Putting this issue together has been an absolute delight. The Ultimate Lodge Guide has always been our flagship issue, and although it sits within a quarterly series, it also stands alone as an annual review, available all year round. That’s one reason why it spans across both years, but another is that it showcases models just launched and available now for the 2024 season the majority of which will start appearing on leisure parks around the country in serious numbers in 2024. Traditionally this issue has always showcased the biggest, best, most awe-inspiring and innovative lodges available in the UK, and this issue is no different. However, we also recognise that the term ‘Ultimate Lodge’ is subjective, and one person’s idea of the perfect lodge will differ from another’s. That could be led by budget and the desire for the package to be affordable, by location, by interior design, or down to practical features incorporated. Whatever your idea of a dream lodge, we hope you’ll find plenty of inspiration here, along with insight into some of the very best parks in the UK. We should also congratulate the manufacturers of these fabulous lodges. The past three years have undoubtedly been a bit of a rollercoaster for the industry, but this year The Great Holiday Home Show demonstrated that, from a design perspective, all the very best designers and technical experts we have in our industry are still out there innovating, pushing the industry forward and proactively working to bring the most exciting holiday accommodation options to market possible. MAES MYNAN In a quiet corner of Flintshire in North Wales, Maes Mynan Holiday Park is in a designated Area of Outstanding Natural Beauty. Set in 100 acres of beautiful countryside overlooking Moel Y Parc, lakes, lush green valleys and woodland It is the perfect picturesque location for owning a luxury lodge. The views from the lodges here are amazing, and with a 12-month holiday season, getting away from it to stay whenever you want is easy. There are eight lodges already on site, and Wessex, part of the Omar Group, are the predominant manufacturing supplier, with five bespoke lodges sold already,

and a bespoke model currently for sale and available. That means that anyone buying now could even spend Christmas with one of the most spectacular views in the UK to enjoy from their lodge! For those looking to bespoke their own lodge, there’s plenty of opportunity here with 15 further bases to choose from, and another 2-4 being added over winter. Speaking on behalf of the park, park director Louise Barlow said; “The most successful way we have worked on lodge sales with Omar is via the bespoke route with customers. Lodges are such a high-point luxury item, I believe that it is important for customers to choose their own tweaks to suit their own style and needs. We are a rural holiday park

in North Wales, surrounded by hills, moorland, woodland and parkland, so having a separate entrance for example is essential, especially for owners with dogs.” She continues; “One of our Omar bespoke lodges was designed with dogs in mind and has a large separate utility, with each dog having their own large space for their bed – there are three in total. These spaces have been devised under the worktop counters, with a raft of storage cupboard space above on one side of the room and the washer, dryer, boiler and worktop on the other. This has worked really well for the owner’s needs given our location, and this wouldn’t have been possible without the bespoke service the Omar Group provides.” Talking about the park/manufacturing partnership she adds; “We have a great working relationship with Omar, which is worth its weight in gold when it comes to aftersales issues. All lodges have to be classified as ‘new builds’ and with any new builds come snags. Their aftersales team are very helpful and courteous. We are delighted to have designated teams working with us – this helps smooth out the whole journey from design to specification, manufacture, on-site internal finishing, and aftersales for our customers. They also supported 7

us throughout the pandemic years and worked with us to provide build slots at their busiest times. This has allowed us to work with our customers to build their dream holiday homes in a difficult climate for manufacturing, and we appreciated that.”

The lodge currently for sale at Maes Myan is a Carw Lodge. Carw is Welsh for stag, so it includes stag inspired fabric on the boot seat cushions as you enter, and the coat and hat hooks are stags. Louise said; “We chose Stags for this lodge, as Maes Mynan Park overlooks what was once the Royal Deer Park on Moel Y Parc, part of the Clwydian Range,

in the Medieval times of the last Princes of Wales. We also have the odd deer wandering wild around Maes Mynan Parklands.” This Wessex Classic 45’ x 22’ lodge has a large wrap around anthracite grey deck with glass balustrade for £275,000. A spacious lodge with panelled walls, it has vaulted ceilings throughout, a pantry off the kitchen, a cupboard off the inner hall and a walk-in wardrobe in the main bedroom. The separate entrance houses a discreet utility room behind doors which includes a washing machine, integrated dryer and plenty of shelving for extra storage.

HOBURNE NAISH At Hoburne’s flagship park, Hoburne Naish in Hampshire, majestic landscapes reach from left to right, across the Solent and out to the Isle of Wight and The Needles. To the right, you can see Mudeford, Hengistbury Head Beach, and beyond that the land curves round to Sandbanks, Studland and Swanage, so you’re then into Jurassic Coastline territory. So, as beautiful beaches go, several top hot spots are on the doorstep here. At Mudeford Quay ,you can explore Smuggler’s haunts or cross to Mudeford Sandbank by foot ferry, towards Hengistbury Head beach, where rows and rows of pretty, pastel-coloured beach huts have turned this stretch into one of the most photographed beaches in Britain. That said, there are so many places to visit from Hoburne Naish that you would be totally spoilt for choice with such rich treasures on your doorstep. 8

While these exclusive and rather exceptional lodges have a solid price tag, it’s easy to see why, as location and lodge combinations of this calibre are like gold dust. With a little time, they’ll be gone, and the lucky owners acting first will be glad they

snapped them up. One is even available for hire, and quite rightly pulling in a phenomenal weekly figure, so that’s also a thought for anyone looking for a high-end investment superlodge.

Looking for a lakeside lodge? Take a look at Bosworth Lakeside Lodges – they have plenty!

f you love water, then Bosworth Lakeside Lodges may be just the spot for you. It is near to Market Bosworth on the Leicestershire/ Warwickshire border, and has a range of lodges available, designed and manufactured to a high quality in conjunction with The Omar Group. Developed as a quiet retreat targeted for the over 45’s looking for a tranquil setting to relax in, it is set in 50 acres of parkland with 20 acres of lakes for boating, fishing, sailing and paddle boards. There’s even a safe, family swimming area near the reception and shop where children were having a whale of a time when we visited. Across the lake from this, and with green parkland to one side, there’s an area for lodges, staggered into three phases and well-matured already. These have been selling like hotcakes, and that’s no doubt thanks to the stunning setting, general ambience and quality of the development. @holidaylivingmag

FAMILY OWNED AND RUN

This is a family-owned and run park, so the team here really care about it developing to its best potential. Previously it was a caravan and camping site, and they worked hand in hand with Omar Park Development Services to create this lovely setting. Talking of sustainability, some of the lodges here are designed to be selfsufficient and environmentally friendly and depending on the specification the individual lodge owners choose, some will have more sustainable, energysaving elements built-in than others. We’ve already reported on some of the Omar Harbour monopitch lodges here, and they sold very quickly in premium waterside spots, but we returned recently to explore the next phase set slightly behind this, around a second very beautiful lake teeming with wildlife. Behind this, there are

The first wave of superlodge monopitch Harbour lodges sold really quickly here further picturesque ornamental ponds, with further lodges for sale and plots still available, although we’re guessing that, at the rate they are selling, the park will fill out before too long. When it’s finished, there will be 103 lodges in total, and the lodges start from £250,000 depending on lodge type and plot position. The park is open for 12 months of the year for leisure use, so owners here will be able to take full advantage of their holiday homes, spending plenty of time in them. 11

HAPPY OWNERS

That’s exactly what John and Veronica Pickering do. John, a retired fitted furnishing business owner, and Veronica, a retired teacher, have a home in Bromsgrove and another property abroad. They bought their lodge here with health and relaxation in mind after hearing about the development from their daughter, who lives nearby. Veronica said “This was already sited but we liked it immediately, enjoying the clean décor and the feeling of space and light. It’s definitely good for mental wellbeing and we find it very relaxing to look out over the water and see the wildlife here too. At home, everything 12

feels much darker now! Another bonus is that it’s much easier to clean than our three-storey house!” Their lodge has a stunning front elevation that opens up completely to the water thanks to the expansive bi-fold doors. John explained; “We even had granddaughters’ 18th birthday celebrations at the lodge with the front open, it looked superb.” They also have a study which doubles up as a spare bedroom, and their son John was staying during our visit – John Snr added “It’s nice that the family can also stay with us and enjoy it too – it’s a practical layout from that perspective.” They obviously love the park location and being on the waterfront, but they did make one or two changes. Finding it quite a warm spot in summer they’ve added a fan to the living area, and they replaced the legs of the seating as that was a little low for them – obviously,

John’s furnishing expertise was put to good use there, but we thought it a tip worth passing on to other lodge owners who might also benefit from such an easy solution if their seating doesn’t feel quite right height-wise.

