1.0 Trust Solutions.

1.1 About Us Founded by Eiichiro Odauin Sr in 1906, Trust Solutions is a worldwide accomplished construction and consultant company based out of Toronto, Ontario with other offices in Tokyo, Los Angeles and London. Our goal is to uphold Eiichiro’s entrepreneurial spirit with ambitions to play a large role in the development of the industry’s future.

Born in 1873, Eiichiro was the eldest son in a family situated in Rhinebeck, New York. In 1882 he went on to become the first in his family to graduate from Rensselaer Polytechnic Institute with a degree in Civil Engineering Infrastructure. With his degree, Eijchiro went on to manage a small but successful construction firm. During this time, large amounts of settlements began to take hold in the American West. Our founder Eijchiro capitalized on the opportunity to develop a system of railways to connect these settlements as well as their people. Built on this foundation, Eijchiro was able to expand Trust Solutions into one of the most dominating companies in history. Eijchiro went on to collaborate with people like John D. Rockefeller, and Andrew Carnegie to develop much of the steel, oil, and construction industry. He was even able to extend his reach into the political scene, where he provided consulting services to President William McKinley and President Theodore Roosevelt. Trust Solutions was born from the heat of the industrial revolution sparked by Eijchiro. It was during this time where Trust Solutions acted as a catalyst to the development of many world-renowned structures.

2.0 Our Team Kristian Hartono – Senior Architect

Kristian has been serving as Senior Architect for Trust Solutions since 1997. Holding Bachelor’s Degree from McMaster University and Master Business Administration from Harvard College, Kristian has a solid education and exquisite problem-solving skills. He oversees overseeing the structural components of every active project Trust Solution currently manages. Kristian’s self-motivation behavior and hardworking demeanor makes him an asset to Trust Solutions.

Tasfique Ahmed – Lead Health Safety Manager

The Lead Health Safety Manager at Trust Solutions. is Tasfique Ahmad. Tasfique graduated with an undergraduate degree in Civil Engineering from the University of Cambridge.

He first started his career working for a small consulting company located in Etobicoke, Ontario after relocating back to Canada. Tasfique has lead up to the role as the lead health and safety manager over the years from his well-established experience in infrastructure design and safety enhancements. After joining Trust Solutions, Tasfique was the primary safety manager during the design of the Burj Khalifa in Dubai. Tasfique takes pride in his work and is a very dedicated employee at Trust Solutions Ltd. Tasfique aims to create and engineer new innovative ideas that can better benefit the future for society.

Cyril Alex – Executive Chairman

Cyril has obtained his bachelor’s degree from McMaster University and a Master of Business Administration from the University of Toronto. Eventually getting his P.Eng while working for Trust Solutions as a Project Coordinator.

His tireless dedication and excellent work ethic have earned him his top position in the company. Having 20 years of experience in many unique projects Cyril has proven himself to be an effective leader and consultant.

Ridhwan Khan – Senior Engineer I

Mr. Khan is a senior environmental engineer working for one of the largest general contracting companies in Canada, Trust Solutions. He has a bachelor’s degree in Civil Engineering from McMaster University, and has been working as a licensed professional engineer in Ontario with over 30 years of experience.

He has also worked as an environmental engineer in previous demolition projects in which he ensured that storm water and air pollution were properly managed and met standard environmental regulations.

Andrew Chan – Director of Operations

Andrew was a project executive for Ontario Power Generation for the retrofitting of a nuclear reactor core at Darlington Nuclear Power Station while it was operating. In 1997, Andrew joined Trust Solutions and has been a valuable member since then. Andrew served as Director of Operations for multiple major projects. He has over 25 years of construction project management with a keen interest in health, safety, and project punctuality while conducting frequent safety inspections daily.

Linbin Zheng - Senior Engineer II

LinBin Zheng has been serving as of the Senior Engineer at Trust Solutions. He has been supervising the operations support team for over 5 years. Prior to joining the Trust Solutions,

obtained

the

doctorate

in

Civil

Engineering at McMaster University focusing on offshore foundations and structures in 2008. He then joined PCL constriction as Project Coordinator while pursuing his P. Eng. in Civil Engineering. With his combined knowledge and bold personality, he has been an integral part of growing the organization’s engineering department.

