Our Knaresborough manufacturing facility, launched in November 2018 has already manufactured more than a thousand homes and we have regional offices in London, Birmingham and Bristol.
We delivered the first volumetric housing system to gain NHBC Accepts and BOPAS 100 year durability and maintenance assessment, and our factory automation project completed in May 2020.
Our Homes England deal was the first government backed investment made directly to a modular housing factory, with £30m funding to drive capacity.
As a result of our successes over the last five years, we have created a pipeline that comprises over 3,000 homes. This is in addition to the sectordefining deals we continue to lead on with some of the UK’s largest institutional investors, developers, housing associations and councils.

The delivery of housing through modern methods of construction (MMC) has been gaining significant momentum in the UK, with volumetric construction being by far the most advanced method compared to traditional approaches.
One of the main advantages of using full volumetric construction is that most of the works take place in a controlled manufacturing facility, which is better protected against material and labour shortages, quality fluctuations, weather and other site related factors.
With increased investment in the digital platforms behind our manufacturing process, we’re able to deliver homes as programmed and in a fraction of the time of traditional construction. By manufacturing homes in a controlled environment, we operate rigorous quality control systems that ensure the finish of our homes is consistently of a high standard.
We’re proud to be the first modular manufacturer covered by the NHBC, the industry standard for new build homes, ensuring our homes are fully mortgageable and insurable with a range of leading providers.

Independent analysis of the life cycle carbon emissions of our homes shows, that our standard specification home emits c. 24% less carbon “upfront” (A1-A5) than a traditionally built home. Our ZERO carbon specification (Regulated operational emissions) reduces 60 year lifecycle emissions (A&B) by c. 73%.
Through the efficient use of infinitely recyclable galvanised steel frames, an ilke home, is roughly half the weight of a traditionally built home leading to smaller foundation loads. Enhanced waste management, including closed-loop recycling, also reduces the embodied footprint of ilke homes compared to traditional construction.
Offsite manufacturing, in comparison to traditional construction methods, reduces site deliveries significantly, improving the impact of local air pollution.
General site construction traffic is reduced, minimising noise and dust nuisance, as well as improving general safety.
Our enhanced building fabric specification enables our homes to exceed building regulations’ energy and carbon targets as standard.
Through the introduction of modest enhancements, such as roof-integrated photovoltaic solar panels, we are able to achieve zero carbon (operational regulated emissions, DER<0).
We now also have upgrade solutions, which enable our homes to have ZERO energy bills, guaranteed in partnership with Octopus Energy.
Through the optimisation of material usage and precision engineering, the factory currently operates at 4% waste by value, with plans to decrease this further to 2%.
In partnership with accredited waste removal services, nearly all of the waste generated from the manufacturing facility is recycled, including some closed-loop recycling direct with suppliers.

We use intelligent offsite engineering to create innovative and sustainable new steel frame homes. This fresh approach means consistently high standards of finish throughout. Smart contemporary designs and living spaces are created with modern families in mind, benefiting from a short on site construction time and flexible options.
We make each of our roofs with timber trusses, insulated with mineral wool to form a ‘cold roof’.
Our ground floors are made from galvanised steel frame joists, insulated with mineral wool and underdrawn with high performance insulation.
Our galvanised steel frame external walls are insulated with mineral wool. This cavity skin creates a ‘warm frame’.
We install, test and commission our homes on site. Plot works are carried out in collaboration with our partners.
Designed to adapt over a lifetime, our homes have been created with the changing needs of the owner in mind.
Each house in our portfolio is ideal for varied tenures, making our homes suitable for affordable tenures, low-cost home ownership, open market sales and private rent. Our houses are available in various sizes, layouts and finishes, all of which suit a wide range of sites and individual client needs.
Our homes allow for full-length, open-plan living with high ceilings and large windows, enabling light to flood through the property and create a contemporary space. The internal layouts are complemented by clean, high-spec detailing, with internal features finished to a high standard within the manufacturing facility.
As life changes, whether it’s a need to work from home or welcome a new addition to the family, our light spacious and modern homes can change and adapt as fast as the people living in them.
Superior insulation to floors and walls creates a warm, ventilated home that’s easy to heat and retains warmth.
Our standard homes with solar PV panels are EPC A rated in line with current regulations. With solar panels and an air source heat pump, our homes can be zero carbon.

ilke Homes is able to achieve the ZERO bills* specification by:
> Fabric: walls, floors and roofs are highly insulated, while all windows and doors are airtight to retain heat and stop draughts. Being manufactured in a factory - as opposed to on site - results in a higher quality output
> Efficiency: highly efficient LED lighting that uses less than a quarter of the energy of a halogen bulb is incorporated into the design, as well as efficient water fittings and ventilation systems
> Renewable energy: fossil-fuel gas boilers are replaced by low-carbon air source heat pumps that use a third of the energy. In addition, solar panels, which can now cost less than traditional roof tiles, generate more electricity than a house requires

We operate with three regional development teams, targeting developments of 75-250 homes, Subject to Planning/Unconditional purchases for deal delivery predominantly in ‘secondary primary’ chimney pot locations. Our team primarily operate in areas with OMS in excess of £275/sqft, with each region initially targeted with securing 650 units per annum. Over 3,000 plots have been secured since March 2020, with another 1,200+ in solicitors’ hands.
In addition to the package deals delivered through our divisional teams, our National Partnerships Team works directly to support Local Authorities, Registered Providers, Institutional Investors and other bodies to procure delivery of our homes either as Main Contractor for full turnkey proposals, or for supply of homes only as a Sub Contractor. As part of this service the team manage our frameworks and bidding panels and offer specialist design and commercial support to work with existing project teams on the delivery of schemes for between 50200 ilke units. The National Partnerships Team also work on our Special Projects opportunities which includes those larger more complex schemes up to 1,000 units, which generally require a partnership approach to delivery, working with other developers and MMC providers to provide a reliable and deliverable development proposal for the landowner or client.
ilke Homes has a full complement of development management experience to manage all stages of the project life cycle from site identification, through planning, and finally to site commencement.
Our three dedicated regional development teams, currently headed by our Regional Director and two divisional Development Directors, lead on our development led package deals. Our National Partnerships Team, headed by our National Partnerships Development Director, lead on homes only superstructure orders (delivery and install), D&B turnkey construction packages, partnerships and joint ventures.
Our end-to-end offering means we can meet tight deadlines thanks to our teams taking full control of the construction programme. This ultimately helps in accessing revenue streams as early as possible.
