Sean Godsell has this characteristic of wrapping buildings in a secondary skin, which is most pronounced in this building. Being located by the beach, the perforated skin allows for the cool sea breeze to move through the building in certain areas.

The simplicity of the plan also means that the living condition is not complex. A single corridor connects all the rooms together. The only separation between the interior and exterior is a glass wall, and even then it is still quite fickle.
The entire building is lifted off the ground, being supported by four large columns. It gives an almost contradictary nature by having so much uninterrupted space underneath the building.