This park is particularly great for those with an interest in non-motorised watersports

There are still plots available here for a lodge of your choice, either from the Omar/Wessex range or a totally bespoke option. Both the park and Omar are happy to work with owners to make sure they get their own ultimate lodge, perfect for the way they want to use it. However, at the time of going to press there were three models for sale and ready for occupation. Originally there were four when we visited, but an Omar Alderney lodge sold almost as soon as it arrived!

THE KINGFISHER LAKEVIEW LODGE Another stunning lodge with bifold doors opening out the front section completely onto decking, 17 Kingfisher View is one of the largest lodges on its section at 48’ x 20. It is also one of the last lodges left on the larger lakeside setting in the first phase. Priced at £325,000 this has everything that our happy owners were talking about – that lovely setting overlooking the wildlife, superb decking and a large, open and airy living area that completely opens up on a sunny day.

THE CLASSIC Set a little further back overlooking a picturesque, tranquil pond, 12 Mallard Way is a 42’ x 20’ Wessex Classic lodge, featuring an upgraded large decking area, where a hot-tub could be added if the buyer would like one. This is a light, bright and uplifting lodge inside which oozes quality and sophistication, with plenty of pleasing features incorporated, and there’s even the option to have a large garden area. Priced at £257,000 it’s a great opportunity to buy here on such a stunning park.

KINGFISHER X HERON PREMIUM LAKESIDE LODGE A beautiful 40’ x 20’ hybrid of the Omar Heron and Kingfisher lodges, the stunning Kingfisher x Heron is the first of it’s kind with plenty of added extras. Sitting on a stunning lakeside spot, 21 Kingfisher View, it has two sets of bifolds opening out

over the decking and water, so it will feel amazing to own. This has energy-saving measures as part of the deal too; free solar panels and battery pack, so it should also be economical to run. Priced at £320,000 this is a premium lodge on a premium plot, so it won’t hang around for long!

Prestige stirs up a storm with a stunning new super lodge

W

ith all new launches, there’s naturally a bit of marketing hype as they are revealed to the public – then it’s over to the potential buyers to make their own minds up as to whether it was worth it. There had been quite a build-up to the latest release from Prestige, and it was done with such confidence that we were intrigued to see what was coming. However, we’re pleased to report that The Tempest lived up to expectations, and more, when it was unveiled at the Great Holiday Home Show. This design is bold and fearless, with a combination of daring architectural lines juxtaposed with luxurious natural textures. The result is an ambience of moody sophistication; the vibe that of a seductive yet luxurious five-star boutique hotel suite.

EXTERNAL APPOINTMENT

The Tempest has a raised, framed front, with a concealed pent-roof design providing a cleverly hidden slope to help rainwater drain cleanly. The front has concealed LED Lighting and thin, Crittall-style glazing; black framework inset with glass panels. The thermowood cladding used is in black stain with natural finish to

the front elevation and matching thermowood feature frames to all external windows and the door. It’s a striking profile, and its architectural styling would look amazing gracing any premium plot with a view.

The windows are dressed with impressive full-length curtains, and the overall effect is pretty majestic. A dining table and leather style chairs is lit from above by pencilblock lighting strips, and the walnut laminate flooring running throughout the living area is a great choice. Opposite the dining area two large, three-seater contemporary sofas sit symmetrically opposite each other with a low-level coffee table in between. The kitchen is just as stunning, with a large island incorporating a breakfast bar with units in a sleek, wooden front. To the top and sides is a striking veined black quartz work surface with inset sink and drainer grooves, and a Quooker 3 in 1 instant hot water

tap is another built-in treat here. There’s aan induction hob with downdraft extractor built-in, washer/ dryer, integrated dishwasher and wine cooler on one side and warmer drawer. There’s even a pop-up charger with sockets on the island, so this is a featurerich zone, and all appliances are Bosch, so no expense has been spared in making sure this should appeal to lodge buyers where money is no object and they are looking for the highest quality throughout, without compromise. A wall of tall units to the other side is in a soft white, hosting the fridge/ freezer, oven, microwave and illuminated larder, a particularly lovely feature in the form of a small appliance/coffee maker cabinet. Obviously as there’s a Quooker tap there’s no need for a kettle, but this is the perfect spot to tuck away a coffee machine, toaster

and all you’d need to make drinks here, so this is a lovely touch and clearly the result of some practical thinking.

SIDE ENTRANCE

The side entrance leads to the end of the kitchen, and we can’t help but notice the flooring here, neatly edged with an elegantly curved trim to separate matting from the laminate flooring – a beautiful piece of workmanship. To the left of the feature radiator in this spot, there’s an inset, feature cloakroom bay with padded seating, storage space including drawers below, hanging space above, and feature shelving, all lit by a spotlight above. The backdrop to that matches the media wall in the lounge, adding great balance to the design scheme in the living space as you look at it from the front of the lodge.

BEDROOMS AND BATHROOMS

The master bathroom has classy, elemental tiling to one wall and around the bath, which is separated by a Crittall-style screen. The bath has a waterfall shower head and behind the WC is a useful alcove capable of hosting a stack of fresh towels and other toiletries. Opposite, there’s a sleek vanity washstand with tiled backdrop and further shelving area, and a pretty circular LED backlit mirror hangs above. In the two-bedroomed model shown here, the second bedroom was quite a talking point, with a triple sleeper bed arrangement, whereby the double bed below is partially tucked under the top bunk, which is a rather cool 16

cubby with ladder access and lighting at one end. The bed benefits from inset shelving and overhead lighting, so this is not only pretty breathtaking but practical, too. Opposite there’s a media storage wall with cork tiles and wardrobes either side. This would work well as a second TV viewing or games area, as the end of the bed would double up as seating for that function. In the master a super king bed dominates, with oversized statement headboard and a textured feature wall behind. Wall lights are robot style so can be angled according to need, and there’s an inset cubby opposite, housing a suspended dressing table with stool and mirror above, leaving space for a TV above that. To one side is a large, walk-in wardrobe with extensive shelving and hanging space, lit from above and below with LED mood lighting. Sliding doors to the en-suite are super-stylish back in the main bedroom, in black trim with a slightly oriental feel thanks to the repeat of Crittal style panelling here. A feature wall with chevron tiling is the backdrop for a full-sized freestanding black bath, with mixer waterfall tap inset into the wall and two ornamental alcoves. The wall behind the basins is chevron tiled again, with LED mirrors and double vanity units below. The impressive double walk-through shower sits on the other side of the wall hosting the bath, and this has two rainfall shower heads, each with a handheld option below. The WC is separate in this bathroom, and there’s also a useful airing cupboard with shelving that houses the boiler.

VERDICT

The Tempest is moody and atmospheric, classy and exciting. It definitely whipped up a fair wind of enthusiasm from those exploring it at the show, and is likely to be talked about for years. As mentioned, there’s an architectural sense throughout, and this feels like a high-end apartment or boutique hotel. There are several stunning statement lighting installations, and the overall specification is about as high as it gets. It’s fair to say this isn’t your everyday lodge you’ll find one of sited on every park, nor will it ever be. But it could be destined for some of the very best parks in Britain, and on the right plot we could see it push through price barriers to be one of the most exciting ultimate lodges in the UK market.

aunched at The Great Holiday Home Show in Harrogate the Luna was undoubtedly one of the most exciting lodges out show, with a daring interior design scheme that worked brilliantly, and an astounding level of luxury built in. A celebration of cuttingedge design, it is architectural in feel, with a chic, contemporary vibe and a polished finish throughout.

EXTERNAL APPOINTMENT

The Luna sports a black and natural timber external cladding and a monopitch roof. Three sets of bifold doors to the front have glazed strip panels above, and to one end two vertical windows offer privacy to the dressing area and en-suite bathroom. With spotlighting into the front overhang, this should look absolutely stunning at night. 18

LAYOUT AND ACCOMMODATION

The open-plan design is a layout we haven’t seen before, with the arrangement basically based on a horizontal midline breaking up the room flow. To the front, there’s a dining and living zone and a bedroom suite with dressing area and en-suite shower room. To the rear of the lodge is a raised kitchen, lobby area with utility cupboard housing the boiler and washer/dryer near to a rear door, and there’s a further master suite beyond the lobby with a hidden dressing table area and en-suite bathroom.

