Special KMH Construction Update The completion of the Rapid Recovery Suites in July is just the beginning of the renovations at KMH; in fact, several projects are underway or nearing completion on campus, with more to begin soon. The projects and time-line here are detailed on the map inside the newsletter.

Campus Construction and Renovation

East Office

(401 S. Seneca)

Built in 1919, the east office building is the second oldest structure in continuous use on the campus. (The Chapel, built in 1905, is the oldest.) The east office houses much of the administrative staff including finance, human resources, IT, development and marketing departments as well as the office of the CEO, the board room. two additional training/meeting rooms, the library, Fellowship Hall, Albert Pike Lodge, the employee break room and the housekeeping department.

Recently Completed:

• The three bathrooms on the first floor of the east office lobby and office areas have

all undergone updates and renovations including new flooring, ceiling, lights, fixtures and accent pieces.

• The east office lobby, library and offices on the first floor had new carpet installed

and new ceiling and lights. Furnishings that have been shuffled around in the lobby and hallways should be back in place and ready for use by the time you read this!

Nearing Completion:

• Fellowship Hall, also in the east office, is often used by KMH for meetings, banquets and other on-campus events. In addition, Fellowship Hall is the meeting place for Masonic Home Lodge 450, the members of which are helping to restore the hall as a historically accurate lodge room. The restoration so far has included a new ceiling, light fixtures, carpet, and window treatments. Lodge members will add risers and furnishings to complete the restoration. One of the most welcome additions to Fellowship Hall is not historically accurate but is very much appreciated already; new air conditioning units!

• The last of the east side projects is the complete remodel and update of the public

restrooms near the employee break room. These bathrooms are getting a complete makeover that includes new flooring, ceiling, sink and toilet fixtures as well as new lighting, walls and paint. The projected completion date for this project is September 1.

Constructed in 1994 , the Towers were designed for independent living residents. In 2012, KMH began remodeling the apartments to comply with assisted living regulations to allow existing Towers' residents the option "age in place" or stay in their larger apartments and still be able to receive assisted living services, if necessary. At the start of the project, the intent was to have both independent and assisted living apartments in the Towers. However, mid remodel, KMH was informed by the state of Kansas that dual services could not be offered. Although there are many independent living residents that make KMH their home, the Towers are now officially assisted living apartments. All residents and staff have enjoyed the new features that have been completed as part of the remodel project. The new dining area, Fellowship Lounge and the expanded and completely remodeled private ‘parlors’ on each floor of the residence halls have been wonderful additions to the campus.

Rapid Recovery Suites

Built in 1998, the Assisted Living Manor is the newest residential building added to the KMH complex. The three-floor structure currently has a dedicated memory support unit, as well as assisted living studio suites and two one-bedroom apartments. A dining room, commercial kitchen, theatre, coffee bar, snack shop and several living rooms and gathering spaces are all anchored around a large entry with a three story, multi-level staircase.

Remodel Plans:

• The Manor will be converted from studio apartments to three distinct houses. Each level of the

existing building will be remodeled into a household that will include a kitchen, dining area, den and living room—much like the Rapid Recovery Suites. When completed (projected completion is late 2014) the Manor will have a Mission style home, a Mid-Century Ranch style home and a Farmhouse style home. Two of the households will serve residents in need of memory support care.

Construction Timeline:

Assisted Living Apartments

• The enormous staircase in the entry of the Manor will be the first focus of the remodel—and

possibly the most fascinating part of the entire process, campus wide! In order to complete the transition to households, the staircase, which consumes more than 22,000 cubic feet, must be removed. So how do you get a three story, multi-landing staircase out of the building? You take off the roof and pull it out the top! In October, Hutton Construction crews plan to remove the skylight that is over the staircase and begin removing sections through the roof via crane!

Short-term Rehabilitation

• The main entry to the Towers has a new arched doorway, new flooring and concierge office. The USPS mail center is also in place.

Nearing Completion:

3rd Floor Farmhouse

• The parlors, mostly complete in June, will have art

and additional entertainment and serving amenities installed by August 31.

• The Grand Lobby renovation will result in additional

lighting, new flooring, furnishings and restoration of the existing woodwork. Projected completion date: September 1.

2nd Floor Mid-Century Ranch

Woodwork in the Auditorium has been re-stained and new lights installed; new curtains will be installed by summer’s end.

Hallway renovations, which feature new wall coverings, flooring, lighting and resident door updates are on track to be complete by the in early September.

1st Floor Mission

• Apartment renovations, ongoing since mid-spring,

will also continue through the end of September. Worth the wait, Towers apartments include solid surface counter tops and sinks; new appliances; greatly enlarged and updated bathrooms; updated lighting, carpet and flooring.

Towers' Parlor

• The first household construction will take place on the first floor of the Manor; construction is scheduled to begin in late 2013 and is expected to take 6 months. The completed home will be Mission style.

• The second floor construction will begin as soon as

the first floor is complete; third floor construction will follow upon completion of the second floor. Each of the remodels are expected to take approximately four months. The second floor household design is Mid-Century Ranch; the third will be built in the Farmhouse style.


Pavilion Health Care Center (1211 W. Maple)

Added to the KMH Campus in 1981, the Health Care Pavilion is a two story, hospital-style residence designed for up to 120 residents with long term, skilled health-care needs. The current design is Y shaped; each floor has a dining room and common area in the ‘leg’ of the Y, the ‘arms’ of the Y are hospital-like, double stacked (rooms on both sides of the hall) resident rooms. The remodel will incorporate actual houses into the existing building. When complete, the ‘leg’ of the Y will have two houses with front porches facing each other, with the rest of the house built behind and into the ‘arms’ of the Y.

2 1st Floor East Colonial

• As part of the culture change process, each

wing (or ‘arm’ of the Y) per floor adopted a ‘neighborhood’ name. With the completion of the Rapid Recovery Suites, that neighborhood, which was on the first floor west, moved to their new home, leaving that wing of the building open for remodel. As in the Manor, construction will begin in each wing—or neighborhood—immediately following the completion (and resident movein) of the household scheduled prior.

Construction Timeline:

• The opening of the Rapid Recovery Suites

has left the first floor, west wing of the Pavilion vacant of residents. Currently, KMH teams are working on clearing the area in preparation of construction of the first household. Actual demolition and remodeling is expected to begin in late 2013. The first household, which will be Victorian style, is expected to take up to six months to complete.

3 2nd Floor East Federal

• The three remaining households will be

built one after the other, as each is complete. Construction advisers anticipate that the time-line will shorten to 3-4 months per household. The order of construction and household design plans are shown here to the right:
