project overview Modernaire is a design for a contemporary multi-family residence in San Diego, CA. The emphasis of design is on the second floor podium which sits over the parking garage and serves as first level and main connection between the apartment units. The project also addressed slope retention along the perimeter and biorentention zones.

project overview
The 950 East 3rd St. development is a 5.6 acre site located in the Arts District of Los Angeles near downtown and directly adjacent to the Southern California Institute of Architecture. This low-rise mixed-use development will provide 472 apartments set above 21,000 square feet of retail space and will comprise of 5 separate buildings. Most of the site will sit over a subterranean parking garage making almost all of the landscape design for this project on podium structure. The majority of the landscape design is split into two levels, the public accessible landscape and main paseo at grade level, which provides access throughout the site, and the residential plaza up on the second level, serving as the main residential floor and providing multi-use common spaces for residents.

design development Drawing influences from its context in what was once originally an industrial center of L.A., the project incorporates INDUSTRIAL ELEMENTS in the finishes and accents of both the architecture and landscape while infusing an ARTISTIC AESTHETIC and design representative of the Arts District. Several pavers and PAVER BANDS are used extensively throughout the project to break up monotony and visually designate spaces and paths of travel. SCULPTURAL concrete benches used at the central plaza of the site add function and artistic whimsy. The challenge of softening architecture on a landscape mostly constructed over the structural slab of an underground parking garage is addressed through the use of deep concrete planters placed on the podium landscape. Many of the planters vary in GEOMETRIC FORMS to aesthetically respond to the conditions and social flow of each space. Corten steel is also used extensively on many of the site’s planters to add to the industrial aesthetic of the design.

residential plaza deck
The residential plaza deck located on the second level of the main building is exclusively the residences’ main environment for outdoor recreation. The plaza provides a two-story indoor recreation center in addition to many outdoor features, social zones, and amenities to foster a lively community. A prominent landscape feature is the multi-purpose synthetic lawn with a bocce court integrated into the design for field-related activities. The deck also provides several lounge spaces with outdoor lounge furnishings as well as barbecue counters, a bar counter, tables, fire pits, and a fireplace. The plaza also features a separate raised pool and spa deck with more lounge furnishings, cabanas, and fire pits.

Design modifications The original project design saw several changes and modifications prior to the first city submittal. The following numbers correspond to spaces on the plan that were designed and revised by myself with the intention of enhancing the users’ experience: 1 SYNTHETIC TURF LAWN: the original layout was an open field with no additional features. The client requested the addition of a bocce court. In addition to the court, deep concrete planters were added to frame and divide the field into separate usable spaces and establish trees to provide much needed shade. 2 LOUNGES: most of lounge spaces changed in layout due to architectural modifications requiring changes to the landscape design. The barbecue counters changed and moved to accommodate those changes in addition to adding an additional bar counter and fire pit. Attention was given to how the users could interact in these spaces and move through each space efficiently. 3 TREE GROVE: the tree grove was a late feature added to what was previously an ADA ramp removed by the architect. The space serves as an extension of the recreation center’s outdoor seating area and uses tall concrete planters with trees to provide shade and green relief on the plaza deck. The planters also reflect the geometric forms used throughout the landscape and architecture and help create niches for smaller gatherings. 9

The design of the plan was complete when I began work on the project, but I was still involved in several design changes and additions, small and large. I worked under the project manager taking the plan into the construction document phase. project description This project is a contemporary mixed-use residential development in Northridge, CA comprising of two adjacent buildings each with heavy design emphasis at the podium/residential levels. The project integrates a wide variety of design elements to create a unique and rich social environment for residents of each building. The project also makes use of roof deck spaces for additional social retreats. The project required me to design many of its features at the construction detail level including barbecues, fire pits, overhead structures, and other specialty features. Several spaces at the podium level were redesigned by me, including one of the two roof decks.

design development The roof deck design invites outdoor T.V. viewing and other social functions at the synthetic lawn, or sun lounging and retreat at the bamboo-sheltered sun deck. The roof deck went through various concept designs each testing various layouts, features, and design styles before settling on a combination of the concepts. One critical design aspect required satisfying Los Angeles County fire code regulations that limit usable roof deck spaces to 750 sq. ft. to limit user capacity in case of a fire. The roof deck space is approximately 1,940 sq. ft. To meet the requirement, the roof deck was split into two separate spaces each less than 750 sq. ft., the T.V. lounge and the sun lounge. The rest of the space is filled up with vegetation. Long drought tolerant grasses make up the majority of the planting to create a meadow-like effect. Golden bamboo is used in concrete planters to screen walls, and a large concrete planter holds a large specimen tree next to the lawn for visual impact and shade. Additional design elements include a T.V. wall, gabion wall seating, a bar counter and stools, chaise lounges, and free-standing hammocks. 16

