We take you inside the award-winning eco luxe home championing sustainable design. Tucked away in Melbourne’s trendy Inner North, The Hütt 01 PassivHaus is a groundbreaking example of how luxury and sustainability can seamlessly coexist. From its patterned recycled brick façade to its lush rooftop garden, every detail has been thoughtfully curated to enhance well-being while minimising environmental impact. We sat down with homeowners Felicity & Marc to uncover the vision, innovation, and design philosophy behind this award-winning residence.

The Hütt 01 PassivHaus is a beautiful example of homes of the future. What inspired the initial vision for this home?

We envisioned a family home where luxury and sustainability can go hand in hand proving that a house designed for both people and the planet can be vibrant, exciting, and deliver an unparalleled lifestyle: it's an eco-luxe dream. Our goal was to inspire others by demonstrating that every single home has the power to make our world a better place.

The patterned recycled brick façade, Castlemaine sandstone, and sustainable timber are striking features. How did you select these materials, and what role do they play in achieving the home’s aesthetic and sustainable goals?

We wanted to use materials that felt inherently organic, materials that foster a deep connection to nature and have a calming - almost therapeutic - effect on people. We wanted the home to truly be rejuvenating, making us feel like we are in our own oasis, outside of the city.

As a little fun element the bricks display their ‘insides’ in a decorative strip, giving an insight into Melbourne’s history of brick-makingincluding two very special bricks from the 1956 Olympics here in Melbourne at either end of the wall.

Using timber from responsibly managed forests was a no-brainer for us. This means the rate of replanting exceeds harvesting, ensuring the forest continues to thrive. Timber is a fantastic material—it absorbs carbon throughout its life, acting like a natural carbon sponge.

The rooftop garden is a showstopper. What was the inspiration behind its creation and how does it enhance your living experience?

It truly is an incredible space. The inspiration behind the rooftop garden was rooted in our desire to give back to the earth as much as we take. When we build, we often cover the ground, reducing space for biodiversity and a healthy planet. By transforming the roof into a thriving green space, we’re able to return that land to nature, welcoming wildlife and fostering biodiversity.

It provides excellent insulation for the rooms below, helps capture carbon, produces oxygen, and contributes to cooling the environment around us. Best of all it offers a breath-taking view from our bedroom and is our favourite space to enjoy reading a book in peace and quiet, all you hear are the birds tweeting.

How did the concept evolve during the design process for you as architect and homeowner?

It's funny you ask that—many people have asked this question, as it's quite a complex build! Interestingly, the concept began with a quick sketch on the back of an envelope. We wanted to see if we could design something that not only worked harmoniously with the site but also maximised northern sunlight and garden spaces while creating meaningful, inspiring interiors. Amazingly, that initial sketch closely resembles what you see here today. A eco luxe home with thermal comfort, fresh filtered air free from pollen and pollutants, a healthy indoor environment, and low energy bills—why wouldn’t that be the foundation of a luxury home? True luxury isn’t just about expensive materials and finishes; it’s also about a lifestyle that enhances your well-being and brings joy.

With unique features like loft beds, green walls, and a natural swimming pond, how did you ensure the home catered to both comfort and playfulness for families?

Thermal comfort and a strong connection to nature were essential in shaping the design. These elements profoundly influence how people feel, enabling them to let go and recharge. The home’s loft beds, and giant nets are perfect examples of this balance—they add playful, functional spaces that remain open, airy, and encourage creativity. And really, who wouldn’t love lounging in an oversized hammock suspended in the heart of their home?

We also designed with the future in mind, ensuring the home evolves with our kids as they grow into teens and adults. The lofts and nets offer versatile spaces that adapt to different stages of life while keeping the atmosphere light and inviting.

The home seamlessly combines luxury and function. Can you walk us through the design of key spaces, such as the sunken lounge and chef’s kitchen?

This home was designed around the lifestyle of a family, setting the tone with a palette of organic materials and thoughtful layouts.

Designed as a conversation pit, the sunken lounge is ideal for gathering with friends and family. With the click of a button, a 3-meter-wide dropdown screen turns the lounge into a cinema room, perfect for amazing movie nights. Our kids loved it so much they preferred staying in over going out to the movies.

The kitchen is a chef’s dream and features stunning natural quartzite marble. The soft, sand-poured hues are truly one of the most beautiful stones on earth. We’ve whipped up incredible dishes on the Teppanyaki plate and impressed guests with hot-batter ice cream straight from the steam oven.

The north garden features an entertaining area with a built-in wood BBQ, a swimming pond with a tranquil waterfall, and a daybed that overhangs the natural pond—perfect for dipping your toes in the pure water or going for a quick plunge.

The Hütt 01 has received numerous awards and even been featured on Grand Designs Australia. How has this recognition influenced your perspective on sustainable architecture?

