I

t’s often difficult coming up with ‘top ten’ lists that are an accurate reflection of what’s available in the marketplace, given what’s a key feature for one person, mayn’t be a notable option for another. With vehicles, as a result of the plethora of choices available to the consumer, we felt an effective way to declutter the list was to focus on those standout models which also received significant updates for 2017. The following represents a wide cross-section of product offerings designed to whet the appetites of automotive enthusiasts and busy families alike. MAZDA MX-5 RF: Or “retractable fastback,” references its retractable hardtop and stylish roof-line. This is a hardtop update to the fourth-generation MX-5 Miata that went on sale this year. This is a huge win for Mazda from a business perspective, as the company has indicated that roughly 50% of its 3rd generation Miata sales

were of the hardtop variety. The hardtop has a formidably engineered design, including rear window glass that is fully stowed within the roof upon retraction. Its is concealed behind the rear seats, so the trunk capacity isn’t compromised. The roof retracts or closes with the flip of a switch, even at speeds of 10km/h or less. A 2-litre four cylinder engine powers this coupe, yielding 155 horsepower. Both manual and automatic transmissions are available. VOLKSWAGEN Golf Alltrack: Clearly targeting Subaru, Volkswagen has unleashed the Golf Alltrack — a variant of the small Golf SportWagen. Its unique grille and which sports a honeycomb design set it apart from its sibling. Normally operating in front-wheel-drive mode — a boon to fuel economy — the Altrack automatically switches to all-wheel-drive when the vehicle detects wheel slip. Further, a selector allows the driver to choose “off-road”, for those situations

requiring more traction. The Alltrack shares the same 1.8-litre, four-cylinder engine with the SportWagen, which yields a respectable 170 horsepower, and automatic emergency braking is among available safety features. With a 6 speed manual planned for the near future, a six-speed automatic is standard for the present. Assuming similar gas mileage with its sibling, the Alltrack should get up to 29 mpg in city and highway driving. HYUNDAI Elantra: This year the Hyundai compact gets a complete makeover. Very slightly longer and wider than its predecessor (about an inch in each direction), its interior is now large enough to be classified as a mid-size car under U.S. EPA rules. Hyundai has aimed this car squarely at those in the small to mid-sized market, looking for a little more luxury. Hyundai reinforced the chassis, giving it substantially better handling. This fact aside, the company touts its lower noise and vibration characteristics. There are new engines available this year: a 2.0 four cyl-

inder and 6 speed manual and automatic transmissions with 147 horsepower, and a 1.4-litre turbo 4 Eco model which puts out 128 horsepower, and gets 35 mpg (combined city-highway) with aid from a 7 speed automatic.

HONDA Civic Hatchback: After more than a decade, the return of the hatchback Civic has been greeted with considerable market anticipation. Sporting a 1.5-litre, 174 horsepower power plant, the Civic cranks out an extra 6 on the Sport and Sport Touring models. With a combined highway and city driving rating, the vehicle gets 34 mpg, and features either a six-speed manual or a continuously variable automatic transmission. Tech options include driver-assist features, such as forward collision warning and automatic braking, lane departure warning and adaptive cruise control that can work at high and low speeds. Sure to turn heads after so long absent from the market, the new Civic is clearly destined to please Honda enthusiasts.

2017 TOYOTA PRIUS PRIME

CHEVROLET Bolt: Chevy’s fully electric Tesla rival is now available and looks like it’s up to the challenge. The company says its new vehicle boasts a 320 kilometre range on a single charge, of which 80% can be reached in an hour with a 240volt charger. Suffering a little identity crisis, this compact also has a hatch — yet bears a resemblance to an SUV. Featuring a 10.2 inch touch screen, the five-passenger Bolt, is certain to be a contender in the busy field of upcoming all-electric vehicles. BMW 2 Series: While not a massive upgrade, this small coupe gets the next generation of BMW four-cylinder and six-cylinder engines and a slight change in numbers. The 228i goes to 230i and gets a new 248-horsepower turbocharged 2-litre four. The M235i becomes the M240i and gets a new in-line 3-litre, 6-cylinder twin-turbo engine with 335 horsepower, 15 more than its last incarnation. BMW quality is of course, standard equipment.

