KEEP FIT FOR A BETTER QUALITY OF LIFE REGULAR workouts could also help to ward off blindness, scientists have claimed. A study found that the progress of macular degeneration, in which the retina deteriorates, was considerably slowed by moderate exercise. The condition, which is one of the main causes of blindness in elderly people, results from the progressive loss of photoreceptors. An estimated 500,000 people in the UK are affected, including 10% of people over 65, and although sufferers do not become completely blind, their sight gradually becomes blurred over several years. The research, published in The Journal of Neuroscience, was performed on mice that had been exposed to bright light, known to induce a condition similar to macular degeneration. Half the mice were then made to run on a treadmill for one hour a day for two weeks. At the end of the two weeks, the mice that had exercised were found to

have twice the retinal function, as well as higher levels of a protective protein called brain-derived neurotrophic factor. It is the first direct evidence of the beneficial effects of exercise on retinal degeneration and although the work was performed only in mice, it ties in with indirect studies in human beings. Research in 2009 found that people over 55 who ran more than two kilometres a day were less at risk of the condition. “This is the first report of simple exercise having a direct effect on retinal health and vision,” said Machelle Pardue, from Emory University in Atlanta, Georgia. “This research may one day lead to tailored exercise regimens or combination therapies in treatments of blinding diseases.” The researchers are now going to investigate whether exercise could also have protective effects in other diseases, such as glaucoma.

TOP TIPS

KEEPING fit at any age is important - and especially so as you get older.

Being active will not only make you feel healthier, but is proven to lead to a better quality of life in older age. There are currently 800,000 people with dementia in the UK - with more than a million predicted by 2021 and Alzheimer’s is the most common form of the disease, according to the Alzheimer’s Society. Now, a new 15-minute home test, called the Sage test, designed to flag up the first signs of the disease has been developed by US researchers. They believe it could lead to earlier diagnosis and treatment. But while there is no definitive way of preventing dementia, there are things that have been proven to help reduce your risk, says Doug Brown, director of research and development at the Alzheimer’s Society. In fact, one recent study found that half of all cases could be prevented by lifestyle changes, such as taking exercise, eating healthily and not smoking.

Here’s what you need to know as you age: ■ Follow healthy heart rules ■ Enjoy your morning coffee ■ Scoff more fresh salmon ■ Don’t skimp on a good sleep ■ Go nuts for vitamin E! ■ Walk, cycle, swim! ■ Look after your teeth ■ Get enough sunshine ■ Keep cholesterol levels in check ■ Have cocoa before bed ■ Keep your mind active ■ Do housework vigorously ■ Keep your weight stable ■ Enjoy a small glass of wine ■ Have your eyes checked ■ Consider a supplement... ■ Quit smoking

time for things they always wanted to do.

Today more people over 50 enjoy better health and a good standard of living, often having increased financial freedom to follow their personal hopes and dreams.

Often by the time their parents are 50, children will have left home either for work or university or are certainly old enough to be independent without the full-time attention of mum and dad.

IFE for the over 50s age group has never been better.

They used to say that life begins at 40 but now it seems that 50 is the age when more and more people are starting to really live their lives to the full and make

In turn this means mum and dad have time for themselves and the freedom to pursue their own interests and hobbies.

With a little careful planning, 50 plus can be a great time in anyone’s life. Take a look at the Examiner’s 50+Living supplement and find out what’s available for this age group in the Huddersfield area. The supplement has lots of information about local businesses and how they can help you live the life you deserve.

WHAT ARE FAMILY ASSET PROTECTION TRUSTS? THE FAPT is not a new idea but is an idea that has stood the test of time. In principle it is a way of protecting valuable assets from outside influences and ensuring that they are kept within the family. It may help you to think of the trust as a ‘safety deposit box’ to keep your assets in. You can pass assets to a family trust established in your own name and for your own benefit whilst you are still living. Placing your assets into a family trust should ensure that they pass to the people you want them to after your death, according to the terms of the Trust, or under the terms of your will. Inheritance due to any unreliable beneficiary can be protected by the trust and be passed to them at a more