3.0 Organizational Chart

4.0 Project Scope The project scope of phase 1 for this project is to create new innovative ideas that can be implemented to the extension of an existing long-term care home that focuses on dementia patients. The existing long-term facility known as Ressam Gardens is located at 1041 West 5th St in Hamilton Ontario. Our goals as the chosen consultant is to create innovative ideas that will being integrated directly into the building’s structure. These ideas will specialize in helping dementia patients fit in with their surroundings at the longterm facility without feeling uncomfortable or uneasy. Trust Solutions will investigate specific dementia patients and other similar facilities that already exist in order to understand the hardships of dementia patients. It will be extremely beneficial to understand the fine details of the problems that come with dementia, before creating ideas that will tailor to those issues.

5.0 Exploring Other Existing Long-term Facilities The most efficient way to design a state of art facility that will help dementia patients would be to start by understanding the issues/benefits that already exists at other dementia facilities. There will be two different dementia facilities that will be studied in order to understand any existing problems. The facilities that will be studied include: -

5.1 Hogeweyk Dementia Village 5.1.1 About Hogeweyk Holgeweyk Dementia Villiage is located in Wesp, Netherlands. It was built in 1993 as an ordinary nursing home, that followed similar characteristics as a hospital would.

This was later changed into a village type layout that was set up to recreate an ordinary lifestyle that a dementia patient would have living at home. The facility accommodates 152 residents in an open layout environment where residents have houses instead of rooms (Weller, 2017). It was designed to accommodate dementia patients in such a way where they don’t feel like they are trapped in a hospital type facility. The main goal for this idea was to treat every dementia patient in the most humane way possible. Dementia patients who live in care facilities that follow a hospital type structure are often restricted to their normal life style and needs. By designing a facility that recreates the outside environment in a controlled area, patients can continue with their everyday activities as they would normally at home.

5.1.2 Key Features at Hogeweyk Dementia Village The Hogeweyk Village offers dementia patients the ability to go to grocery stores, enjoy social activities at their please, and socialize with other residents freely while being taken care of properly. There is a total of 23 separate houses within the village that allow approximately 6-7 residents to reside in each house (Weller, 2017). There is a care worker for every house who is specialized in assisting the needs of each of the patients within the house and is responsible to encouraging the patients to participate in social activities.

These social activities include but are not limited to, going to the grocery stores, bingo, and theater nights. Residents are given real currency that they can use at their pleasure

to spend on necessities that they might need at their homes, examples include, toothpaste, bottled water, chocolates, etc. (Weller, 2017). There are several gardens within the care facility that gives patients the comfort to go outside and enjoy at their pleasure.

Dementia patients can exercise by going to the in-facility supermarket or to the gardens without being exposed to real risks in the outside world. By giving dementia patients the ability to exercise it helps with their mood and overall well-being of their bodies. This is very important mentally as their brains are able to exercise when socializing with neighbors or other members that live at the facility. A dementia patient at Hogeweyk Dementia Village always has the opportunity to make their own decisions; this is very important as it allows patients the basic freedom and independence they would have at home, especially since most dementia patients who have the disease aren’t aware of their diagnosis.

5.2 The Village (Langley, British Columbia) 5.2.1 The Village The village is a new dementia facility located in Langley British Columbia. Its design drew inspiration from the existing Hogeweyk dementia village located in the Netherlands.

It follows the same ideology as Hogeweyk, which is to allow dementia patients the basic freedom as they would get at home. The main motive for designing ‘open type’ facilities such as this one is to prevent dementia patients from thinking that they are actually living at a contained facility. The Village is built on 5 acres of land with 6 single-storey cottagestyle homes and a community centre that will accommodate 78 patients.

5.2.2 Key Features at The Village The village has many similar features as Hogeweyk Dementia Village. The facility will allow residents to live and enter their homes at their please. The surrounding of the facility will be fenced off to prevent residents to leaving the facility. The design of the fences will blend in with its nearby surroundings (Griffin, 2018).

6.0 Understanding Dementia 6.1 Special Needs of those who suffer from Dementia There are a wide variety of needs that present itself in a patient with dementia.

According to stats Canada “more than 419,000 Canadians (65 years and older) are living with diagnosed dementia, almost two thirds of whom are women” (Stats Canada, 2019).

This is proof of an increasing demand for facilities and centers that offer state of the art care for Canada's growing dementia patients. Studies also show that more and more senior people are being diagnosed with dementia and that there seems to be a link between old age and dementia.