AUDI A4: Last redesigned in 2013, Audi’s mid-size sedan has received some major attention. Sportier than previous incarnation, this new model additionally includes a standard powered sunroof. Additionally an updated 2.0-litre, four-cylinder engine delivers 252 horsepower — increased from 220. An all new seven-speed transmission further sweetens the deal. Lighter and with superior handling than its predecessors, the A4 gets up to 31 mpg in combined city and highway driving. A more spacious interior is with better head and legroom allows for a more comfortable ride. Further, a newly available heads-up display, which projects information into the driver’s field of vision is available. MERCEDES-BENZ E-Class: Mercedes’ Moving from Audi to Mercedes, the E-Class mid-size sedan the first redesign love it’s seen since 2010. Longer than its predecessor, E-Class and has the extended hood and sloped roof of its relatives, the S-Class and C-Class. Optionally available, a 12.3-inch

dashboard screen and touch-sensitive buttons on the steering wheel let the driver control the infotainment system with smartphone-like gestures. There’s even another perk: 64 colour choices for interior ambient lighting — pretty cool! This latest E-Class includes some advanced semi-autonomous technology, including automatic lane changing and ‘Drive Pilot’, which can maintain a set speed and keep the car within lanes. A new nine-speed automatic transmission is mated with a 241-horsepower, 2-litre turbo four cylinder. FORD ESCAPE: Ford’s number one selling vehicle in the U.S. after the F-Series truck, the Escape SUV — gets major updates for 2017. With a rugged exterior redesign and more interior storage areas, this ride seems to hit a sweet spot. With two new engines available, an EcoBoost four-cylinder 1.5-litre, and a 2.0-litre, both with marginally improved horsepower, the Escape gets up to 26 mpg in city and highway driving.

TOYOTA PRIUS PRIME: Perhaps inspired by Transformers, this new plug-in hybrid version of the Prius is now dubbed the Prius Prime. With more aggressive styling setting it apart from its siblings, it has a more pronounced and deeply grooved nose, and automatic grille shutters to help reduce drag. Powered by a 1.8-litre, four-cylinder engine and Toyota’s first dual motor hybrid system, Toyota has also doubled the car’s energy capacity with an 8.8-kWh lithium-ion battery pack. It can drive in electric mode for up to 35 kilometres, which doubles the range of its forbearer, and can even get up to 135 kilometres per hour in electric mode. While Toyota maintains that it takes five-and-a-half hours to fully charge the car on a 110-volt outlet (less than half that less than half that on a 240-volt), it has a range of over than 600 miles on a full electric charge and one tank of fuel. We feel that’s certain to please anyone looking to take cross-country trips over the upcoming summer months!

uying a new home can be a difficult process, but may be made considerably easier by avoiding common mistakes. Of course, a key element in this process is securing a mortgage. This undertaking is often daunting; however, by doing the research and understanding how to avoid missteps, one that may be more easily addressed. DON’T RUSH YOUR BANKING OPTIONS Many banking institutions have a variety of payment plans and services, all depending on your finances and current situation. By researching which bank or lender is right for you, the easier the home buying process can become. For example, the Toronto-Dominion Bank includes services such as an online mortgage payment calculator, and mortgage specialists who can discuss loan pre-approval, among numerous other financial options. Not doing your research can cost you dearly in the long term. Don’t Forget About Extra Fees