appropriate time. The family trust is set up during your lifetime and you can put all your assets, including your home and savings up to the current inheritance tax threshold of £325,000 (per person). Legally, ownership of the assets pass from you to you and another named person who then holds the property as “trustees”. You will always remain in control of assets held in trust. If you have concerns about inheritance tax or are worried that your estate could suffer from “side ways” inheritance, the Family Asset Protection Trust could be the answer. Like all of the solutions we offer there is a free consultation, to ensure that you can make an informed choice. A WILL ISN’T NECESSARILY THE WAY… You could be enjoying these benefits: • Knowledge that your home will stay in your family as you desire • Comfort that any unwanted claims against your estate will not be successful • Lowering professional probate fees by £1,000s • Possibly save £10,000s in care fees • Protection of your home against unwanted circumstances such as bankruptcy, divorce, family disruption, disinheritance, relationship breakdowns and so on. • Assets can also be added to the trust at a later date.

but also fearsome unless… It’s explained correctly at a level you can understand, then the results are often dazzling. Recording programmes has never been easier and technology now offers the opportunity to record a series as easily as a single programme – no need to individually record or bother about when a programme is on, the recorder knows!; we have all been asked “did you see that good, funny or entertaining programme last night” technology now offers an opportunity to catch-up and watch missed programmes via the internet. You might ask “What cable do I need to connect my recorder to my

television?” The answer might be “You may need a male to female RF cable, a SCART cable, an optolink optical cable, an HDMI cable, two or three phono cables, a Cat 5 Internet cable, a WiFi dongle or a mixture of these”. Unlike some companies, Broadbents will only supply and fit the exact cable you need, saving you time, money and hassle. In April, Mrs D of Slaithwaite wrote this about Broadbents “We felt both the sales staff at the shop and the delivery engineers struck just the right balance. They were polite and pleasant and didn’t hassle but left us time to decide and answered all our questions”.

Buying a new washer is not easy, But then... Broadbents do not charge for the delivery and installation of freestanding washing machines how do you get it home; who is going to help you lift it into position; make all the connections to the cold water feed, blank the hot water feed, connect the drain hose; who will carry out the electrical safety checks; how do you get rid of the old machine and all the packaging from the new one? Broadbents offer a complete service that starts with you. They try to ensure that you have sufficient information that allows you to choose a machine that is right for you. Delivery is arranged at a mutually convenient time, often next day with either a.m. or p.m. preferences, the delivery will

be confirmed to within a couple of hours. The washer is delivered and fully installed; this includes blanking off any unused hot feed for the old washer; an electrical safety check of your existing supply and the new machine; removal of the old machine and all packaging; a check the machine is fully working; you will then be offered a demonstration of the new machine with an explanation of how to use any of the new features. You might be wondering about any additional charge for this service? You might be surprised to know, that Broadbents do not charge for the delivery and installation of freestanding washing machines (within the Huddersfield area).

FUTURE-PROOFING THE BATHROOM

ACCORDING to the latest figures from Age UK, one in five of the country’s total population is now of state pensionable age, with the number of people aged 60 or over expected to pass the 20 million mark by 2031. We may all be getting older, but that needn’t mean having to change the way we use our homes or having to undergo major restructuring in order to continue to enjoy where we live comfortably and independently. The bathroom is a key area of the home where accessibility often becomes an issue as people get older, but by thinking ahead and future-proofing now, issues over independence and safety in the bathroom needn’t be such a concern in years to come. What’s more, many of the solutions available will enhance the space and turn it into a place of comfort and wellbeing that can be enjoyed by the whole family. Simple and relatively inexpensive measures such as opting for leveroperated taps will really make a difference. Easier to operate than having to twist to turn on for those with joint problems such as arthritis, lever taps are also an elegant and stylish addition to a bathroom.

