No sewer currently. Sewer pump station is 3.75 miles away. Proposed path is the CSX railroad right of way. Engineering company has provided a proposal to deliver sewer.
WATER: 10” line to site. Served by Berkeley County Water and Sanitation.
ELECTRICAL COSTS: $.045/KWh - $.06/KWh
NATURAL GAS: 5,000 – 10,000 MMBTU (Dekatherm) of natural gas and renewable natural gas are available via compressed gas delivery infrastructure to site.
FIBER/TELECOM: Served by Home Telecom. Line at Russellville Rd. and Highway 35, 4000’ from the site.
FLOOD ZONE: FEMA Zone X. Elevation: 75’ above mean sea level. One of the highest locations in the region.
WETLANDS: Some wetlands on site. Owner has not attempted to mitigate.
SURFACE WATER INTAKE:
Surface water intake is located along the Lake Moultrie Rediversion Canal with water piped to the site used for fire suppression and cooling for chilled water plant.

PROJECT OVERVIEW
The site was owned and used by Georgia Pacific which operated a plywood plant, a studmill and a particle board plant. The majority of these structures were razed in 2017. The concrete foundations and pads are largely present.
THE UTILITY COMPANY
The state utility company, Santee Cooper, provides power. The Cross Generation Station is located 9 miles from the site. Major power distribution lines traverse the site and serve a substation on site. Another substation is located adjacent to the property. The substation can accommodate up to 500 MW of the properties are not restricted by height nor square footage.
DATA CENTERS IN THE REGION
The Charleston region has experienced recent growth in data centers. Data centers in the region consist of the Dark Point North Charleston Data Center. It is 15,000 ft with a 5,000 data center floor. It provides a home to Charleston County‘s 911 Emergency Center among other users. DC Blox recently located in the Charleston area in Berkeley County’s Camp Hall Industrial Park. This location positions them near the Volvo plant and the new Redwoods plant. As part of the preliminary plan for the site, DC BLOX will build four buildings totaling approximately 200,000 square feet of space and 45 MW of planned power, with build-to-suit options available. Besides the new data centers, DC BLOX is also building a new highcapacity dark fiber route between its Myrtle Beach CLS and Atlanta that runs through Berkeley County, enabling an express route to the connectivity and data center hubs in Atlanta.
ECONOMIC INCENTIVES
Personal Property Taxes:
Google constructed a data center also in Berkeley County in 2007 and is currently enlarging it. In 2023 they purchased 143 additional acres to expand its presence. “Project Dawson” purchased 268 acres at Pine Hill Business Campus. This is rumored to be Google. This is serviced by Dominion.
In August 2023, QTS purchased 400 acres in York County north of Charleston, for data center development. This will be served by Duke Energy through the York Electric Cooperative.
Berkeley County can abate personal property taxes provided the capital expenditure hurdle of $50 MM for single or $75MM for multi-user data centers is met. Also, the data center must create 25 or more full time jobs paying at least $73,000 per job annually.

Provided through the Trident One-Stop Career System, SC Works offers employment-related services available to both job seekers and employers. Services help eliminate or reduce the costs of employee recruitment, screening and testing.
EXISTING INDUSTRY RETRAING FUNDS
Supports existing S.C. companies by offsetting a portion of the cost associated with the retraining of qualifying employees. Retraining approved and coordinated by local technical college. Application to the Coordinating Council for Economic Development is required for consideration ($500 application fee).