INTERNAL APPOINTMENT

The interior design is a clever blend of textures and colors, with a great balance of depth and light. This must have felt a little scary on paper, as all lodges that push the boundaries firmly and bravely will do, but it has worked brilliantly. The dark surfaces and clean lines are balanced perfectly with natural timber and leather effects used. It should feel warm and inviting in colder months, and cool and light in the summer months, as the eye is naturally drawn to the front of the lodge where the light is once you’re inside. Look up and the timber-clad ceilings look amazing – look down and you’ll notice feature lighting defining the functional floor space around the raised ULTIMATE LODGE GUIDE 2023/2024

kitchen floor. Add in curved alcoves, inset wooden-framed shelving, custom CNC wooden panelling, feature radiators and tiling and high-end lighting, and you have a pretty ingenious design. This lodge concept is very much about different zones, so considerable thought has been given to the way it will be used.

LOUNGE/DINER

The Luna has a large open plan living space, with Biophilic design of large bifold doors letting light flood into the lounge and dining area. To one end is a circular table and chairs in a bistro style with pendant over, and to the other is a cosy lounge seating area, with a gorgeous wooden drinks/ wine holder cabinet separating the two zones. Moving into the sitting area, the seating faces a feature wall with inset fire, ornamental shelving and a curved plasterboard wall in a soft white leading to a partitioned feature wall. This has inset wooden shelving peeking through to an inner lobby.

KITCHEN / DINER

Sleek and masterful, the kitchen is feature rich extractor fan, keeping the lines clean at eye-level. Now we’re not always fans of staggered levels underfoot in a lodge, but this is clearly defined with the edges in black trim and LED lighting ensuring the occupant is fully aware of the switch. The quartz worktop here is stunning, and there’s an extensive range of integrated appliances fitted, so this is a really high-end kitchen with a sleek, sophisticated feel.

INNER LOBBY

Moving on to the inner lobby and this is a stylish space in its own right, with the other side of the shelving from the lounge letting light in and adding a great visual feature. Opposite that, a curved wall plays host to a sliding door to a hidden utility space. This space also leads to the back door and is pretty roomy. In many lodges the hall is a bit of an afterthought so it’s lovely to see it used as a design feature, creating a practical and visual hub for the rear of the lodge. 19

There are two equally inviting bedrooms, each with a different layout. Both of the bedrooms have set aside dressing table areas that could also be used as an office space

BEDROOMS AND BATHROOMS

There are effectively two master-bedroom suites in the Luna, and they are both stunning. The bedroom to the front will benefit from views to the front of the lodge, and direct access out onto the decking, so if that’s furnished with outdoor seating or hot-tub that could be a tempting way to start or end the day. There’s a strip headboard backdrop to the bed with pendant lighting, but the eye is drawn to a dividing wall built on a wooden frame with black, staggered ladder framework within. This rises with the ceiling and acts as a privacy shield to the dressing area beyond, with table,

stool and mirror in matching oak. To one end is a clothes storage and hanging area and beyond that is an en-suite shower room. The black tiling in here looks amazing, and again this rises with the front elevation angle to great effect. The specification here is high, with a heated towel rail, backlit mirror, pendant lighting, dual waterfall shower heads, both with additional handheld settings. The second master has feature walls behind the bed and to one side, and that not only has a curve to one end but it has a secret dressing table area behind hidden doors, which could alternatively be used as wardrobe space. Like the dressing table in the first bedroom this could also double up as a mini office if needed, as it’ll all be invisible when the doors are closed again. There’s a Velux window above the bed for a bit of stargazing, and tall windows either side of the bed add beautiful symmetry. The en-suite has both a shower and bath, and the bath has staggered tiling behind. Although the bath in the show model was a reduced size, we are told a full-sized version will fit here. The shower has another waterfall fitting, and there’s another heated radiator to keep things toasty. Turn round and the suspended wash-handbasin has a backlit mirror, and tiling at an angle into the

apex of the roofline again. Drop pendant lighting finishes this area off beautifully. The lighting to the en-suites is automatic, so it’ll come on automatically when sleepy occupants use them at night-time.

VERDICT

Pathfinder are no strangers at building cutting-edge lodges, and it’s great to see they haven’t lost their thirst to build the outstanding. The Luna is like nothing we’ve seen hit the marketplace before, and every inch of it works beautifully, both visually and practically. The centre beam from living area through to the kitchen frames the space perfectly, and considering the brave use of richer, darker tones, it’s worked perfectly to produce a lodge that really does push the industry forward. The name sums up its concept of using clever lighting, and it could only ever have been built as a monopitch, creating the perfect observatory to a stellar night sky from within. Stunning by day, it will truly come to life magnificently at night. Congratulations to all at Pathfinder – it’s as amazing as it is tasteful, and should command a seriously high price tag for parks with premier plots to offer. For further information:

ingdene Homes have been quiet behind the scenes recently, but we’re pleased to report that it’s all for a good reason, as they have been implementing some positive changes throughout their business. We took time out with CEO Tom Courtney to find out what this meant before joining some of the team at the launch of their latest superlodge – The Viewpoint. Tom explained; “We have been busy behind the scenes for the past 18 months and during this period we felt it better to focus closely on what matters to us @holidaylivingmag

most – our customers, service and the quality of our homes. That meant a look at our quality control processes, some re-organisation internally and a bit of fresh thinking. Stoneleigh World of Park and Leisure Homes show kept us busy, and our order book reflects that. So we are now in a great position to knuckle down and do what we do best – build inspirational park and leisure homes. The Viewpoint is a celebration of that, and a bit of a marker in terms of Tingdene’s intentions going forward, although there will always be models with appeal for all budgets and customers.” He continued; “Our park partner relationships are vital to us, large or small, longstanding or new, so we want to make sure everything runs smoothly

both before and after our homes are delivered. One of the measures I’ve introduced is for our customer service team to be as accessible as possible in case there is an issue, but we have also tightened up our quality control process, and experienced senior management team members personally sign off every unit that leaves our premises. We want every unit to be built to an exacting standard we can be truly proud of. The company will always have an ethos of family values, and we have doubled-down on our sense of purpose and professionalism within our culture to bring it to the fore – there’s real determination to do a great job, on time, and with little or no after-sales issues.” 23

STEP INSIDE

The Viewpoint feels huge, inside and out! We joined Tom, Tingdene sales and marketing director Daniel Evans and Prestige Country Parks’ general manager Sam Nichols in North Yorkshire recently in our day off between Harrogate trade and customer shows, and this ethos of doing differently was already paying off as park owner Lawrence Knowles confirmed, commenting that this new approached works from a park and customer perspective, and that’s why Prestige Parks had decided to choose Tingdene as a key supplier. Tingdene are now set to supply the majority of homes across the park group’s locations.

THE VIEWPOINT

Rather than a full review, we think it’s better to let the pictures do most of the talking on this model, as it’s truly beautiful. However, it is built to a pretty impressive specification, yet at a competitive price for a super lodge, so there are still some great features to flag up. A virtual tour is available online for the Viewpoint, so it’s well worth hopping onto their website for your own personal walk-through. Externally the Viewpoint is striking and looks huge thanks to the split level monopitch roof with overhang to

The first thing that hits you as you step inside the Viewpoint is the feeling of space, followed quickly by the striking interior design theme. There’s a great level of luxury throughout, with feature radiators, internally clad walls and ceilings, roof lights to the lounge and dining area, chic herringbone effect flooring throughout and feature lighting. There’s an inset porch to the front entrance, and on the other side of that there’s a cloakroom area with feature wallpaper and a cushioned bench with storage below and coathooks above. A full-height dividing wall with inset bris-soleil feature separates this from the dining and living area, and that’s where your eye is naturally drawn.

IMPRESSIVE LIVING AREA

This is an impressive area, and somewhat unusually, the ceiling is flat, although it is bridged by a feature beam and roof lights on either side. With two sets of French doors to the front and windows to the side, all with additional glazing above, this really feels like a large penthouse apartment, and paired with

defined within the living g sp pace byy purpose, creating a relaxing vibe. There is, nevertheless, an air of formality and class, and a sense of structure that shines through in this lodge and there are little touches that help deliver that, such as the way the windows are dressed and the quality of furnishings.

