Design Firm: ZGF Architects
Client: National Institutes of Health
Location: Bethesda, Maryland
Construction Completed in 2022
ZGF, in association with Hensel Phelps, programmed and designed the National Institute on Aging (NIA) Center for Alzheimer’s and Related Dementias facility. Located on the National Institutes of Health (NIH)’s Bethesda campus, the 24,000 SF modular facility will bring together leading scientists from both within the intramural and extramural research of Alzheimer Disease and Related Dementias. The state-of-the-art research facility will house 130 scientists, visiting researchers, and administrative sta , supporting the NIA’s mission to understand and discover e ective treatments and preventatives for Alzheimer’s and related dementias. The prefabricated, modular facility will include BSL2 laboratories, support areas, a breakroom, breakout areas, huddle spaces, conference rooms, and both open and enclosed o ce spaces. The building is designed to encourage interaction, collaboration, and communication between researchers in the understanding of aging. Utility, electrical and CIT support spaces will provide an e cient layout of all the equipment necessary to run the modular facility.

08 ONE UCITY + ONE UCITY SQUARE
Design Firm: ZGF Architects
Client: Wexford Science and Technology
Location: Philadelphia, Pennsylvania
Completed 2022
For more than ten years, ZGF has been collaborating with Wexford Science + Technology and the University City Science Center on the revitalization of the Market Street corridor in West Philadelphia. The Science Center, a non-profit organization dedicated to innovation, entrepreneurship, and technology commercialization, is part of a mixed-use campus along Market Street. Located between Drexel University, the University of Pennsylvania, and Penn Presbyterian Medical Center, uCity Square provides a space of intersection between research, development, and industry. While providing a home from which established institutions can grow, uCity Square also fosters a mixed-use environment for local entrepreneurship and innovation at a variety of scales.
Over the next decade, uCity Square will grow to include an additional 4,000,000 SF of laboratory, o ce, retail, residential, and shared public space—growing the innovation district to a total of 6,500,000 SF spanning 11 city blocks. ZGF was an integral part of the uCity Square master planning team, leading the massing, programming, and conceptual design for over 1,000,000 SF of commercial, o ce, and laboratory space. ZGF has also designed and constructed 3711 Science Center, 3737 Science Center, and 3675 Market Street, and is currently designing One uCity, all located within uCity Square.

ALEXADRIA REAL ESTATE EQUITIES
LIC CAMPUS
Design Firm: ZGF Architects
Client: Alexandria Real Estate Equities
Location: Long Island CIty, Queens, New York CIty
On Hold as of 2022
The Bindery Building and 47-50 30th Street will connect to form a unified campus, integrating state-of-the-art laboratories, o ce space, public plazas, retail, and amenities. 47-50 30th Street is located on a uniquely curved site bordering now-defunct railroad tracks owned by the Long Island Railroad. ZGF was challenged to establish a highly e cient floor plan within this unconventionally shaped site. The resulting design solution functions as two interconnected buildings surrounded by a landscaped public plaza that links 47-50 30th Street with the Bindery Building. On the north end of the site, the building will be programmed specifically for larger tenants with open, flexible laboratories. On the south end of the site, the building’s floor plates will splay away from one another, breaking down into smaller components that can be easily segmented into multi-tenant spaces.
The rhythm of the floor plates also results in a series of landscaped terraces, which will function as outdoor lounges and event spaces. Amenities, such as a ground level restaurant, a shuttle service between Long Island City and the Alexandria Center, a conference center, and fitness facilities, will attract and retain innovative tenants. The materiality of 47-50 30th Street will strive to reflect, but not mimic, the character of the surrounding neighborhood—particularly the Bindery Building. The project is targeting LEED Gold® certification and readiness for the WELL Building Standard.

INDEED STAMFORD, CT HEADQUARTERS
Design Firm: ZGF Architects
Client: Indeed Inc.
Location: Stamford Connecticut
On Hold as of 2021
ZGF is designing the interior environments of Indeed's 424,000 SF co-headquarters workplace project in Stamford, Connecticut. For a year prior to the award of this project, ZGF supported Indeed through pre-planning and feasibility studies as they searched for a home for their new second headquarters. Indeed decided to pursue a long-term lease on a new ground-up, core and shell tower being developed by Empire State Realty Trust in downtown Stamford. The new workspace for 1,800-2,500 employees will also include a large number of amenities – from kitchen, serveries, and co ee bars, to conferencing centers, fitness facilities, and outdoor space. ZGF is also taking an advisory role in the development of the core and shell building, which is being designed by HOK. The team will shape the building's interior environments to provide Indeed with optimal flexibility and functionality.
