COMPANY International Contractors, Inc. (ICI) is a family-owned construction management and general contracting business in its second generation of leadership. Since 1982, ICI has completed award-winning restaurants, retail stores, schools, car dealership and workplaces. PEOPLE Our team of more than 70 has been carefully assembled throughout the years and the formula has proven successful: the average length of employment for an ICI team member exceeds 5 years. ICI employs 2 of only 26 Certified Professional Estimators in Illinois, 9 LEED Accredited Professionals, 27 SWPPP Certified staff and 1 Certified Professional Constructor. HISTORY ICI was founded in 1982 by Richard Bronge and his eldest son, Randall. Two years later, Richard’s middle son Bruce joined the business, followed by his youngest son Jeff in 1988. Richard has since retired and the firm is now in its second generation of leadership. Bruce is ICI’s President, Randall is the Executive is the Chief Operating Officer and Jeff has been with the estimating department for more than 25 years.

ICI completed the Napleton Porsche Chicago dealership located at 570 West Monroe Street within the Presidential Towers development in late summer 2021. The space was previously occupied by a Walmart Neighborhood Market and ICI was initially retained for the demolition of the existing space. Once architectural drawings were finalized, ICI was hired as the dealer’s construction manager for the 27,000 square foot build-out and related façade work. The new dealership contains 10,000 square feet of sales space and a 17,000 square foot service department. ICI coordinated the City of Chicago permitting process and Minority Business Enterprise / Women Business Enterprise (MBE / WBE) participation. The selection of ICI for the construction of the Chicago Porsche point demonstrates a continuation of an existing working relationship with the Napleton Automotive Group. ICI also completed Mid Rivers Maserati in St. Peters, Missouri, and a Nissan dealership in St. Louis, Missouri.

Over the past several years, Fields Auto Group has been gradually moving along one of Jacksonville, Florida’s primary corridors for auto sales, Atlantic Boulevard, and improving each of its dealerships. In 2019, ICI completed the new Fields Jaguar Land Rover at 11217 Atlantic Blvd. and demolished the former building next door. In early 2020, ICI was retained for the subsequent construction of the Fields Porsche dealership that will occupy this newly vacated site. The two-story, 41,032 square foot Porsche is on a 5.85-acre parcel. The building is comprised of 31,648 square feet on the first floor and 9,384 on the second floor. ICI was selected for the project due to a partnership with the automotive group that spans more than twenty years. Additionally, ICI has an existing familiarity with the Porsche brand having recently completed The Porsche Exchange in Highland Park, Illinois. Fields Porsche Jacksonville was completed in early 2021.

Jaguar Land Rover Jacksonville, Florida

For more than twenty years the Fields Auto Group, JRB Group Architects and ICI have collaborated on the construction of over twenty-five car dealerships across the nation. During that time, projects have entailed the construction of new ground up facilities as well as the renovation, conversion or expansion of existing facilities. The ground up 31,614 square foot Jaguar Land Rover Dealership in Jacksonville, Florida was completed in the spring of 2019. The new dealership is situated on 6.72 acres and features the brand’s new “arch” design concept. The new concept features both the Jaguar and the Land Rover concept in a “dual store” environment. The space includes high-end finishes and state-of-the-art building systems. The two franchise exteriors are comprised of Alucobond aluminum panels and clear anodized, “low-e” aluminum storefront and curtainwall systems. [CONT.’D]

Jaguar Land Rover [CONT.’D] Jacksonville, Florida

[CONT.’D] The space also features specialty light fixtures by Reggiani and custom delivery doors by Renlita. The interior glass as well as the exterior structural glass were enhanced by a frameless system. Given that the project was in a hurricane impact zone, the exterior glass was structural as well as impact resistant. The exterior glass was 1.5” thick and was imported from overseas.