A fixed loan keeps the interest rate the same throughout the set term of the loan, while a variable loan’s interest rate can change to adjust to market rates. AVOID TEASER RATES Although it may seem like a great deal, teaser rates are generally too good to be true. A teaser rate is a low and adjustable interest rate for a loan, often accompanied by the enticement of small down payments. These rates will only be in effect for the beginning of the term, usually only a few months, after which it will gradually increase until achieving the full indexed rate, resulting in high interest payments. Despite the appeal, these rates can often end up costing much more than initially advertised. The financial crisis of 2008 was largely predicated on loans of this variety being foisted upon unsuspecting consumers. Know what you’re getting into! GET PRE-APPROVED Getting pre-approved for a loan speeds up the process of acquiring a mortgage and also makes sure your potential offers look attractive to sellers, as your offer is not dependent on obtaining financing. This is different from getting

pre-qualified for a loan. Pre-qualification would be done early in the home-buying process and involves a cursory financial evaluation by the lender which determines the potential amount you may qualify for. Becoming pre-approved involves a thorough evaluation of your finances by a bank or lender that determines whether you qualify for a loan, and the maximum amount of that loan. The difference between these two steps is both cost and effort. Getting pre-qualified is often a free and relatively painless process, but does not include an in-depth look at your ability to buy a house. Getting pre-approved often involves a fee and includes an official mortgage application and check on your credit rating. A common mistake is confusing these two steps, as well as believing that getting pre-qualified guarantees you a mortgage loan — it does not. Completing these two steps will expedite your mortgage process, and provide you with concrete information on exactly how much you can afford to spend on your new home . AVOID REVERSE MORTGAGES As a homeowner, the ability to receive payments on the equity in your home may seem like an excellent idea. While a good option in a

ccording to some real estate professionals, the dream of homeownership in Metro Vancouver is dead for the average family. Despite the area’s attempts to approve a large number of affordable new builds, the supply just can’t keep up with the demand. Out of all townhome starts completed in the area in 2016, only eight of them remained unsold by the end of December. For as long as inventory continues to be unable to meet demand — as it seems to be in the Vancouver area — prices will remain sky-high. NEW TAX REGIME In an attempt to combat the sizzling 2016 market, the government implemented a series of new real estate rules that — while seemingly effective on cooling the market — haven’t made home buying much easier. Last summer, the first of these attempts emerged when the government released a plan to charge an additional fifteen percent tax on foreign buyers purchas-

ing homes in the Metro Vancouver area. The intended result of this tax was to bring home prices back down to more attainable thresholds. . More recently, the City of Vancouver implemented an empty homes tax to encourage home owners to rent out their currently vacant homes, in hopes that this will help with the lack of rental units on the market at present. The new tax will charge home owners an additional one percent of the property’s assessed value if the property is left vacant for more than six months out of the year. STILL OUT OF REACH However, the new rules haven’t made much of a difference for the average buyer — and certainly not for buyers looking to obtain the detached home, single-family lifestyle. According to the MLS Home Price Index report, the benchmark price of a detached home in the Greater Vancouver area was at $1,474,800 for

January 2017. In a shocking comparison, the benchmark price for a detached home on Vancouver Island was just $400,000 for the same month. 一些房地产业内的专业人士称,对普 通家庭来说在温哥华大都市区拥有一 座房子的梦想已经是遥不可及了。尽 管这个地区在努力尝试批准建设一批经济型的 新住宅,房屋供应还是跟不上需求的增长。该 地区所有在2016年完工的排屋中,截止当年12月 底只有8套尚未卖出去。只要房屋库存不能满足 需求,正如大温地区的这种状况,房价就永远 会维持在高位。 为了应对2016年热的发烫的房地产市场,当地 政府也采取了一系列针对地产行业的新措施。 这些举措看上去似乎起到了冷却市场的效果, 但这并没有使得普通人买房变得更容易。去年 夏天开始实施的第一个这样的政策就是针对大 温地区的外国买家征收15%额外税费。这项政策 的一个主要目的就是要把房价降到可接受的范 围内。 最近,温哥华市政府又出台了一项新的房屋 空置税措施,以鼓励房主把空置的房屋出租出 去,并希望通过此举能够缓解市场上可出租房 的紧缺状态。这项政策规定如果房屋空置达半 年以上,房屋拥有人就需要依照房屋的评估价 为此多交一个百分点的房产税。 但是这些新政的出台对普通购房者来说并没 有带来什么实质性的变化,当然就更别提那些 非常想买独立屋的人了。MLS房产价格指数报 告指出,大温地区2017年1月份独立屋的基准价 格为1,474,800加币,相较之下,温哥华岛上的独