This is critical because Canada is experiencing a

demographic shift, projections show that Canada has an aging population and the number of seniors is increasing yearly. The Canadian government addresses this saying “By 2030—in less than two decades—seniors will number over 9.5 million and make up 23 percent of Canadians. Additionally, by 2036, the average life expectancy at birth for women will rise to 86.2 years from the current 84.2 and to 82.9 years from the current 80 for men.” (Government of Canada, 2019). A large demand for care facilities is inevitable so with proper planning it will be possible to offer these seniors the best quality of life possible. By studying the disease, it will be possible to create a state-of-the-art retirement residency for dementia patients.

Studies have shown that while not every dementia patient exhibits the same symptoms, there is a general order to them. Dementia is known to cause a breakdown in brain function specifically cognitive ability, this drastically reduces the quality of life for those afflicted since it will affect almost every aspect of their lives. Dementia will often make physical things such as motor function, visual perception, chewing and swallowing

difficult. Dementia can also affect the mind and trigger moments of aggression, confusion or depression. The needs of dementia patients can be categorized into physical, mental and social needs. This care facility will find innovative ways to meet these needs and provide the highest quality of life.

6.2 Addressing the Physical Needs of Dementia Patients These issues require that dementia patients have access to a caretaker since the majority of their activities will rely on another person for assistance. To help these residents with these symptoms the care center that will be built will have a simple layout with a floor plan that does not include tight hallways or dead ends. Signs will be posted around each floor clearly labeling directions to places such as lunchrooms or washrooms.

The building will be well lit using energy-efficient lighting systems and have an optimal number of windows to allow natural light and give a view of the area.

6.3 Addressing the Mental Needs of Dementia Patients Offices will be available with counseling and therapy to assist them during their times of need. One thing of important note is that the overwhelming feeling of irregularity and “being caged� in long-term care homes that permeate the mindsets of many residents of current long-term homes. To address this concern, there will be multiple cafes of varying style and architecture that utilizes an internal credit system to claim the occasional treat, as well as a small vegetable market that also uses a different but similar internal credit system that allocates a monthly amount to each resident with recorded purchases to avoid repeat purchases as a result of imperfect memories of the residents (albeit

independent from the cafes). During the day, the environment will be bright, vibrant, and with rich architectural features.

6.4 Addressing the Social Needs of Dementia Patients Studies show that keeping dementia patients involved and participating in activities helps them stay healthy, both mentally and physically, so this will be given great consideration modern care center. Facilities such as open cafes, activities/environments that cater to the desires of every resident, and monthly resident elected outing or trip with designated funding from management, which of course will be approved prior to date for safety and viability.

6.5 Ressam Gardens and the Community When building a modern retirement residence for dementia it is necessary to have around the clock care with trained nurses and caregivers. These caregivers will be necessary to administer medicine, bathing assistance and personal care. The safety of the residents will be a top concern while balancing the freedom of the patients, at times patients will be allowed to go outside to wander the premises and even go on a shuttle buses to the nearby shops on Upper James. During these excursions the patients will always have a caregiver present in case they need assistance. A vital part of helping people with dementia is human contact, by having opportunities for residents to mingle and socialize with locals and each other it provides a healthy atmosphere for the patients and allows people of different ages to engage socially that would otherwise be a rare occurrence. This in turn will also help the local community of West 5th gain more understanding of what it means to live with dementia and remove any preexisting stigma around it. Committees can be organized to help organize trips to areas in Hamilton like

Bayfront park or Dundurn Castle, this will help give patients a chance to exercise and have some fresh air and prevent patients from feeling like they are trapped inside.

7.0 Innovative Aspects & features Many innovative techniques that are safe will be used at this residence such as light therapy and music therapy. This will help the medical community gain valuable data on the validity of these therapies with the consent of the patients. In the event of an emergency not related to fire such as a resident fell or is experiencing a sudden critical medical emergency alarm system will be located in all the hallways and rooms which will be clearly visible to anyone. Washrooms will be fully accessible to residents and will be assisted by the appropriate personal if needed.

Each floor of the building will be

accessible by elevator and stairs with steps that are of reasonable height.

Another innovative technology that is being proposed is the use of a mobile care monitoring system. It is an interesting technology which can be implemented within caregiving for the residents. Patients are shown as icons on their mobile devices and caregivers can see patients and all of their care-related history and needs. This interface will

make

it

easier to

document

how

different

patients

react

to

different

environments/circumstances and create care plans specifically tailored for each patient and can track how patients are spending their days and progressing. It is statistically proven to save about 1 hour per day on documentation and helps equip a caretaker when they don’t know the patient well. This software will also help interconnect other parties such as hospitals and other healthcare facilities such as mental-health care facilities to streamline communication.