If you are refurbishing the bathroom, opening up the bathroom by choosing a wet room style showering area not only creates the feeling of spaciousness, but also removes the potential tripping hazard of a shower tray. With the floor completely level, the showering area can be accessed even by those in a wheelchair. Wall-hung sanitaryware is the perfect accompaniment to this look, enabling the toilet and basin to be installed at a comfortable height for the user, and makes cleaning the bathroom so much easier too, as the floor is left free of obstacles meaning there is nowhere for dirt and germs to gather. Alternatively, a floorstanding WC with a slightly higher seat than conventional models saves on having to bend the knees too much, with models available in a range of styles to fit seamlessly into any bathroom scheme. For the ultimate in cleanliness, a shower toilet is the latest must-have for the modern bathroom and offers the user an unparalleled level of freshness. Simple to use, a shower toilet washes gently with water, with models available that can be programed to suit individual user requirements. Kitting out your bathroom with such solutions will enable you to not only grow old gracefully, but comfortably too.

Geberit’s AquaClean Sela fits seamlessly into any bathroom design, with an intelligent shower function, power supply and water connection all integrated into the pan making them invisible. 0800 032 9628 geberit-aquaclean.co.uk

A guIDE To DowNsIzING ARE you thinking of selling your current home and opting to buy a specially built retirement apartment/flat/bungalow? Here are five tips on what you need to consider before buying a property specially created for your retirement

1) Do youR REsEARcH There are certain caveats relating to buying a retirement home depending on whether it is freehold or leasehold so ensure you understand the rules prior to parting with any money. For example, with leased retirement blocks, you might be advised that your flat can only be sold to someone that is 55 or over. Seek independent legal advice and confirm that you can also resell on the open market, so that you rather than the management company will benefit from an uplift in property prices. Additionally, with this type of contract, your lawyer will explain that there are restrictions on renovations, alterations and landscaping so it is important to understand your rights before signing.

2) AGE GRouP Moving into a retirement building is a great opportunity to form new friendships. Some properties are restricted to 55 and over but others are designed to cater for much older people who are still relatively independent and combine care facilities. It is fundamental that you investigate and liaise with the agent to establish what age groups are currently living within the block before purchasing your new home. 3) Fees Establish whether you can afford a retirement property by finding out what service and maintenance charges are required for its upkeep, taking into consideration building insurance, water and fuel bills, ground rent (RPI linked), and council tax. If fees are high, your pension fund might not be sufficient so ensure that you can support your lifestyle before investing. A good way to do this

is by using residual capital from the sale of a previous house to contribute to the annual costs. If you are buying off plan, ask the agent for an estimated breakdown of the charges and dates that instalments are due including a deposit that will need to be secured in advance, to help you set a budget.

4) TAx Before selling your current home, consider your tax position. Rather than buying a retirement apartment/flat with money from the sale of a previous property, you can donate it to beneficiaries such as your children at any time. They could remortgage and lease it as a buy to let which would generate a new flow of income. If you live for seven years after gifting your house, it is exempt from Inheritance Tax. However if you continue to live in it rent-free for that time period, it’s known as a ‘gift with reservation of benefit’ and you will be expected to pay this levy- call the Inheritance Tax Helpline for more information https://www.gov.uk/ inheritance-tax/inheritance-tax-planningpassing-on-property

5) ALTERNATIVE oPTIoNs Rather than buying a retirement apartment/flat, discuss with your children whether they are open to the idea of adapting their own house for multigenerational use/purposes. This can be done by building a granny flat or converting a ground floor space into a bedroom and bathroom designed with accessibility. Alternatively, if your children have a large garden, they could create an annex within this area provided that the construction is only used by family or dependents, and is not rented out as an ‘independent dwelling’. Planning permission is not required for an annexe providing the work falls within ‘Permitted Development Rights’ (see planningportal. gov.uk for details). The development of an annexe could be funded by the sale or remortgage of the parent’s previous residency, or by the children remortgaging their existing home.

If you are buying off plan, ask the agent for an estimated breakdown of the charges and dates that instalments are due including a deposit that will need to be secured in advance, to help you set a budget