SMITH RESIDENCE pismo beach, CA
job description The Smith Residence project located in Pismo Beach, CA called for a complete redesign of all the surrounding landscape. The clients requested the elimination of the thirsty lawn, a more inviting and spacious entry, areas for outdoor entertaining, a putting green, and a more exciting but drought-tolerant plant palette. The project also required extensive slope retention around the perimeter. The final product was a design with a contemporary flair to complement the modern interior of the house and a dramatic landscape of rolling topography and boulders with an eclectic mediterranean plant palette of various succulents, perennials, and shrubs to create a dynamic and vibrant contrast to the earth tones of the house.

dramatic entry: from concept to creation The original entry was small, visually hidden by shrubs, and tucked tightly against the house. The slope leading up to the entry inspired a more dramatic and grand entry. I used large landings rather than traditional steps to create spaciousness and prominence, as well as sculptural succulents for visual flair and dynamism.

eclectic mediterranean plant design
Drought-tolerance and low-maintenance are frequent goals in most of my designs. The California climate also allows me to design with a broad range of beautiful Mediterranean plants ranging from all categories of succulents, perennials, shrubs, etc. for vibrant, unique, and dramatic landscapes.

published project This project was featured in TOLOSA PRESS in an article on “garden synergy.” The article commends the successful collaboration of all contributors to the design including the client, an architect, the contractors, carpenters, horticulturists, and designers.
job description The clients of this San Luis Obispo project envisioned a new backyard with a social gathering space, a fire pit, a deck built around their above-ground hot tub for access, and maximum lawn space possible. The client is an architect who provided her own idea in a plan but requested our firm’s help. The challenge the project presented was fitting all requested elements and features into a small back yard while maintaining as much lawn space possible for the children. The solutions I suggested were to sink the hot tub below grade in order to build a shorter deck at seating level and extend a bench from the deck so as to enjoy the fire pit from anywhere around the patio. This made access to the hot tub easier, created room for a 6-person table on the patio, and maximized lawn space. 25

The project began with the client’s own version of the plan that established all the desired features. My first version of the plan created a layout that gave designated space to each social zone. The small scale of the project allowed for quicker innovation and exploration of multiple design variations until a final design was settled on. The final design combines the hot tub, fireplace nook, and dining area as one integrated social space for total space efficiency.

MOXIE CAFE santa maria, CA
job description
CONCEPT PLAN:

The client of this commerical project chose this warehouse in an industrial part of Santa Maria to transform into his own cafe. The pre-existing mundane commercial landscape required an update that eliminated the lawn and created a unique character for the cafe. The proposed design was an industrial-themed landscape inspired by the renovated building’s Corten steel facade and its industrial location. The final installation underwent a few changes due to being installed by a different company, but they honored the plan closely, maintaining much of the layout, industrial elements, and plant palette.

a landscape wi th moxie To acheive the desired eclectic and almost eccentric, industrial-inspired look, metal well planters embedded in the landscape became a reoccuring theme. The wells came in various diameters and stand out against an undulating landscape of boulders and rocks planted with a mix of striking succulents and bold perrenials.

job description The clients of this Morro Bay residence desired a dramatic and eclectic landscape of colorful succulents, proteas, and other Mediterranean plants amongst berms, flagstone paths and patios, and large boulders. The final installation replaced most of the flagstone with gravel due to budget constraints but emerged dramatic nonetheless.

job description The clients had eclectic artistic tastes as was evident in the interior of their house. Unfortunately the exterior was a weedy disaster and eyesore. The clients requested an exposed aggregate entry path and a patio where the existing driveway was. The existing grade sloped toward the house requiring steps leading to down to the entry, retaining walls around the patio, and drainage against the house. The path and retaining walls were designed with curves for visual interest. Many rock and pebble niches with small succulents were created for small detailed points of interest.

project description Landscape architecture’s physical manifestation of non-tangible, theoretical, and concept-driven ideas and elements facinates me. My Senior Capstone Project incorporates my love of Electronic Dance Music (EDM) by embodying the rhythmic, energetic, emotional, and spiritual qualities of the genres of EDM within the structure of a Las Vegas entertainment resort and its landscapes. In creating an EDM-inspired landscape I am catalyzing the growth of EDM as it explodes into American culture and sharing my passion and love of music.