Using this technology, it is easier for these other parties to be in the loop, so they also have all the information needed to care for the patient if they become transferred to their institution. This technology also helps increase the transparency between the caregiving home and the family/relatives of the care residents as their loved ones can also access the apps data, so they can have a peace of mind that their loved one with dementia is being looked after properly.

The internalized credit system will allow for a daily quota of credits to residents that expires if not used, which may also have restrictions of what can be claimed and daily credits depending on the patient by orders from family or doctor. All cafe items will be worth one credit, and supermarket credits varying, to remove the stress of worrying about money management from the residents. Furthermore, this daily quota can be waived at the request of the patient in favor of a regular payment system, however, this is not encouraged as it is counter-intuitive to the purpose of eliminating money management.

To provide efficiency and safety the use of advanced construction equipment will be used on site. The initial expense of these machines will be offset by the reliability and efficiency that will allow the project to have less delays and save money in the process.

BIM software will be implemented in the design for a variety of reasons such as reducing construction and maintenance costs and streamline communication between architects, contractors and owners.

8.0 Challenges with Design and Possible Solutions Some challenges with this facility is making it accident free, dementia patients often have motor skill problems and issues with perception and swallowing. Even though caretakers will always be present with the patients there is always risk. No retirement home is 100% safe and accident proof, that is why the solution for this is incorporating technology to create preventative measures. Railings will be built into the hallways to help prevent falling and furniture will have any sharp edges covered to make them safer.

The mobile care monitoring system will help keep track of patients and prevent their medication history from mixing up as well it provides an emergency plan in the event something happens to a patient that requires critical attention. In the event of a patient needing to go to the hospital exits are easily accessible and staff go through monthly meetings to stay up to date on procedures for various situations.

One potential issue that may come about regarding the mobile care monitoring system, is the leaking of personal information of the patients to parties that are not authorized to have said information. Thus, an adequate digital security system should be used, that makes the information confidential while still making it easy to access.

One key limitation to the credit system for snack foods is that there is little that can be done to prevent sharing of foods. Especially for those with requested dietary limitations from their family, such as diabetes, there are limited options to safeguard against them asking their friends to share, for example, a muffin with sugar. However, to minimize such challenges, recipes can be made to minimize the use of high frequency dietary restricted

ingredients. Additionally, rules may be implemented that restrict sharing between residents, although this should not be strictly reinforced, it should be made clear that this behavior is strongly discouraged.

8.1 Estimations and Costs With the given information a rough cost breakdown can be calculated, this is an early calculation and should not be taken as a final cost estimate. This cost breakdown takes into consideration the material, labor, preconstruction etc.

These values are

calculated from comparing previous projects to the current market value and are referenced appropriately. Majority of the cost for this project comes from construction materials. The goal of the company is to ensure the client receives the highest quality material and service possible while keeping cost minimum and upholding strict safety standards. By using modern autonomous construction vehicles and telematics costs can be cut down while not sacrificing quality and safety.

Please refer to the appendix for the cost breakdown.

8.2 Projections and Time Deadlines The initial timeline estimate for this project is a year and a half, approximately 18 months of work. Once building permits have been obtained work can begin immediately, the project will be managed in such a way that efficiency is maximized and no crews or contractors are left idle (saves the client more money). The use of latest software such as BIM will be used to streamline construction and reduce risk while keeping track of asset management and allocation. It is important to keep in mind this is a rough early estimate and should not be taken as a final deadline.

9.0 Breakdown of Floors Aligning the goals of the company with Ressam Gardens the main objective is to put the elderly and their family’s needs as the highest priority. An important goal for this residence is to help dementia patients live as normal of a life as possible. The building will facilitate a wide variety of activities for them to participate in. Physical activity will be very beneficial for their health, therefore a small gymnasium and exercise room will be available fitted with stationary bikes, treadmills and sport equipment these rooms present a risk however this can be decreased by having the rooms open only during the supervision of staff members. Various recreational spaces will be available for clubs and gatherings. Rooms can be allocated for lounges to relax and have meetings with family and friends visiting the residence. It will be necessary to have administrative rooms for these caregivers to keep things organized and manage different schedules. The building should have a break room/employee lounge for rest in between their shifts.

