More changes affect first-home buyer funds FINANCIAL assistance for firsthome buyers will change again on July 1, the REIV has warned. Chief executive officer Enzo Raimondo said that under the current arrangements first-time buyers of existing homes in Victoria could access $9000 in financial assistance from State Government. The money comprised a grant worth $7000 and a bonus of $2000, he said. In contrast, buyers of a new home in regional Victoria were eligible for $22,500 in assistance, comprising the $7000 grant and speparate $11,000 and $4500 bonuses. “In the case of the grant, the maximum purchase price is $750,000 and for the bonus $600,000,” Mr Raimondo said. “After July 1, assistance for buyers of existing homes will be

reduced and increased for those buying a new home. “First-home buyers of existing homes will be able to access a grant of $7000. Buyers of a new home in regional Victoria will be eligible for $26,500, comprising the $7000 grant, a $13,000 bonus and a $6500 regional bonus.” Mr Raimondo said the incentives were important because they helped young buyers enter the market. “This is revealed in the Australian Bureau of Statistics data, which shows that in 10 months, as the generous federal stimulus was withdrawn the proportion of loans in Victoria going to first-home buyers dropped by 39 per cent,” he said. “In March this year first-home buyer loans comprised only 18.4 per cent of all loans.”

Comradeship strong at big REIV luncheon REAL Estate Institute of Victoria (REIV) Geelong members had a chance to catch up on industry news and colleagues at the recent past-presidents’ lunch. Thirty Geelong members and past presidents joined REIV chief executive officer Enzo Raimondo, Geelong chairman Daniel Lamanna and serving branch president John Grabyn at the luncheon. North Geelong Real Estate’s Joe Grgic said members of REIV’s Geelong division shared a camaraderie rarely seen between competing real estate agents. “There is a really strong sense of integrity within the Geelong branch,” Mr Grgic said. “We all understand that, although we’re in competition with each other, at times it can benefit you to work alongside your competitors. “We’ve all built some pretty strong relationships with each other and it’s based on integrity and honesty.” Mr Grgic said members “reminisced” about industry changes at the lunch.

Good relationships: Joe Grigic “It was really informal and while there was some talk about the nature of the market, there was also a lot of catching up with old friends and chatting,” he said. “It was interesting to hear some old stories and see some old memorabilia.” Mr Grgic said REIV formed on July 1, 1985, to lead Victoria’s real estate industry and to promote “integrity, credibility and ethical standards”.

Building up: Residential building approvals in 2008/2009 amounted to $133 million in the greater Geelong region.

Geelong in top 20 building hotspots THE GEELONG region has landed in the top 20 of a Victorian Building and Population Hotspot list, according to Housing Industry Association (HIA). The HIA list defined a “hotspot” as a local area with more than $100 million spent on building works and an above average population rate. Greater Geelong was one of only two areas outside Melbourne that were placed in the top 20. The greater Geelong region enjoyed a population growth of 2.4 per cent and had $133

million worth of residential buildings approved. HIA Victorian Executive Director Gil King said the results were encouraging but warned against “complacency”. “It is really pleasing to see that more hotspots were evident in Victorian than in any other state in 2008-09,” Mr King said. “Victoria also has the nation’s fastest population growth, meaning demand for housing is higher than other states.” Mr King called on the State Government to find a

solution to Victoria’s housing shortage. “It is crucial that the Government continue to introduce measures that aim at stimulating housing supply, including the promised expansion of the Urban Growth Boundary as well as following through on commitment to increase infill development,” he said. HIA chief economist Harley Dale said Australian Bureau of Statistics building approval figures for April reinforced the need for a solution. “Detached house building

approvals fell by 18.3 per cent in Victoria and reached their lowest since May last year,” Mr Dale said. “Placing today’s building approvals result alongside recent weak updates for other leading housing indicators, highlights the risk that once the impact of past stimulus measures ends, residential construction activity may slow.” Mr Dale labelled the shortage “dire’ and said a slow in construction activity would be “detrimental” for Australia’s economy.

Leading builder predicts strong growth in new homes market M

etricon Homes manager Darren Mehl predicts continued strong growth in the new-home market and points to a number of factors encouraging first and secondhome buyers despite the buoyant sales indicators. Established house prices in Australia rocketed by 20 per cent in the year to March (including a 4.9 per cent increase in the quarter to March), followed by five consecutive interest rate rises. “It’s important to understand that while all home values have done well, a lot of the growth in prices has come in the established home market, and at the upper end, too. “Whilst the starter and second homes offered by leading builders in the new-home market have remained remarkably affordable in the past 12 months. All the serious contenders have made great strides in forcing down build costs without compromising quality, through process improvements. “At the moment the building industry in Australia is a world leader in delivering dream homes at remarkably affordable prices,” Mr Mehl said. “Although we have seen some upward pressure on land prices due to scarcity, the value of the homes we have been selling has remained remarkably constant, and any price increases have been relatively marginal, and almost entirely due to the prices of raw materials going up. “The market is still very competitive, and anyone who wants to build a new home can still find excellent value.

“At Metricon we have home and land packages in the region, for under $300,000, within easy reach of the CBD and other population hubs. “Even if the Reserve Bank puts rates up by a quarter of a per cent next week, we must understand that rates are still at near-historic lows,” Mr Mehl said. He also added that the ‘Double the Grant’ offer to first-home buyers for a couple of weeks to make sure absolutely everyone who wants a new home has every chance of taking maximum advantage of the Government’s support. “Second and subsequent home buyers have more choice than ever before as we hone our design skills and create eco-friendly homes that suit the smaller block sizes that are now becoming more common. “Indeed, big growth in the market will come from the ‘knock down and rebuild’market in inner suburban areas as homes built a couple of generations ago are on their last legs. “People are increasingly realising that it often makes more sense to replace than renovate, and this trend is increasing fast,” he said. Mr Mehl said Metricon Homes looked forward to the future with confidence. “No-one would be disregarding the Government’s warning that the world’s economic recovery is still relatively fragile, and the news from Europe is worrying, but if we remain basically isolated from the worst of the economic storms doing the rounds the future still looks very bright. “We are confident that we will sell a record number of homes in 2010.”
