In last year’s issue, we reported recordbreaking sales, and for the time, they were. Yet so far, the Hamptons has had 87 $10 million+ transactions in the first three quarters of 2021, only six less than the number of sales in the entire year of 2020. As markets stabilize this year, this sales rate indicates a healthily growing Hamptons market as we head into the fourth quarter and 2022. In turn, the Hamptons market has met the 2020 sales volume total in the first three quarters, at $1.6 billion in sales volume year to date.

The second quarter stood out this year the most, carrying 55 percent of the year’s sales volume and 48 percent of the number of sales, marked by a 100 percent increase in number of sales between Q1 to Q2. While market activity in the third quarter slowed down a bit, Q3 2021 nonetheless had 20 percent more transactions than Q3 2020, at 24 trades.

With the rapid migration from the northeast, the massive gains in the $10 million+ South Florida market indicates that it is not slowing down despite the renewed interest this year in northeast markets like the Hamptons and New York City. With 279 $10 million+ transactions and $5.4 billion total sales volume, South Florida retains the most market activity of the three analyzed, though trends in South Florida mirror those of the Hamptons and New York City.

Despite a third quarter dip, the third quarter still outperformed Q3 2020, with a 25 percent increase in quantity and 47 percent increase in sales volume, carried by the increase in sales in the $20-$30 million price range. South Florida sales were split between Palm Beach and Miami-Dade counties, at 116 and 163 trades.

More than any market, the Manhattan $10 million+ recovered tremendously this year from its historic lows of last year, having sold 173 properties in the first three quarters, compared to 137 total for the whole of 2020. The third quarter stands out significantly, with a 193 percent increase in sales volume compared to Q3 2021. Though such

astronomical rates indicate recovery relative to a tough year for the city, the market is also comparable to its prepandemic rates, with sales quantity in the first three quarters meeting 66 percent of all 2019 Manhattan sales. The third quarter rates this year compared to the first two are also

unique in Manhattan, indicating buyers’ increasing favor for the city as the year progresses. Though the other two markets had outsized second quarter sales, the third quarter was behind the second in New York City by only 12 percent, both in quantity and volume, indicating a stabilizing and recovering market throughout the year.

With 237 average days of sunshine every year, South Florida is the U.S.’s yachting mecca. Kicking off 2021 with the highest number of registered recreational boats in the country–ending 2020 with nearly 960,000 vessels–its popularity continues to grow, with $2 billion invested in the region’s robust yachting infrastructure over the last year, according to the Marine Industries Association of South Florida. To date, it can accommodate more mega and giga yachts than any other region, defined as those whose lengths extend beyond 120 feet. The region’s entire marine industry is worth $12 billion, with the Fort Lauderdale Boat Show–the world’s largest in-water boat show– generating $1.3 billion in economic output throughout the state. “Deep water ports and marinas with significant refit capabilities are a big draw for mega yacht owners,” says Benetti Americas’ Country Manager Nick Bischoff. “There is no other place in the world where such vast resources are available to owners and their crews.” “What we’ve seen is that the usage of the boat has tripled,” says Stefano De Vivo, Chief Operating Officer of the Ferretti Group. “Clients who were not used to sailing during both seasons are doing it now.” This is likely due to the rush of new ultra-capable South Florida buyers from colder seasonal climates like New York, indicated by a 25 percent increase in property sales over $10 million. Combined with South Florida’s proximity to the Bahamas and Caribbean, at 50 and 300 miles, respectively, demand for both yacht ownership and charter rose dramatically in the last year. Hannah Wolstenholme, Sales and Charter Broker at Edmiston, tells us that the calendars are filling up earlier than they have historically as people want to be on board longer. “What may have been a 7-day charter in 2019 has now turned into a 10, 14 or 21-day trip.”

Extended periods at sea have been made possible by improved connectivity and design features on board. Sailing for months at a time has become the new norm, but safety remains paramount, says Federico Ferrante, President of Azimut-Benetti U.S.A. “Besides the beautiful weather, Florida is above all safe. Owners can feel completely at ease whether they moor and stay on board, or leave their yachts for refitting and come back after a trip.”

According to The State of Yachting 2021 report, 19 percent of the megayachts (120+ feet) being built this year are destined for U.S. owners. Chris Callahan, Sales and Charter Broker of Moran Yachts, Fort Lauderdale, tells us, “Year-over-year sales have been up tremendously. We expect the trend to continue into 2022 with several deals pending and a number of new construction projects in the pipeline.” These include the 163-foot Mangusta ALISA, 200-foot Hakvoort TOP FIVE II and 464-foot Lürssen NORD, all delivered this past summer. The fall and winter will also see the 242-foot Amels Project SHADOW and 377-foot Lürssen Project ENZO go to their owners. We look forward to seeing them on the pristine waters of South Florida.