We feel incredibly humbled and excited that sustainability, which is so close to our hearts, resonates so strongly with others and has garnered such positive attention. We hope it inspires more people to explore sustainable alternatives that create a better home—both for themselves and for the planet.

Above all, we hope that this home brings as much joy, wellness and happiness to its next owner as it has to us, and continues to inspire future generations to prioritise sustainability in their own lives.

INTERNATIONAL WOMEN’S DAY

This International Women’s Day, we celebrate the talented women who drive our success and shape our culture. As mentors, innovators, and leaders, they inspire through their passion, resilience, and generosity. Their stories reflect the strength and ambition that define Jellis Craig, and we’re proud to share them.

The theme for IWD 2025 is “accelerating action”. What does this mean to you, and how do you apply it to both your personal and professional life?

“Accelerating action” is about transforming awareness into meaningful, tangible outcomes rather than just discussions or intentions. In my personal life, it means championing food justice and economic empowerment through daily choices and active community involvement. Professionally, it’s about leveraging my platform to drive systemic change—whether by supporting grassroots organisations, creating opportunities for others to contribute and be heard, or mentoring individuals to make a lasting impact.

What kind of impact do you hope to leave on those around you, both within your company and in your community?

I hope to leave a legacy of action—one that inspires others to step up, take responsibility, and drive change. Whether it’s through my work in food justice, homelessness, or empowering future leaders, I want people to feel that they have the power to make a difference. Change isn’t just about individuals—it’s about the collective, and I hope to be part of a movement that accelerates meaningful and lasting transformation.

How do you give back to your community outside of your professional role?

I am on the board of The Pettet Foundation, a locally based charity that provides immediate assistance to kids in crisis. We raise money through social events, golf days, and community sponsorship. Over the past year, we have funded school camps, provided vouchers for those experiencing food insecurity, supplied reading glasses for refugee children, covered dental care for children affected by domestic abuse, and offered resources and learning tools for families with autism when the NDIS could not assist. It’s such a rewarding foundation to be part of!

Why is International Women’s Day important to you?

It’s a day that makes me proud of the way our women are supported and embraced by our JC Group, how far women have come in our workplace, proud of the relationships I have with women in our industry. I insist on celebrating it with my team and make a point of thanking our female staff for their significant contribution.

Are there any causes or organisations you’re passionate about supporting, and why?

I am deeply passionate about South Melbourne FC, a club that has shaped my journey. Its commitment to women’s football and its All Abilities program—including blind football and powerchair teams—has been a driving force in my personal and professional growth. The club fosters a diverse, inclusive community where everyone can contribute, and I’m proud to be part of that. The opportunities I’ve had through South Melbourne—friendships, mentors, and career connections— have been instrumental in shaping who I am today and I couldn’t be prouder to be involved in a community as diverse as this.

What has been your proudest accomplishment so far?

My proudest accomplishment thus far is being the first woman to call an auction for the Jellis Craig Stonnington hub. This business has held such a presence in the Stonnington market for decades, whilst breaking down traditional “real estate” norms in the process. To be able to contribute a small part to that culture of breaking the status quo, has been incredible, and hopefully will pave the way for more women to do the same.

What has been your proudest accomplishment so far?

One of my proudest achievements in life is undoubtedly my children. Watching them grow, learn, and become their own unique individuals fills me with so much pride. Every milestone, from their first words to the way they handle challenges, reminds me of the love and dedication I’ve poured into them. They are a constant source of joy and inspiration, and seeing the kind, thoughtful, and resilient people they’re becoming makes every sacrifice worthwhile. Being their mother is the greatest accomplishment of all, and I cherish every moment with them.

If you could tell your younger self one piece of advice, what would it be?

If I could tell my younger self one piece of advice, it would be to travel more, especially while I’m young and have fewer responsibilities. The world is so vast, and experiencing different cultures, people, and places broadens your perspective in ways that nothing else can. Travel teaches you patience, adaptability, and empathy. It helps you appreciate the little things and the bigger picture at the same time. So, I’d say: don’t wait for the “perfect time” – just pack your bags and go. The memories, lessons, and personal growth that come with travel are priceless.

How have your personal experiences shaped the way you contribute to the world around you?

Being raised by a strong, single mother who overcame many challenges to provide my sister and I with a wonderful upbringing taught me resilience, self-belief, and the importance of helping others. My mum instilled in me a positive mindset, honesty, integrity and the ability to see the good in people. She taught me to work hard and take action to make things happen. These values guide the way I contribute to the world around me. I aim to support and uplift those around me, build meaningful connections, and tackle challenges with optimism and determination.

How do you define success, and has that definition changed over time?

I define success as living in alignment with my values, feeling fulfilled, and making a positive impact in the lives of others. It's less about outward achievements and more about inner peace, growth, and the connections I form along the way. Over time, my definition has shifted. Early on, I might have equated success with external markers like career accomplishments or material wealth. But now, I focus more on emotional well-being, meaningful relationships, and the ability to be present in the moment.