The kitchen is eye-catching with arctic white marble work surfaces and upstand, and we love the copper handles and how they match the lighting. This is particularly well-equipped and in ntegrated where possible, with the obvious exception of the oven and microwave. There’s plenty of storage, with a tall, pull-out racking cupboard, and an under-counter wine cooler built into the island. Yet they’ve got the full tally of equipment all present and correct; dishwasher, fridge-freezer and washer/dryer so the space was designed to avoid compromise. 25

LUXURIOUS BEDROOMS AND EN-SUITES

The design theme continues in the bedrooms and en-suites, where it works just as brilliantly. In the second double bedroom there’s a feature wall with vertical wooden strip panelling as the backdrop, and a large en-suite shower room. In the master, which has a 5ft divan, there’s traditional panelling to the bedhead wall, a spotlit dressing area and another large en-suite bathroom with both rainfall and hand-held shower.

OUR VERDICT

The Viewpoint is absolutely stunning, and the sense of space and light within it will make it uplifting to spend time in. The ground-breaking front section works well, and the contemporary yet luxurious interior design theme will have universal appeal. Tingdene have struck a clever balance with this, as it’s a lodge with immense ‘wow’ factor and impact, but you could spec it up or down according to the park or eventual buyer’s budget. It’ll always sit at the super lodge end so will be a big-hitter with a price tag to match, but it could be a real winner for parks looking for something outstanding to offer on their premium plots. We can’t let Tingdene’s current direction pass without comment though – we think they are on the right tracks, and will be following with interest as they roll out further new models in the near future. For now, we think they’ll be kept busy. Thankfully the Viewpoint demonstrates that while they’re playing safe from a quality and service perspective, they will keep pushing the boundaries of design to offer outstanding new models to market. 26

PERFECT FOR OWNERSHIP The ownership proposition is pretty appealing, with 12-month leisure use making the holiday homes accessible at any time of year, and a 45-year licence to occupy your plot. With well-tended grounds and good infrastructure and facilities, the offering has been wellfashioned to deliver on all fronts, so lodges here are selling at a faster rate than most parks as a result.

MANUFACTURING PARTNERS Tingdene Homes are the main manufacturing partner for Prestige Country Parks, and many of the owners here have bought holiday homes or lodges several times over, upgrading their home each time. Speaking about the lodge supply partnership, Lawrence Knowles said “Tingdene are one of the best lodge manufacturers and I’m pleased with the direction they are currently taking. I’m happy to team up with them as our main manufacturing partner, and 90% of models here are likely to be built by Tingdene going forward. They’re big enough to supply quantity, but also able to bespoke, and that’s what we need for our customers.” HAPPY LODGE OWNERS We met Dave and Sam Allert and their dogs as they were taking ownership of the stunning Viewpoint lodge, and discovered

that they were on their third upgrade, starting with a Willerby Dorchester, trading up for a Swift lodge, on to an ABI Harrogate. Via part exchange they have become the first owners of the new Tingdene Viewpoint superlodge, which is sited next door to their Harrogate, so they obviously liked the location! David, who owns a construction company specializing in new developments said; “We looked at a lot of parks before buying here, but we love it. The park owners live on-site and are easily accessible for any queries – they are thoroughly approachable and the reassurance of having that support sealed the deal for us. I liked the straight-talking approach of the sales staff and park owners, too. Andrew Melton and Lawrence the park owner who we dealt with were both really easy to get on with throughout the buying process, and that struck a chord with me. With the Viewpoint we made a couple of very minor changes to the original design, but hopefully, as I’m a builder they made sense. Tingdene were happy enough to make those changes and personalise this one to make sure it was exactly the way we wanted it..” Sam said; “We tend to come here from Friday to Sunday and spend Monday to Thursday at home. We go to the coast, Dave plays golf or we just chill out – it’s lovely. We often enjoy an evening meal in the restaurant and we’ve never had a bad meal since we first came here two and a half years ago – it’s really good! Both our Mums and Dads love visiting us here and don’t want to leave!” Talking about the new Viewpoint she said; “I love the dressing and we’re really pleased with the way it has turned out – we can’t wait to move in!” The Allerts are not the only buyers to fall in love with the Viewpoint – at the time we visited there were two more on the way in at the end of September and early in October, and both had sold before they’d even arrived. There are obviously also other models available at Allerthorpe, including a lovely 50’ x 20’ Harrington, and two single unit lodges that had just arrived on park. With plenty

of plots available yet, customers can have their choice of model from the Tingdene range or bespoke their own. A REFRESHING APPROACH TO SALES Lawrence says that everyone working at Allerthorpe and the other parks in the Prestige group has a can-do attitude and that’s important for the business. He said; “All our staff are engaged, work well as part of a wider team and want to contribute positively to the business, and there’s a no-pressure attitude to buying. Sales are going strong here - we are bucking the trend as a result.” SUPPORTING OTHER LOCAL BUSINESSES The park also supports the local economy by employing an in-house team of 60 employees just at Allerthorpe, so it’s well looked after. They also use local contractors for specialized work, such as Pro Decks, who installed the decking on the Viewpoint in perfect time for us to photograph it. Pro Decks director Shane Green said; “I’ve worked with the park for nearly four years now, and my business has grown as the park grew – we have a strong working relationship. Prestige Country Parks are great to work with and that’s helped me create further local jobs as I now have three teams working across the region.” Lawrence said; “It’s a pleasure to support other businesses and Pro Decks do a great job, so it’s a win-win for both businesses and the end customer, who gets good quality decking which will stand the test of time. e watched with excitement earlier this year as RK Modular showcased at the World of Park & Leisure Homes Show, as we knew immediately that they would be ones to watch in the industry with such a dynamic team on board. Proudly independent, an element park buyers are looking for more and more these days, this modular group are well established, and clearly set to take the luxury end of the lodge marketplace by storm, although they do manufacture all sizes of modular buildings, lodges and park homes, and supply schools and colleges with modular units. Based in Northamptonshire, they offer a fully 30

Their sister company, RK Electrical Mechanical Services are electrical and gas plumbing engineers, so they can also connect and install the homes, offering a unique combined turnkey solution. That includes provision of EV chargers, air conditioning and air source heat pumps where requested. So, whatever is needed for a park space, from lodges, park homes, offices, retail space to glamping accommodation can all be designed to customer requirements. Fortunately for us, we caught up with industry technical and design genius Andrew Somerville at

Stoneleigh, and we were thrilled to see his expertise on board with RK Modular, and that his skill has been matched with a manufacturer more than capable of executing the most advanced lodges available. This adds to the elite group of manufacturers likely to keep pushing the industry forward from a quality and design perspective, and that’s always good news. He gave us the ‘heads up’ about their new Henley Lodge being built for Racecourse Marina in Windsor, so we naturally decided to follow the story. An easy-to-make winter warmer – perfect after a bracing walk! Isle of Wight Tomatoes and Veggie Sausage Casserole

Serves: 2 Preparation time: 10 minutes Cooking time: 20 minutes

You’ll need: 1 tbsp olive oil 6 vegetarian sausages 1 red onion, thinly sliced 3 garlic cloves, finely chopped 1 red sweet pointed pepper, thinly sliced 1 heaped tbsp smoked paprika 1 tbsp dried thyme 2 bay leaves 400g tin cannellini beans, drained and rinsed 400g Isle of Wight cherry vine tomatoes, halved 700ml/1¼ pints vegetable stock (from a stock cube is fine) Salt and freshly ground black pepper Fresh thyme or parsley, to garnish Mashed potato, to serve

What to do: 1. Heat the oil in a large flameproof casserole dish and fry the sausages for a few minutes until lightly browned. Remove from the casserole dish with a slotted spoon and set to one side. 2. Add the onion to the casserole dish and fry for about 5 minutes, until softened. Add the garlic and fry for 1 minute. 3. Stir in the red pepper, smoked paprika, thyme and bay leaves, then add the cannellini beans, tomatoes, stock and a generous pinch of salt and stir through. 4. Return the sausages to the pan, put the lid on, then simmer gently on the hob – for 18–20 minutes. 5. Season generously with black pepper, garnish with the parsley or thyme and serve with creamy

On the trail of the kingston Palazzo this stunning palazzo version finds the perfect setting

ingston Park and Leisure Homes have been manufacturing lodges and park homes for several years, after decades of experience in the modular sector, and they work with several park partners to constantly evolve their lodges and offer something completely new to the sector. That’s precisely how the latest version of the Palazzo came about, and the result was undoubtedly stunning, so we decided to follow the lodge out to the park it was destined for to find out more. The lodge now sits in a beautiful setting at Thornton Lodge Country Retreats in Yorkshire, in a particularly quiet and peaceful park setting we explore more in our next feature, so after you’ve had a look at the inside of the Palazzo here, read on to find out more about its location.