IS IT POSSIBLE TO REWIRE OUR B R A I N T H R O U G H M E D I TAT I O N ?

Absolutely. There is a concept in neuroscience called neuroplasticity, which is the brain’s ability to create new synaptic connections every time you learn or experience something new. There is another methodology that we teach called mental rehearsal. Whenever we’ve prepared for something important in our lives, we might have closed our eyes and mentally reviewed what we were going to do in that future scenario. It turns out that when we are truly focused and present, our brain doesn’t know the difference between the real-life experience and the one we are imagining in our mind. The research shows that, if done properly, the brain looks like we’ve already done the task or experienced that future–before it happens. In a very real sense, we are installing new neurological hardware and priming the brain for the event. To perfect this requires practice. We can think of the brain as an artifact of the past–a living record of everything we’ve learned and experienced up to the present moment. With mental rehearsal, the brain is no longer a record of the past, but it becomes a map for the future. So if people are given the proper instructions on how to meditate–and if they are truly present–they can change their brain and body by thinking differently, and there is evidence in our research to support this. That’s because the thought becomes the experience. CAN YOU EXPLAIN THE FOUR TYPES O F M E D I TAT I O N T H AT YO U T E AC H ?

During the seated meditation, we teach people how to slow down their brain waves, get beyond their analytical minds and then reprogram unwanted habits, self-limiting behaviors and subconscious beliefs about themselves or their lives.

Once you’ve practiced the seated meditation, you can progress to both standing and walking meditations. You are then able to practice staying conscious in movement with your eyes open. Through mental rehearsal and repetition, the process of staying conscious becomes a habit. As a result, you can biologically become that person. The lying-down meditation is the last one we teach at our week-long events. We want the body to enter into a light state of sleep, but with the mind still awake. Right at that level, the door between the conscious mind and the subconscious mind opens and many people experience a transcendental moment. It is possible to be defined by a vision of the future instead of the memories of the past. If you can combine a clear intention (that’s a function of the brain) with an elevated emotion (that’s a function of the heart), you can biologically change your brain and body. We will tap the body’s resources to heal by using all of its energy for the imminent threat or danger (real or imagined), and as a consequence, there literally is no energy for growth and repair.

We’ve seen dramatic improvements in people’s health when they overcome those emotional states. Since emotions are a record of the past, when someone overcomes a certain emotional state that they live by every day (which is the result of some past event or trauma), the body believes it’s no longer living in the same environment. Since epigenetics states that the environment signals the gene, overcoming an emotion can change gene expression. I believe that when the memory of the past no longer has the emotional charge, it becomes wisdom. I think that’s the name of the game. The second thing is that by the time we’re in our mid-thirties, we are hardwired with a set of neurological programs that are the result of thinking the same thoughts, making the same choices, doing the same things, creating the same experiences and embracing the same emotions every day. Over time, we go on habitual autopilot and our body is dragging us into the same predictable future based on what we have always done in the past. In a sense, we lose our freewill to a set of automatic programs. In order to change, we have to execute a will that is greater than those subconscious automatic programs. When we can sit in meditation and become conscious of our unconscious thoughts, become aware of how we act or speak and notice

our feelings, it’s very possible that we won’t fall back into the habit of being ourselves in our waking day. Now the programmed mind is no longer running the show, you are. AS A COLLECTIVE, HOW CAN W E U N L I M I T O U R S E LV E S ? I S I T POSSIBLE TO DO IT TOGETHER?

When we live in the survival emotions of fear, anger, pain, competition, or frustration, we become divided because we don’t trust or communicate with each other. Our heart literally beats incoherently and our brain doesn’t work very well either. However, if you can teach people how to open their heart, self-regulate or change their emotional responses and not react in stress (and there’s a science to doing this), something amazing happens. We tend to be less selfish and more selfless. During a live event a few years back, we had a group of 1,000 people in the audience move into an elevated heart-centered emotion. We had them focus on the intention that the lives of the people in a smaller group at the front of the room would be enriched. We measured the responses of the people receiving that intentional energy. What we found is that many of those people in the smaller group go into heart coherence, as shown from their heart monitors, because they were being swept up by a collective energy. The larger group was influencing the emotional states of the smaller group. We can change who we are right now and I believe it will change others.

Dr Joe Dispenza teaches us that nothing changes in our life until we change. Through many years of conducting research and leading live retreats, he has developed a formula for change that includes a consistent meditation practice, leading to brain and heart coherence.

I meditate every morning and take a 45-minute walk from my apartment through the beautiful trees in Central Park to Le Bernardin. This is a luxury that I realized I could not give up. After I briefly put my home on the market, I decided to stay where I am. The idea of luxury can be very subjective, but my views about it have not changed before and after the pandemic. I enjoy spending weekends with my family in the country to recharge and strive to have a well-balanced life inside and outside Le Bernardin. YOU ARE ALSO THE VICE CHAIRMAN O F T H E B O A R D O F C I T Y H A R V E S T. WHERE DO YOU SEE ITS WORK GOING IN THE NEAR FUTURE?