A BUDGET STATEMENT TO PUT THE SPRING BACK INTO YOUR STEP TAX breaks outlined in the Government’s 2014 Budget Statement mean that pensions have now been reinforced as the cornerstone of any longterm financial planning strategy. A welcome change - proposals in the budget for April 2015 onwards mean that individuals aged over 55 will be able to draw down whatever level of income they require. In the extreme this could effectively mean withdrawing the whole pension fund in one go, albeit subject to income tax at the highest marginal rate. A potential change, for the better to the tax rate on death for funds in drawdown has also been put forward. Giving individuals such unprecedented control of their funds also places the onus on professional advisers to guide clients through the

options available and to constantly review every possible strategy against the various economic, political, market and personal developments likely to arise. Guidance regarding the most relevant tax planning strategy for either accessing, protecting or passing-on their pension funds is also critical. Tax relief at the highest marginal rate on contributions (up to £40,000 p.a.) continues to be available, as does the tax-free 25% pension commencement lump sum. COUNCIL TAX RATES FOR LIVED-IN ANNEXES TO FALL BY 50% TAX break expected to knock £500 a year off total household Council Tax bills

Local Government Secretary Eric Pickles has announced new Government plans to remove an unpopular Council Tax surcharge on family annexes or so-called ‘granny flats’ in an effort to support the housing needs of extended families. This reduction of 50% came into effect in April 2014 with many households containing annexes welcoming the estimated £500 annual saving. The reduction will only be applicable to annexes however which are supporting a family member - so grandparents are the most likely.

With an already estimated 24,150 family annexes present in the UK, it is hoped this tax break will encourage more families to build so-called ‘granny flats’ further boosting the construction industry and enabling more older people to live independent lives. The current legislation is all to do with kitchens! If you are building a new home and you only install one kitchen then only one Council Tax will apply. The moment you start adding a second kitchen you are in trouble. Obviously the very nature of an annexe means you need a kitchen. There’s little point having granny or nanny in their own annexe if they need to appear in the family kitchen every time they want to

make a sandwich!” With both an ageing population and young people finding it difficult to get on the housing ladder, the Government wants to remove barriers to extended families living together. Ministers believe the tax cut will ultimately save taxpayers’ money by helping reduce adult social care costs in the long-term. It will deliver against the Government’s commitment to help more people live independently. The reforms will also increase housing supply and support the construction trade. Mr Pickles said: “I believe the Government should be supporting hard-working families who do the right thing. Removing the family tax penalty

on annexes and home improvements will help provide more affordable housing and strengthen the bonds that tie society together. By cutting town hall taxes on family annexes, extensions and home improvements, we are supporting aspiration and choice, as well as giving a boost to the construction sector and local traders”. These common sense tax cuts will increase the provision of affordable housing to those on lower and middle incomes. Encouraging extended families to stay together will reduce social care costs to the taxpayer, and protect independence and dignity for the elderly as well as give the family peace of mind.

I believe the Government should be supporting hard-working families who do the right thing. Removing the family tax penalty on annexes and home improvements will help provide more affordable housing and strengthen the bonds that tie society together

HOW TIME FLIES! WHO can believe it’s a year since the new Lala’s reataurant opened in Hudderfield or that it would prove such a hit with diners from all over the area.

Restaurant owner Junior, who created the large restaurant from the former Yorkshire Building Society premises in Britannia Buildings, is now looking forward to celebrating the restaurant’s first anniversary and would like to thank all his customers, young and old, for their continued support. To help mark the anniversary Junior has some special offers for his customers (see advert for detail) but these include one offer of a free bottle of house wine and a second offer of 15% off the total food bill. Whatever the occasion - a midweek meal or a special event - remember that Lala’s is a great place to celebrate. Because of it’s size, it can easily accommodate larger groups of people and is in great demand for birthday celebrations, anniversaries etc. With live entertainment as well every Wednesday, there’s even more reason to try Lala’s. The opening of the 120 seater restaurant in this very grand setting last

year was greeted by many as just what Huddersfield needed. Centrally placed, it is ideal for easy parking on nearby streets and has much to recommend it. Serving authentic Kashmiri cuisine, the opening of Lala’s followed on from the success of similar restaurants in nearby Batley, Bradford and Wakefield. The restaurant was designed to be in keeping with the old Grade 11 listed building and offers dining out on a grand scale in a restored building full of ornate coving, marble pillars and chandeliers which sit alongside the more contemporary fixtures and fittings. Lala’s is a popular choice every night of the week and many diners like to sit in the black and gold booths which provide a little privacy from other diners. The restaurant takes bookings for eight or more. It operates on a first come, first served but don’t worry, there is plenty of seating and the restaurant also has a private function room with a further 100 seats. The menu is wide and varied, specialising in sizzling pan-cooked balti dishes from the mountaineous region of Kashmir. Why not visit soon and see what Huddersfield has been talking about for the past 12 months?