Externally the Palazzo looks and feels very much like a Kingston lodge. We love the black frames contrasting with white on the inside, as that gives a sneak peak about the internal décor, and there’s a deep overhang at the front with

inset lighting, which would work well if the owner wanted a hot tub on the decking. This has been matched beautifully on the park by Yordeck Solutions who were installing it while we were visiting the park.

Now it’s fully sited, this model is now for sale at Thornton Lodge Country Retreats for £289,000. Built to a 40’ x 20’ footprint and complete with high-quality decking, it has two bedrooms, a utility room, master with en-suite and walk-in dressing room. EXPLORING THE PALAZZO

The side door leads into a utility space with washer/dryer and plenty of additional storage space, or you could enter via one of the two sets of French doors to the front of the lodge. The living area is open plan, with lounge, dining area and kitchen all under the vaulted ceiling, which continues throughout. The kitchen is a top-of-therange Howdens option, featuring

composite worktops and sink, mood lighting, Velux window, an integrated Bosch fridge-freezer, washing machine, dishwasher, double oven and hob, wine cooler and breakfast bar. The lounge has an impressive backlit feature wall in a marble effect, hosting a large TV and ornamental shelving. The furniture here is upmarket and inviting, and it’s lovely to see Kingston ensure their usual attention to detail in making sure that furniture is both stylish and comfortable. An oversized porthole mirror gives a glimpse of another theme continued throughout, as there’s a porthole-shaped window in the inner hall letting light stream into that area. That’s another indication of the design experience here – they seem to think of everything from a practical perspective. The window drapes are dramatic again, another incoming trend for this year they’ve captured perfectly, with Venetian blinds on the side windows in a crisp white. There is hive heating here, along

together firmly, and where it all makes perfect sense. There’s a strong Egyptian vibe here, with stone effect backdrop and feature work to the bath, where there’s inset shelving at the front for soft lighting and some atmospheric dressing. There’s more mood lighting above the bath, and the circular mirror is backlit. The bath is served by an opulent waterfall feed, and above the circular wash handbasin there’s another mixer tap with suspended units below. The heated designer towel rail finishes this room off perfectly with a spa feel, and the overall effect is simply stunning. Both double bedrooms use the contrasting black and white and earthy tones to great effect, and in the master bedroom a copper tint appears to give the theme another warm kick of fresh interest. That continues into the en-suite shower room, which departs from the main bathroom slightly, but delivers the same theme with a different take, which we think is really refreshing, as it keeps the visual momentum up throughout. The shower is a walk-in double with rainfall shower head. The feature wash handbasin shelving and feature wall behind look particularly stylish, fed by a tall, stylish copper mixer tap and with a mirrored cabinet above. @holidaylivingmag

This version of the Palazzo is a real delight to explore, as it would be to own, so as ultimate lodges go, we think this is a great target. Finished to a high level of specification, it’s a pretty unique model and we’ve seen nothing remotely similar before, so that’s a bit of a joy to be able to say.. A great demonstration of Kingston’s ability to bespoke and work with parks to deliver something a little different, this has ‘wow’ factor in abundance. Whoever secures this lovely lodge in such a beautiful location will be very lucky indeed!

hornton Lodge Country Retreat is a wonderfully mature and green lodge park nestled in the stunning Yorkshire countryside – the perfect getaway destination with a 12-month licence for leisure use, making it accessible at any time of year. It’s not just the resident swans who love this park – those who have bought here already are quick to sing its praises, and glad they found it. The park was bought by Chris Prince and his family a few years ago, and they have already created a lovely little haven of tranquility in the countryside here. Most of the lodges overlook water and the park is designed to make the most

of the mature planting already in place, so every plot is a good one. To keep the park’s peaceful ambience this is an owners only lodge park, with no subletting. For those looking to get away from all the hustle and bustle of a busy life, here they would be able to relax and take in the big skies and glorious views, enjoying miles of country walks, popping out to the quaint local villages with pubs serving superb meals all within easy reach. You feel like you are in your own little exclusive bubble, untouched by the passing world. Having visited recently we were wowed by the location. It’s set on the outskirts of the market town of Easingwold so all the amenities you

could need are within easy reach, yet with incredible views around of sweeping hills and countryside. However, we’d definitely recommend first-time viewers visit via Easingwold from the A19 or you could think it’s more remote than it actually is. York, Harrogate and Wetherby are all within 30 minutes away there are so many attractions and restaurants in the area that you’ll be spoiled for choice.

Chris has extensive knowledge of the surrounding area and villages and is more than happy to point out all the best watering holes and places to eat until you have discovered them all for yourself. part of the lake, where a Kingston Harmony is already sited and the Victory Kahlo was due in shortly at the time of going to press. We explored the Palazzo at this park in our last feature on page 39, and that’s available at £250,000 – a reasonable price when you consider how high the specification is, and that’s sited within the main park. The Harmony is another lodge ready for occupation here, recently sited. This has been designed with quality in mind and for those who do not need a twin unit but instead want a high-quality residential specification lodge with an more compact open-

The Kingston Palazzo is now sited and ready for sale, complete with a stunning wraparound deck plan layout, this single unit Kingston Harmony still feels remarkably spacious. We took a tour of this, and, like the Palazzo it has a terrific decking area included by Yordeck Solutions which felt really firm underfoot. With steps down to the lake it really is in a beautiful spot and very well appointed for £185,000. Other lodges available include an Omar Westfield 40 x 20 £175,000 and a Wessex Classic, both within the main park area and both complete with raised decking. Plot sizes here range from 40’ x 20’ up to 50’ x 22’, and we could see there were a few bases being set during our visit, so potential owners could have a say in what goes on their chosen plot. THE KAHLO A next-generation single unit lodge from Victory

ictory had plenty to offer eager buyers at the Great Holiday Home Show in Harrogate, where they also revealed their Evolution Holiday Home concept model, showcasing the future of staycations through an extensive range of energy-saving features built-in. The long-awaited Kahlo was a key target for me to look at, as, while the CGI’s looked intriguing, we suspected it might look even better in reality. We were right – this model has to be seen to appreciate it fully. From a sales perspective, we heard that it was selling well immediately, an uplifting breakthrough moment for Victory who clearly paid a lot of attention to what would work for their target parks and customers. We were lucky enough to be shown around it by Victory’s Senior Interior Designer Allannah Harraway, who explained the thinking behind it. The Kahlo on display is a 44ft x 14ft two-bedroom single unit with a monopitched roof. Inside there is feature wall-panelling, high-end furniture, a modern yet well-thought-out layout, and a calming colour scheme. The front aspect fully opens up for 46

views from the sofa, and as you step in you can’t help but absorb the calming atmosphere. There’s feature ambient lighting to the pelmets and tv unit, an inviting chaise with moveable foot rest, Bosch appliances in the kitchen, and pretty fluted doors taking inspiration from the Ideal Home Kitchen of the Year. The table seats six but can be pushed back to create more space, and there’s a real bistro feel in this spot. In the hallway there’s a utility space with a washing machine option, opposite a generous

family bathroom with shower over a P-shaped bath. There are two double bedrooms so if used as a high-end rental unit couples can share the costs without anyone feeling like they drew the short straw. The second has a zip link double bed with a feature wall behind so it can turn into a twin, or you can have it as a fully kitted out office instead with an ottoman that turns into a single bed in case of the occasional guest. For those buying the Kahlo for their own use that makes it a ULTIMATE LODGE GUIDE 2023/2024

Instagrammable, and if pitched as a highend luxury stay option, it would keep younger couples holidaying together as happy as any other. The Kahlo doesn’t just follow current trends, it feels a step ahead of them, yet I predict it will be popular for years to come.

ne of the big reveals for Willerby at the Great Holiday Home Show in Harrogate was the New Holland lodge. Brand new for 2024, this spacious, contemporary model is everything you could want in a lodge, and more. Designed to feel like a premium penthouse suite, the deluxe look in the New Holland is achieved by use of a bold blue colour scheme, balanced with a graphite palette and warm oak tones. This special edition model has the highest specification of any Willerby holiday lodge, so for buyers looking to push the boat out, this is a great target. With the BS:3632 residential specification as standard, the New Holland is packed full of great features that are usually optional extras on many other models.

