It is interesting to note that there has been a busy start to 2012, with the number of viewings at the beginning of the year being 70% higher than the same period last year. The indications are therefore that there will be more activity in the market in 2012 and, with interest rates set to remain low, we expect to see sensibly priced properties changing hands in greater numbers than in the past three years, notwithstanding concerns about the economy. - A good year? If you consider the initiatives, announced by the Government and associated agencies already this year, it would certainly appear to be heading in the right direction. Firstly Housing Minister, Grant Shapps, announced a new partnership between the Government and the NHBC to gain a greater insight into efforts to “Get Britain Building Again” therefore making a difference in communities across the country. This initiative allows ministers to access information from the house building industry from materials and journey times from start of the construction process through to the final sale. This, along with the Government’s action to help unblock the property pipeline,
in effect a £400million “fund”, will hopefully re-start stalled developments while the mortgage indemnity scheme helps first time buyers to find the funds they need to buy newly built properties. The Future Homes Commission also currently carrying out a major national enquiry, into the quality and delivery of new build houses, including focus on internal design, designing of local communities and the housing market, and probably more importantly, finance and affordability. 2012 is starting well……………? In February, the Housing Minister, highlighted more action to “Get Britain Building Again”. He has identified, enough Government land
to build 80,000 homes, but is further working with organisations, including the BBC and Royal Mail, to find even more unused sites for building, hoping to release enough land for 100,000 homes for 2015. This, along with the Housing and Communities Agency’s initiative aimed at unblocking stalled schemes, announces that it has chosen 18 developments to be taken forward to the next stage of the” Get Britain Building” Fund assessment process. These could deliver 1,300 homes, and include major house builders within the South West. Developments include Redrow’s Devonport “ vision” in Plymouth, a pioneering landmark scheme. Just announced the New Buy deposit scheme mentioned earlier is due to be expanded to all new home buyers up to £500,000 from March 2012, watch this space…

Spring Has Sprung!! What an exciting start to the year we have had in our Prime Waterfront and Country House Department. No one was sure as to whether or not the forthcoming year would be a positive one but I am glad to report that so far, for us it has been very encouraging, with several properties being sold, exchanged and completed in the first month of 2012.