The chosen site is comprised of two adjacent parcels of land on the less aesthetic and less prosperous North end of the Strip (Las Vegas Boulevard.). The parcels, owned by Boyd Gaming Corporation, are the remnants of demolished hotels and failed construction, sitting as eyesores waiting to be developed.

musical exploration Music as abstract inspiration of form and structure dominates this project. The overall design of the resort is inspired by three genres under the Electronic Dance Music umbrella. Many genres and subgenres have emerged and evolved in EDM so the three selected were chosen for being among the most popular and distinct. The EDM genres of HOUSE, DUBSTEP, and TRANCE inspire this resort. Each genre maintains a different beat, form, and structure as well as evoking different emotional responses. To physically represent music I took a synesthetic approach in interpreting musical sounds into forms and colors. I created two abstract representations based on my interpretation of each genre. LINEWORK DRAWINGS are abstracted from the genres’ structural formulas and rhythms to inspire landscape FORMS and PATTERNS. COLOR RENDERINGS are abstracted from the “feel” of the genres and give inspiration to colors and AMBIANCE in the landscape.

Evolution is fundamental to the development of my designs and to my skills as a Landscape Architect. I have found that pushing past initial design solutions while creating and questioning alternatives yields the best and most satifying results. Prior to the conceptual diagramming of this project I created a DESIGN MATRIX (top) that lists all the program elementsto be included in the resort design in order to examine and rate compatibility or potential conflict. Many concept diagrams were created proposing different layouts, and three evolved as the leading vision for the final design.

Two schematic design alternatives extrapolated from concept diagrams show finer details included in the design matrix. Each schematic provided positives and negatives that encouraged the creation of one final schematic. The final schematic incorporates the best features of the previous versions while also drawing from the musical themes and abstracts.

dynamic music inspiring dynamic blends of landscape & architecture Drawing upon the rhythm and energy of Electronic Dance Music, the resort design replicates progressive build-ups, explosive climaxes, and harmonious blends in the integration of dynamic architecture and exciting landscapes. The design blurs the boundaries between architecture and landscape by inviting visitors to scale the buildings from the ground up. The landscape rises to rooftop levels in a sky-scraping park, making use of otherwise bland and heat-absorbing space.

Congruent with EDM festivals around the world, AMP Stadium recreates the adventure and excitement of a large-scale event. Through the music, the stadium overwhelms the senses through light, color, textures and materials. Visitors within the stadium ascend the posterior land ramps for a better perspective of the spectacle below or they join the festivities of the indoor nightclubs. People outside the stadium ascend to the rooftop park and catch a view of the festivities within.

explosive music, explosive landmarks: syncopation plaza Taking its cue EDM’s DUBSTEP genre, Syncopation Plaza serves as the central node connecting the northern and southern sections of the resort. SYNCOPATION refers to the unexpected disruption of the flow, rhythm, and harmony of music, a key quality Dubstep. DISSONANCE, the opposite of harmonious sounds and stability, is another key Dubstep element represented through its harsh, explosive synthetic sounds. These elements inspire an UNPREDICTABLE LANDSCAPE of sharp angles, explosive forms, and dramatic elements. Abstracted from Dubstep’s BASS INTENSIVE qualities, the landscape seems to break and shift from its earth-shaking sounds.
i-beam monument:

The central I-Beam Monument serves as a RESORT LANDMARK. It is composed of salvaged i-beams from the demolition of the previous resort. The monument is modeled after the implosion of demolished Las Vegas resorts. Its MEANING incorporates both the dynamic nature of Dubstep and the unpredictably short lifespan of the previous structures.

Salvaged concrete pieces from the demolition are placed in gabion cages to create a rough, industrial effect to mimic the nature of the music. Red LED lights run along the walls from within the gabion cage to enhance the atmospheric.

entrancing rhythms, entrancing landscapes: southeast resort corner Inspired by the EDM genre of TRANCE, the southeast corner of the resort sits at a busy intersection on Las Vegas Blvd. and necessitates an iconic presence displaying the uniqueness of the resort. EMOTIONAL AMBIANCE, formulaic, repetitive, fast flowing rhythms define Trance. The music escalates through a SEAMLESS PROGRESSION of beats and is often accompanied by SOOTHING female vocals. The elements of Trance call to mind an open, FLOWING LANDSCAPE, repetitive and minimalist in design and gently ambient in nature.
resort entrance: the frequency tower The entry point to the resort, this corneris home to the Frequency Tower, a gently twisting building holding high-end condos and suites. A stretch of dark polished concrete banded with strips of LEDS and bordered by gently pulsing bollard lights brings visitors in from the street. Water cascades from the overhang into slag glass catch basins to welcome visitors with the soothing sound of water.

project description INTERDISCIPLINARY COLLABORATION with an Architecture student was a primary component throughout this project, including the conceptual and schematic phases. The final product included a full set of CONSTRUCTION DOCUMENTS. The project was the creation of a botique hotel for traveling bicyclists that captures the the rustic charm and old romantic character of the city of Guadalupe, CA.

The design implements a PHYTOREMEDIATION RIPARIAN SYSTEM to cleanse water before it enters the marsh; LOW-IMPACT DESIGN practices to reduce runoff; habitat restoration; community connectivity; and environmental recreation.
