Overall, we are maintaining a healthy equilibrium between dues and operating income and operating expenses and maintenance and expect to meet the task of operating within this balanced budget. Our current operating income surplus is approximately $200,000, slightly better than the budget of $152,000. This also compares favorably to the same period last year. As has been mentioned before, local inflation presents a challenge, as do members’ expectations for next year and beyond. We are currently working through the details of the 2024 budget. A central and important theme is to ensure that the club drives value for every dollar that is currently earned or received. However, it is important to be clear that inflation is a significant headwind, and members’ expectation for improved service, food quality, and overall enhancement to the members’ experience. We are prioritizing initiatives to ensure that the operating budget for next year is right-sized in the face of these challenges. Campus Projects The work on the four projects continues. Pre-Assessment funding The PB&G enlarged scope received overwhelming members’ support and is due to commence in four months. The Tennis Court refurbishment and addition of ‘Court 7’, is currently on schedule for April 2024. The Clubhouse cost engineering program is underway, and early signs are encouraging in that the gap between actual quotes and estimates being received now is not too far from our original estimates provided nearly two years ago. Once this is completed, I will report separately.

Operations (continued) As a reminder, all the projects and the funding were based on a cash flow model, pledging the variable capital income we receive from initiation fees from new members, transfer fees on equity memberships, and the assessment - either paid initially in one payment over three or five years. The variable capital income for the first three quarters of 2023 is $1.9mm against a full-year 2023 budget of $2.1mm. From the start of 2023 and the original ending of the golf course project in 2028, the variable capital income is budgeted at $14.3mm. We carried forward $2.2mm from 2022, so the budget income over the period was $16.5. To date, we have spent $1.2mm across the various projects, which is better than the anticipated spend rate of $2.2mm. This is simply a timing issue, and over the course of the four projects, will normalize. In addition to the variable capital income over the next few years, we received the 2023 assessment. Many paid in one payment, but some decided to defer payment over the next three or five years. Including the better-thananticipated interest, we expect to receive approximately $14.4 mm from the assessment. Golf Course Opportunity The golf course project is developing nicely. With thoughtful oversight of Todd Eckenrode, Wayne Mills and our Green Committee, our infrastructure plan and preliminary enhanced plan, may provide an opportunity to bring the project forward to 2025. This will enable us to finish the clubhouse in early 2016 and the Golf Course in 2025.

Golf Course Opportunity (continued) The plan is/was to complete nine holes in 2026, the next nine in 2027, and finally, the short game areas in 2028. There is a budgeted surplus from the first three projects that is allocated to the golf course projects as well as funding from anticipated variable capital income in 2026, 2027, and 2028, which was to further fund the golf course maintenance and enhancement project. Total cost budget of $14.2 million, of which $4.2 million was an inflation contingency. Quotes we have received for construction in 2025 already fully utilize all contingencies and come in at 14.85 mm. The architect and construction teams need us to commit approximately 18 months in advance to book their teams and equipment and place purchase orders for the supplies we will need. For example, Wayne has already bought the grass for the enlarged greens and is maturing it by the 13th hole; this will be utilized no matter which timing we proceed with. We, hopefully, intend to commit to proceeding by the end of this year so that we can start at the end of Quarter 1 2025. The benefits for proceeding in 2025 are as follows: Wayne will be fully engaged and involved, bringing invaluable institutional expertise. We have secured a known price and can be confident of this estimate. The whole project will be completed in 9 to 10 months, finishing by the end of 2025. A variety of approximately 9 holes will be available for play during the construction period.

Bridge Bond We can fund the cost in 2025 by offering a $15 million Bridge Bond to members, which: Spreads the one-year cost over a period of no more than seven years Offers prime rate of interest (currently 8.5%) or 7%, whichever is greater, in January 1, 2025 Three years interest only and a four-year repayment period Funding of the bridge bond will be in January 2025 Funding is 100% voluntary…This funding is independent of dues. The extra cost of the golf course project ($14.2 to $14.85) is $0.65mm, and the interest paid is made affordable by spreading the repayment over four to seven years. Essentially, we have modelled using 60% of the variable capital income earned over that seven years to repay the principal and interest. This is very conservative, and our hope is we would be in a position to pay the bond holders earlier if that is an advantage to our members, after the minimum three-year-interest-only period. We are currently accepting non-binding commitments from members who are interested in underwriting/investing in the bond, which will give us confidence that we will be able, from a financial aspect, to proceed. As mentioned before, securing the commitments is very important as we must book the construction and architect team by the end of this year. If you would like more information or would like to discuss the bond, please send me a note, and we will be happy to meet or discuss it on the phone.