In general, the restaurant industry has always been involved in helping the community in need. Before Covid, City Harvest delivered 69 million meals and, during the crisis, they delivered 130 million–nearly double. The organization has grown tremendously over the past couple years and it is about to move to a new location that will allow them to deliver 300 million meals per year. Despite New York being one of the world’s wealthiest cities, the demand for people in need is very high. City Harvest and similar organizations are making sure they are not forgotten.

Very often in the United States, trends are created by the media. Though I find that people in France are not as influenced, I do see trends on both sides of the Atlantic. Some are short lived and some may last a very long time. A prominent trend common in both countries at the moment is maintaining sustainability, focusing on the well-being of the planet and animals, and prioritizing our health. I believe it is just the beginning of this trend.

It is our responsibility to use sustainable practices in our day to day operations, some of which are to source from day boats. We do not source any species that are in danger, but serve 99 percent wild-caught fish.

For Chef Eric Ripert, becoming a New Yorker also means connecting with the community to assist those who are in need and he is grateful to be part of such a large community of chefs who are helping to make a difference.

I’d like to see women in important positions. The workplace should allow them to balance career and family, instead of having to choose just one. In this respect, there is much to be desired in Italy, but what we have been able to see is that hybrid working can be productive and results are not limited to the number of hours spent at the office. W H AT W O U L D YO U T E L L YO U N G PEOPLE WHO WANT TO GET INTO THE LUXURY FURNITURE INDUSTRY?

They need to have a great passion for quality. It is what transcends time and distinguishes Italian-made furniture. Hard work is also important. It is something that my father taught me, but you also have to have the ability to innovate. As one of the handful of companies that guarantee a complete production cycle, we have more and more sustainable initiatives, including completely biodegradable filling material and a new fabric that is made of 100 percent recycled polyethylene terephthalate (PET).

In recent years, the fashion industry has reckoned with its environmental impact, and this season, several brands are addressing it head on. Kering, the luxury group that owns Gucci, Saint Laurent, Bottega Veneta, Balenciaga and others, is going completely fur free, starting with Fall 2022 collections. Gucci released their Demetra fabric this year, named after Demeter, the Greek goddess of agriculture and harvest. It is a vegan leather-like “luxury material for an evolving world.” Made of viscose, wood pulp, biobased polyurethane and other compounds, creating the material greatly reduces pollution compared to traditional

An Alba white truffle is the second most expensive thing you can eat, after gold leaf. Its Latin name, Tuber Magnatum Pico, means “truffle of the powerful”, coined by Vittorio Pico in 1788. In Italian, it is also sometimes called the diamond of the kitchen (“il diamante della cucina”) or white gold (“oro bianco”).

Truffles grow only in natural conditions and cannot be cultivated like agricultural products. The Alba white truffle, which thrives in Piedmont, Italy, is prized for its aroma and can only be “hunted” between September 21 to January 31 every year, protected by the Italian law. Its growth begins after late summer rain and starts forming at the roots of host trees, which are usually oaks or poplars not far from a water source. In an extremely delicate symbiosis, they exchange water and minerals, keeping an optimal level of moisture and nutrients in the soil that the surrounding fauna and flora depend on. The formation of this gourmet item attests to Nature’s ability to reset itself. “Truffles depend on and contribute to biodiversity, which ultimately benefits flora and fauna in the entire region,” says Carlo, a local trufflle hunter. The only way to find mature truffles is through smell. Formed a few inches underground,

the white truffle’s aroma attracts animals, which dig out the delicacy, releasing and spreading the spores to different parts of the forest. Since antiquity, truffle hunters and their expertly trained dogs have practiced the same search and dig process (“cerca e cavatura”), most often through forests in the middle of the night. The tradition is so revered that Antonio Degiacomi, President of the National Truffle Study Center, applied to UNESCO “with the objective of having truffle hunting listed as an Intangible Cultural Heritage.” Gas chromatography reveals the secret behind the allure of the white truffle: its scent, which can be attributed to the presence of bismethane, dimethyl sulphide and other compounds. Their presence is just a few parts per million in the truffle itself, demonstrating the strength and potency of our own olfactory capabilities. Being 80 percent water, white truffles have to be consumed fresh, preferably within 10 days of harvest. Due to their short shelf life, they are best enjoyed at local restaurants. In Piedmont alone, there are 46 Michelin-starred restaurants and chefs that can be credited for the global appeal of the white truffle. What was once enjoyed only by locals has since become an international export.

