The role you — local REALTORS® — are playing with those affected by the Marshall Fire is remarkable. The giving back to those that lost their homes and were displaced shows the real commitment of this county to help those less fortunate. Another role needing to happen is the hard conversations of having to work with a homeowner who was underinsured and helping them navigate through the sale of their property, navigating through the insurance costs to rebuild or simply trying to find another home for them in Boulder County. One year after the fire, the number of permits to rebuild seems relatively low … who could have ever expected to see 1200 homeowners looking to sell their property and/or looking to rebuild in such a short window of time?
Today, determining the value of a vacant lot is becoming more interesting and/ or will have major effects on neighborhoods with homes that did not burn to the ground that may or may not be able to support those new land values. Then comes the cost of building materials in general, which has gone up substantially, which most homeowners and insurance companies did not factor into their homeowner’s insurance policy, leaving
many grossly underinsured. Add into the rebuild several new Boulder County building codes and the cost of a rebuild build approaches $400 per square foot, leaving Marshall Fire homeowners to bridge the difference between what insurance will cover and the balance to rebuild. Take a $400 lot value today and a 2000-square-foot home at $400 per square foot. This could have a home in some areas needing to be rebuilt with costs approaching $1.2M in a neighborhood that saw the high-water mark before the fire at $800K.

Shortly before 10:30 a.m. on Dec. 30, 2021, a grass fire began in Boulder. A strong Western wind coming from the Continental Divide was so powerful that the Marshall fire is considered one of the most destructive fires in Colorado history as far as lost structures.
On that perilous day, dirt was flying, the wind ferociously blowing, and Vicki Kupfner’s husband, Phil, came home for lunch. It wasn’t long before he noticed the smoke was more than just dust. Opening the door, he could see the thick blackness circling the area. Hooking up nearby hydrants, he hosed everything down, and although the wind was strong, it had also shifted. Like most residents, Phil believed that it would soon die down.
Fire flooded the hills like rolling water, and when Vicki saw it coming, think ing it would go past their home, she grabbed her laptop and important documents, putting them in her car. She figured they would be back in a few days.
She didn’t have time to take pictures, jewelry or her grandmother’s cookie jar, given to her as a child. She inched off their property because the smoke was by then so thick that driving was like moving through a windstorm. There were three men still on their property: Phil, her son, Daniel, and a neighbor. They were told to evacuate,
and yet Daniel had lost sight of his dad, so he was determined to stay until he found him.
Since Phil left in a rush, his cell phone remained on the kitchen counter, so he was unreachable. He wanted to get their neighbor to emergency care because he “looked like a charred hot dog,” according to the men. Although traffic was bumper to bumper because the Vista bridge was shut down, they finally made it to UC Health in Broomfield.
When Phil got to the hospital, they ended up sedating and intubating him because he was more seriously hurt than he realized. However, without a phone, he didn’t remember his contact numbers and Vicki still, to this day, doesn’t know how the hospital got a hold of their son, whose number he only partially remembered. Phil spent 11 days in the hospital.
Because of this harrowing incident, Vicki understands catastrophic losses on a personal level. And although she believed in her heart that it would never happen to them, she says, “in nothing flat, our three-story was gone; most of the foundation crumbled underneath.” Even being in the business for 18 years plus, we tend to believe what we want to believe, not necessarily the worst.
It’s a scene we wouldn’t want our worst enemy to experience. Vicki says that it’s not “rocket science to do annual reviews with clients, and with fire circumstances, people are underinsured — inflation being a factor. And it’s jumped $100+ per square foot in a year or two, something I had never heard of before.”
The best thing about a calamitous event is how community rallies together; in saving their neighbors, Phil’s windpipe and lungs were badly burned. Yet to him, helping out others was crucial. We
live in a society where more and more people must come together as a community. Making sure we have good insurance coverage is part of that. Vicki wants to help people understand what they are getting insurance-wise. And having a good plan may be the difference between living in fewer accommodations or reconstructing the house of our dreams.