SILVER SURFERS SILVER SURFERS DOING IT IN STYLE DOING IT IN STYL THE Internet Age pensioner is thriving across the UK – with the grey generation taking new technology in its stride.

A new poll has found that retirees from across the country are becoming part of a growing generation of IAPs (Internet Age Pensioners), thanks to their grasp of hi-tech skills. Research from McCarthy & Stone, Britain’s leading builder of retirement housing, found that more than half of adults aged over 60 are comfortable with downloading new apps, are happy to back up their PC with security software and think nothing of transferring content to their iPhones, or uploading pictures on Facebook. Whilst 84 per cent of respondents said they still like to keep in contact with their friends and family via the telephone, 37 per cent are frequent users of Facebook, and 61 per cent of those regularly use it for messaging purposes. Gill Sabin, Regional Sales and Marketing Director for McCarthy & Stone, said: “There is a perception that retirees are less knowledgeable when it comes to technology, but that really isn’t the case anymore. For example,

many pensioners now own tablets and many others have smart phones. “While some may feel that they need to keep up with modern modes of communication if they want to keep in touch with the younger generation, many more are actually turning to technology because they understand that it can help make their lives much easier. “We were amazed to discover that well over half of those we surveyed said they were comfortable using online banking to manage their finances, 82 per cent said they will use Google to find answers, and 50 per cent prefer GPS to a standard map. ‘’The image of granny struggling to send a text really does seem to be a thing of the past, with more and more pensioners learning to Skype, e-mail and download on a daily basis.” The survey also found that 80 per cent had used the Internet to research deals and utility quotes, 77 per cent to research days out and 67 per cent had booked a holiday online. Laptops were the most desired new piece of tech. “With so many services, information and social media online the Internet is a fantastic tool.”

MUCH MORE THAN PLANTS WITH spectacular views and an award-winning coffee shop, there’s little wonder that Brooklands Nurseries is such a popular spot with all ages.

Ideal for visitors from nine to 90, this is a local nursery that has much more than plants. Children in particular love to see Brookland’s black swans who live on the pond in front of the coffee shop, and also the other animals which include ducks and geese, wallabies and chickens. It’s a great place for parents and grandparents to visit, safe in the knowledge that children will find plenty to occupy them while you choose your plants to add colour and interest to your garden. After all this, take a seat in the coffee shop and enjoy a wonderful view over

New Mill and Jackson Bridge with your cuppa or lunch. Set in the heart of Summer Wine country, Brooklands has been established for 20 years and has a large selection of plants, trees and shrubs all grown on the hardy hills above Holmfirth. Open all year round, it is particularly popular in spring and summer with gardeners looking for bedding plants, hanging baskets and much more, all at very competitive nursery prices. Brooklands is also a popular place with walkers and has information on a series of circular walks which begin and end at the coffee shop so you either start your day with a hearty breakfast or end your walk with a welcome cuppa. Take the whole family to Brooklands this summer and see why hundreds of local people have already discovered this hidden gem.

GREAT CHOICE FOR YOUR HOME LOOKING for new carpets or a rug? Then look no further than the long established Steve’s Carpets in Huddersfield’s Queensgate Market. Steve, who has been a familiar figure in the market for many years, always has a good choice of both modern and traditional carpets in both plain and patterned designs to suit all tastes and all budgets. His choice of rugs also includes various designs and a wide range of sizes. With a wide experience of carpet fitting across the town, Steve knows that older people in particular worry about ordering new carpets because

of the hassle involved with moving furniture. He said: “You needn’t worry. Our fitters are quite happy to move furniture for people who are older or who live on their own and we will also take away the old carpet free of charge. Hopefully this will take away any worries they may have. We also offer free local delivery which is always another bonus.’’ Steve’s Carpets has regular offers on all types of carpet so have a look next time you go in Queensgate Market. At the moment there are some really great offers on all display carpets - see advert for details. Thinking about a new carpet, then Steve’s your man!
