Plan Ahead: January 2026 Assessments Due Soon The annual Issaquah Highlands Community Association (IHCA) assessment for the 2025KRISTYN MCKINNON 26 fiscal year IHCA Accounting remains at Manager $1,044 per year. The semi-annual assessments are effective Jan. 1 through June 30, 2026. Homeowners will be mailed their semi-annual assessment statements for $522 by Dec. 7, 2025. Residents on the monthly electronic bank debit payment (ACH) plan will receive statements for informational purposes only and no payments are required (unless there are other delinquent balances such as unpaid fines or late fees). For check payers, the semi-annual assessments are due in full by Jan. 1, 2026. Payments received after Jan. 10 may incur late fees and other collection charges, as permitted. Those on the semi-annual plan must pay all six months of the assessment period in full by

We encourage the semi-annual payers to join the 88% of neighbors who have already switched to the monthly ACH payment plan. This ensures timely payments and internal efficiency. An ACH form will be provided with your billing statement for your convenience.
The Issaquah Highlands Community Association (IHCA) would like to remind all residents that no pet waste, furniture, yard waste or other debris is permitted in any open space owned and maintained by the homeowners association. These shared community areas are designed for the enjoyment of all residents and must be kept clean, safe and visually appealing.
Our bank’s online payment portal is available at https://issaquahhighlands. com/for-residents/homeowner-resources/ pay-dues-online. Use the information on your statement to make a payment. Please direct any inquiries to 425-507-1119 or payments@ihcommunity.org. High Street Center Assessments: For commercial and Westridge owners, the 2026 High Street Center assessment is billed in addition to the IHCA master assessment. The annual assessment is due and payable to High Street Center on Jan. 1 (late on Jan. 10) unless set up for monthly ACH. It must be paid separately, online or by check, to the address on your statement. Statements will be mailed by Dec. 7, 2025.
Holiday Lights & Décor Guidelines Holiday lights and decorations are welcome in Issaquah Highlands from Oct. 1 through Jan. 15. We love seeing the festive spirit brighten our community during this special time of year! According to our Use Rules & Regulations (URR), all holiday décor must be neatly displayed and securely fastened to ensure safety and maintain the beauty of our neighborhood. Let’s celebrate the season together with creativity, care and community pride. Happy decorating!
According to our Use Restrictions and Rules (URR), yard waste and other debris should be removed, disposed of properly and not stored within the yard. Additionally, yard waste must not be placed on IHCA property or IHCA-maintained streetscapes. Improper disposal of any kind of waste— including dumping in open spaces, green belts or along maintained pathways—violates community standards. This includes pet waste, broken furniture, grass clippings, branches or any other refuse. Improper disposal of items in IHCAmaintained areas will result in a violation notice and fines charged to the appropriate account. We encourage all residents to help keep our community clean by using city-provided bins or facilities for waste disposal. Please also remind any landscapers or contractors you hire to follow IHCA guidelines. Let’s all do our part to maintain the beauty and integrity of our community. Thank you for your cooperation. Audit Confirms IHCA’s Strong Financial Health BY KRISTYN MCKINNON, IHCA Accounting Manager
The Issaquah Highlands Community Association (IHCA) just completed and received another “clean” audit (unqualified opinion) from our independent auditors, Newman & Company, CPA. According to the audit report, the IHCA’s financial statements accurately reflect the association’s financial position and comply with generally accepted accounting principles. The IHCA fiscal year concluded in June 2025, and the full report is available online at issaquahhighlands.com. The association maintains strong oversight of its accounting practices and remains committed to providing auditors with complete, accurate financial records that are free of material errors. This keeps our audit fees low and our auditors happy.