The model shown here is a 40 x 20, two-bedroomed version sleeping 4, and there’s a further three-bedroomed model available in the same sized footprint, sleeping 6. However, if you choose to add a pull out sofa bed in the lounge, that will rise the potential occupancy further by another two guests, so it’s an option well worth considering. Externally the New Holland is clad in CanExel Mist Grey as standard, although other options are available. The front section has extensive

glazing, with a single sliding patio door to one side to allow the lodge to open out onto decking. The dining area benefits from dualaspect windows, and a dresser is both stylish and practical here. Opposite, a feature fireplace houses a woodburner style electric fire, with mantel and striking oak panelling above. Near the side entrance, there’s a double, full-height cupboard housing the boiler and washer/dryer which is included as standard. A pretty, ‘U’ shaped kitchen has a raised breakfast bar to one side, with pendant lighting above, and shelving to one end. The New Holland is a beautiful lodge with a very striking design theme. The front of the lodge has a tried and tested, popular layout for Willerby, but the interior design is completely new and fresh, so we think it works beautifully to deliver a quality look and feel. The fireplace is a total delight to the eye and the kitchen has a wonderful bistro feel to it at the breakfast bar, with plenty of cupboard space and worksurface for long stays. It’ll be a real pleasure to spend time in. The master bedroom will have serious pulling power for buyers, so overall this is a lodge that any potential buyer should fall in love with instantly. Sitting at the top of their range, the New Holland is stunning, and it was a real people-pleaser at the Great Holiday Home Show. INFO POINT

The open-plan living area has ample seating, a fireplace, and a feature-clad wall lit from above behind the smaller sofa, creating a great little spot for cosying up or reading a book in the evening without disturbing others with bright light. With a three-seater settee, two-seater armchair and footstool, this would easily absorb visitors in comfort, and it still feels spacious even with all that on board.

KITCHEN AND DINING AREA

On the other side of the living area there’s a dining table with six comfortable, padded chairs and a pretty pendant light to match the living area. The flooring here and in the kitchen is 63

The second bedroom has a hidden door through to the main bathroom - the master has a feature wall and en-suite in a pretty wood criss-cross laminate, so it is both warm and practical. The kitchen has a large island breakfast bar with feature lighting above and three bar stools making it the perfect place to chillout over breakfast or elevenses or perhaps check in with the outside world on a laptop as power points are built in at the ready. Light floods in via a Fakro roof light, and there’s a comprehensive tally of equipment here; 5 burner hob with extractor, integrated microwave and oven, integrated fridge/ freezer, and a full-sized 18-bottle wine cooler tucked within the island. Beyond that, there’s still quite a bit of storage, so this would definitely suit buyers wanting to spend a lot of time in their lodge. The washer/dryer can be found in the utility room, where there’s also a handy sink and hanging space. The front elevation has two sets of French doors, so this is a model that will suit a fairly extensive decking, perhaps with outdoor furniture and a barbeque, or maybe a hot tub.

BEDROOMS AND BATHROOMS

There’s a large bathroom with Jack and Jill access to the second bedroom, so it also acts as the main suite, creating two master suites effectively. Here there’s a King-sized bed, feature panelled headboard, 64

and hidden elements are tucked away behind the sliding wardrobe in the form of a walk-in wardrobe and the entrance to the bathroom. The other master bedroom is also wonderfully striking, with a feature wall creating a divider and open plan walk-in wardrobe and dressing area beyond. On the bed-facing side of the feature wall, the inset fire and raised TV will be perfect for cosy nights in. There’s even a Juliet balcony here so you’ll be in tune with the elements and can take in the morning air from the comfort of your own bedroom! There’s even space for a plush armchair here, so the overall feel is romantic. Again, this is a kingsized bed, making nights snuggled up watching movies rather appealing.

The Laburnum Lodge is a classy bobby-dazzler, yet designed with park sales in mind, so it’s luxurious and well-designed, but not in a way that would make it completely unaffordable – a balance has been struck thoughtfully by the design team. Yet the visual and practical features and innovative layout totally justify its position as a flagship model. Of many lodges out at the Great Holiday Home Show, this was another standing out for all the right reasons, and we think it is a bit of a gem. For further information:

he magical Greek island of Santorini is undoubtedly a popular summer destination to aspire to. In one most recent World’s Best Awards, readers named Santorini the second-best island in Europe — a list it’s topped for the past five years straight, and the fifth best island in the world. The Aspire Santorini takes inspiration from its namesake isle, characterised by simple and romantic aesthetics, and that Mediterranean feel. Light and 66

warm tones are used throughout the home, as well as the extensive use of natural materials. The Santorini combines boldness, simplicity, and convenience. This luxurious lodge is based on the concept of “less is more”, creating open space, but with a sense of cosiness added through textures and finishes. Out on display at The Great Holiday Home Show in Harrogate, the Santorini was undoubtedly one of the talking points at the show, for good reason!

ACCOMMODATION AND LAYOUT

The Santorini is available in sizes from 40’ x 20’ and upwards, in 2 or 3 bedroomed arrangements and with a choice of exterior cladding and colour options. The lounge is soothing and elegant, yet also architecturally pleasing and dramatic, featuring a dormer with timber beams to enhance natural light and space. A massive and very inviting u-shaped sofa complemented by a feature footstool takes pride of place in the lounge, alongside a stunning marble effect tiled chimney breast and inset electric fire.

Greek design is characterised by pairing shades of blue with white, which the kitchen echoes through an indigo kitchen island and quartz worktop. Contrasting matt white shaker kitchen cupboards with satin brass handles create a clean and minimal look, and we love the pretty dropped pendant lights over the dining area.

That’s an extension of the island, looking out through extensive glazing to the front of the lodge, bringing a whole new meaning to the concept of island views. Equipped with a built-in oven, induction hob with integrated extractor, fridge freezer, washer/dryer, dishwasher, microwave, and wine cooler, this kitchen has everything you could want from your luxury lodge.

EXTERNAL APPEAL

Externally the Santorini teases the space within, with feature windows to both the side and front elevation and feature cladding on the chimney breast to the side rising into a distinctive pitched roof and dormer.

INTERNAL SPECIFICATION AND ENTRANCE

The entrance is via a hall with a built-in bench incorporating storage cupboards and with coat hooks above. The flooring in the living area is a warm wood shade laminate, patterned in the bathrooms, and with deep, warm carpeting in the bedrooms. The ceilings are vaulted with @holidaylivingmag

THE ARTRO Alongside the Santorini Aspire were able to display their Artro lodge at long last, and in the affordable luxury category it carried a huge amount of appeal.

BEDROOMS AND BATHROOMS

The bedrooms are as luxurious as you’d expect from an Aspire lodge, with full width padded headboards and striking, modern slate feature walls. More beautiful lighting puts in an appearance to complete the look, and each bedroom has double, sliding, mirrored wardrobes and ample floor space. They feel uncluttered yet homely with

fitted shaker wood grain furniture throughout. The doubles host king-sized divan beds with memory foam and pocket sprung mattresses, luxury sheets and covers, so these bedrooms not only look amazing, but they’ll feel great too. The en-suite to the master has a walk-in shower with rainfall and handheld fittings, a rounded LED mirror with touch sensor, indigo vanity unit, heated chrome towel rail and LED spotlights, and a feature stone-effect tile wall. This specification is mirrored in the family bathroom, although that has stylish fitted bath with shower over.

In fact, as we walked around the show we asked three sets of potential holiday lodge buyers what their top two favourites were and this was the only lodge they all mentioned.