WWhat do greenhouses, bed and breakfasts and real estate have in common? Susan Baca. Fresh out of the University of Colorado Boulder, Susan and her husband moved to Winter Park to purchase their first home and run their very own bed and breakfast. Susan loved skiing and interacting with their guests, but after several years, she realized she missed a longer, warmer summer season.
Ready for something new, Susan and Greg relocated to a farm west of Loveland and worked at a greenhouse that sold herbs and topiary. Greg built a greenhouse onto their home, where they started to grow their own business along with a family and 75 hens.
After 11 years in Loveland, Susan and Greg relocated once again when the kids had reached school age, and the family was drawn to Shining Mountain Waldorf School in north Boulder. Susan dove into volunteering at the school, not knowing at the time that the community she loved would be the foundation for her real estate network. For the first 10 years of her real estate career, the majority of her clients were families across the county to attend SMWS. When her kids went off to college, she wondered how not having the daily SMWS community would affect her business, but those relationships continued along with a new connection to the tech industry. “They [Google/Bay area tech transplants] are a super fun and creative group to work with,” she says.
Susan first considered a career in real estate in college after her dad suggested it. Then it seemed like a lot of responsibility for a 21-year-old, and she found contracts — one of her favorite parts of real estate now — intimidating. So she didn’t return to real estate until her kids were in school and a friend was interested in signing up for classes with her. Susan says, “That was one of the best decisions I ever made.”
Now Susan loves her job. She likes everything from the client and broker relationships to the statics to the marketing. “I love that each day and deal in real estate is different,” says Susan. Contracts are one of her favorite parts of real estate because she enjoys the challenge of writing each one to fit her client’s individual, unique needs. Staging is another area she has recently become enamored with. “Getting a house ready to sell is a creative outlet for me,” Susan says, “When selling at top dollar, the home should show its best.” She loves helping her clients choose where they will get the most bang for their buck.
Because a few people actually discouraged Susan from becoming a REALTOR®, she makes it a point to encourage and support new or wannabe real estate agents. She’d like new REALTORS® to know it’s important to land at a brokerage that has excellent training and mentoring, but buyers and sellers are making the decision to work with you, not your brokerage. “Boulder is a small town. It’s about integrity,” says Susan, “Do the right thing. Be a good communicator, honest and hardworking.” That’s what clients and other real estate industry professionals really care about. Your reputation matters. Susan prides herself on being a relationship-builder.
Susan is grateful to be a part of ReMax Boulder because of the support, depth of knowledge, resources and people. Susan has recently formed the Zeal Group team with Wendy Kahn-Robson. Both women are excited to share their experience and workload with up-and-coming real estate agents. However, she says she couldn’t have made real estate work without her husband. “Greg is my backbone. He puts up my signs, shows properties when I’m out of town and even installs lighting and makes repairs on my listings,” she says. Greg supports Susan to ensure she is successful.
Even though the market has shifted yet again, Susan knows Boulder County real estate continues to thrive. But because space is limited, it will continue to become more densely populated. Susan believes Boulder County is desirable because of its stunning natural beauty, access to so many outdoor activities, fantastic weather and genuinely kind population.
To give back to Boulder County, Susan enjoys contributing to her favorite organizations regularly, including the Emergency Family Assistance Association, Growing Up Boulder, Out Boulder County and Shining Mountain Waldorf School. Most of her volunteer hours have
been spent at Waldorf to enhance her kids’ and the other students’ experiences. She seized the exciting opportunity to sponsor a concert by the Yale (University) Alley Cats, a capella choir for the school community and her clients, in January.
At home in north Boulder, Susan enjoys walks, hikes, yoga, skiing and paddle boarding with her husband and kids. In particular, she loves having family close. Her daughter lives four blocks away, so Susan gets to see her regularly. Though her son lives in Denver, she’s lucky to see him often too. The Bacas — her in-laws — are a big, welcoming family spread all over the Denver area, and some of Susan’s relatives have recently moved here as well.