The Audi Exchange Highland Park, Illinois

Building upon an existing relationship, ICI was awarded the new Audi Exchange in Highland Park, Illinois in early 2018. ICI partnered with multiple parties throughout the preconstruction process and completed pricing and phasing options on 17 iterations of the dealership model ranging in scope from $10 million to $55 million. The extensive effort eventually led ownership to a solution that blends renovated/expanded elements of the existing campus with additional new construction components. During the bidding process, ICI managed complex trade contractor bid packages that allowed the client to select from 39 different “a la carte” options. Additionally, our team coordinated, expedited and managed the permitting process for more than 15 municipal permits. Lastly, ICI coordinated the burial of overhead cabling. The Audi Exchange [CONT.’D] Highland Park, Illinois

[CONT.’D] The 6 acre dealership campus contains four buildings and a car display plaza. The aforementioned four buildings are renovated and expanded versions of existing structures. ICI completed structural updates and the installation of a second floor within the existing 70-year-old masonry building on campus. Additionally, Audi brand updates were incorporated throughout the campus structures; including double wall ‘honeycomb’ metal panel systems, large format tiles, extensive metal ceilings and an indoor display area. ICI also performed all necessary structural modifications to allow for an all-glass staircase in the existing showroom. The display plaza on campus is new construction and contains a 3,000 square foot cantilevered roof structure with a tiered retaining wall system.The 6 acre site underwent significant infrastructure upgrades consisting of 1.5 acre feet of underground detention, site lighting, curbs, asphalt and landscaping as well as ¼ mile of Illinois Department of Transportation (IDOT) road-widening and utility modifications. ICI phased the project into nine segments to minimize disruption to operations.

The Audi Exchange St. Charles, Illinois

In continuation of an existing working relationship with The Exchange Automotive Group, ICI completed The Audi Exchange in St. Charles, Illinois in early August 2021. The project marks ICI’s fourth with the dealer. The ground up, 26,000 square foot dealership was constructed on a redeveloped 3.5acre parcel. Sitework included fully developed wet and dry utility services, lighting, landscaping, and a 500 foot-long decorative concrete retaining wall. Dealership features include a 20-foot-tall angled curtainwall system, ‘honeycomb’ aluminum panel systems, and a 120 foot-long rolled and sloped interior soffit with integral lighting elements. The ICI team possesses an existing familiarity with Audi brand standards after completing the dealer’s Highland Park location. [CONT.’D]

The Audi Exchange [CONT.’D] St. Charles, Illinois

[CONT.’D] ICI invested significant effort during a two-year preconstruction period as various construction scenarios for the parcel and dealership were vetted. ICI developed cost and scheduling estimates on multiple versions of the dealership prior to construction commencing. In addition to the construction of the new dealership, ICI extended Woodward Drive adjacent to the dealership, widened Randall Road, and installed a new traffic signal at the corner of Randall and Woodward. The process entailed close coordination with the City of St Charles and Kane County Division of Transportation.

Mercedes-Benz of Asheville Asheville, North Carolina

In 2022, ICI completed a new construction 30,000 square foot Mercedes-Benz dealership in Asheville, North Carolina for the Fields Auto Group. The former Mercedes-Benz was operating out of a shared facility with Mazda and Chrysler Jeep Dodge Ram brands and the format no longer met the Fields Auto Group’s needs. The multi-brand dealership remained in operation throughout construction and then Mercedes-Benz subsequently moved into the newly completed free-standing facility. Stand-out features of the new facility include electric vehicle charging stations for customers, inventory, and employees; a full-service kitchen/café with solid surface countertops and beech wood veneer cabinets, a lounge area, and a retail sales boutique.

Volvo of Lisle Lisle, Illinois

In early 2018, ICI was hired by Chicagoland Automotive Group as the dealer’s construction manager for improvements to their Volvo Dealership in Lisle, Illinois. The working relationship began with preconstruction services. ICI partnered with architect, JRB Group, to cost estimate and phase various construction options for ownership to consider. Once the scope of work was finalized, ICI also participated in multiple municipality presentations for zoning approval. The improvements were broken into two phases. Phase I consisted of tearing off the existing Infiniti dealership showroom along the building’s western façade and performing selective demolition within the remaining two-story building along the eastern portion of the parcel. It also included demolishing the existing service area in preparation for Phase II. The remaining two story building houses new sales offices, the service manager and financing and insurance. ICI then built a new Volvo showroom and service drive where the