1.5 oz marbled piedmontese fassona beef, tenderloin or top round, or any other locally-sourced lean beef, sliced thinly for carpaccio style 4 stalks fresh celery, trimmed and thinly sliced 3 heads endive lettuce, leaves separated 1/4 cup hazelnuts Cilantro, for garnish

Bagna Cauda Sauce: 1/4 cup extra virgin olive oil 6 cloves garlic, peeled and sliced tissue-thin 2-ounce can of anchovy fillets, drained. Salt to taste Truffle Oil: 1/2 cup extra virgin olive oil 2 tbsp white truffle or 1 tbsp black truffle

INSTRUCTIONS

Begin with the Bagna Cauda sauce. Combine oil and garlic in a saucepan on lowest heat for 15 minutes, without letting the mixture smoke. While oil is heating, chop anchovies into small pieces. After the 15 minutes, add the chopped anchovies, stirring until they dissolve. Remove from heat and mix Bagna Cauda sauce with carved piedmontese fassona beef slices in a bowl. Separately, prepare fresh truffle oil. Heat oil over lowest possible heat. Meanwhile, grind truffles in a food processor. Once oil reaches 130 degrees, turn heat off and add ground truffles, allowing to steep for 30 minutes. Plate endive first, then top with beef and celery. Drizzle truffle oil across plate. Top with shaved truffle slices, hazelnuts and cilantro, to taste.

With headquarters in both California and the United Kingdom, Singer has a global partnership network currently representing the brand in more than a dozen countries, from Hong Kong, Japan and Taiwan to Australia, New Zealand and throughout Europe. Singer’s founder, Rob Dickinson, has been fascinated with the Porsche 911 since he was a child. After moving from the U.K. to the United States, he purchased and restored a 1969 911e in Bahama Yellow to be his own “café

racer”. He put in a 3.0-liter engine, installed the center-mounted fuel filler, found the Recaro seat which he wanted, perfected the stance, putting on 8 x15 front and 9 x15 Fuchs wheels. Many people asked if they could buy it when he drove around Hollywood Hills every day. “I always said no. After a while, the idea struck me that it might be possible to offer services to owners of air-cooled 911s that would enable them to restore their own cars.

“I still own that ’69 911, and it was the genesis for what would become Singer.” Not just another restomod, every detail on the Porsche 911 Coupe or Targa is studied, modified bespoke or elevated to motorsports grade in collaboration between the owner and Singer. The monocoque underneath is the Type 964 generation and retains the rear-trailing arm suspension, which gives the vehicles their unique driving dynamics. “We’ve put a little blood and muscle under the skin of the bodywork, which is made from carbon fiber for mass-reduction, but the shape of the 911 is of course unmistakable. At the heart of each car is the air-cooled, Porsche flat-six [engine]. It might have grown a little to 3.8 or 4.0 liter capacity, with considerably more power and sharpened responses, but it retains the sound, character and even smell of this iconic engine,” he says.

“Sometimes collaborations have taken us in new directions,” Dickinson points out. “More recently, requests to see how far we could take the Singer approach, focusing on reduced weight, enhanced power and highly evolved handling, led to us undertaking the Dynamics and Lightweighting Study (DLS).”

“With the help of a formation of partners, including Williams Advanced Engineering, Multimatic, Bosch, Michelin, Brembo and others, we pursued the most advanced air-cooled 911 possible, incorporating technology from the world of Formula 1. The Unico Commission, the first of those DLS restorations, was recently presented at the Goodwood Festival of Speed in the U.K.” Additionally debuting during Monterey Car Week 2021, Unico is the first DLS customer-owned commission to be delivered in the United States and is the ultimate example of Singer’s modification of a 964-generation 911.

value, Dickinson says that it lies in the uncompromising focus that the completed restoration should be a jewel-like piece of mechanical art. “The genius of the Porsche 911 lies in its ability to be every car you’d ever need,” Dickinson muses. “It’s won Le Mans, the Targa Florio and Paris Dakar, it can be driven to the store for groceries, used for continental touring and then taken to a track day. I’d want to have a Targa for those days when a drive in the sun with the roof panels out is the correct approach, a coupe, perhaps with AWD for its all-round ability, and of course a DLS machine for the times when you want to hear a naturally aspirated flat-six at 9000 rpm!”