Appendix Appendix A – Detailed Breakdown for Floors First Floor The first floor will feature 4 different cafes, one for each corner, of varying and unique cuisines of food and snacks. These cafes accept both use of the internal credits, as well as regular currency, for returning a sense of simplified normalcy to the residents.

The purpose of this floor is to offer a sense of complete relaxation akin to that of when one is on a cruise ship. Guests on a cruise ship are equally as “caged in” as these residents are, but are not particularly aware of it. This floor models itself after cruise ship cafes that offer a wide selection of food with its cost largely included in the fee of being a resident. The center of the floor will feature a large dining area for residents to enjoy their food and socialize. With due consideration, board games and other forms of light entertainment may also be provided on this floor.

Second Floor The second floor will feature a small-scale library with public computers, a select collection of books, a small coffee shop (seen on the right) and couches for comfortable reading, complete with many windows for natural lighting. The aforementioned coffee shop will share the internalized credit system used by the first-floor cafes. Note that this depiction has a very sparse layout and should not be representative of the actual capacity of the space available for use. In reality, this floor can fit up to about 12 rows of bookcases.

Also note that the solid model of the floorplan does not include a fire escape stairwell directly adjacent to the coffee shop.

Third Floor The third floor will be a recreational space consisting of 2 seperate rooms consisting of different games and leisure activities. Washrooms will be located in the north-east and west corner of the building which will be fully accessible for people with a variety of disabilities and special needs. There will also be flat screen Tvs with streaming services and video games to keep patients who enjoy modern forms of entertainment engaged.

Sit down games such as checkers,chess and puzzles will be located on shelves. The reason for the open space on this floor is to accommodate more tables and chairs for lounge space so the patients can relax.

The third floor will be a recreational space consisting of 2 separate rooms consisting of different games and leisure activities. Washrooms will be located in the north-east and west corner of the building which will be fully accessible for people with a variety of disabilities and special needs.

There will also be flat screen TVs with streaming services and video games to keep patients who enjoy modern forms of entertainment engaged. Sit down games such as checkers, chess and puzzles will be located on shelves. Shown above is a close up of one of the rooms. It consists of foosball, ping pong and billiard tables. These offer patients competitive and healthy fun that keeps their brains engaged. This helps dementia patients improve their brain function as studies have shown.

There will also be a bingo hall for large groups of people to organize tournaments, this space can also be changed for dance halls or other events. There are projectors on the ceiling that will allow for movies and other presentations to be shown. All these options allow for a versatile use of this space. It is important to give the patients these opportunities to socialize since it will allow them to make friends with other patients who deal with the same problems as them.

Fourth Floor

The fourth floor of the building is designed to assist residents in regaining a focused mental state. This floor consists of music studios, snack shop, gym, yoga room, spa, and sauna rooms. Residents with dementia often loses control in life when they don’t have a concentrated mind. As many studies have shown that music training, especially playing instrument, often reduces the reduce the risk of dementia. For people with dementia, music training can improve mood, behavior, and in some cases cognitive function, which can persist for hours and days after the music stops. Gym and yoga rooms works in the same manner by promoting active body movement. Music training and gym activities will assist residents in both their mental and physical state. After series of training, the spa and sauna rooms on this floor provides the ultimate relaxation for the residents to regather themselves.

Fifth Floor The fifth-floor acts as a waiting lounge. It incorporates several sitting arrangements around the floor. At the center of the floor, there is an aesthetic garden area with a variety of indoor plants and a large fountain which provides a sense of serenity to the occupants.

The garden area is enclosed by glass walls adding an open concept feel to the room. inside this area, there will also be several sitting arrangements. This floor is meant to serve administrative staff and other internal staff as a means to take a break in between shifts and during lunch. However, the floor is also open to any of the residents as long as they are chaperoned by a nursing staff. As occupants are on this floor, they can relax and listen to the calming sounds of the waterfall as well as talk amongst themselves, or perhaps indulge in reading a book.

It is worth noting when the Revit model was being developed there were some key engineering assumptions that were used to fill in missing detail that wasn’t found in the available drawings.

This includes but not limited to: -

Using C-sections with modified dimensions to match cold form steel sections that were shown in the structural drawings

Connection point of W-Section (I Beams) with other sections were represented as a variation of welded, drilled and bolted connections due to limited information available

-

Dimensions were approximated using the scale measurement tool on adobe reader for floor dimensions and structural element dimensions that were not found directly on the drawings
