What are the Best Ways to add Value to your Home? Which home remodeling projects are the best ones for those looking for a solid return on their investment — and higher profits come selling day? Americans spent more than $114 billion on home remodeling in 2009, according to the National Association of Home Builders (NAHB). Remodeling is expected to outpace new home building in about 10 years. But all home remodeling projects are not equal. Here are some top ways to add value to your home: A Home Office Remodel Home offices are becoming less of a luxury and more of a necessity, with more people telecommuting. The number of Americans that work from home is in the millions, and that number has continued to grow every year. With many companies cutting costs and becoming more aware of their carbon footprints, telecommuting has become a viable solution for many in the working world. Making sure that your home has a state-of-the-art space for potential teleworkers is a surefire way to increase your home’s value. Renovate or Add a Family Room With open floor plans becoming more in demand, a family room is an excellent way to make existing homes more like new construction. Remember, it’s a good idea to keep in mind what homes in your area are like. People like to purchase homes that blend with other homes around them. Chances are you’ll find many of your neighbors are investing in family rooms as well. Replace the Roof The roof is one of the first impressions people have of a home. Make sure yours passes the test by replacing an old roof. You can also change the character of your home by looking into architecturally styled roofing tiles. Landscape Your Yard Along the same lines of thinking as the roof, landscaping can give a great – or not so great – first impression. Paint, Paint, Paint Enough said. But remember to hire a professional if you need help and keep the colors neutral if you’re looking to sell. Nothing looks worse than a poorly done paint job in bright fuchsia. Remodel Your Kitchen Small changes can result in big value. Upgrading appliances, door handles and painting tired walls can add new life to your kitchen, and add value to your home. The general rule when doing a remodel is not to overdo it… unless it’s the kitchen. Kitchens sell a home, and in this case, size does matter. But a kitchen remodel is a long-term investment; you’ll see payback 10 years down the road. And if you are a DIYer, know your limits. Sometimes doing it yourself can save money, but always bring in a professional for the big jobs. Remodel or Add a Bathroom A bathroom remodel can often mean simply making the most of your current space, by upgrading fixtures, flooring and lighting. Have a little more money in the budget? Adding a bathroom is a great way to increase the value of your home. Is your only bathroom upstairs and not convenient for dinner guests? Save Money With Proper Landscaping After you have bought the new home of your dreams from your builder, you will probably immediately start thinking about personal decorating touches that you can add. When considering these personal touches, don’t think just about the interior of the house. The landscaping around it will also be very important. Trees can affect everything from your heating and cooling bills to your resale value -- some surveys have put this increased value in the range of 10 to 15 percent. Trees can produce shade, food, firewood or just a beautiful scene. They can also attract birds and other wildlife. • Before planting trees, it is important to choose species that will thrive under local conditions. For instance, in areas with high temperatures and little water, plant trees that are drought tolerant. In areas with high rainfall, try to plant trees that demand large amounts of moisture. By planting trees that grow naturally in your area, you can be pretty sure they will be successful. Consult a local nursery for suggestions on trees that will thrive where you live. • Location on your property is another important consideration. Choose spots with adequate sunlight and water, and make sure the trees are protected from possible pests. A mesh fence can do much to prevent animals from injuring your saplings. Try to estimate how long the tree will take to become fully grown and what the tree will look like at full size. • Trees are most vulnerable in their first years of life and should be tended with special care. Newly planted trees should be watered deeply and on a regular basis. Allowing a hose to drip at the base of a tree for several hours will permit the water to soak deep into the soil and encourage deep rooting. This will give the tree a better chance of surviving drought. • Many personal decisions go into tree planting. In areas with hot summers and cold winters it is best to plant deciduous trees. These trees will provide shade in the summer but will allow desired sunlight to pass through in the colder months. Some trees are better than others for providing a buffer against noise and unwanted views. Also, personal expectations should be considered.

Quick Cleaning Tips Does the mere thought of tackling your weekly house cleaning chores exhaust you? Unfortunately you can’t eliminate the tasks entirely or you and your house will quickly become the talk of the neighborhood. Don’t fret! Simply incorporate these quick cleaning tips into your routine to help make chores more manageable.

Daily Maintenance

Give the shower and bath a quick wipe down after every use. Keep a sponge or squeegee in the shower, along with shower spray, to eliminate the build-up of soap scum and mold, which creates more work later.

Within Reach

Disinfectant wipes, even baby wipes, are a great way to quickly clean something when you make a mess. If they are in reach you are more apt to clean up the mess immediately rather than put it off until later. Also, gather all of the supplies you will need to complete a task before you begin. Put them in a tote or basket to carry around with you as you clean. You will spend less time traveling from room to room hunting down the products you need.

Spray and Walk Away

If you are doing heavy cleaning to your bathroom or kitchen, just spray and walk away. Cleaning products are designed to dig deep into the stain to help dissolve it away. When you spray and then immediately wipe it off, you are not giving the product time to do its job. When you go back to the area to be cleaned, the product will have done most of the work, creating less scrubbing for you.

Beat the Clock

You don’t have to carve out an entire afternoon to take care of your house cleaning. Set a timer for 15 or 30 minutes and restrict your duties to that time period. You will find that when you are “on the clock” you will be more efficient and less distracted. By scheduling your duties in shorter segments you won’t feel as if it has taken up as much of your time.

Quick Tip

Add Green to Your Home

and Your Pocketbook by Remodeling It’s nearly impossible these days to open the newspaper and not see a story about the rapid growth of green building, where new homes are built using materials that conserve energy and environmental resources. Home owners of green homes said in a survey that 85 percent of the time they were happier with their new green home than with their previous, more traditionally built ones, due in part to the lower operating and maintenance costs that come with energy- and resource-efficient homes. But for the 120 million existing homes in the United States, remodeling is the only way for home owners to incorporate green. NAHB Remodelers offers the following suggestions to home owners who want to increase their home’s efficiency, decrease costs, and take advantage of the other benefits that green offers.

Upgrade to an ENERGY STAR-rated or tankless water heater.

Purchase the highest efficiency HVAC system you can afford.

Install maximum insulation in the area to be remodeled. Install high-efficiency windows instead of those that just meet the energy code. Seal all exterior penetrations in the area being remodeled.

Install low-flow water plumbing fixtures.