To undertake the acquisition of a private jet can be intensive. Currently, 70 percent of the world’s private jets are registered in North America. For the rest of the world, including Americans, securing one will likely be tougher in coming years; those who own them globally are not giving them up, as less than 5 percent of the pre-owned jets worldwide were available for sale as of June 2021, according to AMSTAT, a market research company. This is consistent with the uptick in private business travel at 13 percent between last

October and July of this year, reported by aviation research firm WingX. As far as the make, the world’s top private jet manufacturers include Bombardier, Beechcraft, Cessna, Dassault, Gulfstream and Boeing Business Jets (BBJ), the last of which offers the largest long range fleet today. At a price tag of nearly $400 million, the BBJ 777-8 has a range of 11,645 nautical miles, while the BBJ 777-9 has 11,000 and costs over $425 million. Given low supply and a

Jets are not one size fits all. Eric H. Roth, President of International Jet Interiors, says, “When we are introduced to a first time buyer, we start by asking a lot of questions: Why are you interested in buying this particular aircraft? How many years do you anticipate owning it? Are you aware of the costs and downtime related to refurbishing it? What’s a scenario of your average trip?” Founder and President of Par Avion Ltd., Janine K. Iannarelli, points out that it is important for both buyer and broker to understand the parameters they have to work within. For example, first-time buyers might find it easier to scale up to a larger aircraft at a later point than to scale down from one that has a much higher initial investment, according to Jill Plumb, Jet HQ Vice President of Marketing and Sales Management.

BUYING NEW VERSUS PRE-OWNED

Buying a brand new jet means getting the latest technologies, including sustainable features. Bombardier’s Global 7500 aircraft, for example, is the first business jet to receive an Environmental Product Declaration, which publicizes each aircraft’s environmental footprint throughout the stages of its life cycle. The Global 7500 emits 15 percent less CO2, offers 8 percent better fuel burn and approximately half of the jet’s cabin interior components can be recycled. Similarly, Gulfstream is the first business jet original equipment manufacturer to offer sustainable aviation fuel and carbon offset program to customers. Still, some consider buying pre-owned from an investment perspective, as new jets depreciate rapidly in the first two years of ownership. “In the pre-owned market, historically, the sweet spot is between about 4 and 10 years old,” says Joseph Carfagna Jr., President of Leading Edge Aviation Solutions, a private aviation consultancy. “For example, a Gulfstream G550 is typically used for about 350 to 400 hours per year. So the 4-year-old aircraft might have 1,400 to 1,600 hours and the 10-year-old one 3,500 to 4,000 hours.” Any older than that means the aircraft needs costly refurbishment, which may not make sense to spend if you are ready to sell.

The decreased available inventory is driving a three percent CAGR in the MRO market (maintenance, repair and

overhaul), according to the Business Jet MRO Market Report. The most common upgrades include implementing the latest technologies wherever possible, such as on-board connectivity, sleeping conveniences, lighting, seats, carpet, ceiling and side panels. It can also be a restyling to match a new car or to incorporate new technology, says Martin Kemp, founder of his eponymous design company.

Any maintenance, repair and overhaul should ideally be done during a scheduled maintenance check of the aircraft “which can utilize the inevitable downtime to an owner’s advantage,” explains Plumb. With strong demand and low available stock in the private jet market, buyers are seeking fair market value and greater transparency in the sales process, as well as more personal, specific and multitasking features on board.

Good ideas do not come from the lonely experimenter’s eureka moment, toiling away in the night under an even lonelier lightbulb. Rather, like a seed in rich soil, intuitions and hunches grow slowly in “liquid networks” until they are born as a new idea. It is only in these environments, says Johnson, where existing ideas can flow fluidly and serendipitously between smart people, edging them closer to the precipice of what’s possible. Liquid networks are “the chaotic fertile zone between too much order and too much anarchy”–perhaps the best description of New York City ever penned. Taking a walk in the city this autumn is invigorating, its energy palpable. “Manhattan is a completely different city in the fall of 2021 than it was in the spring of 2020,” says Ronn Torossian, a native New Yorker and the CEO and Founder of storied PR firm 5WPR. This New York is different; it is less ordered, less answered for. “Older people have moved out, and younger people have moved in.” Attendance more than doubled at both the Metropolitan Museum of Art and the Museum of Modern Art this summer.

Traffic on the city’s bridges and tunnels returned to just three percent below its 2019 levels. Little Island, a new artificial island built on the Hudson just off Chelsea, opened for the first time and has been visited by thousands of tourists. More apartments were sold in Manhattan in the third quarter than at any other time in the last 32 years and there was a 59 percent increase in newly signed office leases. In short, New York City’s “liquid network” is back. Good ideas are following, faster than ever.

The startup market is one indicator. In the first six months of 2021, New York enterprise tech startups raised $6.7 billion across 119 deals, according to a report by venture firm Work-Bench. That is more than all dollars raised in 2020, and nearly a third of all funding raised by enterprise startups since 2014. The rise in funding between Q4 2020 and Q1 2021 alone was 54 times the average quarterly growth between Q1 2014 and Q4 2020. According to NFX investor Pete Flint, we are in the “golden age of startups.” Institutional companies are equally in tune to New York’s returned “liquidity”, investing heavily in the city. Google just purchased a second office building in Hudson Square for $2.1 billion, set to open in 2023. Designed by biophilic architecture firm, CookFox, its lush outdoor terraces and a central sunlight-filled staircase encourage employees across different teams to meet more. Extinguishing rumors of a central relocation, JPMorgan Chase is offering free therapy to its NYC employees, while Citigroup is running shuttles between its Tribeca headquarters and major transport hubs.