What is one small but powerful action people can take every day to create impact?

One small but powerful action people can take every day is to actively listen to women and amplify their voices. Whether it's in conversations, meetings, or discussions, giving women the space to share their ideas and perspectives can create a ripple effect of empowerment. Supporting and acknowledging women’s contributions can help build a more inclusive and respectful environment.

This International Women’s Day, we honour the women who lead, inspire, and create lasting impact. Their stories remind us that progress is driven by action, and together, we can continue to accelerate change for a more inclusive future.

As we celebrate International Women’s Day, it’s the perfect time to highlight industry leaders like Claire Smith, whose 25 year career at Jellis Craig is a testament to her dedication, and innovation. From spearheading Jellis Craig Short Stays to navigating legislative changes —now the largest holiday rental portfolio on the Mornington Peninsula—Claire has shaped the real estate landscape with her forward-thinking approach and commitment to excellence.

In this article Claire reflects on her journey, shares invaluable lessons from her career, and offers insight into the evolving world of holiday rentals. She also reveals her favourite local spots and what’s next on the horizon.

Congratulations on reaching 25 years with Jellis Craig. What has kept you inspired and engaged in the property industry for so long?

My role has changed and evolved over the years and there’s always been something new to learn, whether it be the evolution of our Jellis Craig Short Stays business, advancements in technology or changes in the Residential Tenancies Act. The fun of never knowing what each day will bring, is what keeps me invested and excited to be here each day.

What propelled you to launch Jellis Craig Short Stays, and how has it grown into the largest holiday rental portfolio on the Southern Peninsula?

Before the launch, our Sorrento office received daily enquiries, asking us to manage their holiday rental properties. At the time we didn’t offer this service but saw the potential for our already strong client base.

From our first Short Stay listing 7 years ago, to the 260 properties we manage today, there’s been a huge amount to learn and a phenomenal amount of work along with an around the clock commitment that I didn’t quite anticipate. However, it’s become my love and passion and now being the strongest short term rentals business on the Southern Peninsula, it’s exciting that with the dedication of our entire team, we have been able to achieve this growth.

After such a long and successful career, what’s next? Any goals or projects on the horizon?

We opened a second office in Rye nearly 2 years ago which has expanded our reach from Portsea to Rye/Tootgarook and has assisted with the growth of our entire business. I would love to be able to offer fabulous experiences for our clients and make sure every stay is 5 stars, we will keep changing and evolving to ensure we can achieve this and more.

What sets Jellis Craig Short Stays apart from other holiday rental providers in the Mornington Peninsula?

Coming from a Property Management background, I couldn’t believe how unregulated the short term rental sector was, and the gaps that existed in the service that was currently provided by other businesses. For example, many agents and short stay providers didn’t even visit properties after a guest check-out to check the condition the property was left in, I couldn’t believe it. Some agents had never actually even been to the house they were offering to holiday lease.

We decided we would do it better, and as such put rigorous stands in place. Conducting pre and post inspections on every single booking, which I believe is a huge point of difference. We essentially do a mini condition report for every booking, which is very time consuming, however gives our owners the assurance that their property is being cared for and maintained to a high standard for each subsequent guest and provides an opportunity to suggest any essential maintenance.

Can you share a particularly rewarding or memorable experience from your career?

The most rewarding thing for me is being able to help families turn their financial goals into reality, whether it’s affording a dream holiday, paying school fees or overcoming a debt issue. There’s nothing more rewarding than guiding people to financial freedom.

I am thrilled that our business is bringing more people to the Southern Peninsula, helping local businesses such as cleaners, trades, restaurants, and shops to all make enough money to keep our town thriving.

I’m also proud of our Short Stay team, growing and nurturing a business from scratch and then bringing four staff through the ranks that share my passion and commitment, is very humbling and rewarding.

What key trends are you noticing in the short-stay rental market, and how do you see it evolving in the coming years?

I think AI will be able to assist with the selection process for guests as well as assisting with direct push-marketing. Ideally it will result in more holidays being booked and bring more people to support local businesses on the Peninsula.

I’m very mindful that the expectations of guests continue to increase and it’s a constant challenge to maintain entire houses, with so many factors in maintaining appliances, gardens, pools, and professional cleaning to keep properties functional week in and out. Guests expect a hotel-like standard which has meant our minimum standards criteria has evolved, and we need to be experts in every element of every house we manage.

You’re clearly passionate about the Mornington Peninsulawhat are some of your favourite local spots for dining, wine tasting, or unwinding?

I have lived here for 13 years, and my husband, kids, the pugs and I all love it. Our favourite places are Sorrento Sailing & Couta Boat Club, the kids love jumping off the pier there and having a bowl of chips on the deck. We also love Panda in Blairgowrie, we walk there for a cocktail or dinner and they often have live music, a great place where you can sit outside in the sun and relax. Nora’s in Rye is another favourite, with delicious food and a great atmosphere.
