DESCRIPTION Prospect Place was an C18th estate with formal gardens and spectacular southerly views and what is now Prospect House was built in 1867. Acquired by the present owner in 1995 in a derelict state, it underwent a programme of comprehensive and meticulous restoration under the supervision of the Edward Hill Partnership, the innate character of the building preserved and complemented by a traditional approach to the interiors.

The grand main reception hall with distressed limestone floor and imposing wide oak main staircase is an outstanding feature of the house and leads to the two elegant formal reception rooms, the well-equipped kitchen/breakfast room and the handsome Victorian-style conservatory/sitting room. Upstairs, on the first floor there are three suites including the beautifully bright master bedroom with its elegant ladies’ bathroom, smart gentlemen’s shower/steam room and a custom-fitted hardwood dressing room. There is also a separate ladies’ dressing room, and at the end of the corridor, also accessible from a separate rear staircase, is a staff flat. On the second floor a large versatile studio room with reinforced floor is currently used as an office suite but has been used as a billiards room and as a gym. It could also be suitable for use as a play room or media room or could be sub-divided as additional bedroom and bathroom space. The principal reception rooms and bedrooms enjoy a bright southerly aspect with lovely views over the gardens and beyond towards the Epsom Downs. The house and grounds are protected by a high level of security including two sets of remote controlled gates at the entrance to Prospect Place and then to the house itself, and a sophisticated cctv/security lighting/burglar alarm system.

LOCATION Wimbledon of course is renowned for the All England Tennis Club and the eponymous Tennis Championships. It is also one of the most fashionable residential addresses in London being a picturesque and semi-rural area where ‘town meets country’. It is favoured not only by Londoners but also by those from abroad who work in the City, but who want more space than can easily be obtained in the centre of London. The area offers an unrivalled selection of recreational facilities including several golf courses, riding stables, tennis and squash clubs, and first class schools for all ages which include, in particular, King’s College School, Wimbledon High School and the Marymount International School. Located on the outskirts of Wimbledon Village, the house is within walking distance of several of the area’s best schools and it is well placed for easy access to mainline stations from where there are fast and frequent train services to Central London and the City. Heathrow and Gatwick airports are 17 miles (27 km) and 27 miles (44 km) away respectively, an easy drive using the A3 and the M25 or other local routes.

THE GROUNDS The grounds extend to almost two acres and from the rear enjoy spectacular panoramic views to the south. Further landscaped in 2006 the grounds are simply stunning comprising formal gardens with York stone terraces, manicured lawns, profusely stocked herbaceous borders, a pretty Japanese garden and a delightful managed woodland from where there is direct access onto 24 acres of metropolitan open land which is protected and solely for recreational use. Trees, some of which date back to the 18th Century, include two cedars, a very old lime and a dawn redwood. Decked walkways wind gently through the woodland past rare rhododendrons and other features including a beautiful reclining sculpture, “Mud Maid”, designed by Sue & Peter Hill.