Still, good ideas are not just shared at work; the Enlightenment cultivated in the coffee houses of Europe, and New York’s new social infrastructure is beginning to look a lot like them. “The 9-to-5 Monday-to-Friday is dead,” says Torossian. “People go to dinner at four in the afternoon, because they’re cooped up all day. So what are they going to do after, when they finish eating at six?”

The popularity of membership-only social clubs might be the answer, where work and play mix. “I’ve been to more private clubs in the last six months than I have in the last 47 years of my life. No one I knew went to private clubs regularly before 2021.” Josh Wyatt, the CEO and Founder of NeueHouse, a luxury coworking space

that doubles as a social club, knows this. “People now really need variety and an ability to work, host teams, socialize, eat and experience serious cultural programming all without leaving the building,” says Wyatt, whose membership applications are at prepandemic levels. “Work and social life should be totally frictionless.”

The opening of Casa Cipriani and Zero Bond are other examples. As much as Zero Bond is made for 5-star lunches and dinner dates, it also has a library and private meeting rooms. “I wanted athletes and actors mixing with finance and doctors and fashion,” says Founder Scott Sartiano publicly. “It’s about bringing all these people together. I don’t want to skew to one audience. I don’t think that’s cool. I don’t think that’s New York City.” William Sofield, the interior architect of Zero Bond and Founder of Studio Sofield, the renowned interiors firm that designed the Gucci, Tom Ford, Ralph Lauren, Bottega Veneta and Yves Saint Laurent boutiques, built that fluidity in. “I love the idea of flow, where at one point a body of water is still and then a body of water is moving. What’s that point between still water and rushing water?” Sofield asks, almost prophetically echoing Johnson’s “liquid network” idea. Like social clubs, environments that lead to innovations in not just tech, but also in art and design, must enable fluidity, and his buildings do so. “I mean, who knows, maybe the next artistic revolution will happen in midtown. Maybe the future of retail is in what had been a big banking space. I can’t predict how it will play out, but I have every faith that New York constantly reinvents itself,” says Sofield. He analogizes the city to a string quartet. “Everyone is each playing a part. Then at a certain point, the thing has a life of its own that has nothing to do with the individual parts that are being played. That’s how I always see the city.” This year marks ten since the release of Where Good Ideas Come From. Johnson wrote that “cities and markets recruit more minds into the collective project of exploring the adjacent possible.” With New Yorkers part of that project more than ever, the future of their city is bright.

On a flight in 1984, actress Jane Birkin reached up to grab her travel bag in the overhead compartment. When she brought it down, everything in it fell onto the floor. Her serendipitous seatmate, Èmile-Maurice Hermès, founder of the eponymous luxury brand, looked around his feet at the contents, and back at her small leather handbag. There should be a better luxury travel tote, they thought, and together, on the back of an airplane cocktail napkin, the two sketched the first designs of what is today the world’s most expensive handbag: the Birkin. Specifically, it is a Himalaya Niloticus Birkin, made of matte white crocodile leather, that holds the world record, set by its sale for HKD $3,000,000 (USD $388,937 including buyer’s premium) at Christie’s Hong Kong in November of 2020. Birkins of the same style hold second and third place, having realized auction prices of HKD $2,980,000 (USD $383,547) and HKD $2,940,000 (USD $379,260), both in 2017. The Birkin, as well as Hermès’ Kelly, an equally iconic bag with some structural and size differences, named after Grace Kelly, have both reached prices of such heights steadily over time. Hermès’ limited production, retail exclusivity, unmatched craftsmanship and strategic yearly price increases have contributed to this appreciation, making it an investable asset for many Hermès enthusiasts.

Since 2019 alone, auction prices for the Birkin grew by 42 percent, almost double that of a Banksy’s appreciation. According to the AMR Art & Collectibles Auction Market 2021 Q1-Q2 report, the price index for luxury handbags has risen 2.8 percent over a 12-month period, while wrist watches increased 5.1 percent and books 3.2 percent. At consignment, JaneFinds, a leading specialist in Hermès bags, estimates the Kelly’s value has risen 30 percent since 2020, 10 percent more between the previous year-over-year period. On the secondary market in Europe, a Birkin or Kelly can trade at around 62 percent more on average than if purchased at the Hermès store.

For example, a Birkin 30 in a classic black or gold color, crafted from “regular” leather, might be priced at around EUR €8,000 at initial retail, but trade upwards of EUR €13,000. More exotic colors command higher prices; Saclab Co-Founder and Managing Director Jan-Oliver Stück attests that the yellow Mimosa shade Birkin 30 “can easily be sold for EUR €65,000,” despite its EUR €35,000 sticker price. High auction prices, in turn, can inflate resale values as well. With the Niloticus Himalaya Birkin holding the world record, it is often resold for over 200 percent its initial retail value of about EUR €46,000.