This is voluntary…no added personal expense Firstly, the bond is simply bringing forward income that we were already relying on to pay for the golf course renovation. No further amount or assessment is being sought on members. If you do not wish to participate in the bond, that is entirely your investment decision, and no funding will be required. Secondly, no final decision has yet to be made. We are carefully analyzing our options, and by securing the underwriters' nonbinding commitments, we achieve an ability to choose our path forward. During the first half of 2024, the board will facilitate several members’ meeting and various communications regarding the maintenance and enhancements for the golf course before a members’ vote is necessary for any changes and for the bond. (By-Law: 8.3f)* *Authorize such alterations and improvements of the Club’s property as they may deem proper and modify or discontinue any Club facility where such action seems necessary or expedient. [In connection with such alterations and improvements, modifications or discontinuances, the affirmative vote of a majority of the Regular members voting in response to a written request by the Board of Directors shall be required in order for the Board of Directors to (i) incur capital indebtedness of more than $500,000.00, (ii) authorize the expenditure of more than $1,000,000.00, or (iii) reroute existing holes or create new or additional green complexes on the Club’s golf course.] As our operations and projects mature further, we look forward to sharing more completely. Women’s Guest Day will use an 8:30 AM shotgun. The first tee will usually become available for others at approximately 10:30 AM to 11:00 AM. Please adjust your play times accordingly. Daylight Savings Time Ends Sunday, November 5th. Turn your clocks back one hour. The Monday golf schedule will remain 18-Holes being available after 2:00 PM.

WEDNESDAY, NOVEMBER 15TH
Play will begin with an 11:30 AM shotgun start. There will be two flights; All- Member and Member-Guest with gross and net prizes awarded in each. Lunch will be served before the shotgun, approximately 10:30 AM and dinner and awards will take place after golf. Sign up as a foursome or allow the Golf Shop Staff to fill out your groups. Remember, there is a 24-foursome limit to Men’s Member-Guest Stags. Sign-Up through the website or contact the Golf Shop for assistance.

This is the final opportunity for couple’s golf in 2023. Kouples Kapers teams can be comprised of either All-Member or Member-Guest teams who will compete against the field for gross and net prizes. The day after Thanksgiving is traditionally the busiest golf day of the year. Those interested in playing golf on this day are encouraged to make a starting time. Times will be offered from 7:00 AM until 3:00 PM. Please, to be fair to everyone, make a starting time only if you are reasonably certain that you will use it. Contact the Golf Shop or access the starter sheet through La Cumbre’s website to arrange times.
Hole in One Alert Congratulations to Annetta Patrick who had a hole in one on Thursday, October 19th at La Cumbre Country Club. It was hole #17. She used her 7 iron to ace 115 yards for her Hole in One.

RESULTS OF
THE 2023 MEN’S CLUB CHAMPIONSHIP The 2023 Men’s Club Championship has concluded with Kelly Foy defeating George Downing 3 – 2 on the 34th hole. Play began at 7:30 AM, with the first 18 holes ending with George Downing holding on to a one-hole lead. After a short break, the second 18 holes commenced with the lead volleying back and forth until Kelly birdied the 8th hole to hold on for good. Kelly built his lead to three holes by birdieing the 14th hole, then held on with ties on the final two holes. Congratulations to both Kelly and George for providing La Cumbre with such an entertaining finale!

MISS BY AN INCH, MISS BY A MILE FROM TRAVIS BREGMAN, PGA FIRST ASSISTANT GOLF PROFESSIONAL
With winter right around the corner, our golf games often take a back seat to the holidays and other winter activities. So how do we maintain our golf game when we do not have time to practice and play as often? As always, the solution is not as complicated as we think, but it does require consistency. The primary goal during the offseason is centeredness of contact. The entire game of golf revolves around the ability to hit the ball the proper distance and direction, and that is difficult to accomplish without making solid contact. How great of a difference is a center strike versus an off-center strike? On an iron shot, missing the sweet spot by a half inch left or right of center can result in a loss of 7 to 15 yards in distance. On a driver, the difference is upwards of 20 yards. That’s a huge variance when you consider the strike was only a half inch away from perfect. Focusing the little time that we have in the right area makes a world of difference. All you need is a wedge, a golf ball, and twenty yards of open space. Practice hitting 20-yard pitch shots for 10 minutes a couple times a week. Focus your attention on keeping your body stable and letting the club head swing around you. Maintaining awareness of the club head to deliver that perfect strike will ease the transition back to full swings with solid contact. Twenty minutes of practice a week during the offseason can make spring and summer golf much more enjoyable. I want to close my November article in true Thanksgiving fashion. I am thankful that I can share my love for the game of golf with so many of you. More importantly, I am grateful to be a part of the La Cumbre family. I look forward to many more years filled with joy and friendship.