Volvo of Lisle [CONT.’D] Lisle, Illinois

[CONT.’D] former Infiniti was located. In addition to the showroom and service drive expansions, ICI completed various site improvements. Volvo of Lisle’s new showroom reflects the next generation dealership branding and is called the “Volvo Retail Experience.” The showroom is based on a Scandinavian-inspired design concept and features stylish, modern architecture outside emphasized by the frosted glass-panel curtainwall system. A sophisticated, yet relaxed, interior is punctuated by warm wood tones and sleek furniture. Phase I construction was completed in May 2019. Phase II will include the new Service Drive and Parts Storage.

BMW Northfield Northfield, Illinois

In continuation of a twenty-year partnership with the Fields Auto Group, ICI was contracted in summer 2015 to renovate and expand the Auto Group’s BMW Dealership in Northfield, Illinois. The primary objective for the renovation / expansion project was to align the dealership with the current BMW design standards. To keep the dealership on brand, ICI replaced the glass curtainwall system on the west, south and eastern façades. The existing showroom was also renovated and expanded and new finishes were installed throughout. ICI installed large structural steel members over the existing roof structure to carry the new cantilevered canopies. These canopies project up to 13 feet off the building. In addition to the new curtainwall, the exterior is comprised of Drvit EIFS finish with a glossy glass look with a hydrophobic coating. [CONT.’D]

BMW Northfield [CONT.’D] Northfield, Illinois

[CONT.’D] The dealership remained operational throughout construction. To achieve minimal disruption to both staff and customers, the ICI Team coordinated portions of work to take place during off-hours. The project was completed in two phases. Phase I was completed in February 2016 and Phase II was complete in early Fall 2016.

The Porsche Exchange Highland Park, Illinois

In early September 2016, ICI completed a new 45,000 square foot two-story Porsche Dealership in Highland Park for The Exchange Auto Group. The striking new building includes a two-story showroom with space for more than a dozen vehicles, customer lounge complete with espresso bar, sales area, vehicle delivery, service reception space, service department for 15 vehicles and a two-level parts department. Dealership patrons can also sit alongside members of the sales team to design their own Porsche from the second level mezzanine using a combination of the latest visualization technology and product samples. The new dealership also includes amenities for employees such as a break room and locker room. The distinctive building exterior includes a structurally-glazed Fin system and aluminum composite wall panels consistent with the Porsche brand.

The Porsche Exchange [CONT.’D] Highland Park, Illinois

[CONT.’D] The site employs an underground stormwater detention system and elaborate site lighting as well as parking for 268 cars. The interior of the building contains a variety of materials; from porcelain tile to Clinker tile, carpeting and vinyl floor finishes. Decorative metal panel ceilings along with high-end suspended ceiling systems and 8’ tall wood doors are just a few of the unique elements within the space. The building is heated and cooled with 7 packaged rooftop units, make-up air units, infrared heating in Service areas, various exhaust systems and an elaborate control system.

Packey Webb Ford Downers Grove, Illinois

In the fall of 2017, ICI successfully delivered the Packey Webb Ford Dealership in Downers Grove, Illinois to the Webb Automotive Group. The 54,000 square foot dealership was constructed on a 10 acre site at the intersection of Lacey Road and Ogden Avenue. The building’s parcel had been vacant but required site contamination management as well as extensive underground detention. ICI was heavily involved throughout the preconstruction phase of the project and worked alongside ownership to prepare a series of cost estimates needed in order to secure tax increment financing (TIF). The new dealership features a 13,000 square foot showroom highlighted by a sleek glass curtainwall system highly visible from well-traveled Ogden Avenue. The dealership also houses 32 service bays and parking for 815 cars.

Packey Webb Ford [CONT.’D] Downers Grove, Illinois

[CONT.’D] Interior finishes include large format floor tile throughout, custom millwork pieces and an elliptical drywall and aluminum ceiling feature with integral LED lighting. The exterior of the building is clad with composite metal panels; typical of the present day Ford brand standards. One of the most distinct features of the new dealership is its brand wall. The focal point design element is more than three stories tall and longer than 400 feet.