Jane Angert, President of JaneFinds, says that Birkin and Kelly owners can sell at auction if they have a higher risk tolerance, and through consignment if not. For example, a bag retailing at the Hermès store for USD $11,000 might sell through an auction for up to USD $40,000, as did the Birkin 25 in Rose Sakura at the Poly auction in Hong Kong. However, the original owner would normally keep only around 64 percent of the realized auction result, and realizing such a high price is rare. Through consignment, bags will “rarely match the price of those high outliers like the Rose Sakura,” says Angert, but the original owner has security knowing how much profit they will make once the bag sells. That said, for Kelly or Birkin enthusiasts, the luxury handbag market is not just about numbers. “There are more possible options out there with higher investment return, but the spirit for luxury item collection and art is driven by passion and a sense of ownership,” says Winsy Tsang, the Head of Department of Handbags and Accessories at Christie’s Asia Pacific. Buyers can become sellers and vice versa as their taste evolves. Rachel Koffsky, VP, International Senior Specialist of Christie’s Handbags, remembers, “One of my clients wanted to acquire a handbag from each year that her children were born, and another one wanted to acquire a special Birkin as its contrasting shades matched the colors of her favorite sports team.” Demonstrating that, like Grace Kelly or Jane Birkin did, Hermès owners love their bag with a fierce adoration, the greatest aspiration for a brand of all.

By all accounts, 2021 is a year of change. People moved from the cities to the suburbs, from rentals to ownership, from warmer to cooler climates and back. As it turns out, periods of migration are ideal ones to cover architecture, as our conversations for all three issues of Bespoke Luxury Magazine this year have slowly revealed a subtle but emerging trend: the rise of living spaces whose very architecture and design call on nature.

We sought to dig deeper into this trend, one that starkly contrasts the ultra-minimalism of the last several years, speaking with several leading architects whose work pioneer biophilic design. Claudio Silvestrin, a renowned architect whose portfolio includes designing Kanye West’s New York loft and the Calvin Klein and Giorgio Armani stores, does not see biophilic architecture as a trend at all.

Instead, it is the philsophy desginers are coming back to “to rediscover what is intuitive and plainly obvious: connecting with nature directly, indirectly and physiologically can provide tremendous health and wellness benefits,” he says. “Biophilic design is riddled with good habits by professionals to make choices for the betterment of those we design for.” Mark Rusitzky, Partner at CookFox and lead designer on Google's new Chelsea

building, as well as One Bryant Park, the first commercial high-rise to obtain LEED Platinum Certification, cites a vivid memory at a biophilic design conference. They gave everyone a disposable sticker sensor that they placed on their hands, he says. They then played a video of a traffic jam, followed by a serene forest with a bubbling river. When each person looked down, the sensor indicated a reduction in their cortisol levels.

Shapes in architecture or furniture that mimic patterns found in nature boost activity in the parasympathetic nervous system, signaling a state of relaxation to the body.

“While no one needs a sticker to remind us that a traffic jam is more stressful than being in a forest, what it does remind us is that there are elements we can capture from the natural world: acoustics, lighting, smells–there are even carpet tiles that mimic a forest floor–that can measurably impact your stress and cortisol levels.” One example, Blaze Makoid’s recent project Shooting Star, in Jackson Hole,

Both the main and guest houses run entirely off the electric grid, and are outfitted with solar-powered water heating and treatment systems.

Another example is Anacapa Architecture’s recent project just north of Santa Barbara, a guest house detached from an existing property, whose floor-to-ceiling glass sliding doors and wooden panels are meant to blend seamlessly with the landscape.

“Younger generations really will want the best of both worlds,” says Silvestrin. “The city, as well as elements of serenity, where you have nature on your doorstep while still having access to every opportunity the city has to offer.”

It started in Miami, of all places, a few years back in 2021, where Peter Emmersons was throwing one of his notorious Art Basel events. I was making my way from the barroom towards the main hall, and bumped into Ian Sara, the solar battery executive from Silicon Valley. Clenching a cigar loosely with his teeth, his tight jaw disproved any sense of his own relaxation. He stopped me in the hallway, and put his hand on my forearm. “You have to join,” he said. “It’s a game like you’ve never seen before.” I figured I had nothing to lose by just walking in. He and I turned left instead of continuing straight to the rest of the party. Ian pushed open a door that essentially disappeared into the wall, with the same molding and paint as the hallway surrounding it, just like in those old European palaces. We walked into a musty library lit by what felt like candlelight, save the one bright beam shooting

down into the room’s center: a poker table. Emmersons’ presence was so large he made a round table seem as though it had a head. “Care to grace us with your presence, Sasha?” he smirked. He always insisted on calling me by my first name, and loudly pronouncing the h with his teeth. He knew I’d arrived at his house when I did. He might have even sent Ian out to get me on purpose. Emmersons was quite amused by my success, before I posed a challenge to his ecommerce endeavor. Maybe he knew I’d be a threat all along, from the way I questioned his warehouses filled with material goods, or the way I demanded proof of his allowance to deliver all those metric tons of CO2 into the atmosphere. “A 3D printer with the ability to recycle and reprint any object?” he’d said when I first met him. “I’ve been looking for a shredder.”