Niners News Niners held another "Spooktacular" Nine and Dine event Sunday, October 15th, getting into the "spirit" of the event with some really great costumes, to which the pictures attest! The format was a scramble with a twist . . . a normal-looking little orange golf ball was passed around to each of the foursomes, which had to be used once you got on the green. It was a small, innocent-looking little orange ball that looked exactly like a golf ball. However, it displayed quite a bit of impish deviltry once it started rolling across the green, as it was made of very soft, light, bouncy rubber. It was most difficult to get in the hole as it wanted to bounce right out again. This led to many howls, moans, and groans and not of the ghostly kind! Winners of this devilish scramble were: First place, Robin and Don Van Buren with Linda and Tim Gamble, scoring a 29.6 Second place, Marjorie Gies and Ron Yttri with Sarah and Mike Paschke, scoring a 30.0 Third place, Karen and Paul Menzel with Roberta and Matt Collier, scoring a 30.3 Fourth place, Nancy and Len Rosenthal with Jill and Andy Winchester, scoring a 30.4 and Fifth place, Deborah and Marty Lynch with Barbara and Bob Lowes, scoring a 31.8 Jill Winchester and her team had the room looking very spooky, with spiders on the table alongside her beautiful orange pumpkins filled with succulents, which were table prizes for the Halloween trivia winners. Moral to that story is to always bone up on your holiday facts & and figures before a Niner event; you never know when there will be a pop quiz! Many thanks to Evan for his delicious apple cider bourbon cocktails (they made putting that little orange ball a bit more bearable) and for all he does for The Niners! His playlist for the pre-scramble gathering was great, as usual. Inger and Chef Eric did a wonderful job - there was a warm salad with ravioli to start, followed by a delicious autumn-inspired herb-seasoned chicken dish and decorated Halloween cookies for dessert. We can't wait for the next Nine & Dine, which will start at 2:30 on November 12th, a "Spaghetti Scramble"! It will be all things Italian, so channel your best Sophia & Gina, Dino & Frank, and join the party . . . deadline for sign-up is November 6th. You can sign up online or call the pro shop.

Niners, time is running out to post your improved scores on the Ringer Board, located in the ladies' locker room. Prizes will be awarded at the Niner Christmas party (which is right around the corner) for the most improved scores - a nice incentive in addition to tracking your improvement! Carol Fell and Candy Short are busy planning the Christmas tournament and luncheon on December 1st with the festive theme of "Niners Go Nuts for the Holidays!" This will be a beautiful event and fun, too, with Carol and Candy at the helm! The format is a step-back scramble with a shotgun start at 9:00. Please don't forget to sign up for this special holiday party! You can do this online or call the Pro Shop. The Niners group are all about participating in inclusive, casual play, building friendships, and having fun, and all members are invited to join regardless of skill level. Niners play the back nine every Friday morning, meeting in front of the pro shop and teeing off shortly after 8:00. Sign up online or call the pro shop to add you to the roster of players. tennis tip To enhance your performance when dealing with high balls, you must master specific shots. This month, we'll delve into the first and most straightforward technique: stepping back and allowing the ball to descend into your optimal striking zone. The key to effectively executing this maneuver lies in timing your movement precisely. Start your backward motion before the ball reaches you by pivoting and positioning yourself farther behind the ball than you might instinctively think. Since slower, higher balls are the shots to look for to execute this move, give yourself the advantage of an extra step's worth of space. This way, you can still maintain the ability to shift your weight forward while making contact with the ball.

Currently, the team is in 4th place and ready to work their way up to challenge the leaders. A2 Team The A2's are in a tight battle, trailing Alisal by just one point. They had an outstanding match, closing the gap by winning away from home at Alisal with a score of 3-1. The winning pairs were Bess Scribner/Dawn Bokman, Kelly Jensen/Millie Tadewalt, and Donna Econn/Daisy Carlson. B Team Our B Team is making their mark by being tied for the top position in the league. They secured a 3-1 victory against Polo B's, thanks to Sheri Copus/Macy McGinnes, Angela Maloney/Crissy Prichard, and Melissa Katzenstein/Jamie Nash. They swept Alisal B's in their next match with a commanding 4-0 victory. The team's performances keep improving. C Team The C Team enjoyed a bye this month but is gearing up for an epic showdown against league leaders Alisal, a match that could determine the strongest team in the league. Super-Seniors Our Super-Seniors gave it their all in recent matches. Although they faced challenging losses against Polo and Cathedral Oaks (1-8), they demonstrated grit by nearly pulling off an upset against Elings Park (4-5). Mark Mosby/Susie Mosby and Steve Drummy/Gunther Baumgartner performed admirably, each securing a 2-1 record. The team is still on the hunt for their first win of the season.

In Loving Memory Of
Dr. William A. Rack Member since 1965 and President in 1977, Bill passed away on November 1, 2023, after a long battle with dementia. Bill lettered in basketball, soccer, and tennis at Wesleyan University, attended University of Pennsylvania Medical School, Columbia University, and completed his internship and residency at Bethesda Naval Hospital before moving to Santa Barbara with his wife, Barbara, in 1965. His Neurology practice started at Sansum Clinic, and his private practice spanned more than 50 years. His tenure as President of La Cumbre included the development of the tennis facility and the hiring of long-time tennis pro John Kinsella. Bill is a five-time men’s singles tennis champion. His wife, Barbara was the first female member of the Board of Directors, and she led the 1999 renovation of the clubhouse. Bill and Barbara have been married for 63 years and raised their three children, Bill, Hilary, and Peter, and eight grandchildren at the club.