OUR VERDICT

Aspire have delivered yet another stunning model in the Santorini. It’s instantly captivating visually, inside and out, and when you study it further to look at the practicalities of the design, you really start to appreciate indulgent touches that have been incorporated, many of which are almost invisible as they are designed to blend in seamlessly. Masters of design, Aspire never fail to deliver, and that Mediterranean vibe has been delivered perfectly to make this a stand-out lodge in the marketplace for those looking for a lodge with style, class and wow factor! 68

We would tend to agree that this lodge is memorable as a stand-out all-rounder, and it had although it isn’t designed as a super lodge or with a high-end price tag, the balance of design, build quality and value for money shone through. For further information:

THE RIVENDALE The Rivendale is more of a hybrid model, so it could just as easily be used for leisure as residential, but whichever way, it’s a lodge any owner will want to spend a lot of time in. The styling in the lounge is modern contemporary, with black used cleverly throughout as a third colour, combined with natural wooden hues and a hint of green in the lounge faux chimney colour. The feature fireplace looks tempting there with a totally calm ambience in the lounge. Geometric prints add flair in the window dressings and the snug can be closed off or open, acting as a useful multifunctional room thanks to the built-in sofa bed. Back in the kitchen there’s striking parquet-effect flooring, and tucked away at the back is a useful ‘hidden’ utility room. The master bedroom is huge, with extensive storage space, a dressing area and en-suite shower room.

There’s even a full-sized bath in the family bathroom, so the Arrondale has everything you’d have at home!

THE KINGSDALE The Kingsdale is a twin unit aimed at the park home market, so has a traditional residential park home feel, with comfort and style at the forefront of the design thinking. Highlights include the woodburner style fireplace, an L-shaped lounge diner, stylish galley kitchen with utility area, and a large master with 5ft divan and en-suite bathroom, complete with bath or shower – there’s an option to have either.

SINGLE UNIT LUXURY

THE LANGTON The Langton is another great option for those who like to occasionally close off spaces, with pocket doors from the lounge to kitchen. It’ll also suit those who like a bit of headspace as it features raised ceilings making it feel more spacious than most. Again there’s a lot of luxury built in, with a skylight to the kitchen, a kitchen island, entrance vestibule, French doors and an additional feature window built into that front elevation, letting plenty of light flood in. We love this new colour scheme for 2024, and it’s given the Langton a huge boost – we think it’ll sell really well for 2024 as it this refresh has made it a no-brainer for those looking for a really stylish, quality lodge.

THE KNIGHTSBRIDGE Sitting at the top of Pemberton’s single-unit lodge range, the Kightsbridge has wow factor in abundance, with a wooden-styled cross beam and stunning blue interior colour scheme. In the kitchen light floods in from above to illuminate the workspace and kitchen island, and a large fridge freezer will keep plenty in stock for supper. The master has an en-suite bathroom and further walk-in wardrobe, offering the choice between bath and shower room between both suites. French doors to the front will open it up to decking and a view. This is another stunning lodge, and looking at Pemberton’s overall offering, we can see exactly why they are a popular choice on parks, holding their value well.

THE MARLOW The Marlow is one of Pemberton’s most popular models, and that may be down to the flexibility it gives potential owners, with the option to have a side door on some of the range, and the guest capacity in the three-bedroomed option. It sports a beautiful new colour scheme for 2024, with teal blues bringing it bang up-to-date.

Willerby launches all-electric specification as green game-changer for holiday homes industry

H

oliday homes designer and manufacturer Willerby has developed and launched a pioneering all-electric specification enabling its models to be powered solely by electricity on the majority of UK holiday parks. The Willerby All-E specification is a UK first, as it means all-electric Willerby models will be able to be sited at most holiday parks across the country,

making it a green game-changer for the holiday homes industry. The system was launched at the Great Holiday Home Show, the UK’s biggest outdoor holiday home, which returned this year at a new venue in Harrogate. Developed by Willerby’s in-house technical and product development teams, Willerby All-E is designed to help lead the industry’s green transition from liquid petroleum gas (LPG) to electric energy.

Willerby All-E addresses the significant challenge of switching to cleaner and greener energy when electricity supply to holiday parks is limited, with most pitches capped to a maximum 32A supply. It uses intelligent technology to monitor and optimise electricity usage at all times, to avoid the supply being exceeded. For example, the central heating can draw less power when the oven or hob are in use, then kick back in immediately afterwards.

It is important to say that lodges on this park are for holiday use only and should not be used as your main or sole residence. He is regularly on-site so easily accessible in case needed, and the owners I spoke to were pleased to have found such a lovely spot.

Karen Whitehouse who recently bought a lodge here with her partner John said “We have been here nearly a year and visited the park after seeing the advert. We have been able to make our plot our own to make the most of our outdoor space, and other owners here have done the same. It’s nice to be able to do that and we love having Millies on our doorstep too, it makes it easy for visitors to join us for lunch.”

The location offers the best of both worlds in terms of being quiet and secluded whilst also in such a central UK location that it’s in easy striking distance of many diverse days out. In fact, as you approach the entrance to the park you can see for miles as the landscape undulates in front of you – it’s in a really commanding position. We visited it recently on a lovely, sunny day and were struck by those views and how lovely the location actually is. This is a dog-friendly park with some great walks directly from the park to take them on, and while it’s an adults-only park, grandchildren are also welcome to visit for the day. Owner Bill Finney has been in the industry for over 50 years and says;

“It’s a great spot we are proud of and our guests already tended to come back time and time again, so we know how much they enjoyed it here. It was a natural progression for us to open up an area of the park for those wishing to visit more regularly to buy their own luxury lodge here. They’ve sold really quickly, and once one lodge owner buys, we’ve found the next going to a friend or relation, so that shows how much they all love it here. We see that as a wonderful endorsement for the park.” The park is actually located within a working equestrian farm, so if you love the sight of horses then you’ll be in luck – this is Leicestershire at its finest and most authentic, a place where you can really connect with the countryside and nature.

ON YOUR DOORSTEP

The pa ark has on-site security and CCTV,, a reception area and inform mation desk, and it also has its own cafe and farm shop - Millie’s Cafe & Farm Shop – selling locally sourcced Leicestershire farm produce including quality meats, freshly baked bread, free range eggss and many other basic items and tempting treats to enjoy from the comfort of your lodge. That’s a real plus for those who enjoy fresh, coun ntry fare packed with flavour and goodness, and of course it’s

Lodge owners here say that it’s useful to host guests and visitors too, who can catch up over a mid-morning treat, lunch or afternoon tea at Millies while here. Owner Millie Hall’s grandparents formerly owned the farm, and her Mum grew up here, so when Bill was looking for a proprietor of the Farm Shop element, it was the perfect opportunity for Millie, then 18, to launch her own enterprise, and very successful it has been, too!

IN THE AREA

Within a mile of the park, you’ll be able to enjoy fishing, horse riding, golf, boating, and some great restaurants, cafés and bars. There are four dining

options in Barrow Upon Soar alone, and you can also find a good fish and chip shop, supermarket, newsagent and railway station there. If you are a railway enthusiast then a trip to the Great Central Railway is a must, and it’s the only place in the world where you can see two steam engines pass each other. Bradgate Park is also nearby, with 830 acres of parkland to explore, where red deer and fallow deer roam freely. Climb up to Old John (Prospect Tower) and you’re guaranteed excellent views across the county. Local tourist attractions include the King Richard III Visitor

Centre, the National Space Centre, Charnwood Museum, Whatton House, Kirby Hall, Tropical Birdland, Grace Deau Priory, Elvaston Castle, Hill Hole Nature reserve, Rutland Water, Staunton Harold Reservoir, Ashby De la Zouch Castle and, of course, Nottingham with all its attractions and shopping opportunities. stablished in 2017 by Tracy Dallow, Dress Pack Solutions has been providing highquality display packs and dressing services to the UK’s leading lodge manufacturers and holiday parks. Their service is designed to maximise the desirability and sale price of the home or lodge they are dressing, either as show models at events or as show homes on parks, and they do a brilliant job of it! They dressed several homes at the World of Park & Leisure Homes Show and The Great Holiday Home Show, in 2023, and it’s fair to say that we could tell which ones had the benefit of their special touch as the dressing really helped them to stand out from a design perspective. HOW YOU CAN USE A HOLIDAY HOME

