MONTHLY HIGHLIGHTS Everything is Awesome! It is official the Australian property market is awesome and now is a great time for home upgraders and investors to act. Across the country the value of our homes and investment properties are going up in value. Meaning there maybe equity that you can access to purchase that next property, car, holiday etc. Interest rates are also low, this means you can borrow more now than you ever could and according to the Reserve Bank Governor we are in a good position. There is no property bubble. However that is no excuse for not doing your research and just buying anything. Did I mention that banks are also falling over themselves in offering discounts on their published interest rates? At Investors Choice Mortgages we are regularly getting variable interest rates with a 4 in front of them for our clients. Meanwhile the new positive reporting on your credit file came into effect on 12th March. At this stage how the lenders will use this information is not completely known. The major change is that now they will be able to see all your on-going credit. Previously, after 5 years any inquiry ‘fell-off’ your credit file. Now lenders will be able to see your limits, balances and your repayment history. In the next 12 months we should see a change in some of the credit scoring policies lenders currently use. Which means that rather than a rigid policy of declining loans for those who for instance may have had 13 enquiries over 5 years, (as we have heard from NAB recently is their policy), an actual assessor will get involved and be able to see the real picture. I can't wait till the banks catch-up with these changes. So watch this space. As you can see in the reports and the magazine articles this month there is a lot of optimism and opportunity. I was asked to contribute to quite a few articles this month. So everything from advising a reader on what to do with her Cairns property and also how a mum can help her daughter to buy her first home in Sydney before she is priced out of the market and I also was asked to review a current property for sale and decide if it was a ‘deal or no-deal’. RP Data Watch this 10 min video – for a quick recap on the state of the market according to the RP Data and Rismark home value index. “Capital city dwelling values post 2.3% jump over the month of March with every capital city recording a month-on-month rise in dwelling values.” With some speculation that interest rate increases may be on the way. Magazine Summaries and Reviews for the Month Money Magazine An extra $25,000 a year would be nice and there a heaps of ideas on how you can do this in the cover story. This month I helped a mother and daughter by sharing some strategies in how they can buy together and structure their finances to reflect the ownership. The magazine is packed with money saving and making ideas from reviews on the best music streaming available to how much pocket money your child should be getting and for what.

Your Investment Property Magazine It seems that many are intrigued by the opportunity to get into property development a property and this month the magazine gives you a step by step guide on how to do just that. One of the best, not to be missed, article this month is “Where to buy”. The market commentators have come together and looked State by State what is happening and where the opportunity is. Combine this with the article on the cheapest, most in demand suburbs and you will quickly be narrowing down where to look for your next purchase.

Australian Property Investor Magazine This month the focus is on where to buy and Residex has provided a list of suburbs that they think have the most potential. Check out the article on how property experts assessed a particular property listing and if they thought the property was a good investment or not. The variety of opinions is interesting. I was asked to provide my thoughts on a particular property in Sydney. I was unfamiliar with the Sydney suburb, and based in another State. As I teach my students you can do 80% of the research online. Armed with comparable sales, predicted growth, population trends, demographic information, google earth, local council growth plans, infrastructure plans you can quickly assess the ‘Deal or No Deal’ of most properties. If the numbers stack up then it is inspection time so don't feel you can't buy interstate it is possible and you maybe missing out on opportunity. In the readers section Q&A section I also discuss the benefits of buying in Brisbane or Sydney for one reader. In fact I even offer an alternative for consideration.

Smart Property Investment Magazine What happens if you lose everything can property help you rebuild your wealth? This month’s cover story looks at 7 investors and their stories. I like these reader stories it is great seeing what others do and how they grow their portfolios. These guys at SPI are awesome they take on a renovation project themselves and take readers through each stage step by step, this month they are preparing to renovate interstate. Renovation is a great strategy for increasing the value and rent for your property and you don't have to be limited to your neighbouring suburbs, it is harder but there are some great tips in this article on how you can deal with that.

The month has also welcomed out newest students into The Ultimate Guide to Renovation. This week we have moved onto to Module 3 and we are now drilling down into how to locate a property in the right street in a suburb. Last week students got busy with their dot map. In the private Facebook page and on the weekly Q&A calls we had lots of discussion on how to use the dot map to find your own hotspot by following the process. Students from around the country have been finding absolute gems for future investment. There has also been some amazing posts in the private Facebook group with the November students sharing the results of their recent renovations with photos and their budgets and their profits! Some great work! Actually the community is amazing, last week one student organised a truck to go and pickup items from a Gray’s Online auction from one of the major bathroom and kitchen suppliers that went into liquidation. Home upgraders, especially in Sydney, are taking the time to act, many worried that if they don't now they will be priced out of the market. Investors are also busy accessing equity from current properties so they can pounce when they see the opportunity arise.