It isn’t all work and no play for Susan. She is happy to report she was able to travel extensively in 2022. She went to Germany, Kenya, South Africa, Florida, Mexico and Michigan. Siesta Key, Florida, is Susan’s home away from home. Getting her toes in the sand, smelling the sea and feeling the warm sun on her face recharges her. And if you know Susan, you know she frequently returns to Michigan to visit her mother. Susan is looking forward to a sailing trip in Honduras in 2023.

In her twenties, Cari was determined to climb the corporate ladder, so she moved to Boulder County at age 23 to do just that. However, as many people know, corporate careers can be incredibly stressful. As Cari approached her thirties, she began looking for a stress reliever. Being surrounded by a great cycling community, she picked up a bike, tried a race and absolutely loved it. The next thing she knew, she had quit her corporate job and spent her thirties as a professional cyclist representing the USA around the world at the highest level of competition.
Cari likes to break her life into decades: her late teens were spent playing soccer at The University of Alabama, her twenties were all about her corporate career, her thirties were all about bike racing, and her forties (and she hopes beyond) have been all about real estate.
Even though she wouldn’t become a real estate agent until after her cyclist career, she has worked in the real estate industry with her husband ever since they moved to Boulder County. Cari and her husband renovate and repurpose old houses, averaging about two a year at this point. However, they are not flippers. When they upgrade a house, it’s much deeper than a coat of paint and new carpet (hence the two houses per year). While Cari raced, she also ran the backend of the business doing property evaluations and project estimates. Now she is the duo’s real estate agent.
When it comes to real estate, Cari is very much a Boulder County person. Whether her client has a $350,000 budget to buy or is selling a $5 million estate, she loves explaining the uniqueness of the Boulder County real estate market. She enjoys working with a variety of personalities and the challenges of meeting the needs of people with different budgets and life stages. Plus, Cari feels this variety is what keeps her knowledge fresh.
When Cari first ventured into real estate, she was lucky to get to work for John and Lee Kidder. “They were like my parents in the real estate world,” she says, “And we’ve been family ever since.” Now she’s added a new member to that real estate family: Kristin Kalush. Cari and Kristin recently formed a business partnership at
Compass. “I’m very lucky to have a trusted partner,” Cari says. The two women joined forces once they realized they cultivate a similar relationship with clients and approach the real estate business in the same way. They both strive to be the most trustworthy person in the room.
Cari is excited about the changes in the real estate market and says, “We’ve been in a whirlwind where no one can stop and breathe. I’m excited to be able to conduct business in a different way.” Even though the market is calming, it isn’t slow. “Boulder is a very desirable place to live and attracts people from all over the world for the type of lifestyle that is our reality here ... As a community, we need to embrace what they bring with them: culture, art, etc.,” she says. Houses in Boulder County will always change hands; it’s just the approach to buying and selling that shifts. Cari
is looking forward to a normalized market, so she can really dig into the relationships with her clients more.
When she isn’t working, Cari still loves riding any form of bicycle. Mountain trails, velodrome, commuting, it doesn’t matter as long as she’s cycling. In particular, she feels blessed to be able to walk out her front door and go for a ride or look out the window and see other people biking and walking on the dirt roads north of Boulder. And she’s still heavily involved in the local cyclist community. Cari is the Vice Chairman of USA Cycling, a founder and on the board of Break the Cycle (an organization that raises funds for bicycles and clean water in Africa), and on the board of Cyclists for Community, C4C (an organization that advocates for safer roads and bikeways in Boulder County).