t

he issue of holiday caravans being used as a main home is not new and a question we are often asked at Holiday Living is ‘can I live in one?’ Just because a holiday home is built to residential standards, that doesn’t mean you can live in one, because the key is that it depends on the park’s licence. Holiday parks are licensed by the Local Authority for holiday and recreational use. To live permanently in a holiday caravan/lodge could have serious consequences, including the risk of being required to leave the park. Holiday park operators also risk enforcement action and penalties from local authorities. When owners are found living on a holiday park, local authorities may take enforcement action against the park if there are persistent breaches of planning, or if the conditions they imposed in the park’s site are routinely ignored. The park will also take action to remedy the situation (e.g. by termination of the holiday home owner’s licence agreement) because it risks losing its site licence if it doesn’t comply with site licence conditions. So, if you are thinking of buying a holiday caravan, make sure you are clear how and when you can use it. What about running a business from my holiday home/lodge? This is not permitted. If you are on holiday in your holiday home, then by definition you are not at work. If you were to run a business from your holiday home then that would be a breach of the agreement with the park and could indicate that the home is being used for non-holiday or non-recreational purposes. course, people may need to engage in business communications even when on holiday but this would be for short periods only during a holiday break. What about spending consecutive month sin the unit? Any plans to use your holiday home for long term stays should be discussed with the park owner/manager before you make the purchase. Many holiday park rules stipulate a maximum period when the home can be occupied e.g. no longer than 60 consecutive days. This may be dictated by the local authority

site licence conditions that govern the operation of the holiday park and/or the agreement you sign with the park. I have been told that second homes are required to pay Council Tax. Does this apply to holiday homes/ holiday lodges, and should I register with the local council, particularly if I need help with paying pitch fees? Owners of holiday homes pay a contribution towards the business rates of the holiday park and are therefore not required to pay Council Tax. Payment of Council Tax or the receipt of housing benefit to help with pitch fees would suggest that

the holiday home is being used as a permanent main residence rather than as a holiday home and this would be in breach of your agreement. I have seen advertisements encouraging me to downsize to buy a holiday home. Does this mean I can sell my house and use the caravan holiday home/ holiday lodge instead? Downsizing is an option you may choose to free up some capital to purchase the holiday home, but it still requires you to maintain a main residence (i.e. you can downsize your existing property to a smaller/cheaper one and use the cash this releases to help fund a holiday home but the requirement to have a main residence still applies). My main residence is outside of the UK and want to own a holiday home/ lodge in the UK. Can my home overseas be considered as my main residence? Yes – but it needs to be clear that the residence abroad is your main residence, (i.e. not a holiday let/rental). That will depend on whether you own it, how much time you spend in it and how much time you spend in your holiday home here in the UK. You must provide documents to the holiday park to show evidence of ownership/the right to occupy it as your main residence.

Picking the right insurance policy Compass tells us how!

TYPES OF CLAIMS

W

hen it comes to choosing insurance for your lodge, getting the balance between the right cover and a competitive price is always a challenge. On one hand you want to make sure that the policy gives you the cover and protection you need, on the other you want to make sure you’re not paying over the odds. While it can be tempting to opt for a cheaper product or save a few pounds on your premium, this can often be a mistake and lead to problems when it comes to a claim. Conversely there are some products and providers that are expensive but don’t necessarily offer better cover or protection. At this stage it’s important to stress this isn’t a sales pitch, at Compass we pride ourselves on the level of cover our @holidaylivingmag

product offers and our services, as well as being competitive on price for those risks, we want to insure. However, we’re not the only good insurer out there and what’s most important to us is that a customer makes a decision about who to insure with after having all the information they need. If our cover meets your requirements, then we’ll be delighted to have you as a customer! But if one of our competitors satisfy your needs more, then it is important to us that you have found the most suitable cover for you. So how do you get the balance right, what are the important things to include and exclude, and what factors will bring your premium down? Before we do that, let’s look at the most common types of claims and losses on Lodge Insurance and the instances that insurers worry about.

Whether it’s a holiday caravan, park home or lodge the types of claims are very similar, the most common losses are: Storm and Flood: Wind and water don’t mix well with lodges and previous storms in the UK have caused lots of claims and losses ranging from the impact of falling trees and flying branches to lodges and caravans being washed away by flood water. Accidental Damage: Accidents happen, whether it’s something being dropped or broken inside the lodge or damage to the exterior these claims mostly don’t involve a third party. Theft: Whether it’s smaller items such as contents or sometimes larger items like BBQs or outside furniture, these claims can come thick and fast if certain locations are targeted. Vermin: Not all insurers cover this, but for those that do there is a good reason as we do see a fair number of claims. In winter particular and the colder months, a nice warm lodge or caravan is an inviting place for vermin to nest.

YOU GET WHAT YOU PAY FOR

With insurance, the old adage of ‘you get what you pay for’ often holds true. While price isn’t always a measure of quality, if something appears too good to be true, it often can be. The first thing to make sure you have is the right basis of cover, New for Old or Market Value. New for Old does what it says on the tin and provides a brand-new replacement or equivalent new model in the event of a total loss. Market Value is sometimes preferred for older models and the premiums tend to be cheaper. In the event of the caravan being written off we would pay the market value at that time. We know owners love their caravans so making the right choice here is important to avoid disappointment when claiming. New for Old and Market Value isn’t applied solely to a total loss as a basis of settling claims, it applies to all claims however big or small. For example, a skylight has been damaged by storm on a 20-year-old caravan and needs replacing at a cost of £300, a Market Value policy would attract a deduction for depreciation less any policy excess. However, if insured on a New for Old

Of course, the devil is in the detail. For example: • Most park license agreements require £5m limit of indemnity on Public Liability and not all products offer this. Check that the level your policy offers is adequate for your needs.

basis, the claim would be settled at the full £300 less any excess. While it is often cheaper to insure on a Market Value basis, remember that any claim payment is likely to be reduced for wear and tear, and in the event of a total loss you won’t automatically get the full sum insured. So, paying that extra premium for New for Old cover can often be worth it. The same goes for your sum insured. This needs to be adequate to avoid any underinsurance (which is where the amount you’re insured for is not adequate to cover the cost of a replacement or accurate based on the cost of your Lodge on your park and pitch). It can be tempting to insure for a lower amount to save money on your premium, but this is very much a false economy as in the event of a claim any payment (regardless of how big or small) will be reduced accordingly. For example, if you insure on a New for Old basis for £125,000 and the true cost of a brand-new replacement is £150,000 then you’re underinsured by £25,000 (or 20%). So, a claim for damage that costs £5,000 to repair would result in a payment of £4,000 based on the

This is always worth checking, in particular if there is a mixture of holiday and residential. • While most products give flood and storm cover, many exclude certain circumstances such as where contents or items are left outside, or there are outbuildings such as storage boxes. • Some products require a minimum level of security to be in place for theft cover to be valid. Without this there will be elements of your cover that are excluded, and a claim may not be paid.

level of underinsurance, leaving you to find the difference of £1,000. While we’re on the subject of sums insured, we should mention policies that give ‘blanket’ cover up to a certain amount. While they do offer a certain amount of security in terms of not having to estimate your sum insured you are still only insured for the amount it would cost to repair or replace, not necessarily the maximum amount of cover advertised. If you’re comparing this type of policy with one where you need to specify a sum insured, then don’t assume you have the full amount and make sure you’re entering the replacement cost in the policy you’re comparing with.

• Once your Lodge reaches a certain age then your cover may revert to Market Value as standard, even if you took the policy out on a New for Old basis. This should be made clear to you at the point to purchase or renew the policy. • If you leave your lodge unattended or unoccupied for a certain period of time this can lead to some parts of the cover being excluded, for example, any items left out in the open, i.e. decking furniture. All policies also contain conditions which must be complied with in order for cover to be effective, for example: • Your lodge must be kept in a good state of repair and well maintained,

Claims For most insurers having a number of years ‘claims free’ will result in a healthy discount on premiums. Conversely having a poor claims record will result in higher premiums.

REDUCING YOUR PREMIUM

So how can you bring your premium down, and what factors make the most difference? There are lots of things that can result in your premium changing and the list below is by no means exhaustive but is some of the more influential ones.

Negotiate Most insurers that have online options will also have a number you can call, speaking to someone about your lodge, explaining your needs in detail can often enable some reduction in the premium as there is only so much an online system can do in terms of pricing your policy. A human being can apply some discretionary discount as well! It is also important to compare alternatives for your insurance cover, if you’ve been with your insurer for a few years and not had a claim there may be better cover offering better value somewhere else. Liniar set to double in size with ambitious growth plans

Group Managing Director Martin Thurley confirmed that work has already commenced on the site to build a new 350,000 ft² warehouse and manufacturing facility.