“Alright, it’s time for one last game of Texas Hold’em!” Emmersons croaked. In the few times I’d been there, he’d always been surreptitiously absent from his own party. I realized he must have been in that dark library all along. His wife, Jean, whispered in his ear, and as he adjusted his cufflinks, he announced, “Jean wants another win before we have to go back to the party.”

Ian, the solar executive who brought me in, was the next to sit, followed by Damien, the storied crypto trader. Damien refreshed a browser window on his phone furiously before saying “As much as I’d like to take more of your money, Emmersons, these games have gotten boring.” Emmersons let out a sigh, a wide air of whiskey, and a mocking grin. Damien looked at the TV screen flashing the latest market news, before retorting, “Luckily, I know how to make this one more interesting.” “Everyone bet in crypto.” We all knew Damien had the most diversified portfolio, and the best pulse on which currency was next to crash. I was nervous, but we all agreed. We each bet a coin, about $57,000. The first few rounds went by incredibly quickly, with two players folding their hands in each. I matched Ian’s bet at first, and then checked the flop. My turn came–a two of clubs. I could feel beads of sweat in my hair.

Emmersons, still in the game, began taunting under his breath, a smattering of phrases I only partly understood. His win wasn’t secure, but neither was his loss. He couldn’t stop himself. “Crypto is essentially cash. Let’s go bigger,” he declared with a suspicious conviction. “Sasha, you just bought half the latest showing from Zwirner, and Damien, you just got that old racing Bugatti, for what, $40 million? Ian just earned 60,000 carbon allowances.” “Easy to bet our assets, Emmersons. What are you gonna put in?” said Damien. Emmersons wasn’t done. A silence fell over the room; I put my shoulders back and looked closely at his face. “We all know I just bought those tickets.” He wasn’t kidding. If it came to pass, someone would be going to space, on Emmersons’ ticket to the first space hotel, slated to open in 2031, that he’d just paid $15 million for. Beyond the cost, at this point they were unobtainable. The rest of the guests looked anxiously at one another. Four guests abandoned their seats and exited the room, but a handful of us remained, agreeing to the terms. I couldn’t fight my urge to stay in that room. I didn’t need carbon permits and my husband wanted that art from Zwirner; there was a Banksy and two KAWS in the collection. But I really wanted to go to space. It was my dream since I was a child. I began to scrape my fingernails against each other, pressing inward against my palm.


Ian bet the pot. Fear began to take over, and two images flashed in my head. The first, the Earth from space. The second, Ian concealing a straight flush that could wipe out my four of a kind, leaving me to return to home with a debt to the Emmersons and the knowledge that one of the world’s largest corporate carbon emitters and art collectors had grown even more powerful over the course of a few hours. I tried to block out the sounds coming from the speakers and the laughter of the other players. Ian shoved all in, and I called almost instantly, as if by instinct, revealing my four of a kind, winning the hand–and the game. Cries of frustration and excitement filled the room. Ian pressed his fingers into his temples, smacked the table, and left. Emmersons grinned, coldly and facetiously.

Now, as I’m sitting here, the view through the windows of my cupola feels like a dream, surreal enough that when I blink hard, I half-expect the Earth, its seas and its stars, to disappear, as if their existence relied on my passing glance. In truth, I exist here relative to nothing, on a plane of infinity, outside of the stratosphere’s embrace. Orb, just the space station, rotated and I don’t make much out, yet things have never been clearer. Witnessing the most beautiful thing a person ever can, I still feel small and like a coincidence, and I realize that defying gravity isn’t brave, but other things are. All of a sudden, in the blur of the world, I can see that the sum of the Earth, and humanity itself, is greater than its parts, and I’m going to make its future a better one.

I said nothing. I just stared at the green empty space in the center of the table, at nothing really, in shock. All of a sudden I realized for the first time, I didn’t crave another win over Emmersons. I didn’t know if that feeling was right, but once again, I stood in the way of his capital, and I knew he was probably just as tired of his own jokes and frozen smiles.

Years later, I drove two hours north to Cape Canaveral, and blasted off. The rocket itself was the greatest pressure I’d ever felt, with space pushing a force so great against my chest as though it was trying to keep me away, as if it didn’t want me to come.

The bartender opened a bottle of champagne using a lever, and the remaining players raised their small glasses. I was going to space.