In particular, Cari enjoys being on the planning community for C4C’s Wednesday Morning Velo. At 6:30 on Wednesday mornings, hundreds of people meet to bike together. At first, Cari thought of the event as an excellent networking opportunity. Then she
learned what these cyclists are doing to enhance the safety of multi-modality transportation in Boulder County. Now her participation isn’t about what she gets out of C4C but about helping them advocate for the community of cyclists and their safety.
Cari will do anything she’s invited to do outdoors, from drinking coffee in the sunshine to biking in the mountains. In particular, she loves joining her husband and two rottweilers on casual morning hikes. She says, “I’m one of the luckiest people in the whole world because I get to actually live here [Boulder County] and love sharing that passion with others.”

Finding a job you love is age-old advice. Confucius probably has the best long-standing quote about “do what you love.” His words, “Choose a job you love, and you will never have to work a day in your life,” have been repeated throughout history.
Studies have shown that people who have jobs they love are happy and healthy. Your job shouldn’t just be a source of income. If you don’t enjoy what you do, you’ll end up affecting the quality of your life.
A job is as much about personal fulfillment and growth as it is about a paycheck. It should make you feel good emotionally, both in and out of the office. A job that you love gives you extra motivation to meet goals which gives a sense of accomplishment.

Steve Jobs“Joie de vivre” (or the “joy of living”) is an expression of a cheerful enjoyment of life, a rare quality that simply shines forth in some people who can love life to its fullest.
It can be a love of conversation, a love of eating, a love of anything one might do, or a philosophy of life that involves one’s whole being. If you don’t love doing it, then do something else. More than anything, this applies to your job, whether it be at home or in the office.
Observe the love in people and find miracles and peace in everyday things. Taking things for granted causes us to lose sight of the love in our life: our health, our strengths, our family, our achievements, our hobbies and the beautiful world around us. When infusing life with love, we see the familiar with new eyes.

is important to me to be a role model for my young daughters,” said Keli Coughlin, executive director of The Tom Coughlin Jay Fund. “While there might be busy weeks that require more time at the office, my girls know that I love my job. It’s meaningful to me, and I am proud of my job. It is my hope that, as my girls grow up, they are inspired to find a job that fulfills them and they are passionate about.”
We learn from athletes that waking up in the pre-dawn hours to start their training isn’t always a breeze. They still roll out of bed because they love what they do. They feel excited when they enter the gym, step onto the track, or dive into the pool.
If you love what you do, you will look forward to starting your day. For the most part, there are a few awesome jobs, a few terrible ones, and in the middle, there are a whole lot of jobs that are just whatever you make of them.
It’s more practical to stop looking for some mythical pre-packaged job that would make you happy from day one. Instead, look for things about your current job that provide opportunities for you to grow. And not just to grow professionally or monetarily, but to grow in all aspects of your life: projects to get involved in that develop new skills; people to work with who could become friends; and ways to enjoy other interests like teaching or writing.
Any kind of situation you’re in — be it a job that wasn’t your dream, a detour from your life’s planned path — there
are things to discover that can help you grow. Jobs don’t fulfill us on their own. Relationships don’t provide us with joy on their own. It all takes our active involvement. We must search for things to appreciate and then actively appreciate them, from the pleasurable to the stressful and everything in between.
We have one life on this planet. It’s highly unlikely that this life will arrange itself in such a way as to always please us. That’s not how things work. Rather, we must put in the work to appreciate and find joy in the life we have.
Appreciate the small things which might normally go unnoticed. Be grateful for everything you have. Don’t stress over things you can’t control. Make good choices that bring you joy and allow love to expand. Choose to not struggle. It does wonders for your health and well-being. Plus, research suggests that loving what you do is an important predictor of longevity.
The better we understand the biology of love and its implications, the greater our respect for love’s role in mental and physical health. Love is closely related to the concept of pleasure and “positive psychology,” i.e., joyful mental states.
So, whether you love your job or what your job can do for others matters not. The important takeaway is how you feel about what you do, which promotes health and happiness and gives you a feeling of accomplishment.
