Are you preparing to buy in 2017? If 2017 is the year you’ve decided to purchase a new home – whether as a first-time or move-up buyer – it’s wise to start preparing now. Following a few simple tips will help put you in a better position to find a home that’s right for you.
1. Prioritize Your Must-Haves First-time home buyers should take the time to determine what their needs are, especially regarding size, location and amenities. But even seasoned home owners will find that having a must-have list can save significant time by helping them avoid listings that may look great in the photos, but in reality, won’t meet their needs. Home buyers should always prioritize the items on their checklists, as most will need to compromise on some items to fit within a realistic budget.
2. Check Your Credit Score Even if you’ve purchased a home in the past, stricter credit requirements are making it more challenging for some buyers to find home loans. Having a favorable credit score can make a difference in your ability to be approved for a loan. Even if you think nothing has changed recently on your credit report, it’s good to check periodically to ensure you aren’t being unfairly penalized for old debts, which can sometimes linger on credit reports. Borrowers with scores in the low 600s and even high 500s can still find lenders who will qualify them, but borrowers should strive for scores in the mid- to upper-700s to land the best rate.
4. Sell Your Current Home If buying a new home is contingent on the sale of your current home, it’s a good idea to start the process by reaching out and consulting with your realtor. Ask him or her about your best strategy to sell your home quickly, but at the right time and for the best price possible. You’ll want to identify any maintenance issues your home has, and determine if, how and when each one will need to be addressed. You can also ask your realtor if making any upgrades to your current home would be worthwhile and result in a favorable return when it comes time to sell. 3. Determine What You Can Afford Don’t let your maximum loan approval amount dictate what your home-buying budget should be. You are the best person to judge what you can realistically afford. Experts say that your total monthly home expenses should not exceed more than one-third of your gross monthly income. You’ll also need to determine how much you’ll need in order to cover any loan fees and closing costs.

Though the transition from full house to empty nest can be filled with excitement, it can also be filled with stress. Among numerous questions that may come to mind, you might be wondering if this is an opportunity to move and downsize to a smaller, more manageable home. Or perhaps you want to stay in your current home and repurpose the extra space. The answers to these questions depend on your unique circumstances. But for those who decide to stay put—at least for the time being—now is a great time to begin considering which, if any, modifications your home may require to better suit your needs as you get older. Rather than waiting until an incident occurs, be proactive about making alterations to your home that will help you avoid potential injury. Prioritize Your Wish List With the kids out of the house and more free time on your hands, you might have the urge to dive right in and tackle many of the DIY projects on your list. But first, take another look at the rooms in your house to determine which ones fit your new lifestyle, and which ones need some work. Some areas of the home might only need minor changes. Others might need to be repurposed altogether. Take the time to create a general plan and prioritize the items on your list.
Expand Your Space Depending on the age of your home, you may find that, for example, your master bedroom or bath is too small for comfort. Look for opportunities to expand those rooms into adjacent, unused or underutilized spaces. A remodeling professional is the best person to help you determine what your options are to build your dream master bathroom or bedroom. They can also help you find ways to create a more open floorplan that is easier to navigate for those with mobility concerns. Incorporating these changes will not only create a home that suits a changing lifestyle, they also may increase the value of your home when you eventually decide it’s time sell.
Focus on Improving Livability Many empty nesters hire expert remodelers to adapt their home to make it easy to use and maintain. Stairs can sometimes become a problem, but moving the master bedroom and the laundry room to the ground floor can be part of a solution. Doing so can give home owners many more years in the home they love without a sense of urgency to move to a one-story home. Building professionals who have earned the National Association of Home Builders’ Certified Aging-in-Place Specialist (CAPS) designation have received training on how to build or renovate a home so that the occupants can live in the home safely, independently and comfortably, regardless of their age.

Entry Level Homes are Making a Comeback Waist size. College tuition. Kidney stones. Many things in life don’t get better as they grow bigger. Often times, the best things comes in small(er) packages. In recent years, the tiny-home trend has taken that philosophy to the extreme. But it hasn’t quite caught on with mainstream America. The overwhelming majority of home buyers still prefer to own an abode with ample space in which to live, relax and entertain. The median size of homes built in 2015 was bigger than ever, and the portion of those homes with four or more bedrooms grew to 47 percent. But so far in 2016, the median home size appears to have reached a plateau, leveling off after several years of gradual growth. In fact, the first half of 2016 saw median square footage of singlefamily homes decline — ever so slightly — from 2,465 to 2,392. Some might assume that any decline is a negative sign. However, economists know that this is a positive step in the post-recession cycle of economic recovery. “History has shown us this pattern before when the country was recovering from previous recessions,” says NAHB Chief
Economist Robert Dietz. “When the recession began, production of larger, high-end homes ramped up because the buyers of those homes typically had fewer credit constraints than the would-be buyers of more modest homes. But this recent decline in home size indicates that smaller homes are increasingly popping up as the economy strengthens and more entry-level buyers return to the market.” An expanding market of entry-level homes in many areas of the country typically includes increased production of townhomes, which range considerably in size and price but are often times smaller and less expensive than single-family homes. Townhomes make up a relatively small share of the new homes being built, but what many of them offer — medium-density, “urban village” neighborhoods with conveniently located amenities — is very appealing to a large number of buyers from all age groups.
