The Valuation Process 

We will create a comprehensive Competitive Market Analysis (CMA) by performing an in-depth review of recent sales, pending sales and competing active properties. We also gather additional information from trusted sources such as key economic forecasters and our local Multiple Listing Service (MLS).

Together, we will arrive at a list price with a clear understanding of the importance of correctly pricing your property and the risk of over pricing. Once the property is on the market and showings begin, we will get a general consensus from agents and their buyers about how competitive we are. A few clicks from Dave’s website ( and you can view all the properties around your home that are currently on the market and those that have recently sold. It’s that simple!

Pre-advertise your home 

We will list your property on the Paterson-Schwartz Flash Report. All 300+ agents will have the opportunity to learn about your home before it comes on the market.

Photography 

We will professionally photograph the interior and exterior of your home.

Multiple Listing Service (MLS) 

On listing day we will enter the required information about your property into TREND, our regional MLS and immediately email you a copy to ensure accuracy.

Weekly Marketing Report 

Seller Updates 

At the beginning of each week we will send you a report detailing some of the activities and efforts we are undergoing in an effort to get your home sold in the shortest amount of time possible and for the highest price possible.

As an option, we can create an MLS search for you that automatically sends notices of changes with competing listings. This would include new listings as they come on the market and price changes to existing inventory.

Friendly Competition 

In the spirit of friendly competition, we will contact the listing agent of competing properties to learn how showings are going on their listing and to learn their thoughts on current market conditions that may impact the sale of your home.
